Welcome to Jim Martin and Barbara Stevenson
as the newest LEVHA Board members. Mike
James was re-elected. Thank you to Dusty
Watchman and Shad Johnson for being
candidates.

lake - - ICE IS THIN.
Owners who want to be on the snow removal
list, call the office to let us know before more
snow flies! You will be billed $5-$10 depending
on the time it takes.
The LEVHA staff wants to thank those of you
who indulged us with Holiday treats. They
were greatly appreciated and will likely linger
with us for more than a few weeks!
The LEVHA board has several committees which
need volunteer members:
Architectural
Control Committee, Grounds Committee, Pool
and Rec Committee, and Social and Welcoming
Committee. If you would be interested in
serving on one of these, call or email the office
and leave your name and contact info.
Fines for leash and poop infractions will be
added to the property owner’s
dues bill along with the date of
the infraction. The initial fine will
be $25. Subsequent fines will
double each time.

RV PARK UPDATES
There are some 25’ spaces available. Annual
RV parking fees of $60 are due by the end of
January. Please bring/send a copy of your
registration with your fee, so we can verify the
license plate expiration date. Then as you
renew your plates through the year, send us an
updated registration PLEASE.
POOL NEWS
Pool Building Closures: Jan. 1st all day; each
Monday until noon; all day on the first Monday
of each month; the first 2 weeks of February
for repair and refurbishing.
Please observe ALL the pool rules as posted in
entry window and on our web page:
www.lakesidelevha.org.
Recent infractions
have been: failure to sign in, wearing street
clothes in the pool, food and drink in the pool
/spa area, guests and children unaccompanied
by the registered resident. Fines will apply!

TERRACE HOA
Owners are encouraged to attend the Annual
Meeting on Saturday, January 31st in the
Community Room at 10 AM. Meeting
information including ballot, proxy and agenda
will be sent by regular mail to the address we
have on file for you.
It is hard to believe, but 2015 is here, and it is
always wise to reflect on the past year so we
can understand the effectiveness of our efforts.
Do you live at Appleridge? We’d like to remind
you: our 1970’s plumbing CANNOT handle
heavy use. Please use the trash bin for food
items rather than your disposal. We will begin
installation of heat tape on the roof for those
problem areas where ice builds up during the
winter.

2015 can be the year when everyone
appreciates just how nice our neighborhood is
and how pride and courtesy are the keys to
keeping it that way.
TopLine has a new office phone number: 5491076. Brent's cell remains 778-2504. Our
website is christiannahoa.com. There are
governing documents, guidelines, and other
information which will assist owners in
protecting their investment when renting a
unit.

New Year's Cranberry Wings
Roast 3 lbs. of chicken wings at 425 for 45 min.
To make the sauce combine together:
1 cup cranberries
1/2 cup hoisen sauce (Asian aisle)
2 T rice wine vinegar
2 T honey or agave
2 T Siracha (hot sauce)
1 T grated garlic
1 T grated ginger
Cook about 7 minutes until berries pop. Stir in 2
T butter. Toss wings with sauce and 4 chopped
scallions.
The next meeting is January 21 at 6:30 in the
Community Room.

A quick overview would be the indicator of unit
sales within Lakeview Terrace. During the
entire year of 2013 the average price for units
sold was $62,700 and in 2014 the average price
for units sold was $74,800. The increase in
average value for units sold is 19.3% which
certainly should be encouraging to each owner.
The major expenditure from the Association's
reserve fund has been to seal roofs in order to
extend the roof life and reduce the concern
over leaks. The cost has been $77,000 over the
last twelve months and the contribution to the
reserve has been increased to almost $60,000
per year. Flashing on several buildings have
also been repaired and boards replaced at a
cost included in the amount designated for
roofs. All repairs have been paid in full from
the Association's reserve funds.
Utility costs continue to increase at a healthy
rate, but with the cost of gas going down the
increase may stop and stabilize. The level of
monthly dues should be able to hold at $170.00
with all factors considered.
Have a good 2015 and help in celebrating by
being considerate of your neighbors. Our
Annual Meeting will be on January 22, at 5:00
p.m. in the community room, 3150 Lakeside
Drive.
