TODs come in a variety of scales and styles, and should reflect the character and values of the places in which they are located. It is important to consider how a TOD in West Downtown would enhance the character and vibrancy of the Area, as well as benefit the greater Walnut Creek community. Avalon Walnut Creek 580 TODs can help encourage commuters to choose public transit over their cars, and they allow for pedestrians to easily access a variety of uses and activities (work, school, shopping, recreation) all within walking distance of one another. 580 13 With the Walnut Creek BART Station located squarely within its boundaries, the West Downtown area is a prime location for TransitOriented Development (TOD), or development that capitalizes upon its proximity to transit by providing a mixture of retail, office and residential uses with pedestrian and bicycle accessible connections to the nearby transit station(s). 80 Self-Guided TOD Tour SAN JOSE Avalon at Cahill Park 85 AVALON WALNUT CREEK Urban Form The Contra Costa Centre • Part of the Contra Costa Centre Transit Village located around the Pleasant Hill BART Station. 1001 Harvey Dr #156 Walnut Creek • The development fits into existing urban fabric, with seven-story office buildings surrounding the project on the west, north and south, and multi-family housing directly to the east. USES • 36,000 SF of ground floor retail • 422 dwelling units (mixture of apartments and townhomes with 20% affordable) • Bounded by major arterial roads, the development also emphasizes a strong pedestrian circulation system through the interior of the site away from auto-dominated roadways. YEAR COMPLETED • 2010 HEIGHT RANGE • 5 to 7 stories • Ground floor retail units provide the residential units above with a variety of community amenities. PARKING • Garage and street • The Iron Horse Trail runs north to south along the east side of the project, with a pedestrian overpass that crosses Treat Boulevard. ON BROADWAY Urban Form 2107 Broadway Street Redwood City DRIVING DIRECTIONS: 101 South to Whipple Avenue • The On Broadway project infuses retail and street life activity into Downtown Redwood City while preserving the existing urban fabric that includes the historic County Courthouse and Fox Theatre. USES • 145,000 SF of commercial • Ground floor retail and restaurants, with 20 screen movie theater anchoring the project • It embraces the existing pedestrian-oriented character of the area by maintaining a consistent street wall with minimal to no setbacks, and by providing multiple entrances along the facade that open directly onto the sidewalk. YEAR COMPLETED • 1999 HEIGHT RANGE • 2 stories Architectural Character • All sides of the project are oriented towards the street, and include an abundance of windows and transparent entryways to increase the visual connection between the pedestrian and the various activities within the building. Streetscape Design ON BROADWAY Fox Theatre • Varying colors, materials and architectural finishes such as columns, cornices, and awnings add visual interest and break apart the facade into smaller, easily distinguishible parts that reinforce the pedestrian scale. • Middlefield Road converts into a shared street along the project’s frontage, allowing for cars, pedestrians and bikes to all share the street equally. By minimizing the dominance of cars, traffic speeds are reduced and the street can double as a new kind of open space for pedestrians and bicyclists to enjoy as well. • Outdoor dining areas flanking both sides of Middlefield Road create an active street environment that blurs the boundary between public and private spaces. AVALON AT CAHILL PARK Urban Form 754 The Alameda San Jose • Located off of the Alameda San Jose, the project serves as development between existing homes and the larger-scale character of Downtown. YEAR COMPLETED • 2003 • The rear of the project abuts a large park that helps to unify the other surrounding housing developments with the adjacent single-family neighborhood. • Underground and podium garages reduce the number of driveways and allow for a consistent street wall. WILSON AVE • Craftsman-style townhomes line Wilson Avenue and buffer the existing 1920s bungalows from the project’s denser multifamily apartments. Front porches looking out onto the street visually connect the private and public realms. Streetscape Design SAN JOSE CALTRAIN STATION • Consistently spaced street trees along the Alameda soften the hard features of the building’s facade, and provide pedestrians with a shaded canopy. • Ample, 15-foot sidewalks create a comfortable pedestrian environment. CALTRAIN PARKING • Wilson Avenue is characterized by its small neighborhood feel with a lush tree canopy and nicely landscaped setbacks. LA TERRAZZA AT COLMA STATION Urban Form • Located on El Camino Real, the major Peninsula thoroughfare, and adjacent to the Colma BART Station. 7800 El Camino Real Colma DRIVING DIRECTIONS: 280 South to 82 North/El Camino Real • Surrounded by a mixture of newer multistory apartment buildings and older two-story homes. USES • 3,000 SF of commercial • 147 dwelling units (31 affordable) • 6 live/work lofts • A pedestrian paseo running along the northern edge of the project provides pedestrians with a direct route from El Camino Real to the BART Station, but is not wheelchair or bikeaccessible. YEAR COMPLETED • 2005 • The project includes open space along its west side, helping to buffer the apartments from the noise generated by the adjacent BART station. Streetscape Design • Parallel street parking mixed with a small amount of off-street diagonal parking helps to maintain the project’s street presence while also offering flexible parking options. • Special paving and signage at the mid-block pedestrian paseo leading to the BART station highlight the pedestrian’s presence, and create a gateway element that adds visual character to the project. THE UPTOWN Urban Form 500 William Street Oakland • The project is situated along Telegraph Avenue in one of the major commercial and lifestyle districts in the Downtown Oakland. DRIVING DIRECTIONS: 24 West to West Grand Avenue • It carries out the existing urban form of the Downtown with 5-story apartment buildings that are built right to the property line and relate to the street on all four of their sides. USES • 9,000 SF of retail • 665 dwelling units (246 affordable) • 25,000 SF of open space • The project includes a plaza that occupies a block to the south creating a community gathering space that is highly visible and accessible, and usable for a variety of events and activities.
