Yet, every journey to homeownership follows a well-defined path. Families, sponsors and volunteers, and the Atlanta Habitat organization itself support success along the way. Since 1983, more than 1,200 families have come home to houses they proudly call their own. Our homeowners are an amazing group! In the journey to homeownership, their will and determination bring them to the closing table. With their children and families foremost in their thoughts, they do what it takes to qualify for our program, and they know the value of that effort. The journey may be challenging, but successes fill it with meaning. Thanks to dedicated sponsors, donors, and volunteers, we built for and with 54 qualified homebuyers who began the journey to successful ownership in 2011. We teach and train in classes about home maintenance, budgeting, and community involvement, to name a few. We acquire land, develop long-term relationships with our wonderful sponsors, service loans, operate a retail outlet—and oh yes, we build houses. We’re “six businesses in one,” all focused on our committed families and their journeys. Atlanta Habitat homeowners meet neighbors, become active in children’s schools, and participate in lifelong stories of work and family. So while our families “come home” the day they receive their key, the journey never really stops for them—or for us. We are partners in helping build a higher quality of life in the city and communities we serve. Cover: Homeowner since 2011 Larrie Del Martin President and CEO Dan Branch Chair, Board of Directors 1 Securing Resources To build affordable homes The journey to affordable homeownership begins with sponsors and volunteers who give of their time and financial resources. These generous donors—corporate, faith-based, civic, and individual—cover costs and provide labor that save our homeowners as much as $125,000 over the life of a 30-year, no-interest loan. Building a quality, green Atlanta Habitat home means a significant monetary commitment from forward-thinking sponsors, supplemented by grants and individual gifts. But those who contribute and volunteer benefit as much as the homeowner. People who work in neighboring offices five days a week learn about each other as they unite in a common goal on a construction site. And people in the same industry—or who have careers or interests in common—combine skills to build for and with a qualified family. Our real estate staff identifies properties and fields calls from those who’d like to sell or donate land, while other departments handle permits and various requirements—all with the best interests of our homeowners in mind. Since our founding in 1983, Atlanta Habitat has built in more than 140 neighborhoods and 19 neighborhood planning units in the city of Atlanta. Verbena Place, our first nonprofit/for-profit community, will total 15 acres. Scheduled to begin construction in August 2012, its traditional neighborhood design will focus on sustainable transportation and walkability, waste reduction and recycling, energy and water efficiency, and land and water conservation. We like to say that we’re building a better Atlanta, one home at a time, but also we’re building neighborhoods and communities that strengthen our metropolitan area. 4 In her home since birth 5 Homeowners since 2011 Supporting Families Who qualify for our program Atlanta Habitat’s Family Services team recruits, screens, and keeps in touch with families from first phone call to closing— helping applicants turn dreams of homeownership into reality. We visit workplaces, participate in outreach events, and answer questions to find families who are ready to begin the journey. We manage and track records of the 250 sweat-equity hours each homebuyer contributes. In 2011, we delivered more than 100 education classes on a wide range of subjects —home maintenance, community involvement, and energy use, for starters. Volunteer instructors taught computer readiness classes through which 99 homeowners received a donated, refurbished computer to take home. And volunteer budget advisors met one-onone with homebuyers. We conducted more than 100 classes— for 256 homebuyers and homeowner families — in 2011. 6 Ultimately, the journey home is about the resolve of the homeowner, but Family Services provides hands-on, day-to-day resources. Our staff members and volunteers are truly invaluable guides for first-time homebuyers. Homeowners since 2009 7 All construction staff have received training for Green Advantage certification, our new standard for green building. ® Building Houses With quality, energy-efficient materials “We see the house from the dirt up.” That’s what one of our AmeriCorps service members said this year. Atlanta Habitat completed 54 homes for and with qualified, working families in 2011— 44 newly constructed houses and 10 renovations. We buy or acquire the property through donations; design the home; complete all permitting and legal processes; clear the land, including demolition of eyesore structures; and work with the surrounding community to help ensure we’re building communities— not just houses. Our green-building process is highly organized and efficient. On Day 1, we frame exterior and interior walls in the warehouse before moving to the build site—and by the end of that day, walls are up. Each day has its assigned tasks, and on Day 7, we clean and touch up, landscape, and most importantly, dedicate the new home. Every build day, homebuyers, volunteers, sponsors, and house leaders work side by side to complete a house that will become a home. 8 9 Making It Happen As financially savvy homeowners Our financial process begins with an information session in which potential homebuyers learn about Atlanta Habitat. Applicants must prove steady income (within our guidelines) for the past two years, must show a consistent payment history on debts, and cannot have filed bankruptcy within the past four years. Successful applicants begin their Homeowner since 2004 journey with all the support that Family Services provides. After completing a one-year lease period and meeting program requirements, the proud, confident new homeowner is guided through closing paperwork by our staff attorney. We manage more than 900 loan packages, with each mortgage repaid at zero-percent interest over a 30-year period. When necessary, we work with homeowners to modify terms in challenging economic times. Our homeowners fulfill financial commitments with a newfound sense of pride and accomplishment. 10 11 Homeowner since 2012 More than 900 tons were saved from landfills in 2011. Championing the ReStore That supports our mission One hundred percent of Atlanta Habitat ReStore’s net profits help us build more homes. This retail enterprise—one of more than 600 ReStores in the United States and Canada—supports our mission not only by providing funds but also by reducing our world’s carbon footprint. With donations of new and gently used building materials and household goods, we literally bring back to life materials that would be thrown away. In 2011 alone, we saved more than 900 tons of materials from landfills, and we’ve saved more than 4,500 tons since our ReStore opened in 2001. Manufacturers, commercial builders, hotels, companies and organizations, and individuals can support Atlanta Habitat families simply by donating. Shoppers can benefit by purchasing merchandise at a fraction of retail cost. And Atlanta Habitat can build more homes with ReStore profits—a win-win-win enterprise. One way Atlanta Habitat homeowners complete their sweat-equity hours is by working in the ReStore, gaining retail experience while handling items they know support their own goals. Make that a “win-win-win-win” enterprise.
