Even though the young professional already owns a townhouse close to the inner city, she believes in the Beltline area and specifically, the Qualex-Landmark development company. It’s a downsize from my first home, but definitely an upgrade.” The unit won’t be ready for occupancy until October 2012 — but that’s just fine with Camirand-Lee. “I hope that gives my current home enough time to build equity and hopefully, turn a profit when it comes time to move into my new place,” she says. “Also, because I’ve bought a unit at today’s market prices, I’m sure that housing prices will steadily increase.” The highrise condominium market in Calgary — especially in the Beltline area — slowed dramatically in the past year. E dmonton nurse Erin Adams, 33, and brother Craig, 31, bought a twobedroom penthouse condo for $425,000 at Mountain Spirit Resort and Spa in Kimberley, B.C., while it was still in the preconstruction phase in 2007. Similar penthouse condos are currently selling from $574,900. Erin is pleased from both an investment and recreation standpoint. Since completion last fall, she has taken friends and her retriever Sprout there on many a mountain getaway. It’s a sevenhour drive from Edmonton — about five hours from Calgary — a manageable trip whenever she has more than a couple of days off work. “My brother and I are also involved in the family financial management company. We were looking for something to invest in together, and fell in love with this when we discovered an ad about it in the Edmonton Journal,” Erin explains. Sometimes the siblings go together, but most of the time they trade off, and on occasion their parents also use the condo. EDMONTON JOURNAL One stop shop for Three Sisters KATHY MCCORMICK CALGARY HERALD T he Unity Builders Group divisions of Alpine and Wilderness Homes have teamed up with the Swan Group to market four different resort offerings in Three Sisters Mountain Village in Canmore. “It’s like a one-stop shop for people looking for a home,” says Chris Wein, president of multi-family operations-southern Alberta for Unity Builders Group. “There are three builders, six show homes and one location. No matter what people are looking for, they’ll find a great variety here, so it only makes sense and makes it easier for everyone.” The builders are using the services of New Home Star to do the sales and marketing. The Chicago-based team headed up by David Rice, formerly with Pulte Homes, was founded in 2007 with the aim of bringing a highly-specialized sales and marketing approach to the new home business. “All of our top senior vicepresidents were with Pulte,” says Rice. Pulte is one of the largest and most diversified builders in the U.S. “We have sales and marketing experts that we think are the best in the business.” Aligning staffing needs with market demand is one of the company’s strengths, says Rice, who says the first foray into the Canadian market will not be the only one. “The U.S. market is extremely volatile, so we’ve intentionally diversified,” Rice says, noting that the company has worked with UBG in the immediate past. “We’re encouraged and intrigued with the synergy and geographic diversity of Canada — and we have a good respect for Calgary. The economy has weathered the storm well.” He is looking at some properties in the B.C. market as well. Some projects were postponed, while others were cancelled altogether and a few others went into receivership. But Qualex-Landmark is as optimistic about the Calgary market as Camirand-Lee, says Chris Colbeck, vice-president of sales and marketing for the company. “The time is right and all the economic indicators are giving people confidence.” Indeed, the latest advertisement for Luna — a full page taken out by Qualex-Landmark — starts with the heading: “We’re bullish on the future. After all, we are in Calgary.” But Qualex-Landmark stopped initial plans to build until the company went to its tradespeople to renegotiate costs, says Colbeck. “We wouldn’t approach the building of the third highrise until we were 100-per-cent certain of the costs — and once the costs were down, 100 per cent of those savings were passed on to our customers,” he says. “We had some buyers back in 2008 and we went back and honoured those new prices with them.” Calgary Herald Archive An artist’s rendering of the Luna condo tower in Connaught. Qualex-Landmark officials say Luna has benefited from restored market confidence, improving economic conditions, increased MLS sales, shrinking new home inventories, and commencement of construction. — Marty Hope WHAT YOU NEED TO KNOW FROM PAGE J3 PRICES: ‘Works in my favour’ People have responded to the new prices, he says. “They recognize the market has hit bottom and they know interest rates are still attractive — but they know there is some upward pressure.” For Camirand-Lee, that was another factor. “I think the housing price decrease certainly works in my favour since I got a great price on my unit — and I still have roughly two-and-a-half years to build the equity in my current home.” But that wasn’t the real motivator for the move. “I feel that Luna exemplifies the chic, modern, urban lifestyle,” she says. “I liked Luna for a few other reasons, too: location, the look and feel of the space, the great standard features, the great use of space and all the features that will be in the building, such as the steam room and gym.” The building will have 30 floors with 218 units in total. It complements Stella, the first condo on the site, and Nova next door — but “we’ve raised the specifications each time,” says Colbeck. “The name, Luna, says it. All the stars are aligned and consumers are responding.” More than 95 sales have already taken place with a full range of buyers — everyone from firsttime purchasers who are either renting or living with parents and are able to save for the two-plus years it will take before moving in, to empty nesters looking for the convenience of lifestyle.
