Permit volumes and home prices also continued their upward trend and are now considered to be representative of a market in equilibrium. Low interest rates have helped enable many of these positivetrends.However,ifratesstaythislowfortoolongourmarketmayoverheatandbeatrisk ofanotherbubblenottomentionotheradversesocioeconomiceffectsitmaycause.Asofnow,the widelyheldviewisthattheFedwillincreaseratesneartheendof2015/beginningof2016.When theFeddoesstarttoraiserateswebelievetheywilldosoatamuchmoretepidpacethanprevious environmentswheretheFedwasraisingrates.Wealsobelievethereisagoodpossibilitythehousing market, as well as most other economic markets, will experience a prolonged negative reaction, potentiallylasting6monthsormore,whentheFedfinallydoesraiserates.Weexpectacoupleof yearsofslowtomoderategrowthafterthisperiod. Intryingtogaugethenextpotentialdownturninhousingandoveralleconomywereference working papers by the International Monetary Fund (IMF). According to the IMF, housing cycles historicallytendtolast7‐8yearsonaveragebetweenpeaks;domesticallyandabroad.However,the circumstances that led to our most recent peak and trough periods were anything but average. Lookingattherelationshipbetweenthetimedifferencesfrompeak‐to‐troughandfromtrough‐to‐ peak, the IMF found that trough‐to‐peak periods last around 33% longer than peak‐to‐trough periods.Consideringourmostrecentpeak‐to‐troughperiod(approximatelyQ12006–Q12011)was about5+/‐years,wecangleamthetrough‐to‐peakperiodwearecurrentlyintolastabout6.5–7 years.Thiswouldputthenextpeakinhousingaroundlate‐2017/early‐2018. AswehereatLSIpreparetomoveforward,ourforecastforthenexttwelvemonthscallsfor a 7%‐11% increasein newresidentialhomepermitissuance,3%‐ 6%increasein homeprices, continuedtighteningofthelaborsupply,moderatelyrisinginterestratestonear4.25%bytheend ofthethirdquarterof2016,increasingprimaryhomedemandandincreasingmulti‐familydemand. © 2015 Land Solutions, Inc. All Rights Reserved 4 SocioeconomicConditions Population SouthwestFloridaisonceagainoneofthefastestgrowingareasinthenationasitwaspriortothe realestatecollapsein2007‐2010.Growthisattributedtoin‐migration,mostlyfromNortheastern and Midwestern states; however, foreign migration and intrastate migration are also significant factors for growth. The real estate collapse and the global economic capitulation that followed, stuntedgrowthinSouthwestFloridaduringthe2007‐2010period.Unstablejobmarkets,economic uncertaintyanddecliningpersonalwealthtrappedpeopleintheirresidencesanddecreasedtheir confidencetomakeamovetoFlorida.Manyoftheseconcernsbegantounwindstartinginlate2010. U.S. Census Population Estimates were updated March 26, 2015 and can be seen in the following graph.ThedatashowsestimatesasofJulyeachyearthrough2014.ItshowsSouthwestFloridais onceagainexperiencingsignificantgainsinpopulationwitha2.60%gain(or30,374people)in2014 over 2013 for Collier, Lee, and Charlotte Counties combined. If you divide the population gain (30,374) by the average household size in Southwest Florida (2.55) we get 11,911. 11,911 is the numberofnewresidentialunitsneededtosupportourcurrentannuallevelofpopulationgrowth (30,374).Therewere12,054newresidentialunitspermittedinSouthwestFloridaoverthepast12 months(October1,2014‐September,302015).Withadifferenceofonly1.19%,wewouldconsider thisamarkettobeinsync. Passenger traffic figures at SouthwestFloridaInternationalAirportconcurwiththatnotion,asseeninthefollowinggraph. Passengertrafficincreased4.10%throughthefirstthreequartersof2015overthesameperiodlast year. Currently,the onlycarrierattheCharlotteCountyAirportisAllegiantAirwithservicestoU.S.citiesintheMidwest, NortheastandSoutheast.Theairportexperienceda30.96%increaseinpassengertrafficthroughthe firstthreequartersof2015overfiguresfromthesameperiodtheprioryear.Trafficisexpectedto furtherincreasein2015duetoadditionalflightsbeingaddedattheairport.Airportofficialsproject passenger traffic to be around 825,000 in 2015. To put those figures into perspective, the Sarasota/Manatee Airport saw 1,197,097 passengers in 2014. All Rights Reserved 11 SchoolEnrollments Southwest Florida school enrollments overall declined in the 2007‐2008 and 2008‐2009 school years.Asaresultofthe2004‐2007run‐upinrealestateprices,manyyoungfamiliesoptedforless expensiveareastoraisetheirfamilies.Familiescontinuedtoexitthemarketwhenunemployment begantospikein2008duetotheeconomicdownturn.Enrollmentfigures;however,fromthepast six school years showed a reversing trend to positive growth in Lee and Collier Counties, while Charlotte County enrollment continued to decline. The decline in Charlotte County is expected to reverse course next year. Enrollment growth is indicative of an improving job market and lower housingpricesinSouthwestFlorida.Enrollmenttrendsaredepictedinthefollowinggraphs.
