WHO Coldwell Banker Prime Properties, Green Island, N.Y., President and
Partner John J. McNamara
WHAT 19.2 average sides per associate
HOW Coaching is culture at this brokerage where everyone from McNamara to the newest
associate gets regular one-on-one support through coaching and advanced skill-building programs
tailored to their level. “Top people need to be challenged to excel, while mid-level, steady associates
need constant encouragement as well as skill-building to achieve higher goals,” he says. New hires get equal attention with
a dedicated training center and 120 hours of classroom and hands-on training and mentoring. Some 84 percent make the
grade, even in a market that McNamara says experienced a 7 percent decline in volume last year.
WORDS OF WISDOM “We all need to have our goals kept in front of us and be constantly challenged to reach those goals.”

WHO Coldwell Banker RaderGroup, Tulsa, Okla., President Sam Rader, CRB, GRI
WHAT 15.9 percent increase in sides
HOW Embracing the power of the visual to sell homes, with virtual online tours for homes
priced at $125,000 or more (in a market with a $150,000 median price) and a free one-hour
staging consultation called Buyer’s Eye Design helped boost sales in a flat market. With costs
covered by a seller transaction fee, company photographers take and post multiple photos through Obeo virtual
tours without any need for the associates to become involved.

RANKING
BY SALES
Beating the odds
63
WHO Prudential Gardner, REALTORS®, New Orleans, President of Operations
Glenn Gardner, CRB, GRI
WHAT 15.6 percent increase in sales volume
HOW The necessity for residents whose homes had been damaged to buy and sell brought a silver
lining to the very dark cloud of Hurricane Katrina, boosting overall market unit sales in New Orleans
by 12 percent and on the Mississippi Gulf Coast by 6 percent. While the short-term nature of the sales
boom and skyrocketing insurance rates will probably flatten sales in ’07, Gardner has found other ways to pump up the
bottom line. The company opened a builder development division to work with new construction and is expanding ancillary
services from mortgage to title to electronic transaction data storage that protects clients’ records for them.
WORDS OF WISDOM “A strong market can blind you to new paradigms. Today, we’ve gotten out the suggestion box.”

WHO RE/MAX All Cities, Manhattan Beach, Calif., CEO Kelli Todd
WHAT $5.5 million average sales volume per associate
HOW Reinforcing old habits. Training videos, audios, and tips from top performers on demand
to an associate’s computer, iPod, or even smart phone from the RE/MAX Satellite University
keeps sales associate productivity high even though the mammoth price gains of past years had
slowed to a paltry 3.2 percent in the Los Angeles metro area by the fourth quarter of 2006, according to NAR.
Associates that average 14 years of experience and 60 hours of training for new licensees will help keep the numbers up.
WORDS OF WISDOM “Even experienced salespeople need to refresh the prospecting and listing skills they haven’t
had to use for several years.”

Thaddeus Wong
WHAT 31.5 percent increase in sales volume
HOW Live chat helps build consumer loyalty in a flat market as associates with
this Internet-vested company sit two-hour shifts of “online time,” to track the
activity of the site’s 55,000 monthly visitors and respond in real time to questions.
To foster the associate-to-associate relationships that help produce sales on both sides of a deal, the company sponsors sixweek, small-group training sessions at the legendary improv haven, Second City.
WORDS OF WISDOM “We take the company out of the marketing and focus on the associates. We don’t believe in
trickling leads down.”

WHO Watson Realty Corp., Jacksonville, Fla., Chairman William A. Watson Jr., CRB, GRI
WHAT Ancillary service plus an in-house maintenance services company
HOW Having a top-notch repair service on call to fix a last-minute problem has saved more than
one transaction, critical for a company that saw sides fall 24 percent last year. “Our property
management, maintenance, plumbing, and heating and air have proven to be profitable as well
as countercyclical to real estate sales.” Slower times have also provided the breathing space to
analyze costs. We were surprised at the savings from eliminating some extra T-1 lines and bidding out services.”
WORDS OF WISDOM “The current market rewards those who are focused on their business.”
