Lakeside Park opened in July 2015. Lakeside
Park, surrounding the lake that gives the
whole development its name and identity, is
both a meeting point for local residents and
an attractive new green lung for Vienna as
a whole. Nestled between the core quarter
around Maria-Tusch-Straße and the school
campus is Hannah Arendt Park, a
popular neighbourhood green
space that hosts a small
market selling regional
produce. Add to those the Yella Hertzka
Park to the west of
the development
zone, and over
80,000 sqm of
green park space
was completed
in 2015.

Autumn 2015 saw the start of preparatory
work on the Lakeside Park Quarter. One of
the first projects to take shape here will be the
HoHo Tower, the world's tallest high-rise
timber structure, with an investment of some
65 million euro. Kerbler Group is developing
this multifunctional building, which will
house restaurants, health, beauty and spa
facilities, business premises, a hotel and
apartments on a gross floor space of 25,000
square metres. The centrally located plot J4
in the Lakeside Park Quarter will be the site
of guest accommodation for professors and
researchers on temporary teaching or research
assignments at Vienna's universities. The
project is based on plans submitted for the
aspern INTERNATIONAL ideas and design
competition under the aegis of the VIENNA
BIENNALE 2015, in which three invited
project developers worked with one each of
the shortlisted firms of architects to produce a
draft design. The winning project selected by
the jury will be announced in May 2016.

When it comes to sustainability, Seestadt
is streets ahead: the Austrian Sustainable
Building Council awarded "ÖGNB GOLD"
certification to a total of four

The Project
The GreenHouse halls of residence, the
world's first nearly-zero-energy student
accommodation, offers more than 300
students space for study and relaxation.
Probably the most exciting temporary use
project currently at Seestadt is the mobile
student accommodation on building plot
J11, where pop-up dorms and GreenFlex
studios have been installed in two phases.
The modular system currently provides
living space for 80 students. The mobile
student accommodation modules can
easily be moved to another plot if and
when a permanent building is erected on
the current site.

right from the outset. With more
than 3,000 sqm of floor space for shops,
cafés and restaurants, Austria's first managed
shopping street is an attractive place to stroll
and do the daily shopping. It was officially
opened in September 2015 with a street party
to mark the occasion. Further local shops and
services have also opened for business in the
adjacent streets, including a textile cleaning
service, an upholsterer's and a digital media
shop run by Wien Work, Vienna's largest
social enterprise service provider. Last but
not least, a health centre with ten specialist
medical practices and therapists has opened
its doors in the Stadthaus district administrative centre.

More than 6,000 people
have moved into their
new homes at Seestadt since September
2014. A welcome party and welcome kit
helped the newcomers feel at home right
from day one. They've certainly shown
that they are "smart citizens" – over 100
households are participating in the research programme run by Aspern Smart
City Research-Gesellschaft, which is
unique in Europe. Data on their energy use
will be used as the basis for research into
the city of the future.

Goal
The new regional HQ of international technology group HOERBIGER is now in place
at Seestadt: the 24,000-square-metre campus
houses around 500 employees and brings
administration, production and an R&D
centre together under one roof. And the
global engineering player has concentrated
research expertise just down the road:
At aspern IQ, the Austrian Ministry of Transport, Innovation and Technol-ogy and Vienna
University of Technology – together with 20
partner enterprises – are building Austria's
first ever pilot facility with the
objective of getting Austria's manufacturing companies in shape for
Industry 4.0. The pilot plant will
research and develop cutting-edge
manufacturing methods and techniques for subsequent application
in the regular production process.

Vision
Vienna is growing, and in 2029 will be home
to around two million people. The city is
constantly evolving, the aim being to retain
its place at the top of the global rankings for
quality of life while simultaneously remaining an attractive location for business.

This fleet relies on muscle power
rather than horsepower. The cycle
hire system comprises 25 e-bikes,
15 conventional bikes and three cargo
bikes, which can be hired from seven cycle
hire points across Seestadt using the
SeestadtCARD. The bikes used are developed at Seestadt and are also partly made
here - for individual trips with a guaranteed
minimal carbon footprint.

The centrepiece of Seestadt is the 5-hectare
lake with its surrounding Lakeside Park, an
extensive green lung easily reached from all
directions via a network of footpaths and
cycleways. The near-natural southern shore
is reserved for recreation, sport, culture and
leisure activities, while the northern shore
will eventually connect directly with the
shopping street leading to the rail station.
The three-metre-high flowers of the light installation "Cocon's Tige" by the French artist
Erik Barray already trace out the lines of the

Seestadt residents can find all the
essentials of everyday life within easy
walking or cycling distance. Instead of a
conventional shopping centre, Seestadt's
Maria-Tusch-Straße is a managed shopping
street featuring attractive ground-floor retail
zones at the heart of an extensive public
space with broad pavements and abundant
green areas. The concept of a managed

The Seestadt mobility fund promotes sustainable forms of mobility and
is financed from the charges levied for garage construction and operation.
Winning the Verkehrsclub Österreich (VCÖ) Mobility Award in 2014
confirms that we are on the right track with this approach.

40 per cent cycling and walking, 40 per cent public transport and
just 20 per cent car traffic is the envisaged modal split for local traffic
within Seestadt, and an array of measures are in place to help achieve
this goal and make a valuable contribution to climate protection.
Three spacious parks with a combined area of
over 80,000 square metres have already been laid
out in the first phase of construction. These shared
recreational spaces with their playgrounds,
hammocks, slacklines, water features and
a jogging circuit encourage young and old
alike to engage in active or relaxing leisure
activities right on their doorstep.

"What interested me most
about the brief for the
aspern INTERNATIONAL
competition was that it
called for the design of a
Stadthaus. The primary
characteristic of such a
building is that it should be
robust and flexible enough
to enable either office or
domestic use over all of the
upper floors, both now and
in the future. Integrating a
mix of uses within a single
built structure is of course an
excellent way of encouraging
a mix of uses within an entire
city quarter. The competition
entries delivered some
inspiring solutions."
