RENT TO OWN PROGRAM Why is it good for me? You can live in the house while repairing your credit or securing your financing. You can move in immediately. You don’t have to wait for anybody but yourself. You lock in a price. With recent real estate appreciation trends, this house could be worth more than what you pay for it by the dime you close the deal. * You can show a lender that you are trying to buy a home you’re already living in and paying for. Banks generally look favorably upon this. In many cases, you can actually refinance in order to close. With a refinance, you’ll usually get a better interest rate and lower closing costs. Regardless of how nice a neighborhood is, an empty house is a target for vandalism because there’s no one there to watch it! How does the rent to own program work? It is actually a lease with the option to buy the property. You agree to rent the property for a specific monthly amount. In addition, you make a one time Option Payment that counts toward your eventual purchase of the property. You can close the deal at any point during the term of the lease (usually one year). You can arrange financing with any lender of your choice. We can also put you in touch with lenders who we’ve worked with in the past. Lease Application Instructions 1. Fill out lease application completely and legibly. If something does not apply to you then put an “X” through it, or “n/a” or some other mark so that we know you did not just miss that box. 2. We will need proof that you make the money on your job that you say you do on the application. Therefore you will need to include 1 month’s worth of pay stubs from all adults who will be named on the lease. If you receive your check weekly, this means you need four stubs, if every two weeks then you will need two. 3. We will need a copy of your driver’s license or State ID card. 4. Remember to sign your application. If husband and wife, or any two applicants, both must sign. According to Federal and State law, we cannot process your application unless you sign. 5. Make copies of the pay stubs and the driver’s license and Fax them along with the application to 501-2611463. 6. Only complete packages with all of the above items included will be considered. 7. If it is not in the companies Post Office box by the morning of the first of the month it is late and there is no grace period. Late fees will begin to accrue that day. 2. All repairs and alterations must be approved by the staff of DeAntoni Management. You may not fix anything, hire anybody to fix it, get an estimate to have it fixed or have any contractor, handyman, city inspector, or any other person in or around the property for purposes of a repair or alteration. This being said, we want to hear from you if you think something is not working correctly in the home. We make every effort to have high quality housing at affordable prices, and would much rather fix a problem when it is small than not hear from you and find out months later that the problem is now major and will be very expensive to fix. 3. You May Not Park on the Grass. Under some circumstances, we may allow you to park in the backyard; however, to insure that our homes are always the best looking homes on the block, you will not be allowed under any circumstances to park in the front or side yards. 4. Yes, We allow pets. There are however extra fees involved and some extra rules. For example if the pet is a dog, we will need to meet it to make sure that it will be friendly enough to let our crews on the property for maintenance when needed. 5. May friends/ family members stay with me? The short answer is yes friends/ family members may come to visit, and perhaps even stay a night or two, but when it goes beyond a weekend, ( 2 or 3 nights, or that person repeatedly spending the night such as a boyfriend who is there every weekend), we need to get an application from them as well and based on the discretion of our agents and each individual situation you may be required to add that friend/family member to the lease. 6. We will not accept cash, out of state checks, or third party checks. If you send one of these unaccepted formats to our P.O.
