Your Cousins Management & Leasing Team AROUND THE PLAZA GREENWAY Property News Cousins Properties Receives "2015 Best All-Around Clean Air Leadership Award" for It's Efforts at Greenway Plaza The Houston-Galveston Area Council presented the “2015 Best All-Around Clean Air Leadership Award” to Cousins Properties on September 10th at its annual Clean Air Action "Best in Motion" Leadership Awards Program luncheon held in the Double Tree Hotel at Greenway Plaza. Bob Boykin, Senior Vice President of Leasing, accepted the award on Cousins' behalf. The prestigious award recognizes Cousins Properties for its continued support of the region's transportation initiatives through the Commute Solutions and Clean Air Action Programs in Houston, Texas, as well as its sustainable environmental contributions to the community. A slide presentation Greenway's Transportation Center is located on the Concourse Level of the Greenway East Garage in Phase I of the property. highlighted Greenway's outstanding efforts to provide alternative commuting transportation options to its customers through the Greenway Transportation Center, as well as its relationship with TREK and the Houston-Galveston Area Council. Cousins co-sponsors and hosts a variety of annual transportation related events and outreach activities on-site at Greenway Plaza. The annual "Best All-Around Clean Air Leadership Award" honors a company, organization or local government who has been an outstanding supporter of transportation and air quality initiatives within the eight county Houston-Galveston region including Brazoria, Chambers, Fort Bend, Galveston, Harris, Liberty, Montgomery and Waller counties. Transportation Demand Management Leadership Award Presented to Donna Ross by the Houston-Galveston Area Council Donna Ross Congratulations to our own Donna Ross, Administrative Manager to Kirk O'Neal, Property Group Manager for Cousins at Greenway Plaza, who was awarded the "2015 Outstanding Transportation Demand Management Leadership Award." Donna was recognized for her exceptional efforts coordinating various events related to regional transportation initiatives including National Bike to Work Day and the annual "My Solution is…" Clean Air Action Fair. These events are hosted annually at Greenway Plaza in conjunction with the Houston-Galveston Area Council. The award was presented at the annual Clean Air Action "Best in Motion" Leadership Awards Program luncheon held on September 10th at the Double Tree Hilton Hotel at Greenway Plaza. AROUND THE PLAZA Greenway Property Management Offices Have a New Home in Three Greenway Plaza The Phase I and II Customer Service Centers at Greenway Plaza are being consolidated and moved to the Concourse level of Three Greenway Plaza near the escalators at the entrance to the Shops area. Kirk O'Neal Move-in is scheduled to take place during the first part of December. Previously, the individual offices were located on opposite sides of the property with the Phase I building staff located in Two Greenway Plaza and the Phase II staff located in Eight Greenway Plaza. The move brings the management staff together in one location under the leadership of Kirk O'Neal, Property Group Manager. The operations and leasing office will remain in Nine Property News Greenway Plaza, Suite 650, where Matt Kent, Director of Property Management for Cousins' Houston properties, and his staff reside along with the Leasing staff under the direction of Bob Boykin, Senior Vice President of Leasing. Phase I Management ~ 713-965-2913 Phase II Management ~ 713-965-2212 Security ~ 713-965-2931 Greenway Plaza Welcomes Hunter Drackett as Property Manager in Phase I Hunter Drackett joined Cousins Management Team at Greenway Plaza in September of this year as Property Manger for One Greenway Plaza, Two Greenway Plaza and 3800 Buffalo Speedway. Mr. Drackett has over 10 years of experience in commercial real estate management and operations on both the asset services side and with capital markets. Hunter Drackett Prior to his arrival at Greenway, Hunter was employed by CBRE as Assistant Real Estate Manager at 4 Houston Center, a 675,000 square foot building with 196,000 square feet of retail space located in Downtown Houston. His responsibilities in this capacity included tenant relations, net operating and expense budgeting, and managing numerous capital improvement projects. Before assuming his asset services role, Hunter was a Senior Compliance Analyst in capital markets for CBRE where he negotiated deals related to mortgage-backed securities, managed relationships with underwriters, investors and borrowers, and analyzed appraisals to determine marketing and management plans. Mr. Drackett holds a B.A. in Communications and Marketing from the University of Houston, is a member of the Building Owners and Managers Association (BOMA), and holds a Texas Real Estate Salesperson license. AROUND THE PLAZA Property News United States Green Building Council's Energy Summit Includes Greenway Plaza Tours Kevin Saul gives an overview of Greenway Plaza to tour members. Greenway Plaza was featured as a learning experience at the United States Green Building Council's 5th Annual Energy Summit presented by the Texas Gulf Coast Chapter on October 20th at the J.W. Marriott in the Galleria. As part of the educational program, two "breakout sessions" were offered to conference attendees which included a tour of Greenway Plaza's engineering service center, central security dispatch control Job Fraire explains the security & acand monitoring cen- cess controls integration with Greenway's BAS. ter, and the Greenway Plaza Central Plant. The tour highlighted the centralized Building Automation System (BAS) for the campus-wide control of critical building operations including HVAC, security access, fire and life safety systems, elevators, garage gates, and building access which can be monitored and controlled via cellular and internet connectivity. Approximately twenty attendees participated in each of the tours which were led by Kevin Saul, Greenway's Group Engineering Manager, with the assistance of Job Fraire, Access Control Systems Administrator, and Kenneth Bracewell, the Central Plant's Chief Kenneth Bracewell provides a tour of Greenway's Central Plant. Engineer. Building Rules For The Holidays We want everyone to have a festive holiday season and office decorations are often part of the equation. Decorations are permitted, however, as a matter of safety, please use common sense when decorating office areas. Houston's Fire Code is very strict about anything that could be considered a fire hazard. Here are some things to remember: Live trees are not permitted Use only UL rated indoor lighting Use fireproof decorations Open flames are prohibited at all times Keep doorways and walkways free from clutter If your company is planning a holiday celebration on-site with outside guests, please contact your management office in advance to coordinate the event. As the cold weather approaches please be reminded the City Fire Code also prohibits the use of space heaters in office buildings. AROUND THE PLAZA Property News "Back to the Future" NAIOP Event Hosted by Cousins Properties at Greenway Plaza NAIOP's Annual Fall Event is the largest event held each year within Houston's industrial and office sectors, boasting an annual attendance of nearly 1,000 industry professionals. This year's soiree held true to tradition with 950 registered guests. The affair was a huge success thanks to many dedicated staff members of the Cousins/Greenway management and leasing team who helped organize and coordinate this event; and let us not forget Mother Nature who was nice enough to "not" rain on our parade - despite the forecast. The Houston Chapter of the National Association of Industrial and Office Properties, a commercial Real Estate Development Association, selected Greenway Plaza for the site of their 21st Annual Fall Event because of its central location and impressive package of amenities. Cousins Properties hosted the October 22nd affair at Three Greenway Plaza with a "Back To The Future" theme based on the evolution of Greenway over the past 48 years. The Three Greenway location brought the theme to life showcasing its impressive and newly renovated lobbies while a well-placed photo display depicting the construction and early development of the property imparted some of Greenway's rich history to the party goers. Guests gathered in The Shops at Greenway located on the Concourse, as well as the Plaza Level Lobby. As the evening progressed some guests moved outdoors to the Grand Plaza, located between buildings Three, Four, and Five Greenway. The event was catered by Tony's restaurant, a 5star establishment located on property. The presence of a look-alike "Doc" Brown and the famous Delorean, from the popular 1985 movie titled "Back To The Future," brought added excitement to the evening. Located near the Concourse Level Loop Road entrance to the building, "Doc" and his ride were available for photo ops with the guests. AROUND THE PLAZA "Grubbin' It Greenway" Hits A Home Run With Customers Twenty-two of Houston's best and most well known food trucks were on-site at Greenway Plaza on Thursday, October 15th from 11:00 am - 1:00 pm where they served over 2100 customers in both Phases of the property. This is the second food truck event held on property in 2015. Greenway customers enjoyed the event and the wide variety of cuisine available to them including hamburgers, hot dogs, Mexican / Korean Fusion, chicken and waffles, lobster rolls, cupcakes, cheesecake and more. Property News AROUND THE PLAZA Coats Rose Celebrates 1st Anniversary at Nine Greenway Plaza Customer News Honored for Excellence Coats Rose, a business transaction and litigation law firm with one of the largest construction law practices in the South, is celebrating its one year anniversary as a tenant at Nine Greenway Plaza. The firm relocated from its previous space in Three Greenway in September of 2014 and expanded its office space footprint to include over 47,000 sq. ft. in order to combine their Greenway Plaza and Clear Lake City, Texas locations. Turner Construction was the general contractor for the project, which was designed by Ziegler Cooper. New Shareholder Named at Weinstein Spira John Toth has been promoted to the position of shareholder at Weinstein Spira, a highly respected firm of experienced tax, audit, business management and planning advisors located in Three Greenway Plaza, Mr. Toth joined the firm in 2003 as a staff accountant and has more than 15 years of professional experience in accounting with private and public companies in a wide range of industries including: manufacturing, distribution, professional services and restaurants. AROUND THE PLAZA Cousins Makes Holiday Donation To The Star of Hope in Honor of Greenway Customers Since 2010 Greenway Plaza has made annual holiday donations to charitable organizations in honor of our customers to include the M.D. Anderson Children’s Cancer Center, Wounded Warriors Project, the United Way, and The Independence Fund. This year’s donation was made to The Star of Hope, a local homeless shelter. On any given day, there are approximately 1,000 homeless men, women and children being helped at the Star of Hope facilities including the Men's Development Center, the Women and Family Emergency Shelter, the Transitional Living Center for Women and Families and Extended Services. The key to the success of Star of Hope Mission is its comprehensive approach to addressing the diverse issues, both immediate and long term, that impact homeless individuals and families. This model of compassionate, purposeful outreach, coupled with community partners and donors, creates an environment in which lives are transformed and people are inspired to rise above poverty, set meaningful, measurable goals for independence and achieve them. Discounted Rodeo Carnival Tickets Sale Helps Fund Scholarships for Local Youths Greenway Plaza Customers will once again have the opportunity to purchase discounted Rodeo Carnival tickets on property in February. More information will be posted on Captivate screens in the building elevators, as well as, on posters located throughout the property. Since 1932 the rodeo has made an extraordinary impact on the lives of thousands of Texas youth by providing over $375 million worth of scholarships and educational assistance. Each year Greenway customers do their part by purchasing approximately $50,000 worth of carnival tickets with all proceeds going to the Rodeo’s scholarship fund. Community Involvement Cousins United Way Campaign Knocks It Out Of The Park Pot Luck and Flower Pots Luncheon Thanks to the donations made by Cousins employees, this year's company goal of $100,000 was easily surpassed. Cousins' annual United Way Campaign is held over a four week period in October when employees have the opportunity to make straight forward donations to the charity, as well as, participate in various "fun" fund raising activities, some of which are held on a company-wide basis while others are local. Company-wide events included auctions, raffles, a Halloween Costume Contest and a "Wear Jeans on Friday" incentive which gave employees a chance to make an additional special donation of $50 for the privilege of wearing jeans every Friday for the remainder of the year, as well as, for the entire week each of Thanksgiving, Christmas and New Years. Participants are required to wear a United Way badge while wearing jeans so that Greenway customers and guests are aware that Cousins has not relaxed their dress code but instead are supporting a great cause. The Houston properties, Greenway Plaza and Post Oak Central, held a Pot Luck & Flower Pots luncheon at Greenway on October 27th to bring in extra revenue. Employees brought food to share and everyone made a donation to partake in the scrumptious and plentiful buffet. A flower pot Post Oak Central employees, Lindsay sale was also held Leathart and Nathan Roane, choosing a pot. during the luncheon enabling employees to purchase used but like-new pots at reasonable prices. Both events were very successful. AROUND THE PLAZA Community Involvement 360° Health Fair Sponsored by Cousins Properties in Partnership with Houston Methodist There was a steady flow of foot traffic throughout the day on November 3rd when Greenway Plaza hosted its second health fair of 2015. The event took place between the hours of 8:00 a.m. and 2:00 p.m. in the Shops area of Phase I just outside of the Conference Center. Physicians and representatives from various health specialty services in the Methodist Healthcare System including primary care services, cancer, cardiology, diabetes, neurology, sports medicine, nutrition and stress management were available to answer questions and hand out helpful pamphlets and educational materials. On-site testing and biometric screening including a finger stick which provided a full lipid panel and glucose reading, blood pressure monitoring and BMI were available inside the Greenway Conference Center along with Flu shots. Some of the testing services were free, others were covered by the individual's health insurance or were self-pay by the individual. Several Greenway Plaza customers took an active roll in the event including Dr. Bowman, Greenway's on-site Dentist, who sponsored a booth on dental care and how it affects your overall health. Everyone who stopped by received a complimentary toothbrush. Long term care and other financial aspects of healthcare planning were addressed by Edward Jones and Mass Mutual. Greenway's on-site full service health club, the Houston City Club, presented the various fitness options available with a membership. Club representatives entertained everyone with a brief nerf tennis match to highlight their indoor tennis facilities. Live keyboard entertainment and the smell of fresh popped corn filled the air as Cousins volunteers manned the famous Greenway popcorn machine handing out bags of the delicious treat to fair attendees who were visiting the various booths collecting giveaway items and pamphlets. Twenty individual drawings for free chair massages by the professional massage therapists from Ohm Therapies - Chair4Hire were an added treat courtesy of Cousins Properties. The massage therapists were on-site as part of the health fair to provide ten minute chair massages at the cost of $10 each. Cousins volunteers manned a registration table at the fair to sign up interested parties for the last Lunch & Learn seminar of the year which took place two days after the fair, on Thursday, November 5th in the Phase I Conference Center. Dr. Rafiq Ali, a Family Medicine physician from the Methodist Primary Care Group, presented a seminar titled "Be the MVP of Your Health." The presentation stressed the importance of building a game plan with your physician that keeps you healthy as you age. Focusing on men's health this time around, Dr. Ali discussed the various tests and screenings that can help prevent or lessen the incidence of cancer, stroke, heart disease, diabetes and other health complications for men. We are happy to announce that Cousins is continuing their partnership with Methodist for 2016 to provide additional health related topic Lunch & Learn sessions, as well as, an even bigger and better health fair for our customers. As always, posters and e-mail blasts, as well as, the Captivate screens in our building elevators will provide detailed information prior to each event. AROUND THE PLAZA Greenway's E-Cycle Events Collect 150 Tons of Equipment Since inception of the ECycle program in 2009, approximately 150 tons of equipment has been diverted from Texas landfills thanks to Greenway Plaza customers and area residents who have participated in these events. Our 2015 event was held on October 29th when approximately 11.5 tons of equipment was collected at the drive location alone. The total from the special collection pick ups on property was not available at the time this article was written. Additional items collected during the event included toner cartridges, cell phones for the "Cell Phones For Soldiers" project, and gently used books for the "Books Between Kids" project. Community Involvement Quarterly Blood Drive Schedule Greenway Plaza hosts annual quarterly blood drives in partnership with the Gulf Coast Blood Center. Remember to "Commit for Life" and donate once every quarter right here on property. The entire process, from registration to postrefreshments, takes a little under an hour with the actual donation taking 5 to 10 minutes. Greenway customers have donated 190 units of blood so far in 2015 - saving approximately 570 lives this year alone. The Last Blood Drive in 2015 is scheduled for: December 15th & 16th The first Blood Drive in 2016 is scheduled for: March 3rd & 4th Cousins employee volunteers manned the location in the driveway between 9 Greenway Plaza and Frost Bank from 7:00 am - 3:00 pm. Books Between Kids The gently used books collected at our recent E -Cycle event were donated to Books Between Kids, a local non-profit organization founded in 2012 to serve Houston’s at-risk children by providing them with books to build their own home libraries. About 85% of Houston ISD’s elementary-aged children live at or below the poverty line. Food, clothing and shelter are top priorities - books are a luxury item. Research shows that children growing up in homes without books are less likely to complete a basic education than those who do have books available at home (University of Nevada, 2010). Books Between Kids strives to change this scenario by collecting gently used books and distributing them to children in need. Operation Stocking Stuffer Ends December 14th The Houston Fire Department’s annual toy drive benefiting local families is currently in progress and will continue through December 14th. Donation boxes are located in multiple locations around the property. Put a smile on a child's face this holiday season! Donate Unwrapped Toys for Children Ages 1—12 AROUND THE PLAZA Community Involvement April Brings Mobile Mammograms to Greenway Plaza U.S. Preventive Services Task Force Announces New Guidelines for Screening Greenway Plaza’s next Mobile Mammography event is scheduled to take place in Phase I of the property in April, when MD Anderson Cancer Center’s mobile unit will be on-site. In order to participate you must have an appointment. Notices will be sent to customer representatives well in advance of the scheduled date so that those who wish to participate can make an appointment for their individual screening. As of October 2015, the United States Preventive Services Task Force has recommended sweeping changes to the guidelines for screening for breast cancer increasing the age to 50 for screening to begin and setting an end screening date of 74. They also changed the frequency of screenings from annually to once every two years. A determination was made that breast self-exams have little value. The American Cancer Society does not fully concur with these findings and has published their own guidelines as follows: The American Cancer Society's Guidelines for Breast Cancer Screening: * * * * * * Women ages 40 - 44 should have a choice to start annual breast cancer screenings if they wish. Women ages 45-54 - mammogram every year. Women 55 or older - switch to mammograms every 2 years, or continue annual screening. Women in good health should continue screening if expected to live 10 or more years longer. Women should know how their breasts look and feel and report changes to a health care provider. Everyone should be familiar with the benefits, limitations & potential risks linked to mammograms. www.cancer.org 2015 Houston BOMA All-Star Maintenance Olympics It was a beautiful day for BOMA's second annual "All Stars Maintenance Olympics" which took place on November 14th at the Sam Houston Race Park Pavilion where teams of building engineers representing property management companies across the city came together to compete for the "Golden Wrench." The friendly competition measured performance ability, teamwork, knowledge and the speed with which the competing teams resolved each of the issues presented. All of the test scenarios were built around problems that are experienced on a daily basis when operating and maintaining commercial Greenway Engineers office buildings. Our own Senior Property Manager, Linda Malone, who chaired the event for the second year, worked closely with Ken Bracewell, Greenway's Central Plant Chief Engineer, to develop some of the test scenarios. Dwight Brunson led team "Hot Calls", which included David Drost, Micah Leonard and Sergio Torres, while Gabe Garcia was the team leader for team "Cold Calls," made up of Osvaldo Catalano, Emmanuel Torres and T.J Raines.
