Embracing GREEN!
Realtors® are at the leading edge of this revolution
G
“Green” homes, lifestyles and industries remain a
vital element of the Sarasota Association of Realtors®
mission, and the ongoing focus of the Green Realtors®
Alliance of Sarasota (GRAS).
GRAS was created in 2007 - one of the first such
organizations in the state started by a real estate
association. It has been active ever since, - a resource
for the preservation of our environment and natural
resources as it pertains to real estate.
Being a good steward of the environment and the
community is good for real
estate and future development.
GRAS helps to promote this
simple truth.
The trend in Sarasota and
around the country for years
has been towards Green
practices in new construction,
retrofitting, and environmental
care.
Under the direction of this
year’s chair, Christina Pitchford,
GRAS will also stage a major
event in November with the
Myakka Chapter of the U.S.
Green Building Council.
On June 26th, GRAS
sponsored a joint meeting of
the Green organizations of the Sarasota, Manatee and
Venice Realtor® associations. The networking and ideasharing roundtable was held to promote a sustainable
environment.
“Our Green MLS is the best in the nation,” said
Pitchford. “Why are we not using it more? We have
the nation’s largest Green Master Community –
Lakewood Ranch - and there are only six MLS listings
that come up noted as Green-certified.”
Pitchford said she hopes more promotion of the
MLS and its offerings will help remedy the situation.
In additon, the meeting helped promote resources for
Green trade services; Green appraising; general Green
awareness; Green retrofitting; and what neighboring
members are currently doing to promote and pitch
their Green listing.
“We are also holding a Green Trends Conference
on Aug. 20-23rd at the Ritz Carlton in Sarasota,”
Pitchford reported. “We hope to see everyone there!”
The promotion of Green practices has been a
constant evolution. In 2012, several GRAS events were

held to help Realtors® understand how being green
not only helps the environment, but adds value to real
estate and saves money in property maintenance.
In the spring of 2013, GRAS also heard from
Randall Penn from Sarasota County’s Green Business
Partnership, who discussed and promoted the benefits
of becoming Green Business Partners, including
cost savings to our business bottom dollar as well as
press recognition through the county’s website and
notifications.

organization, and the future
is limitless.
SAR New Building
Goes Green
The new SAR building,
which opened in April
2013, is another great local
example of the ongoing
Green revolution, and how
it is being supported by
local Realtors®. The building
includes many Green energysaving features, and has
been submitted for LEED
(Leadership in Energy and
Environmental Design)
certification.
“There’s a lot of excitement about our new Green
building,” said Pitchford. “I’m so happy to hear SAR’s
staff feels better here, with allergies and headaches
alleviated. Energy savings will continue through the
life of the building. I can’t wait to hear back about our
LEED certification!”
Appraisals Go Green
The Appraisal Institute, a global membership
association of professional real estate appraisers
throughout the world, recently updated its Residential
Green and Energy Efficient Addendum – an optional
addendum to Form 1004 used by Fannie Mae, Freddie
Mac and the FHA. Appraisals without the addendum
only rarely include green features in the evaluation.
Among other changes, the revised document
has new energy fields to help appraisers collect
information on a home’s green features, references to
help them complete the solar section and a glossary.

LEED for Homes
Is Taking Off!
The United States Green
Building Council (USGBC) has
gotten a step closer to greening the
way all buildings are constructed
and operated. LEED® once was
most closely associated with
nonresidential buildings. But
LEED® for Homes now addresses
houses and provides guidance to
builders and homeowners.
The rating system was the topic
of a recent webinar presented by
Kelsey Mullen, the U.S. Green
Building Council’s director of
residential business development.
Mullen outlined the LEED® for
Homes program--how it works,
who’s involved and its goals-- and
emphasized that USGBC’s mission
is to push forward the green
building agenda and transform the
way buildings and communities are
designed, built and operated. “We
want to create and assist a market
shift to greener buildings,” he
commented.
Mullen pointed out that each
LEED® rating system, whether it’s
for a commercial or residential
building, aims to address the
lifecycle of a building’s design,
construction and operation.
Since its January 2008 launch,
LEED® for Homes has experienced
explosive growth. In fact, recent
statistics show that nearly 3,000
homes have undergone certification
and 17,000 have been registered
for the certification process.
Projects eligible for the LEED®
for Homes program are:
• Single-family homes
• Low-rise multifamily homes
• Midrise homes
• Single family production
homes
• Gut rehabs of existing homes.
Mullen also notes that LEED®
for Homes is applicable to and
achievable for affordable homes.

Nominees Named for 2014 SAR Board of Directors
The following individuals have been nominated by the
Sarasota Association of Realtors® Nominating Committee for
positions on the 2014 SAR Board of Directors. The election
will be held at the SAR Annual Meeting on Friday, Sept.
20th at noon at SAR, 2320 Cattlemen Road, Sarasota.

Peter Crowley, President and
Broker/Co-Owner of the RE/
MAX Alliance Group, graduated
from the University of Florida
with a law degree and an MBA.
He is a member of the Florida Bar,
and also a graduate of the REAL
Trends Leadership Institute. Peter
is also past chairman of Goodwill
Industries Manasota, Inc.
Peter currently serves on the SAR
Executive Committee, the Finance
Committee, and SARPAAT.
Previously, he served on the Vendor
Data Access Committee (2009-2010) and the MLS
Committee (2008).
He is a past director for My Florida Regional MLS and
was actively involved in the enrollment of the five southwest
associations into the regional MLS. In 2008, Peter received
the SAR President’s Award.
Peter is looking forward to his leadership position with
SAR to contribute to the ongoing professionalism of the
outstanding Realtors® in our association.
Peter is most proud of his family - Keli (wife), Kenley
(daughter, 4 years old) and Jack (son, 18 months old).
2014 SAR President-Elect
Stafford Starcher, RE/MAX Alliance Group
Stafford Starcher, originally from North Carolina, moved
to Sarasota in 1989 and obtained
his real estate license in 1994. After
graduating from East Carolina
University, Stafford became a high
school band director. Teaching was his
first love, setting high goals for each
student and creating a program that
developed a strong sense of self-esteem
and the desire to achieve at high levels.
Upon leaving the teaching profession,
Stafford worked in the music industry
as district sales manager for a leading
instrument manufacturer.
In 1994, through a real estate
transaction, Stafford met Linda. Shortly thereafter they were
married, and Stafford acquired his real estate license. He
began the process of completing many advanced educational

courses to develop his real estate career. Stafford holds a
Broker’s License, GRI, CRS, ABR, CSP, SFR, SRES & CDPE
designations. He is a graduate of SAR’s Emerging Leaders
Program and the 2012 Florida Realtors® Leadership Academy.
He has contributed his time, talents and knowledge to several
Committees including SAR’s Professional Development
Committee and Grievance Committee. Stafford is currently
Treasurer of the Executive Committee, chair of the Professional
Standards Committee, the Finance Committee and the
SARPAAT Committee. Additionally, Stafford currently serves
on several State Realtor® Committees. In his spare time,
Stafford enjoys family time with his wife and three boys, and
occasionally you will find him on the beach or golf course.

Xena Vallone, Xena Vallone Realty
Xena Vallone is actually a second
time Florida resident, originally here
in the late 1980s and back again
in 2000 with a stay in Buffalo, NY
in between to raise her two boys,
Steven & Michael. While living in
Buffalo she worked as a Real Estate
Paralegal for approximately 15 years
before she and her husband opened
Xena Vallone Antiques, which was a
natural fit to her husband’s existing
antique restoration business.
She began her real estate sales career in 2001 working as
a sales agent, then as a Property Manager on Longboat Key
before obtaining her Broker license to return to sales and
eventually open Xena Vallone Realty in 2009.
Xena believes in keeping abreast of issues surrounding
real estate and to that end has obtained her ABR and
SFR designations, as well as CDPE Certification. Feeling
strongly about maintaining the integrity of the industry, the
first committee she joined was the Grievance Committee.
Today she sits on the Professional Standards and Realtor
Attorney Joint Committees and has previously served on
Professional Development.
Wanting to further her leadership skills, she enrolled in
SAR’s Emerging Leaders Program and graduated in 2011.
She was appointed to serve as a Director for My Florida
Regional MLS and also served on the SAR Board in 2012
and 2013, when she was Secretary
When not volunteering, you can find Xena with her
husband on their boat “With a Client” enjoying all Sarasota
has to offer from the water with their two dogs, a Golden
Retriever (Sophie) and a rescued Beagle (Daphne). Travel is
something Xena enjoys with her family and she does try to
squeeze that in every once in a while.
Xena believes in giving back to her Association and the
members it serves and enjoys every bit of her service to both
SAR and MFR.

Amy was named the 2013 President of the Florida
Chapter of the Women’s Council of Realtors® (WCR).She is

Amy joined SAR in 1992, and has served in various
capacities with the Women’s Council of Realtors®. She
served as president of the organization in 2005. She has also
been WCR’s Florida State Chapter Vice President, WCR’s
National Leadership Development and Influence Forum
Chair, WCR’s Leadership Academy Facilitator, and chair of
WCR’s Sarasota Chapter Finance and Budget Committee.
Amy served on the SAR Member Benefits Committee in
2010, and is a current Director for SAR.
2014 SAR Immediate Past-President
Roger Piro, Town and Country
Originally from Cleveland, Ohio, Roger Piro moved to
Sarasota in 1979. Becoming a licensed
salesman in 1994, Roger immediately
joined SAR and began his involvement
on many different committees. In
2003, Roger became a broker-associate.
Roger has been the Broker for
Town and Country Real Estate for
over 7 years, and was previously with
Century 21 Advantage for 12 years.
He originally specialized in residential
real estate, rising to become an award
winning sales associate. He later
stepped into a management position
and has been involved with educating and mentoring many
agents, leading them to more productive careers.
Roger has served on the SAR board of directors and the
Florida Realtors®’ Board of Directors. He is also the past
chair and former member of the Grievance Committee,
Professional Standards Committee, Finance Committee,
and Facility Task Force. In past years he has also served on
the Membership Committee, Professional Development
Committee, Realtor®-Attorney Joint Committee, and
Nominating Committee. He is currently SAR President
and serves on the Professional Standards Committee,
Nominating Committee, and Finance Committee.

Georgina Clamage, Michael Saunders & Company
- 3-year Director
A 13-year resident of Sarasota,
Georgina Clamage joined Michael
Saunders & Company in 2000 as a
sales associate in the company’s Main
Street office. Prior to transitioning
from a financial career into real
estate, she resided with her family
in St. Petersburg, where she was
involved in mergers and acquisitions
for several banks in the Tampa
Bay area, including Barnett Bank
of Southwest Florida; and was the
controller and CFO for a software
development company and a digital mapping company in
Tampa. A graduate of the University of South Florida with
a degree in accounting, Georgina is also a Certified Public
Accountant.
At SAR, Georgina was member of the Community
Outreach Committee from 2002-2004, and helped create
the SAR Affordable Housing Fund. The fund has assisted
Habitat for Humanity for the past three years, funding
home rehabilitation and construction projects for deserving
families.
Georgina has also served on the Realtor®-Attorney Joint
Committee (2005-2008); Grievance Committee (20082010); Professional Standards (2011-2013); and the
Communnications Committee. She enjoys budgeting and
strategic planning.
Alex Krumm, RE/MAX Alliance Group
- 3-year Director
A 2003 cum laude graduate
from Florida State University, Alex
Krumm was licensed in 2006 and
has been with RE/MAX Alliance
Group ever since. Alex moved to the
Sarasota area in 1990 and watched it
grow from a cozy little arts town into
the booming city it is today.
A graduate of SAR’s Emerging
Leaders program, Alex is an
active member of the Professional
Development Committee. He has
volunteered on Habitat for Humanity projects through the
Community Outreach Committee. He is also in charge of
organizing this year’s SAR Tech Bar Camp, which replaces
the Tech Expo. As a Certified Distressed Property Expert,
Alex specializes in foreclosure sales and pre-foreclosure/short
sale listings.
Alex has an extensive technological background, including
web site design and content, e-mail drip campaigns, pay-perclick advertising, and social media.

May 2013 Sales Hit New 8-Year High
M
Members of the Sarasota Association of Realtors® sold
1,020 properties in May 2013, the second consecutive
month that sales have hit four figures since June 2005. In
many respects, April and May were statistical mirror images
of each other in terms of total sales, pending sales, steadily
increasing median sales prices and declining inventory. There
have now been only 11 months in SAR’s 90-year history that
sales have topped 1,000, with the other nine occurring in
2004 and 2005.
The spring sales surge in the Sarasota real estate market
hit 737 single family homes and 283 condominiums in May
2013. That compared to 591 single family homes and 263
condos sold in May 2012. Sales were 19.4 percent above last
May, when there were only 854 total sales. In April 2013,
closed sales were at 1,017.
Pending sales were also up in May 2013, with 1,157
combined pendings reported. In April 2013 there were
1,097 pendings reported, and last May there were 1,075
pendings. Pending sales have now topped 1,000 every month
this year. This important statistic represents properties that
went under contract during the month, and indicates sales in
June and beyond could also be at near record high levels.
The high sales volume was accompanied by yet another
increase in the median sales prices. The figure for single
family homes was $220,000 - the highest level since
August 2008 and up 18.8 percent over last May’s figure of
$185,000. For condos, the median was $194,250, almost
8 percent higher than last May’s figure of $180,000. The
condo figure has continued to fluctuate substantially over
the past few months, dropping to a low point of $130,000
in January 2013 before recovering.
“There hasn’t been any let up to this very strong spring
market,” said SAR President Roger Piro. “With the
continuing high level of pending sales, it appears that June
will continue to show a very high level of closings. This
spring surge appears to be poised to continue into the
summer months.”
The available inventory hit a new low for the decade,
declining to 3,297 from the April figure of 3,479. The
inventory is down almost 16 percent since May 2012.
The May 2013 months of inventory stood at 3.0 months
for single family and 3.9 months for condos, with both
property categories at the lowest level in the past decade.
Months of inventory represents the time it would take to
deplete the current inventory at the current sales rate. Last
May there were 4.3 months of inventory for single family
homes and 5.2 months of inventory for condos. At the
worst point of our market in November 2008, there were
24 months of inventory for single family homes and 41.7
months for condos.
Currently, only 333 properties listed for sale in the MLS
are short sales or foreclosures, down 43 from last month’s
figure. This represents about 10.1 percent of available

properties, down from last month’s figure of 10.8 percent
and a big drop from May 2012 when the figure represented
14 percent of the market.
Sales of distressed properties represented about 23 percent
of the overall sales in May 2013, up slightly from the April
figure of 22 percent, but still far lower than the 51 percent
figure experienced in the fourth quarter of 2010.
“At the current sales rate, 2013 could wind up as the
second highest year for sales in SAR’s 90-year history, topped
only by 2004,” said Roger Piro. “Many local real estate
agents are reporting their busiest year ever, and the buyers
seem to be everywhere. With the tight inventory, prices are
heading up, so for those looking to buy in Sarasota, you
shouldn’t put off the purchase.”

measures quarterly activity in the commercial real estate
markets. The survey collects data from commercial
REALTORS®. The survey is designed to provide an
overview of market performance, sales and rental
transactions, along with current economic challenges
and future expectations.
2013 First Quarter Survey Highlights
• Realtor® commercial markets recorded improved
conditions for both sales and leasing.
• Sixty-four percent of commercial Realtors® closed a
sales transaction during the quarter.
• Sales volume rose 3.0 percent from a year ago.
• Sales prices inched up 0.3 percent on a year-overyear basis.
• Leasing activity advanced 5.0 percent from the
previous quarter.
• Rental rates increased 1.0 percent compared with the
previous quarter.
• Concession levels declined 5.0 percent on a quarterly
basis.
• Financing remains at the top of the current challenges
list, followed by pricing gap between buyers and sellers.

New FR-BAR Contract seminars set
Title: NEW FR-BAR Contract

In July of this year, a new Florida
Realtors/Florida Bar-2 (FR-BAR-2)
contract will be replacing the
current FR-BAR-1 dated 6/10. The
revisions to this contract have been
in the making for over two and a
half years. The FR-BAR-2 will have
some significant changes which are
imperative that you be aware of,
especially since the FR-BAR Contract
has become the contract of choice
for more companies and individual
agents over the past several years.
These significant changes include the
following areas: Property Description;
Occupancy and Possession; Leased
Properties; Financing; Flood Zones;
and FIRPTA. In addition to these
areas, there are other language changes,
and some formatting changes. This
will be a very stimulating class, one
guaranteed that you don’t want to
miss!
In August, we will do a separate
class on the FR-BAR Addenda, which
will not be covered in this session.
This session will be team taught by:

in residential and commercial real
estate, short sales, and title insurance.

SAR-Habitat project progresses with wall raisings
The SAR-Habitat for Humanity
Team Build project at 1353 21st
Street in Sarasota continued on June
1st with several wall raisings.
Walls for the detached garage
for the frame house were built and
raised by the volunteer contingent
from SAR, under the direction of
Habitat staff.
The fun-filled Saturday morning
was headed up by SAR Community
Outreach Chair Roxanne Foley.
The next big SAR work date is
Saturday, July 13th, when walls for
the main house will be raised. Go

Habitat for Humanity Sarasota
Inc. was founded in 1985. The
founders believed that decent
housing was the most important
need in this community.
To that end, the Sarasota

projects for the past two years. This
year, SAR is participating in its firstever new home build.
Habitat’s Mission is “to partner

donated furniture and construction
materials. It is the 6th most successful
Habitat ReStore in the nation.

Editor’s Note: This year, SAR’s focus is on “Raising

Case #3-7: Time at Which Modification to Offer of
Compensation is Communicated is a Determining
Factor

Realtor® A listed Seller X’s home and filed the listing
with the MLS. The property data sheet indicated the
compensation Realtor® A was offering to the other
Participants if they were successful in finding a buyer
for Seller X’s home.
During the next few weeks, Realtor® A authorized
several Participants of the Multiple Listing Service,
including Realtor® C, to show Seller X’s home to
potential buyers. Although several showings were made,
no offers to purchase were forthcoming.
Realtor® A and Seller X, in discussing possible means
of making the property more salable, agreed to reduce
the listed price. Realtor® A also agreed to lower his
commission. Realtor® A changed his compensation offer
in the MLS and then called the MLS Participants who
had shown Seller X’s property to advise them that he
was modifying his offer of compensation to cooperating
brokers.
Upon receiving the call, Realtor® C responded that
he was working with Prospect Z who appeared to be
very interested in purchasing the property and who
would probably make an offer to purchase in the next
day or two. Realtor® C indicated that he would expect
to receive the compensation that had been published
originally in the MLS and not the reduced amount
now being offered to him, since he had already shown
the property to Prospect Z and expected an offer to
purchase would be made shortly.
Realtor® A responded that since Prospect Z had not
signed an offer to purchase and no offer had been
submitted the modified offer of compensation would be
applicable.
The following day, Realtor® C wrote an offer to
purchase for Prospect Z. The offer was submitted to the
Seller by Realtor® A and was accepted. At the closing,
Realtor® A gave Realtor® C a check for services in an
amount reflecting the modified offer communicated to
Realtor® C by phone.
Realtor® C refused to accept the check indicating that
he felt Realtor® A’s actions were in violation of the Code

of Ethics. Realtor® C filed a complaint with the Board’s
Grievance Committee alleging violation of Articles
2 and 3 on the part of Realtor® A citing Standard of
Practice 3-2 in support of the charge.
During the hearing, Realtor® C stated that Realtor®
A’s modification of the compensation constituted a
misrepresentation through concealment of pertinent
facts since he had not provided Realtor® C with
specific written notification of the modification prior
to the time Realtor® C began his efforts to interest the
purchaser in the listed property.
Realtor® A defended his actions by indicating that
timely notice of the modification of compensation
offered had been provided to Realtor® C by telephone
prior to Realtor® C submitting a signed offer to
purchase. Realtor® A also indicated that his modified
offer of compensation had been bulletined to all
Participants, including Realtor® C, through the MLS in
accordance with Standard of Practice 3-2 prior to the
time that Realtor® C had submitted the signed offer to
purchase.
Realtor® A also commented that had Realtor® C
submitted the signed offer to purchase prior to Realtor®
A communicating the modified offer, then Realtor®
A would have willingly paid the amount originally
offered.
Based on the evidence presented to it, the Hearing
Panel concluded that Realtor® A had acted in
accordance with the obligation expressed in Standard of
Practice 3-2 based on changing the offer of cooperative
compensation in the MLS alone, even without the
courtesy phone calls, and consequently was not in
violation of Articles 2 or 3.

always say that my Women’s Council membership
is my best business investment. The return comes
back to me in my business consistently many times
over every year. So how can you maximize this
investment?
First, you need to work on this as part of
your business plan and be intentional with your
Women’s Council involvement and networking.
Start at your local chapter and get involved. Get
to know the members you will do business with.
It does not need to take a lot of time – just be
consistent. Try to meet and get to know one or two
new people at each meeting. Also, consider getting
involved with Women’s Council at the state level,
which is another great component for your referral
network.
You need a referral mindset – meaning you are
more focused on giving out referrals than getting
them. I set a goal for myself of eight Women’s
Council referrals a week. This includes lenders,
inspectors, handymen, title, appliance sales and of
course agents. Always ask your clients if you can
help them find a great Realtor® on the other end of
their move. Just one referral a year will give you a
great return on your investment.
Second, get your Performance Management
Network designation. Women’s Council is
proud to offer our own professional Realtor®
designation. The courses are amazing and range
from negotiating to the business of your business
to leadership skills. You may ask, “Why do I need
another designation?” At national meetings, we
offer PMN-specific networking events. And in
more crowded markets, an agent can narrow her
referral search by contacting another agent who’s
earned the PMN designation – knowing that agent
is committed to education and focused on her
business.
Third, ensure that your profile on the national
website is completed with details that will help
another agent find you (and be sure to add a color
photo of yourself ). Remember to add your hobbies
and activities outside real estate – you never know
what detail might help connect you to a referral
opportunity. List all the towns you serve and types
of business you do. Try to block out some time
every quarter to go online and check your profile
and add to it!
Fourth, did you know there is free online
education available 24/7 on our national website?
Right now, there are several technology webinars
available, as well as our recent “Leadership Skills”
series.
Fifth, add a Women’s Council-branded image to
your email signature. We have several new images
to choose from in our Business Resources section of
the website.

14, 2013 class called Effective Negotiating for
the Real Estate Professional at the Florida Annual

provide assistance for Realtors® in populating MLS data

Realtors®, has assembled a variety of green resources to help

There are still many misconceptions about the time and
money it takes to implement green home features and

WRONG! There are a variety of cost-effective ways to

a green buy-in of every member of a team
and to be sure that the desired sustainability

Right now, there are 36 LEED® for
Homes Provider organizations (for more

Providers work hand-in-hand with green
raters, who certify that green measures
are installed, that all performance testing is
complete, and that a home meets the benchmark set by LEED®.
Kelsey also addressed some of the education and certification
available to professionals who want to expand their competency
in and knowledge of green building.
Various levels of education are available, and they range from
developing basic skills to becoming an expert in the topic.
One education avenue Mullen suggests for those who want
the knowledge but aren’t necessarily interested in becoming a
provider or rater, is the LEED® Green Associate credential.
It’s designed for professionals who want to demonstrate green
building expertise in non-technical fields of practice and gain
a credential that denotes basic knowledge of green design,
construction and operations.
WRONG! LEED is setting a standard for existing and
new green homes and buildings. You can implement green
products and practices into your home or office that reduce
energy consumption, save money and save the environment
without the building being LEED rated or certified.
Myth: One person can’t make a difference.
WRONG! We believe that every step towards green is a
step in the right direction. Whether you change one habit
or your entire way of living, your actions can reduce your
carbon footprint and make a world of difference in the long
run.
There are all sorts of good reasons to go green, but most
come back to supply and demand. We have a limited
amount of resources available and more and more people
using them up. If we want our future generations to enjoy
the same standard of living we’ve experienced, we need to
take action.
Green building is a great place to start, as buildings
consume 14% of potable water, 40% of raw materials, and
39% of energy in the United States alone (according to the
US Green Building Council).

green practices into your home or office can help reduce
waste, conserve natural resources, improve both air and
water quality, and protect ecosystems and biodiversity.
