Introduction
The following rules have been developed by the Design Review Board (DRB) to help
further define the requirements for home improvements. Structural Design and Construction
Standards used in Isle de Mai are defined by SEDA Construction Company. Any request for
structural Design and Construction Standards should be directed to SEDA Construction

Note; Compliance with the Rules does not remove the need to submit all improvements in
writing to the DRB, and procure city permits where required. The DRB request form is

This document provides a quick reference for convenience. Property owners are responsible
for assuring compliance and are required to provide this document to all renters.

Basketball Hoops
1. Only portable basketball backboards/hoops are permitted.
2. No pole mounted basketball backboard/hoops are permitted, and may not be
attached to the dwelling.
3. Must be used only in homeowners’ driveway, and in no case located in a common
area or public road area.
4. Must be used only during daylight hours and stored in garage when not in use.
Driveway Modifications
1. Paver driveway extensions are allowed within a straight line from garage front
edges to the street.
2. Circular driveways are approved only for corner lots having sufficient
landscape area and dual access to the same, or intersecting, streets bounding
the front or side yard area. Additional driveway ingress/egress to the street
requires permit by the city.
3. Pavers added must match existing driveway pavers and be one of the original
pavers used in Isle De Mai.
4. DRB approval is required for all driveway modifications.

Exterior Equipment
1. The installation of exterior equipment e.g. pumps. propane tanks, water softeners
etc. must be screened to minimize its visual impact from the roadside and adjacent
properties.
2. Any shrubs/vegetation/screening material will be of sufficient height and density to
conceal the containers from view from common roads and adjacent properties.
3. DRB approval is required for installation and screening of exterior equipment.
Exterior Paint Colors
1. Only colors in original tones used in Isle De Mai are acceptable.
2. Requests to use any other color must be approved by the DRB.
Fences and Walls
1. No fence shall be erected without approval by the Design Review Board (DRB).
2. All perimeter fences shall be 4’ black aluminum picket similar to the style located at the
Amenity Center, except for lots which border the exterior perimeter of the development
(lots 119-157 and lots 29-61), which may install six foot (6’) white vinyl privacy panels
along the entire rear property line only. The side lot fencing on these perimeter lots will
remain black aluminum picket.
3. Perimeter walls, such as stucco, stone, brick, cement, etc. are not permitted.
4. Sitting walls (not to exceed 22”) are acceptable within the property line if approved by
the DRB (with documented diagrams, dimensions, and construction details).
Flagpoles and National Flags
1. Flagpoles are permitted upon submittal of DRB request, outlining the
installation location, dimensions, and construction according to current
Florida Statute: 720-304 (b) and subject to local building code and zoning
setbacks.
2. Any homeowner may display one portable, removable United States flag or
official flag of the State of Florida in a respectful manner, and one portable,
removable official flag, in a respectful manner, not larger than 4 ½ feet by 6
feet, which represents the United States Army, Navy, Air Force, Marine Corps,
or Coast Guard, or a POW-MIA flag according to current Florida Statute:
720-304 2(a) and Federal Flag Code (RL30243).

Garbage Can Storage
1. Garbage and trash containers must be stored to minimize visual impact to your
neighbor and may not be kept in the front of the house.
2. All garbage and trash containers must be stored inside the garage or on the
side/rear of the house.
3. Containers stored on the side/rear of the house will be screened by the planting of
shrubs, other suitable perennial vegetation, or closed fence/lattice screening matched
to home color.
4. Any screening will be of sufficient height, density, and color so as to conceal the
containers from view from common roads and adjacent properties.
5. No containers may be placed at the curb for pickup prior to 6 PM, on the evening
before pickup. Containers must be removed from the street no later than 8 PM on the
day of pickup.
6. No garbage or trash will be placed anywhere except as aforesaid and no portion of the
property shall be used for dumping refuse.
7. DRB approval is required for all garbage cans screening requiring significant
landscape changes.
Lawn and Landscaping Maintenance
1. Each owner is responsible for maintaining in a healthy condition all natural and
introduced vegetation on Lot.
2. Trimming and removal of dead or diseased plant material must be done on a regular
basis.
3. Maintenance of plant materials and landscaping required of the owner includes all
planting beds, trees, shrubs, flowers, ground cover and lawn areas including any
mulched areas. Lawns must be mowed and edged as needed to maintain a neat
appearance at all times.
4. Significant landscape changes require DRB approval.
Mailboxes
1. All mailboxes must be of similar type, color and size as those originally installed
by the builder.
Patios and Paths
1. Paver additions must use matching paving design, pattern, edging
arrangement, and contouring as the original patio. Paths connecting lanai and
driveway must have matching pavers.
2. Schemes to enlarge patios shall not lead to an excess of 60% of the lot backyard
being paved.
3. DRB approval is required for all new additions (patios and paths) with
dimensions, diagrams and construction details.

Play Equipment - Stationary
1. Play equipment, swing sets and similar outdoor play structures and equipment must
be located where they will have minimum impact on adjacent Lots and from general
public view front facing your home.
2. All play equipment must be of earth toned colors and natural wood, dark greens,
browns, or tans. Bright eye catching colors (frame structure) will not be permitted.
3. Absolutely no all-plastic play equipment will be approved.
4. Trampolines are not permitted.
5. DRB approval is required for all stationary play equipment.
Pools
1. Above ground pools are prohibited.
2. DRB approval is required for all pools.
Roof s
1. Roofing colors and materials must be similar to those originally used in Isle De Mai.
2. All new roofs must be approved by the DRB.
Satellite Dish
1. Must not exceed one meter in diameter.
Signs
1. Contractor signs are prohibited without exception at all times and for any
duration.
2. Signs required either by law or relating to health and safety do not require
DRB approval.
3. Home sale signs are permitted and do not require DRB approval.
4. Banners celebrating birthdays and anniversaries may be displayed without
DRB approval for a period of up to 48 hours.
Tree Removal
1. No trees larger than 6” in diameter at a height of 3’ above ground level may be removed
without DRB approval.
2. If approved by the DRB, The homeowner must obtain a permit from the City of
Fernandina Beach (prior to removal).
