t’s all about planning — and if you’re
anything like Chantelle Camirand-Lee,
the future is now.
Even though the young professional already owns a townhouse close to the inner
city, she believes in the Beltline area and
specifically, the Qualex-Landmark development company.
That’s why she recently put money down
on a condo in the third of a trio of towers in
Connaught that the B.C.-based developer is
constructing.
“Luna is my second-home purchase,” says
Camirand-Lee.
“It was originally bought as an invest-

ment, but I love my unit so much that it
will become my permanent residence. It’s a
downsize from my first home, but definitely
an upgrade.”
The unit won’t be ready for occupancy
until October 2012 — but that’s just fine with
Camirand-Lee. “I hope that gives my current home enough time to build equity and
hopefully, turn a profit when it comes time
to move into my new place,” she says. “Also,
because I’ve bought a unit at today’s market prices, I’m sure that housing prices will
steadily increase.”
The highrise condominium market in
Calgary — especially in the Beltline area —
slowed dramatically in the past year.

HOT IDEA SPRINGS FORWARD
Fairmont Hot Springs Resort in B.C. has launched its
Mountainside Ridge home sites.
One of the innovative options being offered is custom
homes from Timko Developments.
The homes are designed with buyers before they are
built at an Alberta plant. The stick-frame walls are subsequently transported to Fairmont Hot Springs for final
construction.
A fully-constructed, cottage-style house from Timko
containing 1,500 square feet and offering three bed-
rooms and two bathrooms starts at $350,000. But if buyers want to finish the interior of the home themselves,
the exterior and framing of the same home is $155,000.
Home site prices at Mountainside Ridge start at
$114,900 and there is a flexible construction schedule,
allowing owners to break ground up to five years after
purchase.

PAMELA IRVING
FOR CANWEST NEWS SERVICE
KIMBERLEY, B.C.
E
dmonton nurse Erin
Adams, 33, and brother
Craig, 31, bought a twobedroom penthouse condo for
$425,000 at Mountain Spirit
Resort and Spa in Kimberley,
B.C., while it was still in the preconstruction phase in 2007.
Similar penthouse condos are
currently selling from $574,900.
Erin is pleased from both
an investment and recreation
standpoint.
Since completion last fall, she
has taken friends and her retriever Sprout there on many a
mountain getaway. It’s a sevenhour drive from Edmonton —
about five hours from Calgary
— a manageable trip whenever
she has more than a couple of
days off work.
“My brother and I are also
involved in the family financial
management company. We
were looking for something to
invest in together, and fell in
love with this when we discovered an ad about it in the Edmonton Journal,” Erin explains.
That they can bring pets to
the resort was a big plus for
both Adamses.
“There are places to walk

disapprovingly when they see

Pet-friendly is just one of
many features that attracted
the siblings. The resort is on

ski hill — you can ski out to,
and back from the hill, and
are within walking distance of
Trickle Creek golf course in the
summer.
“The condo is beautiful, very
clean and contemporary, with
fantastic views of the ski hill.
It’s quiet, but you are not isolated because there is a lot going on, and lots of sunshine and

quality skiing, with few lineups.
We look forward to exploring
the area more this summer. It
will be our first,” Erin says.
Sometimes the siblings go
together, but most of the time
they trade off, and on occasion their parents also use the
condo. There are other singles,
couples and families nearby,
and Erin says it is a good family
destination. The Bellstar property and rental management
scheme helps defray costs in
their absence.
“It’s great to have a getaway
that doesn’t have maintenance
headaches and earns in your
absence,” she says.
Erin’s favourite feature is the
kitchen with maple cabinets,
granite counters and stainless
steel appliances, but the soaker
tub in the bathroom is a close
second. Other features include
eco-friendly geothermal heating and cooling, lush beds and
linens, flat-screen LCD TVs and
DVD players in both the master
bedroom and living room and
complimentary high-speed
Internet.
Located on Highway 95A
between Cranbrook and Invermere, Kimberley is surrounded by four mountain
ranges, with plenty of summer
activities for the adventurous,
including hiking and swimming
at nearby Wasa and Moyie lakes.
Restaurants include Chef
Bernard’s Platzl Inn, a renowned Bavarian restaurant
that has been there for years,
and Green Phoenix, one of the
newer fusion cuisine venues,
which offers tapas and live
music.
When Allyson Blake, real estate sales director for Mountain
Spirit Resort, is not playing her
Irish fiddle as part of the local
music scene, you will find her
in her office laying out sales options.
“Studios start at $298,000
with three-bedrooms at
$649,000. If you are not ready
for whole ownership, partial
ownership schemes start as
low as $86,900 with options to
participate in the Intra-West
Resort-to-Resort international
exchange program,” Blake explains.
“With worries about international market turbulence,
people can invest in the stable
Canadian environment, while
accessing quality properties
around the world.”
There are a number of units
at Mountain Spirit still available
for sale, with a multi-faceted
6,000-square-foot spa and a
4,000-square-foot restaurant
slated for development. Kimberley’s conference centre is
under construction.
The Adamses intend to own
the condo for at least five years.
Then, depending on the environment, they may sell and
reinvest.
“We are ahead of our friends
on the investment curve. They
are all getting married and having kids, while we are doing
this. Some day we’ll get back
to doing what they are doing,”
Erin says.

One stop shop for Three Sisters

divisions of Alpine and
Wilderness Homes
have teamed up with the Swan
Group to market four different
resort offerings in Three Sisters
Mountain Village in Canmore.
“It’s like a one-stop shop for
people looking for a home,”
says Chris Wein, president of
multi-family operations-southern Alberta for Unity Builders
Group.
“There are three builders,
six show homes and one location. No matter what people are
looking for, they’ll find a great
variety here, so it only makes
sense and makes it easier for
everyone.”
The builders are using the
services of New Home Star to
do the sales and marketing. The
Chicago-based team headed up
by David Rice, formerly with
Pulte Homes, was founded in
2007 with the aim of bringing
a highly-specialized sales and
marketing approach to the new
home business.
“All of our top senior vicepresidents were with Pulte,”
says Rice. Pulte is one of the
largest and most diversified
builders in the U.S.
“We have sales and marketing
experts that we think are the
best in the business.”
Aligning staffing needs with
market demand is one of the
company’s strengths, says Rice,
who says the first foray into the
Canadian market will not be the
only one.
“The U.S. market is extremely
volatile, so we’ve intentionally
diversified,” Rice says, noting
that the company has worked
with UBG in the immediate
past.
“We’re encouraged and intrigued with the synergy and
geographic diversity of Canada
— and we have a good respect
for Calgary. The economy has
weathered the storm well.”
He is looking at some properties in the B.C. market as well.
Rice’s ambition: “To be truly
international, with expansion to
Europe by 2012.”
Meanwhile, the company has
already set up shop in Three
Sisters Mountain Village, working with Alpine Homes and
Wilderness Homes under the
UBG label and the Swan Group.

Three Sisters is going full-steam ahead

It will be ready for

LUNA: ‘Time is right’
Reasons behind the decline
include the downturn in the
economy and a high number
of units that were planned for
the area. Some projects were
postponed, while others were
cancelled altogether and a few
others went into receivership.
But Qualex-Landmark is as
optimistic about the Calgary
market as Camirand-Lee, says
Chris Colbeck, vice-president
of sales and marketing for the
company. “The time is right and
all the economic indicators are
giving people confidence.”
Indeed, the latest advertisement for Luna — a full page
taken out by Qualex-Landmark
— starts with the heading:
“We’re bullish on the future. After all, we are in Calgary.”
But Qualex-Landmark
stopped initial plans to build
until the company went to its
tradespeople to renegotiate
costs, says Colbeck.
“We wouldn’t approach the
building of the third highrise
until we were 100-per-cent certain of the costs — and once the
costs were down, 100 per cent
of those savings were passed on
to our customers,” he says. “We
had some buyers back in 2008
and we went back and honoured those new prices with
them.”

music will be supplied by Mikey Da Roza.
Another reason to celebrate is the fact the project has sold about 50 per cent of the 218 homes

has benefited from restored market confidence,
improving economic conditions, increased MLS
sales, shrinking new home inventories, and commencement of construction.

WHAT YOU
NEED TO
KNOW
FROM PAGE J3
PRICES:
‘Works in
my favour’
People have responded to the
new prices, he says. “They recognize the market has hit bottom
and they know interest rates are
still attractive — but they know
there is some upward pressure.”
For Camirand-Lee, that was another factor. “I think the housing
price decrease certainly works in
my favour since I got a great price
on my unit — and I still have
roughly two-and-a-half years to
build the equity in my current
home.”
But that wasn’t the real motivator for the move.
“I feel that Luna exemplifies
the chic, modern, urban lifestyle,”
she says. “I liked Luna for a few
other reasons, too: location, the
look and feel of the space, the
great standard features, the great
use of space and all the features
that will be in the building, such
as the steam room and gym.”
The building will have 30 floors
with 218 units in total. It complements Stella, the first condo on
the site, and Nova next door —
but “we’ve raised the specifications each time,” says Colbeck.
“The name, Luna, says it. All the
stars are aligned and consumers
are responding.”
More than 95 sales have already
taken place with a full range of
buyers — everyone from firsttime purchasers who are either
renting or living with parents and
are able to save for the two-plus
years it will take before moving
in, to empty nesters looking for
the convenience of lifestyle.

Large windows demonstrate the views from the dining area. Below, the master bathroom.
“Plenty of professional couples are buying, as are parents
purchasing for their children,”
says Colbeck. “We have some
investors, but we’re not seeing
speculators — and we don’t want
them.”
Units range from 665 square
feet all the way up to 1,081 square
feet, with large balconies anywhere from 70 to 85 square feet.
The floor plans include onebedroom units with flex space
and a work station to two bedrooms with flex space or work
station. The penthouse units
have already sold.
Six townhouses — zoned live/
work — are from 1,491 to 1,800
square feet facing 12th Avenue.

Bullock had just started salsa
dancing when he got put in touch
with Theresa.
“Being a white guy, I felt I needed more practice...more one-on-one
time. I arranged for that with Theresa which is how I got to check out
the aerobics facility at the Riverside
Quays.”
A few days later, Bullock came back
to look at the show suites with Sali.
“I was really impressed with
the finish of the suites and the
location. The amenities, as far as I
was concerned, were far better than
any of the places I had looked,” says
Bullock.
After owning a house previously,
Bullock (a 50-something, self-described “yuppie,”) felt that this was
the place for him.
“Now I like to lock up the doors
and head to the mountains.I don’t
have to worry about things like watering the lawn,” says Bullock.

Another amenity that you can
find at the Riverside Quays is the
Bistro, which offers its residents
gourmet food right in their own building. Owners can even call in and preorder their dinner so it will be ready
when they get home after a long day.
All of these reasons are why Tucci
and Bullock chose to make the Quays
their home. In the future, Tucci
hopes to rent out the Bistro and throw
a salsa party for all of her friends,

Tucci was over-the-moon when she
found out about the concrete and
steel construction at the Quays.
“I used to live in a wood building
before and I could hear everything
my neighbours above me were doing or saying.”
The steel and concrete construction of the Riverside Quays
has been a great selling point, says
Michael Sali, a representative of
Statesman. It’s not only the construction, but where it is located,
that makes this development special
he says.
“This location sells itself,” says
Sali.
