Welcome to the spring edition of the Tourism Informer.
As always, we are very proud of what we produce and are
excited about our new branding which has been rolling
out over the last six weeks.
You will have noticed this on the business cards but most
apparent in the Sunday Star Times where Resort Brokers
have dominated two pages each and every week.
Our website is also in the process of undergoing a major
upgrade and we hope you find it easier to navigate in the
future.
We recently had our annual conference and are pleased
to announce that Ray Hart took away the top prize this
year. Congratulations Ray and keep up the good work.

Allister Simpson
Allister’s background has previously been in adventure
tourism based out of Queenstown but most recently is
the sole owner of an Immigration company.
Having recognised the synergies of migrants looking
for tourism properties, Allister approached us knowing
he could add value to the industry through the sales
process. Allister will be predominantly servicing from
Rodney through to Whangarei and will also familiarise
himself with listings in the far north.
We wish both Bill and Allister all the success with Resort

Bill Sinclair comes from a long standing career in Real
Estate which was mainly focused in residential. In that
time he has owned a Real Estate company in the Hawkes

BENEFIT OF BABY BOOMERS

It is fascinating that there is not more focus on the
opportunities around business ownership in the tourism sector.
So why do we not hear much about the motel market? We can
only suggest that there is very little in the way of motel market
statistics available because of the segmented ownership
structures and the lack of a unified body which sets out to
provide up to date and relevant statistical analysis. Resort
Brokers intends to change that and you will hear more on this
point in the near future.
We often forget to let people know about the opportunities
around:
• Refurbishment of existing businesses that have not kept up
with the times
• The effects of existing motels being demolished or converted
into alternative uses giving rise to new build opportunities
• New build opportunities around generic increased tourism
spend
• Huge growth potential in some major origin markets such as
China
• More positive attitude of the Banks towards lending in the
tourism sector
• Benefits of new technology in terms of bookings and admin
And most importantly:
• The positive demographic influences.
Little research has been conducted on the effects of ageing
population on tourism numbers. However, the raw data is
evidence enough to suggest the positive influences will be
significant. The statistics, as produced by Statistic New
Zealand and used to produce the following graphs give us
some insight. Those over 40 currently represent around 44%
of the total population or circa 1.9 million people and those
already over 65 represent approximately 13% of the total
population or in excess of half a million people. It is predicted
that by 2030 the over 40’s will represent over 50% of the total
population and those over 65 around 25%.
So where do you fit in?
• If you are an existing participant in the industry you have a
duty to sing the benefits from the rooftop. Remember that
increased public awareness will help you sell your business
in a meaningful timeframe as such knowledge will naturally
lead to an escalation in buyer demand.
• If you are a baby boomer and your job is less than secure
then you should consider entering our industry. The barrier
to entry is only a modest amount of money and the courage
to change your current circumstances. It appears that we
may all have to work a little longer than we hoped to ensure
a comfortable retirement. Why not switch to an exciting
and vibrant industry where you can be your own boss? And
the chances are you will make more money than you ever
have in the past.
It surprises us that many more people have not clicked to the
opportunity but instead have opted to continue the drudgery of
their existing corporate lives. It is time to wake up and make
decisions that will enrich your future.
The skill levels required to enter the industry are not high and
a well-presented couple that are friendly and have basic
business skills can prosper. Often you can also get out of the
hustle and bustle of the big cities and relocate to the more
pleasant tourist locations – or areas which allow recreational
pursuits such as fishing, golf etc. Warmer climate might be a
driver.
For now we are going to focus on the positive demographic
influences - namely the ‘Baby Boomers’.
The Baby Boomers will create our future
The ageing population has two main positive effects on our
sector of the market, namely:
1. Increased tourism due to more people with time to spend
on travel, and
2. More buyers for our businesses.
So with no other influences, we can expect to see dramatic
growth in the quantity of room nights sold, boosting new build
opportunities, increasing profits of existing businesses through
higher occupancies and subsequent increases in room rates.
This demographic driver alone will be responsible for most
profitability increases which will be experienced in tourist
accommodation businesses.
Couple the worldwide growth in retired populations with the
emerging nations then the long term prospects for tourism
growth from both external and internal sources is more than
exciting.
The predicted growth in the ageing population is a trend
experienced in many other developed countries around the
world. So what does this mean to us here in little old New
Zealand? Well quite a lot really because as populations age
then more people are free to travel and explore other parts of
the world and New Zealand has always held an international
charm because of its beauty, splendour, contrasts and the
perception of being clean and green.

• Last year 71,000 foreigners decided to make New Zealand
