Why Pflugerville? Why Falcon Pointe? Here’s what some of the area’s experts had to say… “A solid value community” “Celebrating 10 years, with much more to come” Jeff Coleman, Mayor, City of Pflugerville The latest “100 Best Places to Live” list from Money magazine ranks Pflugerville No. 43 in the nation for small cities; the only city in Central Texas to make the list. Pflugerville is a solid value community, and you get more home for your money here than anywhere else. We’ve also dropped our city tax rate every year since 2003, adding more value for homeowners. I live in Falcon Pointe, and it is the only community in Central Texas offering immediate highway access to the north, south, east and west. Recently, I left home at 4:55 p.m. to pick up my wife from the airport, and we were back home by 6 p.m., and that was before the speed limit on Texas 130 was raised. Falcon Pointe also offers something you can’t get anywhere else – true community. In Falcon Pointe I have a community of people who are my best friends. Bill Meyer, General Manager, Newland Communities Austin Division “Working hard to keep that small-town feel” “Intersection of the future” Eldon Rude, Austin Director, Metrostudy We celebrated our 10th anniversary recently, with about four more years of home sales in front of us. We are currently developing over 200 new homesites, including new neighborhoods south of Central Park. We’re excited about our new South Entrance and the new roadways that will provide residents with convenient access to Pflugerville Parkway and FM 685. We’re also excited about the future improvements to Kelly Lane. In every way, the future looks very bright for Falcon Pointe and Pflugerville. Floyd Akers, Executive Director, Pflugerville Community Development Corp. When I talk to clients, I point out the intersection of the Texas 45 and Texas 130 highways. There’s nothing else in Central Texas like it, with freeway access in all four directions. It is truly one of the major intersections of the future in this region. Pflugerville is also a great value at a time when housing prices are rising due to the imbalance of lot supply and demand. Prices here are still in the $200,000s to live in a master-planned community like Falcon Pointe. The quality of the Pflugerville Independent School District is another very important strength for the area. November 12, 2012 – Groundbreaking for new road connections and the new South entrance for Falcon Pointe. L to R, Floyd Akers of the Pflugerville CDC, Vaike O’Grady, Bill Meyer, Rainer Ficken of Newland Communities, and Jeff Coleman, Mayor of Pflugerville. Pflugerville is a city of 50,000 but it feels like a city of 20,000, because we work very hard to maintain our small-town atmosphere. We actually have the room to grow to a city of 250,000, and a footprint the size of Plano. In the first quarter of 2013, 250,000 square feet of new manufacturing space will open, adding $110 million to our tax base. Texas is on the top of the list nationally for economic development, and Pflugerville is a shining star. We’re five minutes from both Dell and Samsung. We have the highest median income and the most highly educated population of any city in Central Texas. “Expanding business community benefits residents” Patricia Gervan-Brown, IOM, President & CEO, Pflugerville Chamber of Commerce FalconPointeTX.com/ride The business community of Pflugerville is catching up with the residential growth, which is good for our tax base and residents. Sales tax revenues are already up 22% in the first three months of Fiscal Year 2013. The Stone Hill Town Center is a thriving economic base. The school district has also done a great job of anticipating and keeping up with growth, building on average a new school every year in the past decade. All of the major healthcare networks are represented in Pflugerville, along with several urgent care centers.
