Our Median price for 2015 was 154,700 up 2.5% compared to 2014.Our sales for 2015 were 1423 up 10.1% compared to 2014. All indicators point to a strong 2016. Please be sure to read the SUPRA article that outlines the upcoming lockbox exchange. It is truly exciting to be exchanging for Bluetooth technology. Access to lockboxes using your Smart Phones is an upgrade that will allow members to utilize technology more efficiently. Our WI CE dates are set. Flyers are attached in this issue of the newsletter. There are approximately 50 million roses given on Valentine`s Day around the world. On Valentine’s Day every year, there are at least 36 million heart shape boxes of chocolates sold. At least 9 million people buy their pets a gift on Valentine`s Day. There are enough candy hearts made each year to stretch from Valentine, Arizona to Rome, Italy, and back again. But what are the origins of Black History Month? Much of the credit goes to Harvard Scholar Dr. Carter G. Woodson who was determined to bring Black History into the mainstream public arena. Woodson devoted his life to making “the world see the Negro as a participant rather than as a lay figure in history.” In 1926, Woodson organized the first annual Negro History Week, which took place during the second week of February. Woodson chose this date to coincide with the birthday of Frederick Douglass and Abraham Lincoln – two men who had greatly impacted the black population. Over time, Negro History week evolved into the Black History Month that we know today- a four-week-long celebration of African American History. Can I continue to follow this procedure if the homebuyer is a minority?” Key Points • Personality conflicts with a homebuyer can occur and should be handled carefully to avoid any charges of discrimination. Areas of Liability • Avoid any criteria for reassigning homebuyers that are based on race, or that can be interpreted in any way as being based on race, color, religion, sex, handicap, familial status, or national origin. Actions to Take • • Brokers: Never assign homebuyers to sales associates on the basis of race, color, religion, sex, handicap, familial status, or national origin. Never assign minority sales associates to work solely with homebuyers interested in relocating to predominantly minority residential areas. Sales Associates: If you find that you are having personality conflicts with a homebuyer and a reassignment is necessary, it should be made by the principal broker or sales manager. Your broker or manager should investigate the reasons given for the reassignment to ensure no racial bias or prejudice has occurred. Interview the homebuyers to determine their feelings and preferences in the matter. If a September 13-14, 2016 reassignment is made, try to assign the homebuyers to a sales associate of the same race as the original sales associate. If the homebuyers request a sales associate of a specific race, color, religion, sex, handicap, familial status, or national origin, the circumstances of the reassignment should be carefully documented. Suggested Response Broker to sales associate: “Just what is the problem between you (a white sales associate) and Mr. and Mrs. Hollins (a black couple)? I realize that people from the Midwest may not be able to appreciate how much more expensive housing is here in the Bay Area. You know Fred (another white sales associate) is originally from the Midwest and he just put Mr. and Mrs. Smith (a white couple) from Des Moines in a nice ranch last week. Maybe he will have better luck with the Hollinses. As Bluetooth technology is now available, we will be exchanging Boxes on a one for one, upgrading the Supra iBox to the Supra iBox BT LE. This is exciting! This will allow our members to load the eKEY® app on their smartphone or Tablet, to open lockboxes and transmit real time showing information to the SupraWEB data system. This upgrade to Bluetooth technology, boxes will give our members a choice to upgrade to the eKEY® or continue with their Display KEY. At the exchange, boxes will be exchanged and members can upgrade to eKEY ® if they choose. Training will also be available during the exchange period. The purpose of this notice is to encourage Companies to update their lockbox inventories. Now is the time to locate lost boxes and establish an accurate count. In February, a notice will go out to brokers requesting number of boxes they will have available for the exchange. For companies that have an inventory of 100 boxes or more , we will offer a different procedure that will help facilitate this exchange more efficiently for you. Watch your email for further direction. The exchange will take place the last week of March. The exact date will be determined shortly. This is an exciting time. There are many additional benefits to the iBox BT LE, like a larger key container and improved ease of use while realizing the shackle. Violation of MLS Rules and Regulations to Loan Your Lock Box Key It is clearly a violation of the MLS Rules and Regulations to loan your key to another agent or any other person. Violation of this rule will result in a $250 fine with subsequent violations increasing by $250. Such violations may result in the loss of card privileges.
