LAST ISSUE OF MOGINIE
JAMES AT HOME…
Director Nick James said: “There is certainly an increased
confidence in the property market since the May general
election result. We have seen an uplift in activity all around
including viewing appointments/valuations and instructions.
Companies working within the property sector were all
viewing the possibility of a Labour Government with a
great deal of trepidation and some of the core manifesto
policies would have been hugely detrimental to the
property market.
The election of a majority Conservative government will
provide stability for all those working within the sector
and many clients and customers, who have been holding
back on either selling or purchasing their properties, will
now have the confidence to proceed. Here at Moginie
James, we’re anticipating a buoyant property market this
Summer and beyond…”

PEDAL POWER!
Alyson, Max and Chloe from our Roath office got back in
the saddle again in aid of 2 Wish Upon A Star, a wonderful
charity that the office has supported for several years.
The team cycled an impressive 120 miles in total to
Taunton back to Miskin.
Max Girdler from our Cyncoed office explains: “Day One
comprised 50 miles to our overnight stop in Tauton –
although it started in driving rain, we finished in glorious
sunshine! Day Two was a little stop-start, but for a good
purpose – we re-grouped just outside Cardiff, and cycled
en-masse (240+ cyclists all in matching jerseys!) straight
through the city centre and past the castle to raise the
charity’s profile. A further re-grouping just outside Miskin
allowed everyone to finish together, to a rapturous
reception in such a small village!
We’re proud to say that Team MJ hit their fundraising
target of £450 helping the charity to smash their target
of over £36,000! “

The lettings industry has been hitting the headlines in Wales of late and landlords
are quite rightly concerned about how changes to the regulatory framework may
affect their livelihood – Martine Harris, Head of Lettings, explains all…
The Housing (Wales) Act 2014 was passed by the National
Assembly for Wales in July 2014 and received Royal Assent
on 17 September 2014. Part 1 of the Act will introduce a
mandatory registration scheme for all private landlords
in Wales and there will also be a requirement for private
landlords and lettings agents to be licenced if they let or
manage properties. This legislation is scheduled to be implemented towards the latter part of this year.
Many of our landlords have been in touch with us to ask
what the main elements of this new legislation are, and
how it will work in practice so here is a summary of the
main points:
•Agents and landlords will all be required to adhere to a
new Code of Practice. The new Code is split into two
parts – Statutory Requirements and Best Practice. The
Statutory Requirements are those provisions which are
currently law and licence holders will need to comply to
retain their licence. The Best Practice suggests guidelines
which agents and landlords should aspire to achieve, but
failure to meet the Best Practice aspects will not necessarily lead to a licence status being adversely affected.
•If you are a landlord that uses an agent to manage your
properties, you will not require a licence but you will
need to register all of your rental properties and you
must only engage the services of a licenced agent.

•Every private landlord in Wales will be required to
register all of their rental properties. This is not intended to be a lengthy process and the registration can be
completed online. Prospective tenants will then be able
to access the register to check if a particular property
has been registered.
•All letting agents in Wales will have to be licenced.
The granting of a licence will necessitate certain criteria
being fulfilled such as the letting agency staff all being
required to be trained to certain minimum standards
of competence, by having attended an approved
training course.
•If you are a landlord that
manages your own properties
- so in other words, you use
an agent to find you a tenant,
but thereafter you manage the
property yourself, you will be
required to apply for a licence,
as well as registering all of your
rental properties.You will also
need to attend the approved
training course. Registration and
licences will last for a period of
5 years.
•Enforcement will involve a variety of penalties including
fines and fixed penalty notices, rent stopping orders, and
rent repayment orders, restrictions on serving section
21 notices and prosecution.

It’s that time of year again where the weather is warming up, summer holidays are being
booked and we all start to enter panic mode as we consider the bikini body we haven’t
quite got around to working on. As you prepare to hit the pool, head to the beach or
throw on your best summer outfit the team at SOS Athletic Excellence would like to
offer you some hints and tips to ensure you are ready for Summer 2015.
It may seem too late but it’s not. At SOS Athletic Excellence we pride ourselves on

top 5 simple hints and tips, and you’ll be in great summer shape in no time.
Water is absolutely essential for just about every function
in your body. People seriously underestimate just how
important this vital source really is. Not only does it curb
hunger but it can also help to boost your metabolism.
Drinking a glass of water when you’re hungry can help you
make it until your next meal if it’s not quite time to eat.
Eating when you’re not actually hungry can lead to weight
gain, sluggishness, and can throw you off your natural
eating cycle. When you feel hunger coming on before it’s
time to eat again, see if you’re just thirsty and have a drink
of water before rushing off to grab an unnecessary snack.
Thirst and hunger signals are the same and drinking water
in the initial stages of ‘hunger’ can help determine if it is
really hunger that you’re feeling. Saving yourself from those
unnecessary calories can have a really dramatic effect on
your weight-loss goals.
Cucumber water is particularly effective in weight-loss and
increased hydration. Although water is vital to the body, it’s
not got a great source of vitamins when drunk by itself. By
adding a couple of slices of cucumber to your water you’ll
be boosting your vitamin and mineral intake in a really
simple and tasty way. To really jazz things up you can add
fruit for extra flavour and even more antioxidants without
consuming the extra calories whilst getting even more
goodness. Since these vitamins are coming from whole
food sources and not synthetic vitamins they’ll be better
absorbed and utilised by the body than if you were to get
them from waters claiming to contain ‘added vitamins’. It’s
also a great tool if you’re not a fan of drinking water.
GET SKINNY WITH FAT
It may seem like the obvious thing to do but cutting
back on fat is definitely not what we want when we are
embarking on a weight-loss or better health journey.
The ‘low fat’ message that we have been bombarded
with for so many years has been so wrong. We need to be
putting MORE fat into our diets. The catch is that it’s the
right fat. What we don’t want is artery-clogging trans fats
but rather heart healthy fats such as omega 3. Dietary fat
is essential for our skin, joint, metabolic and neurological
health. Fats are vital in delivering fat-soluble vitamins to
our cells and are a brilliant energising fuel. Do not be afraid
of fat, it’s sugar (which we’ll touch on in top tip #3) we
should really be afraid of.Your weight-loss problems will
never be eliminated if you eliminate fat.
Fat doesn’t make you fat. Fact! Overeating makes you fat
and consuming the wrong types of nutrients (whether
protein, carbs or fats) and inactivity makes you fat. What
you need to remember is that fat is very satiating - it keeps
you fuller and more satisfied for longer. It’s very difficult
to overeat on a high-fat / low-carb diet. The problem
comes in when you have high fat in the presence of high
carbohydrates. When this happens the fat is competing
with the carbohydrates as a primary energy source. Low/
moderate carbohydrates make it easier for your body to
access fat for energy. When eating a higher amount of the
right fats while choosing your carbohydrate sources wisely,
you become a fat burning furnace.

GO SUGAR FREE
As people are moving towards a more health conscious
lifestyle, there seems to be a greater effort to avoid the
obvious bad foods. We see people making wise choices
like turning down a chocolate brownie when out for a
coffee with the girls or rejecting a slice of birthday cake
at their kid’s friends party. However, while many of us
consciously strive to be ‘good’ in our food choices we
are still consuming huge amounts of sugar without even
realising it. For instance, did you know that a popular
brand of breakfast muesli contains 27g of sugar p/serving?
A typical cereal serving size is particularly small too. That’s
a lot of sugar for something that isn’t even going to fill
you up. Herein lies the problem…. sugar is in just about
everything we eat. It’s no wonder we are facing a growing
obesity and diabetes epidemic. On top of that, in a bid
to stay healthy, we then aim for a ‘5-a-day’ and consume
fresh/natural products and consume fruits and honey and
add even more sugar to our diet without even realising it.
Then, just to add to our ‘health kick’ we reach for low fat
food likes yoghurt and bread and add even more sugar to
our diet without even realising. There is sugar everywhere
and it’s time we took control and avoided it as much as
possible. There are plenty of naturally occurring sugars in
the food that mother nature supplies, we do not need to
add any more.
The key to long term success is to keep your blood sugar
levels stable. Although sugary foods make you feel good
momentarily, what they actually do is spike insulin and
leave you feeling drained, bloated, anxious and unhappy.
Make the choice today to eliminate sugar from your diet.
Initially you will suffer from mild withdrawal and possibly
some headaches but stay with it. Load yourself with green
veggies and plenty of water and watch your energy levels
sky rocket and your body fat plummet.
If you feel like you have no time, I urge you to reassess
things just a little. We spend hours of wasted time on
social media and in front a television screen. We could all
seriously benefit from putting our phones down for just
30 minutes and get moving instead. It’s really that simple.
It is recommend that we engage in a minimum of 3-5 hours
p/week of vigorous activity. This is certainly achievable
when you break it down into smaller chunks of 10 - 20
minute intense workouts.
There are a number of reasons to avoid sugar but if
you’re not yet convinced then how about some of
these sugar facts…
GREEN AND CLEAN
Sugar causes a stress reaction in the body which
results in a release of adrenaline and cortisol. It also
causes high levels of oxidative stress. This effects
fat loss.
Sugar causes havoc with your immune system by
impairing white blood cell function.
We have a hormone called leptin which is responsible
for appetite regulation. Sugar decreases the
production of leptin.
Sugar causes fat storage and weight gain and inhibits
the transfer of amino acids to muscle tissue. Amino
acids are essential for optimum cell function.
GET MOVING
No time, no energy, no motivation. These are all excuses
many of us make when it comes to working out. When
I hear people say they have no energy, I have an easy
solution. Get moving! Active living creates energy. It’s really
that simple. The more you give, the more you get back.
The key is to find something you love (or at least
partially enjoy) and commit to it. The feeling you get
after a workout is awesome and you need to remember
this the next time you’re talking yourself out of getting
moving. What you also need to remember is that getting
moving doesn’t have to be hard to do your body good.
Unless you’re working towards a very specific goal then
something as simple as walking the dog will boost your
energy and weight-loss goals more than you realise. If
you’re really struggling then find a workout buddy. There
is nothing better than working out with a friend.You can
keep each other motivated, hold each other accountable
and have great fun whilst doing it. Working out shouldn’t
be a chore. Grab a buddy, find something you love and
get motivated.
We all know the importance of eating vegetables especially green leafy ones. Their health benefits far
outweigh the rest of the vegetable world as they are full
of essential nutrients and antioxidants. Everything greens
have to offer contribute hugely to successful weight-loss
and great health. Here at SOS we recommend a minimum
of 3 cups of green leafy veg p/day (the government
recommendation is 3 a week). Each time you sit down to
eat, make it your goal to have something green on your
plate no matter what. Once you create this habit, you will
become very aware just how little greens people around
you are actually eating.
Greens are the number one food to eat regularly when
it comes to boosting your weight-loss results. Along with
being nutrient dense, they are also extremely high in fibre.
Eating a diet which is higher in fibre means you stay fuller
for longer but it also means you feel full a lot sooner. This
will help stop you overeating. High fibre food generally
take longer to chew which means your brain can have
enough time to get the signal that you have had enough to
eat. Not only that, greens are very low in calories so even
if you are starving, you cannot overeat when it comes to
this nutrient dense food. Enjoy!

has teamed up with Specsavers in Cardiff and antibullying charity Kidscape to launch this year’s search for
the Wannabe Spectacle Wearers of the Year.
‘Glasses should be fun. I love the variety, from dark frames
to tortoiseshell and two-tone. I also like being a bit out
there and wearing white or vintage glasses. I think the
good thing about the range available now is that you can
have so much fun with them.’
Frank Moloney, store director at Specsavers on Queen
Street, says: ‘We want to celebrate the specs-wearing
superstars in Cardiff. The Spectacle Wearer of the Year
Awards offer the perfect opportunity for men and women
of any age to show how fabulous they look in glasses and
to wear their specs with pride.’
For every eligible entry Specsavers will donate £1
to Kidscape, which is celebrating 30 years of helping
vulnerable children in 2015. The money raised will help to
support them in providing training, support and advice for
children, parents, schools and those who may be affected
by cases of bullying and abuse in the UK.

lots of support for children who get bullied. It’s an awful
thing to go through and heart-breaking for kids and
parents. As a mother I’m proud to be part of this campaign
and help spread the word.’

at a star-studded event in central London.

safe. What questions should I be asking of his
landlord?
Martine Harris: I would always ensure that you request any
special conditions prior to the start of any tenancy to ensure
these are confirmed and agreed with the landlord and are
written into the contract. Always ensure an inventory is
provided from the landlord at the start of the tenancy, if one
isn’t provided I would advise you take note of the condition
of the property and also take pictures and send a signed
copy to your landlord. If you are renting in the Cathays
community ward area and live with 2 or more people always
request a copy of the additional license.

I have fallen in love with my dream property but
the vendor needs to move quickly, how long will
the conveyancing transaction take and is there
anything I can do to speed the process up?
T&Cs apply to all competitions. Winners picked at random.
Nigel Morgan: There is no standard time for the
Conveyancing process. This can be held up because the
Buyer needs to obtain a mortgage offer, also if he is at the
same time selling a property he will need to tie in that sale
with the purchase of the new property. Also a Seller may
similarly have to tie in with a sale for the purchase of his
new property. To speed the whole process up you should
have your mortgage agreed in principle as early as
possible and retain an efficient solicitor who will move
quickly to carry out all the relevant searches. The average
time for such a transaction is in the region of 6 weeks or
so however, I have known purchases to take place in a
few days where there has been no mortgage or related
transactions involved.

De-clutter your house. Eliminate any junk such as tired
looking knick-knacks, piles of paper and magazines. You
could go as far as to de-personalise your house, removing
items such as family photos, so that the potential buyer can
envisage living there without your personal effects making
it your territory – plus a de-cluttered house will also look
more spacious. You can even add to this sense of space
by putting up a mirror in each room - carefully placed, it
will trick the eye into thinking the space is doubled. Once
the space is clear, give the house a really deep clean. If
you don’t have time to do this yourself, consider hiring a
professional to do the work. Your money will be more
than repaid, as nothing looks better than a fresh, clean,
shiny home.

Make sure you eliminate any odours from your house, for
instance, pet pongs. If you live somewhere all the time, you
won’t notice how the place smells, so ask a trusted friend
for an honest opinion! Freshen up the house by having all
the carpets cleaned, and if you have a pet, make sure the
bedding is washed. Don’t cook anything too pungent just
before a viewing as this can also be off-putting!
THE HUB OF THE HOME
FIRST IMPRESSIONS COUNT
You don’t get a second chance to make a first impression.
Your home needs to have kerb appeal. As soon as people
draw up to your house, they need to feel straight away that
it is a home that has been cherished, maintained and cared
for. People do indeed judge a book by its cover, and any
negative impressions formed at this stage will be hard to
shake off.
Take a long, hard look at the front of your house. If you
cannot afford to repaint the whole property, then make
sure you carry out the essentials such as a new coat for
the front door, washing down the paintwork and cleaning
the windows.
Says Yvonne: “If you want to sell your home quickly and for the
best possible price, then the good news is you just need a few
little changes to your home, and it need not cost a fortune!
Little touches before the estate agent comes to value your
house can really make a difference and ensure you make the
best possible impression right from the start…”
A little elbow grease goes a long way, so shine your door
handles and letter box, sweep your paths, trim the hedge,
make sure all the fencing is up to scratch - and make
sure that there isn’t a weed in sight in your front garden.
Brighten things up by placing pots of colourful flowers near
the front door too.
Similarly, the hall is another first impression zone as it’s the
first thing your prospective buyers will see when they step
inside. Keep the space clear - nobody wants to squeeze
past bikes or trip over shoes as they walk in - whereas a
small attractive table decked with a vase of fresh flowers
will create a much better impression.
The kitchen is the room everyone gathers in, and this is
the room over which any potential buyer will be casting a
keen eye. Consider repainting the walls to spruce the place
up – nothing transforms a space as much as a lick of new
paint. Make sure the work surfaces are free of any unnecessary clutter, and look squeaky clean. You could even
invest in some new items such as a brand new kettle or an
upgraded coffee machine (bubbling nicely with the aroma
of fresh beans of course!) All of this adds to the ambience
of a happy home.
Take the same care over the bathroom – repaint the walls,
replace the towels and bath mat, and discard any bits and
bobs that have accumulated. Air fresheners are also a
must here.
CARE AND REPAIR
Anything obviously broken should be fixed as a matter
of priority. Nothing creates a more negative impact than
tatty fixtures and fittings, and if a home looks scruffy superficially, buyers might believe that there are more serious
problems lurking beneath the surface.
The key to a speedy sale is to make the potential
buyer leave your home wishing desperately to stay!

1.Insulating your loft can save you money.
Installing loft insulation is a relatively
inexpensive and easy thing to do. It could
save you up to £240 per year on your
fuel bill.
2.Do your research. Find out who supplies
your energy at your new home, what tariff
you’re on and whether there might be a
cheaper deal suitable for you. Switching
your payment method to direct debit can
also save you money.
3.Whether its unpacked boxes or your new
three-piece suite, keep the space around
your radiators clear to avoid trapping heat,
which wastes energy and money. Inserting
radiator reflector panels behind your
radiators can also help to keep heat in
the room.
Pack up your energy, waste and
water troubles with efficiency
tips and tricks for home movers
If you’re selling up or moving on, saving on energy, waste
and water are probably not at the top of your to-do list.
However, moving house is precisely when you should
start thinking about it. As part of your fresh start, take
a new look at how you use energy and water, and how
you can avoid waste. If you get it right from the beginning,
you could end up saving hundreds of pounds. With a new
home to kit out, every penny counts!
4.Just one energy efficient lightbulb can save you around
£50 over its lifetime. Upgrade outdated lightbulbs in
your new home to CFL or LED ones instead.
5.Don’t make your fridge freezer work harder than it
needs to – position it as far as possible away from
your cooker for optimum energy efficiency.
6.Upgrading inefficient appliances to new energy
efficient ones can save you money. Check the colourful
energy efficiency stickers on electrical appliances and
white goods for useful information, including annual
energy consumption to help you choose the most cost
and energy efficient model for your new home.
7.On average, homes with water meters use 12% less
water than those without – find out if your new home
has a water meter for cash and water savings.
8.A dripping tap wastes 5,500 litres of water per year –
fix any leaking or dripping taps in your new home and
stop wasting water.
9.Save 1 litre of water every time you flush your toilet
by installing a hippo bag, or cistern displacement device
- you can usually get hold of one for free from your
water supplier.
10.Add a washing up bowl to the top of your list of things
to buy. It might not be the most glamourous addition
to your new home, but a washing up bowl will catch
excess water from a running tap which you can re-use
to water plants, wash your veg and reduce your water
waste by up to 50%.
11.Frugal furnishing! Kitting out your home with new
furniture can be costly. Pick up a bargain at car boot
sales, charity shops and online auctions for secondhand savings.

garden by composting your food waste at home.
14.Housewarming party? In Wales, we have just 8 years
of landfill space remaining, so washing up instead of
throwing away disposable cups, plates and cutlery is a
responsible, and cheaper, move.
15.Don’t be tempted to toss empty boxes in the bin
once you’ve finally finished unpacking, re-use them for
storage or offer them to a fellow home-mover packing
up their possessions. If your boxes are past their best,
send them for recycling instead.

What is the concept behind Project One?
Our slogan is “Creators of Lifestyle Spaces” and our core
focus is to deliver exceptional design with unparalleled
customer service in our field. We aim to make the design
and installation process a rich and rewarding experience.
Where does the creativity come from?
Our ethos is based around the principles of interior
architecture. We like to design spaces rather than “rooms
with things in”, blending together the fabric of the building
with our client’s brief.

A recent project was on Cardiff Road, Llandaff (you may
have seen our huge banner on the building!) Our super cool
client Dan trusted Project One implicitly so we had free
reign on design. Our “luxdustrial” look is sure to make this
one of the most talked about residences in the area (keep
tabs on the website at the Project One website in a few
months to see the finished work)
How do you keep up with latest trends
or do you set the trend?
We are not trying to capture the aesthetics of 2015. Grey
is great… but so was magnolia! Instead we are projecting
our colour palette to 2025, with a more forward thinking
mature concept.
What’s new and exciting for the next season?
Out fifth generation media walls are going to be a revelation
in design and home entertainment! #veryexcited
Which designer (alive or dead!) would
you invite to dinner?
My hero is David Collins (1955- 2013) - the world has
certainly lost a design genius.
How are we as a nation with redesigning
our homes?
There has been vast improvements in residential British
design in the past 10 years. Part of our mission is to put
Cardiff on the map for design and I was very proud when
we were nominated in the top 10 designers in the world at
the 2014 SBID Awards
