RENTAL AGREEMENT
Thank you for choosing our home for your vacation.
Please review and agree to the attached rental agreement.
Before your arrival, I will provide more information on the house, including instructions for
accessing the property.
Check In Time is 4 PM and Check Out Time is 10 AM, unless other arrangements are made.

This Short Term Rental Agreement (the “Agreement”) is made by and between John and Carrie
Platt (“Homeowners”) and the Guest as of the dates set forth in the confirmation agreement
provided by www.VRBO.com/552989
For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby
agree as follows:
1. Property: The property is located at: 1608 Wilt Road, Fallbrook, CA 92028. The property is fully
furnished and includes linens, towels, built-in appliances and more.
2. Rental Party: The Rental Party consists of only the persons as noted in the booking confirmation.
3. Maximum Occupancy: The maximum number of guests is limited to number of people as stated
in the booking confirmation under Rental Party.
4. Term of the Lease. The lease begins at 4 p.m. on the “Check-In Date” and ends at 10 a.m. on the
“Check-Out Date” unless other arrangements are made.
5. Rental Rules: Guest agrees to abide by the Rental Rules, attached, at all times while at the
property and shall cause all members of the rental party and anyone else Guest permits on the
property to abide by the following rules at all times while at the property.
6. Access: Guest shall allow Homeowners/Manager access to the property for purposes of repair,
maintenance and inspection. Homeowners/Manager shall exercise this right of access in a
reasonable manner.
7. Deposits and Payments: We require a deposit of at least 30% to hold your booking and payment
in full is due 30 days before the Check-In Date. For rentals of 10 nights or more, 50% is due 90
days prior to the Check-In Date and payment in full is due 45 days before Check-In Date.
8. Cancellation and Refund Policy: Recognize that your commitment to booking our house for your
preferred dates means that others will be turned away, perhaps dozens of people over many months.
Should you have to cancel or reschedule your booking, please let us know as soon as possible so we
can advertise the dates again and attempt to re-book. If we are able to re-book some or all of your
dates, we will return any funds on account for the dates rebooked, less a 20% charge on the fees per
night to compensate us for our time. We will also recover any bank or credit card fees. If we are
unable to rebook some or all of your dates, we will hold your funds as compensation to us. Any
funds on account for cleaning fees, insurance premiums, pool heating or the San Diego County tax
(8%) will be refunded in full.
9. Insurance: There will be a one-time nonrefundable charge of $89 for insurance to cover any
damages during your stay. We appreciate it if you let us know if anything is broken, damaged or
not working during your stay. If you are bringing a pet, do let us know so we can add him/her to
the insurance policy.
7. Deposits and Payments: To secure your booking, a payment in full is due 30 days before the
Check-In Date.
10. Cleaning: We will provide you with instructions on how to prepare the house for your
departure. Essentially, we expect you to leave it in good condition, tidy and let us know if anything
is broken or not working. A cleaning fee will be charged for cleaning the house, washing linens,
remaking the beds, etc.
The parties agree to the terms of this Short Term Rental Agreement and Rental Rules, as
evidenced by the signatures set forth below or online agreement.

1. Smoking is allowed outside only on cement patios in designated areas with ashtrays.
2. People other than those in the Guest party set forth above may not stay overnight in the property.
Any other person in the property is the sole responsibility of Guest.
3. The Homeowners are not responsible for any accidents, injuries or illness that occurs while on the
premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or
valuables of the Guest. By accepting this reservation, it is agreed that all in the Guest’s party are
expressly assuming the risk of any harm arising from their use of the premises or others whom they
invite to use the premises.
4. Please keep the property and all furnishings in good order. Leave the house as you found it.
5. Only use appliances for their intended uses.
6. The garage is not provided as part of this rental. There is room for parking up to six vehicles on
the property. If you need garage parking, let us know and we’ll see what we can arrange.
7. While linens and towels are provided in the house, daily housekeeping service is not included in
the Rental Rate. If you need this service, it can be arranged.
8. The weather in Fallbrook is some of the best on the planet but no refunds will be given for rain -or for too much sunshine!
