Member Survey Recap

Last fall we asked our members
to answer a bunch of questions
about our organization thru a
member survey, and we had 116
responses. Here are some of the
highlights on what we learned.
An impressive 40% of
respondents had been members for
over 11 years; 42% are committee
members, and 95% utilize other
MSCA members as partners,
resources or vendors.
When asked to rank importance of
MSCA offerings, three categories
rose to the top:
1.Networking/Relationships
2. Monthly Programs
3. Business Development
What makes us different from
other organizations? Comments
ranged from retail relevance, level of
participation by stakeholders in the
market, strong programming, local
Minnesota market focus and the
caliber of networking opportunities.
Members said they would like
to see more interactive events
(probably because of the serious
competition that happens during the
Retail Report meeting and the big
prizes for the winners!). Members
asked for more events, more social –
as many networking events as we
can create.
Over 55% of our survey
respondents had been to a Learning
Session, and the top suggestions
for future topics include Social
Media, Tenant Mix, Professional
Development, Planning Process and
Retail Site Selection.
Over 70% of respondents rated
the newsletter as excellent, and 26%
said they open it as soon as it hits their
mailbox. Future topics for articles
included new retailers coming to
the market, current trends, outstate
information and highlighted retail
trends in other domestic and global
markets. The Newsletter Committee is
working on incorporating these topics.
When it comes to monthly
programs, over 77% of respondents
said they regularly attend, and this is
borne out by the meeting attendance
over the past few years. Morning
programs are still favored (by 80%),
with most attendees coming for
the networking and topics. One
surprise was that only 47% said they
come for the Continuing Education
Credits; only 22% stated they
receive 50% of their CE credits from
MSCA. When asked if they wanted
more continuing education credit
opportunities, it was a draw – 47%
yes and 52% no. Over 33% said
they would like to see more national
speakers, with 45% said they
would be willing to pay more for
that national speaker. Future topic

cost of a project nomination was
affordable. Comments were made .
that members would like more press
and visibility for the nominations
and winners.

The golf tournament always
gets us good marks, even though
only 44% of our respondents said
they attend this event. Comments
included that this was one of the
best golf outings in the industry; one
respondent said they would like to
see more of an awards program at
the dinner.
We asked if our lobbying efforts
were supported by our member’s
companies. Over 30% said yes, 33%
said no. Those that do support the
efforts said they attend business
day at the capital and corporately
contribute. It was heartening that
29% said they cheer us on!
Our website is widely used by
our members, with 74% of our
respondents saying they visit it
regularly. 86% use it for program

and event registration, 49% read the
monthly newsletters, 44% utilize the
Research – Retail Reports. With an
overwhelming 97%, respondents
are on the LinkedIn site, followed by
24% on Facebook, 16% on Twitter
and 12% with blogs.
We asked the following question:
“If MSCA were able to display a
list of registered attendees for each
program, learning session, third
Thursday, etc., would that be helpful
to you and would you utilize this
feature?” 57% responded yes, 20%
no, 21% not sure. We are looking into
implementing this website feature.
Third Thursday’s were started
three years ago, and by all accounts,
a successful networking tool for
our members. Almost 43% of
respondents have attended a Third
Thursday and were evenly split with
morning versus afternoon events.
MSCA is all about networking –
and our respondents said that 62%
network by attending monthly
programs, with 22% networking
by committee involvement. Ideas
for more networking opportunities
included more happy hours, 9
hole morning or afternoon golf
opportunities, or more joint
networking with other networking
with other industry events.

FORECAST
Legislative Update
by Sonnie Elliott, Faegre Baker Daniels
The 2015 legislative session began on
January 6, 2015. Lawmakers’ main
focus for the session will be to create
a two year budget for the state. The
state has a projected $1.037 billion
surplus from which to begin the $40
billion budget setting process.
In the coming weeks, the
legislature will tackle issues such
as: transportation funding, Sunday
liquor sales, property tax relief
for businesses, funding for early
childhood, free community college
SWEET
NEWS
and ways to improve Minnesota’s
workforce. The legislature needs to
complete its work by May 18, 2015.
MSCA will be working to lower
property taxes on businesses, stop
any new “street improvement fees”
on commercial properties and create
more transparency regarding local
government spending. Please plan
to participate at the Minnesota Day
at the Capitol, March 3!

Rising Star – Nadia Cakes

Just in time for
Valentine’s Day is the
arrival of the latest
store from Nadia
Cakes. The eastern
Twin Cities will
now get to taste the
decadent cupcakes
that are the signature
item baked at this
expanding dessert
retailer. The new
2,700 sf bakery/café
on Commerce Drive
in Woodbury will be
the third company store, and second
in Minnesota. The new location
will add ice cream to the menu
of cupcakes (boasting over 150
flavors!), custom cakes, and a variety
of drinks.
The store, designed by Shea, is
centered around the incredible
display of cupcakes and desserts,
including the use of a cake-inspired
ceiling soffit overhead with an
antique chandelier. The space has
a variety of seating, including a
community table for decorating
parties, and comfortable lounge
furniture surrounding a fireplace.
Nadia Cakes is the brainchild of
Abby Jimenez, a former general
manager in the retail sector, who
turned to her passion for baking
desserts as a way to work out of her
home in Palmdale, CA while she
raised three young daughters.
Within two years, the business
outgrew the home-based model, so
with the help of family and friends,
she opened the first Nadia Cakes
retail location in Palmdale, CA.
Within two months, the success of
the store led her husband Carlos to
also give up his full time job and

join the company as CFO.
Abby and Carlos relocated their
family to Minnesota in 2011 and
opened their second store at the
Fountains of Arbor Lakes in Maple
Grove. The concept has attracted a
very loyal and rabid customer base
and has won numerous awards for
their products. Nadia Cakes has
also made waves on a national scale,
with victories on the Food Network’s
“Cupcake Wars” and “Holiday
Baking Championship”. Future
plans include a measured growth
strategy with tactical expansion in
other states.

definition of ‘class’. Always honest and treated everyone equally.
And had good business acumen.
What is the most unique project/lease/property that you ever
worked on in your career? River Ridge Apartments. We did
EVERY sign on the property.
What was your first job in this industry and for how long?
Over 14 years ago, I began working for a landscape supply and
construction company in the South Metro.
What keeps you in the business? My passion for sustainable
site design and development, particularly water resources,
keeps me motivated and working hard. Additionally, our aging
infrastructure and more drastic weather patterns continue to
impact our lives around the world as water is becoming more
vital, less available and more expensive.
Who has been an influential teacher, mentor, or model to you
and what did you learn from them? My two primary business
partners – John Hink and Randy Tweden – have served as
exceptional mentors for me. They have helped me quickly learn
how to effectively manage a commercial development project
from preliminary planning and design development on through
final approvals and construction implementation.
What is the most unique project/lease/property that you ever
worked on in your career? Working on the Lowertown Ballpark
(now CHS Field) has been the most unique, complicated and
exciting project that I have ever worked on.
Describe a situation where you took a risk professionally?
Starting KORT Sign Design.
What songs best describe your work ethic?
Daft Punk - Harder, Better, Faster, Stronger.
What is your favorite word these days?
Cray-cray because that’s the nature of our business.
What profession other than yours would you most like to attempt?
Business Consulting.
What is your motto / personal mantra? Integrity.
What is your favorite book, business or otherwise?
Too many to count so let’s go with a more recent one . . . Traction by
Gino Wickman.
What hobby outside of work are you really passionate about and
why? Biking, can’t run anymore and this allows me to get outside
and be active.
Describe a situation where you took a risk professionally?
When I co-founded Solution Blue in 2009, I took a risk by
starting a professional services company during the Great
Recession.
What is your favorite word these days? Resilient – Both
personally and professionally, being resilient is very important
to me.

attempt? Since I was in middle school, I wanted to become a golf
course architect.
What is your motto / personal mantra? “If you are not growing,
you are dying.”

and why? I love going Musky fishing in Wisconsin with my

4 St Paul’s Highland Park Barnes
& Noble, located at Ford Parkway
and Cleveland Avenue, closed its
doors New Year’s Eve 2014, to make
way for a TargetExpress moving
into the neighborhood. The 17,000
sf TargetExpress in Highland Park
will be the second smaller footprint
store for the company and given
the smaller size, the merchandise
in the store will be tailored to the
community. Target plans to have the
store open summer 2015.
4 After 15 years, Wuollet’s Bakery
closed its Uptown Minneapolis
location in early January. The other
five Wuollet’s locations will remain
open.
4 JS Trunk & Co, a specialty luggage
store, is opening a store on the first
level of the west side of the Mall of
America.
4 After trouble connecting with
local shoppers, edgy denim brand
G-Star Raw has closed its Mall of
America store.
4 After 20 years on the first floor,
Mall of America’s Rainforest Cafe
closed on January 18 and will move

4 McCormick’s Pub and Restaurant
in Wayzata reopened after a fivemonth renovation process. The
restaurant took over a space
previously occupied by Blanc de
Blanc, increasing their square
footage to 3,500 sf and adding a new
formal dining room.
4 Pracna, known as “the oldest
bar on the oldest street” of
Minneapolis closed in January
for renovation. The historic bar,
which originally opened in 1890
and survived through name changes
and Prohibition, will reopen this
spring with expanded bar service at
the neighboring St. Anthony Main
Theatre.
4 After 11 years, the multi-floor
Spanish small plates and rooftop
bar on Hennepin Avenue, Solera,
closed on January 3. With so many
dining options in town, the building
owners are looking for a more
competitive concept for the space.
4 Leslie Bock, the mind behind
Psycho Suzi’s, opened a new
Northeast restaurant and country
club at 2501 Marshall Street NE
called Betty Danger’s Country Club.
The club serves TexMex-themed
dinner and brunch, faux country
club drinks, and will sport a ferris
wheel and miniature golf come
spring.
4 Franchisees Ashok Dhariwal and
wife Shawna opened their second
metro YogaFit studio at 4507 France
Avenue South in Edina. Their first
opened in Excelsior last spring.

Drive, next to Patina. The franchise
has locations in Minnesota, Kansas,
North Dakota, and South Dakota.
Mode is best known for its $40 jeans
and carries sizes from zero to 22.
4 Customizable sandwich shop,
Which Wich?, opened in Woodbury
Plaza on January 19. Which Wich?
launched in 2003 and now has more
than 250 locations. The growth is
often attributed to the positive vibe
of both the staff and restaurant.

4 Minneapolis Farmer’s Market
favorite, Mon Petit Cherie has found
a permanent bakery location at
2401 Franklin Avenue, in the Seward
neighborhood of Minneapolis.
4 Target announced it will cease
operations in Canada and has
filed for creditor protection for its
Canadian subsidiary, endangering
the jobs of 17,600 employees.
4 A Rochester coffee shop at 315
South Broadway formerly known
as Press Coffee and Tea re-opened
under new local ownership as
Cafe Steam. The new owners are
renovating the space and are also
looking for local artists’ work for
the coffee shop walls.
4 Porter & Frye, located inside
Hotel Ivy Downtown Minneapolis,
closed in January. The restaurant
had been operating in the Hotel
since 2008 and featured some of
the Twin Cities top chef ’s during its
prime.
4 Tryg’s Restaurant, located near
Lake Calhoun, closed their doors
at the end of January after a 10 year
run. The building will be torn down
to make way for a six-story, market
rate apartment building. Plans
submitted to the City of Minneapolis
also include 5,000 sf of commercial
space.
4 After eight years at the corner
of Lake and Bryant in Uptown
Minneapolis, Spill the Wine bar
has closed. Rebecca Illingworth
has plans to open a Tino Cocina +
Cantina, a Latin-infused restaurant
in the space. She’s hoping to have the
restaurant open by spring of 2015.
4 Popular, Middle Eastern, quick
service restaurant, Naf Naf Grill
announced its entrance into the
Twin Cities market. Naf Naf Grill’s
first three restaurants will be located
in the U.S. Bank Plaza, Southwest
Station in Eden Prairie, and at the
former Houlihan’s site in Maple
Grove.
4 Frattallone’s Ace Hardware
will be open soon on St. Paul’s West
Side. The hardware chain is opening
a 10,000 sf store in near Robert
Street and Plato Boulevard in the
former Baldinger Bakery building.
The store plans to be open in early
February. n
VETERAN RETAIL BROKER BOB MINKS PASSES AWAY
30-Year Veteran Represented Multiple Clients in Twin Cities Area
Bob Minks, a veteran retail broker with Colliers International | Minneapolis-St. Paul, passed away Friday,
January 16th, after suffering a stroke.
Specializing in both landlord and tenant representation, Minks’ client list included McDonald’s, Big Lots,
and Advanced Auto Parts. His most recent project included bringing Hobby Lobby stores into the Twin
Cities metro, and expanding them into North and South Dakota and Wisconsin.
“Bob touched the lives of many Welsh/Colliers associates, as well as countless others in the commercial real
estate industry overall,” says Bill Wardwell, Executive Vice President of Brokerage Services for Colliers International | Minneapolis-St.
Paul. “Bob will always be remembered for his genuine kindness and as a great supporter of his co-workers, family, friends, and clients.”
Minks was a member of XTeam, the International Council of Shopping Centers, the Minnesota Shopping Center Association, and
the Minnesota Commercial Association of Realtors. He was awarded the CoStar Power Broker award three times, and received the
MNCAR Retail Transaction of the Year award in 2008.

Pushing for Diversity in the
Commercial Real Estate Industry

Members say corporate diversity is
a business advantage in a changing
global economy
The U.S. commercial real estate
industry is a $5 trillion business
that employs millions of people,
yet it’s recognized as one of the
country’s least-diverse industries.
Reports have said less than 1 percent
of people in management-level
positions at commercial real estate
companies are minorities. Also,
white males continue to dominate
every job category in commercial
real estate except clerical.
First Vice President of MSCA,
Bob Pounds, says, “The lack of
diversity in the commercial real
estate industry is very apparent. The
Diversity Collaborative’s effort to
take a more thoughtful, proactive
approach in seeking such diversity
is the right way for us to change the
face of our industry to match society
at large.”
The Minnesota Commercial
Real Estate Diversity Collaborative
(the Diversity Collaborative) —
composed of nine commercial real
estate associations and individual
members — continues its strong
push to create a more diverse and
inclusive commercial real estate
industry for Minnesota.
“We’re passionate and going
strong,” says Chantily Malibago of
UnitedHealth Group, who serves
on the Diversity Collaborative’s
Steering Committee. The Diversity
Collaborative’s 2015 tri-leadership
includes Malibago, Lisa Dongoske of
Cushman & Wakefield/NorthMarq
and Gabe Philibert of Bell State
Bank & Trust.
The Diversity Collaborative
maintains that the lack of diversity
is not reflective of the changing
demographics of society, and this
gap will be detrimental to the
industry. Malibago calls the cultural
gap “harrowing.”
One way to help break the barrier
for minorities is through a pipeline
program educating young people
about career opportunities. In that
effort, the Diversity Collaborative
offers academic scholarships to
college students interested in the
commercial real estate industry.
“We’re offering two $2,000
academic scholarships that will be
awarded to two students annually,”
Malibago says.
The Diversity Collaborative
continues to team up with Step-Up
Achieve in Minneapolis, which
places young people in paid summer
internships at local companies.
The Diversity Collaborative
also continues partnering with
Cristo Rey Jesuit High School, a
Minneapolis college preparatory
school for low-income students,
which offers a corporate work-study
program. Many local companies are
hiring students from both Cristo
Rey and Step-Up Achieve.
Bell State Bank & Trust’s
Philibert, who has played a big part
in bridging Step-Up Achieve with
the Diversity Collaborative, says
education and awareness for young
people are crucial.

“I was in their shoes,” he says. “I
knew nothing about commercial
real estate until I was a senior in
college and graduated. I had no idea
about the opportunities.” He says
partnering with Step-Up Achieve and
Cristo Rey can help bridge that gap.
But, the Diversity Collaborative
needs help. “Much of what we do
is based on the volunteer efforts
of a small, but dedicated group of
members,” Malibago says. “There are
a number of ways industry members
can become involved—ranging
from participation in career fairs at
local high schools representing the
commercial real estate industry to
ongoing participation in one of our
committees.” These opportunities are
only a few examples of the Diversity
Collaborative’s ongoing initiatives.

Jordan, adds, “If you look at the
membership roster for MSCA today,
you will see some diversity. We can,
and will create a more diverse group
going forward. The retail industry
is always changing and adapting
to current trends. We need new
people to join the industry. We need
to encourage people to learn more
about the options within the industry.

welcome anyone who can help in

SAYS...
MSCA Program Recap

The January 2015 MSCA monthly
program featured Sean Naughton.
Naughton is a Senior Research
Analyst at Piper Jaffray. Naughton
was recognized in the 2013 Wall
Street Journal “Best of the Street”
publication as the No. 1 stock picker
in the Food and Drug retailing
industry as well as the No. 2 stock
picker in Specialty Retail for 2013
by Starmine. The program was
from a Wall Street perspective and
discussed the following:
1. The macroeconomic backdrop
for retail spending in 2015 is solid
and on the upswing. The consumer
is in a better position to spend.
Employment is getting better and
consumer debt is down. Consumer
confidence is increasing and gas
prices are declining. The 2014
holiday season is anticipated to be
strong and a strong holiday season
has a high correlation to the retail
spending in the next year. (As a
post-program note, retail spending
for 2014 holiday season appears to
be lower than anticipated.)
2. Earnings multiples for consumer
discretionary are higher than for the
overall market. Wall Street values
concepts that are fast growing and
have a low threat from Amazon with
the highest multiples. Right now
growth restaurant concepts have
significantly higher multiples and
have benefitted.
3. Fast growing categories discussed
included growth restaurants,
natural and organic healthy grocery
retailers, fitness clubs, and vitamin
and supplement retailers. n

Well, the holidays have come and gone, we have all vowed to
hit the gym a bit more often in 2015, volunteer those extra hours, be extra nice to our lawn and snow vendors!
But one truth we can count on is this thing called winter
will end…Maybe….And when it does, NaturalGreen will be

customers’ needs and
expectations.

Interesting notes from the survey
(all of the results on next page):
•84% of people don’t really know what Alibaba is,
considering it was the biggest IPO of all time, and
could be a big disruptor in our industry.
•Lund’s Byerlys won pretty far ahead of other grocers.
•Chipotle was 80% of people’s favorite.
•Quite a few people either do, or would buy many of
the items online (average of “never buy online” was
only 25%).
•People either put Caribou or Starbucks 1st, but often
