Our expertise
Sustainability at the heart of what we do
Environmental sustainability sits at the heart of Hoare Lea's
work in the built environment. Through the pioneering work of
Terry Wyatt and now the work of our Sustainability Group we
have a reputation for championing best practice.
Our achievements include: the first chilled beam, ceiling and
displacement ventilation systems in the UK, delivery of
numerous BREEAM Excellent and Outstanding projects, the
zero carbon Code for Sustainable Homes Level 5 development
at Mariner’s Quay, some of the earliest renewables applications
approved by the Greater London Authority and some of the
largest renewables projects in the UK at Adnams Brewery,
Bishops Square, Green Park, One New Change and Heathrow.
We provide expertise in the field of sustainable development,
undertaking specialist consultancy across all sectors of
construction, property development and management. We
cover a wide spectrum of services and also represent the firm
on a range of industry committees.

Sustainability Champions
In order to deliver sustainability through the design
construction and operation of a development Hoare Lea
Sustainability acts as Sustainability Champions in the delivery of
bespoke Sustainability Implementation Plans.
We have developed our Sustainability Implementation Plan (SIP)
service which, for each project, is tailored to the specific

Within our strategies we focus on energy reduction first and
foremost using our experience and assessment capabilities to
appraise the opportunities for passive design and energy
efficient solutions.
In developing the energy infrastructure for any given
development we seek to enable flexibility and adaptation in
order to allow the development to respond the future changes
in climate and energy supply solutions.
As part of the energy strategy process we undertake low and

Energy Services Procurement
In addition to developing and delivering energy strategies to
satisfy increasingly onerous CO2 emissions reduction targets we
also undertake Energy Services Procurement to assist clients in
tendering and selecting operators best suited to their
requirements.
The market presents the opportunity for clients to procure
tailored energy services from energy management and billing to
comprehensive packages inclusive of energy network design and
installation, maintenance, capital financing, metering and billing
(i.e. ESCOs).
With the supply of heat still an unregulated energy market the
potential pitfalls can have a significant bearing on the success of
a development.
We use our technical expertise and understanding of the
project specific energy requirements to help define the client
and project specific brief, to manage the tender process and
work along side the client’s legal and commercial
representatives to select and procure energy services
providers.
We can also provide a combined energy and utility (i.e.
MUSCO) procurement service in combination with Hoare Lea’s

Soft Landings & Post Occupancy Evaluation
As active members of the BSRIA Soft Landings user group
Hoare Lea Sustainability are a long-standing advocate of the Soft
Landings approach, engaging with end users throughout the
design process to ensure that operation and maintenance
implications are understood and acceptable to given end-users.
With the aim for the dairy to be the first zero carbon milk
processing facility in the world Soft Landings led by the Hoare
Lea Soft Landings Champion throughout the design and
construction stages has been integral to achieving this market
leading objective.
Hoare Lea Sustainability are also currently leading the Soft
Landings initiative for the University of the West of England and
Greenwich University.
Arla Dairies, Aylesbury
In addition we are also keen proponents of Post Occupancy
Evaluation to enabling clients to continual improve their building
operations, occupant health and well-being and satisfaction.
Projects where this has been undertaken include the
Environment Agency’s offices, Warwick University’s
International Digital Laboratory and North Wales Police HQ.

Waste Strategies
As an extension of our work in sustainability strategy
consultancy in order to have a greater influence on the
resource efficiency within the built environment we provide
Operational Waste Strategy services across all sectors.
We undertake appraisals to determine the anticipated waste
generation for developments and define strategies for waste
stream segregation to facilitate management regimes which can
actively reduce and recycling waste from a development.
Capitol Way, London
For larger developments and masterplans this extends to
evaluation of vacuum waste infrastructure to explore the
opportunity to limit the intensities of vehicular movement on ,
to and from the development.
Recognising the link to potential energy recovery we also
undertake energy from waste appraisals for technologies such
as anaerobic digestion for large and small scale applications.
As well as developing operational waste strategies we also
undertake impact assessments for Environmental Statements.

Approximately 5,800 new homes are proposed in the scheme,
which comprises a significant redevelopment of Earls Court,
West Brompton and West Kensington. There will be 28
hectares of residential-led mixed use development on a new
street plan. Commercial, community, leisure and significant
public realm spaces are also to be provided.
The development site is an extensive area between three
London underground stations, demanding significant
infrastructure planning. The proposals are complex in terms of
planning coordination and sustainability targets with the scheme
proposals ‘knitted’ in to the city, with a new high street and a
network of new roads and public spaces modelled on some of
London's best-known areas.

New Covent Garden Market is the largest fresh produce
market in the UK, with over 200 tenant businesses employing
over 2,500 people, including traditional wholesalers of fruit,
vegetables and flowers and the highest concentration of
catering distributors in the country. Between them they are
responsible for supplying about 40% of the fresh fruit and
vegetables eaten outside the home in London.
The New Covent Garden Market masterplan will see the
development of new modern market facilities on the site and
the provision of 2,450 residential units, shops, commercial
space, a hotel and public open space. The 57 acre site forms a
key part of the Vauxhall, Nine Elms & Battersea Opportunity
