This vacancy rate represents a 0.3% increase over the previous quarter of 12.7%. This increase in vacancy rate occurred in a quarter where Atlanta saw (1,359,843) square feet in negative net absorption and no new deliveries. Rental rates are down slightly from the previous quarter. Two new projects totaling 24,818 square feet are currently underway. Northeast Atlanta Ind 2009 saw weak demand, falling values, tighter lending practices and fewer transactions. As we head into 2010, most economists are predicting a slow road to recovery. Housing has bottomed, industrial vacancies are about to peak, and office and multi-family vacancies should peak this year. Job losses will continue through the first half of 2010, but at a much slower rate. This rate represents over 72.9 million square feet of vacant space throughout the Metropolitan Atlanta Industrial market. Vacancy rates were highest in the Flex & Shallow-Bay Market sectors of the Stone Mountain submarket. The largest amount of sublease vacancy was found in the warehouse sector in Northeast Atlanta. Year-to-date deliveries total over 1.5 million square feet of product to the market. Currently there is only 24,818 square feet of space under construction, down slightly from the previous quarter. At this same time last year, there was over 1.5 million square feet underway in Atlanta.
