Design/Build Services for its Build-to-Suit Facility Services Building
The University of Chicago selected McShane Construction to provide comprehensive design/build
services for the new 86,616 square foot Facility Services Building located at 5225 South Cottage Grove
Avenue in Chicago, Illinois. The build-to-suit will provide office and warehouse space to support the
University’s maintenance services and personnel. The new facility will feature a 24' clear height, drive-in
doors, one depressed dock, a full-building sprinkler system and employee accommodation areas including
locker rooms, conference rooms and a breakroom. Designed to meet LEED-Silver certification, the facility
will feature sustainable elements including a geothermal heating and cooling system, green roof, low VOC
finishes, permeable pavers and electric car charging stations within the building’s parking lot. Exterior finishes will compliment a contemporary design utilizing tinted precast panels accented with a light sandblasted treatment, a decorative metal canopy at the main entrance and specialty lighting sconces artfully

Scholars Landing, a new 60unit affordable assisted housing residence for seniors. The
three- and four-story, 65,193
square foot complex will be
located on a 2.1-acre site at

steel frame around the existing building, clad that structure with precast panels, and
also incorporated a new roof,
mechanical, electrical and fire
protection systems. Enhanced
seismic bracing, the addition
of a loading dock, mechanical
room and expanded parking
were also completed. McShane’s
project team assisted with the
building’s exacting commissioning standards to ensure
continual operation of this
strategic telecommunications

McShane Awarded Phase II of The Lodge of Northbrook for
Essex Communities
Developer, Essex Communities, selected McShane Construction to complete the Phase II component of The Lodge of
Northbrook that will add 20 additional independent senior
residences to the existing 58-unit development (shown
above) in Northbrook, Illinois
After successfully completing the construction of the 58-unit Phase I at The Lodge of
Northbrook, McShane was selected by developer, Essex Communities, to complete the
second phase of construction at this luxury active senior living community. Located at
2220 Founders Drive in Northbrook, Illinois, the 37,880 square foot expansion will incorporate 20 additional fully-featured one- and two-bedroom units and two-bedroom with den
configurations complete with upscale finishes and fixtures. Constructed on the southwestern portion of the existing property, Phase II will offer direct access to the main
building and to the integrated underground parking garage completed by McShane in the
first phase of development. Phase II will feature a separate entrance, additional elevator,
beauty salon, resident storage units and a guest suite rentable for short-term stays by
family and friends of the residents. Phase II will seamlessly integrate into the existing
building utilizing the same masonry façade, window systems and color scheme. JSSH
Architects, Inc., architect of Phase I, will provide the architectural services for Phase II
of The Lodge of Northbrook. ❏

Richardson Independent School
District (Richardson ISD) recently selected Cadence McShane to
serve as Construction Manager
at Risk for another portion of its
significant 2011 Bond Program.
Cadence McShane recently completed work for the ISD that
included renovations, improvements and additions at 13 educational facilities within the District. The new assignment
involves various upgrades,
renovations and expansions at
13 schools within the school
district, working in concert with
various notable architectural
firms. With Perkins + Will,
Cadence McShane will complete
renovations at Brentfield Elementary School and additions
and renovations at White Rock
and Richland Elementary
Schools. With architect, PBK,
renovations and upgrades to Big
Springs Elementary and an addition and improvements to Wallace Elementary School will be
completed. Cadence McShane
and Corgan Associates will work
together to complete auditorium renovations at Berkner and
J.J. Pearce High Schools, and
additions and renovations at
Forest Meadow Junior High and
Dover, Merriman Park and
Mohawk Elementary Schools.

Co., Cadence McShane will
provide MEP upgrades to
Richardson Heights, Northrich
and Dover Elementary Schools.
Architectural designs for this
assignment are complete
with construction already
underway on three of the

Cadence McShane recently
completed the construction of
a new three-building speculative industrial development in
Pasadena, Texas on behalf of
owner/developer, The Carson
Companies. The three facilities, totaling 365,462 square
feet, are located within the
Carson Commerce Center as
part of its new 20-acre industrial development at 3700
Highway 225. The assignment
included the construction of
various industrial facilities featuring a front load, a crossdock configuration and a
crane-served building to meet
the needs of a variety of users.
The front load facility, situated at the west end of the
development, features
118,500 square feet, 30' clear
height and 18 dock doors.
The 185,168 square foot crossdock building, positioned
directly east of the front load
facility, provides 30' clear
height and 30 truck docks. At
the eastern end of the property, the crane-served building

light industrial/office/flex speculative development for developer, TIG Real Estate Services, Inc., was recently completed by

Cadence McShane Construction recently announced the completion of its comprehensive construction assignment at Scottsdale Crossing Building One, a new 27,500
square foot light industrial/office/flex speculative development on behalf of developer,
TIG Real Estate Services, Inc. The new facility is located on an eight-acre site at 5900
Highway 183-A within TIG Real Estate’s Scottsdale Crossing Commerce Park in Cedar
Park, Texas. Cadence McShane constructed the single-story facility utilizing a tiltwall
panel exterior accented with attractive glazing elements. The building also features
aluminum windows, overhead dock doors and a 5:1,000 parking ratio. With tenant
space available from 1,560 to 27,500 square feet, the building offers the flexibility to
support either a single- or multi-tenant environment. Cadence McShane also completed the sitework for the assignment, including the construction of the building’s
parking and sidewalk areas, service drive, retaining walls, a water quality pond and
low impact landscaping. Austin, Texas-based Studio 8 Architects provided the architectural services for this speculative industrial assignment. ❏

As the final phases of construction are rapidly concluding,

turnover of the new U.S.
Department of Veterans Affairs
Outpatient Clinic in Gilbert,
Arizona. Positioned on a prominent nine-acre site within the
Val Vista Square Business Park
acquired by McShane Development from master developer,
Park Corporation, the two-story
healthcare facility is being readied to replace an existing VA
clinic that provides healthcare
services to over 19,000 area veterans. Utilizing the design/build
expertise of McShane Construction and REES Architects, Inc.,
this 60,000 usable square foot,

the sophisticated interior finishes throughout this comprehensive healthcare facility and
is currently completing the
final testing and commissioning of the facility’s building
systems including electrical,
HVAC, water and gas. Following the completion of the
facility, the clinic will begin
welcoming patients in early
Second Quarter 2014. ❏

The fast-track completion of
Orbus Exhibit & Display
Group’s new corporate headquarters and warehouse facility
continues on schedule in spite
of this season’s harsh winter
conditions in Chicago. Located
at the Union Pointe business
park in Woodridge, Illinois, the
build-to-suit development is currently taking shape and will be
turned over to Orbus in Second
Quarter 2014. Orbus will be consolidating its current two locations in Bolingbrook and Niles
and relocating approximately
300 employees to the new buildto-suit where it plans to optimize its design, manufacturing
and corporate operations to support its modular exhibit and display business. After completing
the shell construction of this
347,400 square foot build-to-suit
facility in late December 2013,
the construction team poured
concrete flooring throughout
the building, starting with the
second story of the 55,000
square foot office component,
following with the first floor
office and warehouse space. As
the concrete setting process permits, the team will focus on
interior work including the
mechanical, electrical and
plumbing systems. The new
warehouse facility is under construction by the design/build
team of McShane Construction
Company and Ware Malcomb
Architects. ❏
Cherry Logistics Center Poised for Spring Occupancy
The new 575,000 square foot, LEED-Registered Cherry Logistics
Center located in Newark, California, under development by a
joint venture between Conor Commercial Real Estate and
American Realty Advisors, will offer an April 2014 shell building

Conor Commercial Real Estate and American Realty Advisors are on track to offer an
April 2014 shell building completion at its new 575,000 square foot Cherry Logistics
Center industrial development in Newark, California. This LEED-Registered, Class A
speculative facility is prominently situated within the East Bay industrial submarket on
a 29.4-acre infill parcel at 38811 Cherry Street. The design/build team of McShane
Construction and HPA, Inc. are currently completing the exterior façade and roof
installation while site concrete and asphalt work is underway to complete truck dock
areas and vehicle and trailer parking. Upon completion, this showcase green industrial, rail-served facility will accommodate warehouse, distribution, assembly, or light
manufacturing uses supported by a 32' clear, 4,000 amps (expandable to 10 Mega
Watts or ~18,000 amps), 120 docks, 175' truck court and on-site parking for 200 trailers.
