We have seen an uplift in activity all around including viewing appointments/valuations and instructions. Companies working within the property sector were all viewing the possibility of a Labour Government with a great deal of trepidation and some of the core manifesto policies would have been hugely detrimental to the property market. Day Two was a little stop-start, but for a good purpose – we re-grouped just outside Cardiff, and cycled en-masse (240+ cyclists all in matching jerseys!) straight through the city centre and past the castle to raise the charity’s profile. A further re-grouping just outside Miskin allowed everyone to finish together, to a rapturous reception in such a small village! AT HOME 20 21 The lettings industry has been hitting the headlines in Wales of late and landlords are quite rightly concerned about how changes to the regulatory framework may affect their livelihood – Martine Harris, Head of Lettings, explains all… The Housing (Wales) Act 2014 was passed by the National Assembly for Wales in July 2014 and received Royal Assent on 17 September 2014. Part 1 of the Act will introduce a mandatory registration scheme for all private landlords in Wales and there will also be a requirement for private landlords and lettings agents to be licenced if they let or manage properties. This legislation is scheduled to be implemented towards the latter part of this year. Many of our landlords have been in touch with us to ask what the main elements of this new legislation are, and how it will work in practice so here is a summary of the main points: •Agents and landlords will all be required to adhere to a new Code of Practice. The new Code is split into two parts – Statutory Requirements and Best Practice. The Statutory Requirements are those provisions which are currently law and licence holders will need to comply to retain their licence. The Best Practice suggests guidelines which agents and landlords should aspire to achieve, but failure to meet the Best Practice aspects will not necessarily lead to a licence status being adversely affected. •If you are a landlord that uses an agent to manage your properties, you will not require a licence but you will need to register all of your rental properties and you must only engage the services of a licenced agent. LATEST ON LETTINGS HEAD OF LETTINGS MARTINE HARRIS [email protected] •Every private landlord in Wales will be required to register all of their rental properties. This is not intended to be a lengthy process and the registration can be completed online. Prospective tenants will then be able to access the register to check if a particular property has been registered. •All letting agents in Wales will have to be licenced. The granting of a licence will necessitate certain criteria being fulfilled such as the letting agency staff all being required to be trained to certain minimum standards of competence, by having attended an approved training course. •If you are a landlord that manages your own properties - so in other words, you use an agent to find you a tenant, but thereafter you manage the property yourself, you will be required to apply for a licence, as well as registering all of your rental properties.You will also need to attend the approved training course. Registration and licences will last for a period of 5 years. •Enforcement will involve a variety of penalties including fines and fixed penalty notices, rent stopping orders, and rent repayment orders, restrictions on serving section 21 notices and prosecution. Eating when you’re not actually hungry can lead to weight gain, sluggishness, and can throw you off your natural eating cycle. When you feel hunger coming on before it’s time to eat again, see if you’re just thirsty and have a drink of water before rushing off to grab an unnecessary snack. Thirst and hunger signals are the same and drinking water in the initial stages of ‘hunger’ can help determine if it is really hunger that you’re feeling. Saving yourself from those unnecessary calories can have a really dramatic effect on your weight-loss goals. Cucumber water is particularly effective in weight-loss and increased hydration. Although water is vital to the body, it’s not got a great source of vitamins when drunk by itself. By adding a couple of slices of cucumber to your water you’ll be boosting your vitamin and mineral intake in a really simple and tasty way. To really jazz things up you can add fruit for extra flavour and even more antioxidants without consuming the extra calories whilst getting even more goodness. Since these vitamins are coming from whole food sources and not synthetic vitamins they’ll be better absorbed and utilised by the body than if you were to get them from waters claiming to contain ‘added vitamins’. It’s also a great tool if you’re not a fan of drinking water. GET SKINNY WITH FAT It may seem like the obvious thing to do but cutting back on fat is definitely not what we want when we are embarking on a weight-loss or better health journey. The ‘low fat’ message that we have been bombarded with for so many years has been so wrong. We need to be putting MORE fat into our diets. The catch is that it’s the right fat. What we don’t want is artery-clogging trans fats but rather heart healthy fats such as omega 3. Dietary fat is essential for our skin, joint, metabolic and neurological health. Fats are vital in delivering fat-soluble vitamins to our cells and are a brilliant energising fuel. Do not be afraid of fat, it’s sugar (which we’ll touch on in top tip #3) we should really be afraid of.Your weight-loss problems will never be eliminated if you eliminate fat. Fat doesn’t make you fat. Fact! Overeating makes you fat and consuming the wrong types of nutrients (whether protein, carbs or fats) and inactivity makes you fat. What you need to remember is that fat is very satiating - it keeps you fuller and more satisfied for longer. It’s very difficult to overeat on a high-fat / low-carb diet. The problem comes in when you have high fat in the presence of high carbohydrates. When this happens the fat is competing with the carbohydrates as a primary energy source. Low/ moderate carbohydrates make it easier for your body to access fat for energy. When eating a higher amount of the right fats while choosing your carbohydrate sources wisely, you become a fat burning furnace. MOGINIE JAMES... AT HOME 24 25 GO SUGAR FREE As people are moving towards a more health conscious lifestyle, there seems to be a greater effort to avoid the obvious bad foods. We see people making wise choices like turning down a chocolate brownie when out for a coffee with the girls or rejecting a slice of birthday cake at their kid’s friends party. However, while many of us consciously strive to be ‘good’ in our food choices we are still consuming huge amounts of sugar without even realising it. For instance, did you know that a popular brand of breakfast muesli contains 27g of sugar p/serving? A typical cereal serving size is particularly small too. That’s a lot of sugar for something that isn’t even going to fill you up. Herein lies the problem…. sugar is in just about everything we eat. It’s no wonder we are facing a growing obesity and diabetes epidemic. On top of that, in a bid to stay healthy, we then aim for a ‘5-a-day’ and consume fresh/natural products and consume fruits and honey and add even more sugar to our diet without even realising it. Then, just to add to our ‘health kick’ we reach for low fat food likes yoghurt and bread and add even more sugar to our diet without even realising. There is sugar everywhere and it’s time we took control and avoided it as much as possible. There are plenty of naturally occurring sugars in the food that mother nature supplies, we do not need to add any more. The key to long term success is to keep your blood sugar levels stable. Although sugary foods make you feel good momentarily, what they actually do is spike insulin and leave you feeling drained, bloated, anxious and unhappy. Make the choice today to eliminate sugar from your diet. Initially you will suffer from mild withdrawal and possibly some headaches but stay with it. Load yourself with green veggies and plenty of water and watch your energy levels sky rocket and your body fat plummet. If you feel like you have no time, I urge you to reassess things just a little. We spend hours of wasted time on social media and in front a television screen. We could all seriously benefit from putting our phones down for just 30 minutes and get moving instead. It’s really that simple. It is recommend that we engage in a minimum of 3-5 hours p/week of vigorous activity. This is certainly achievable when you break it down into smaller chunks of 10 - 20 minute intense workouts. There are a number of reasons to avoid sugar but if you’re not yet convinced then how about some of these sugar facts… GREEN AND CLEAN Sugar causes a stress reaction in the body which results in a release of adrenaline and cortisol. It also causes high levels of oxidative stress. This effects fat loss. Sugar causes havoc with your immune system by impairing white blood cell function. We have a hormone called leptin which is responsible for appetite regulation. Sugar decreases the production of leptin. Sugar causes fat storage and weight gain and inhibits the transfer of amino acids to muscle tissue. Amino acids are essential for optimum cell function. GET MOVING No time, no energy, no motivation. These are all excuses many of us make when it comes to working out. When I hear people say they have no energy, I have an easy solution. Get moving! Active living creates energy. It’s really that simple. The more you give, the more you get back. The key is to find something you love (or at least partially enjoy) and commit to it. The feeling you get after a workout is awesome and you need to remember this the next time you’re talking yourself out of getting moving. What you also need to remember is that getting moving doesn’t have to be hard to do your body good. Unless you’re working towards a very specific goal then something as simple as walking the dog will boost your energy and weight-loss goals more than you realise. If you’re really struggling then find a workout buddy. There is nothing better than working out with a friend.You can keep each other motivated, hold each other accountable and have great fun whilst doing it. Working out shouldn’t be a chore. Grab a buddy, find something you love and get motivated. We all know the importance of eating vegetables especially green leafy ones. Their health benefits far outweigh the rest of the vegetable world as they are full of essential nutrients and antioxidants. Everything greens have to offer contribute hugely to successful weight-loss and great health. Here at SOS we recommend a minimum of 3 cups of green leafy veg p/day (the government recommendation is 3 a week). Each time you sit down to eat, make it your goal to have something green on your plate no matter what. Once you create this habit, you will become very aware just how little greens people around you are actually eating. Greens are the number one food to eat regularly when it comes to boosting your weight-loss results. Along with being nutrient dense, they are also extremely high in fibre. Eating a diet which is higher in fibre means you stay fuller for longer but it also means you feel full a lot sooner. This will help stop you overeating. High fibre food generally take longer to chew which means your brain can have enough time to get the signal that you have had enough to eat. Not only that, greens are very low in calories so even if you are starving, you cannot overeat when it comes to this nutrient dense food. Enjoy! MOGINIE JAMES...
