Isle of Wight Spring Garden Show
TBC - April 2013
Both green-fingered folk and non-gardeners won’t be disappointed by the huge range of activities taking place at the Garden
Show this year. As well as viewing the plants and horticultural goods of local and mainland nurseries, you can also find marquees
featuring the wares of local food and craft producers. There is a full programme of events and displays taking place at the twoday show including music, dance and sheep dog demonstrations. Hosted at Robin Hill Country Park, Downend.
Isle of Wight Walking Festival
4th-19th May 2013
Since it began in 1999, the two-week Isle of Wight Walking Festival has grown to become the biggest event of its kind in the UK
with a record 270 walks and 24,500 people taking part. Walks are accompanied and graded, and range from short- story walks
for kids to a 24-hour walk around the Island’s spectacular coastal path.

This is sailing’s answer to the London Marathon as 1600 boats, crewed by some of the biggest names in sailing as well as keen
amateur sailors, skim past The Needles, the Island’s distinctive rocky structure, round St Catherine’s Point and Bembridge Ledge and
back into the Solent. Watch the yachts round the Needles rocks and enjoy a hearty breakfast in the Needles Old Battery Café.

In the music festival calendar, June is now very much associated with the Isle of Wight Festival. With previous headliners The Police, Kaiser
Chiefs, Rolling Stones and Keane, the beautiful setting and connecting with past festival history creates a unique festival experience.

After the success of the 2012 Jazz weekend, it is being held again in 2013. Acts are yet to be announced but keep checking their

Cowes Week
3rd-10th August 2013
The oldest and largest annual sailing regatta in the world. Highlights include the Fastnet race on the final Sunday and
Champagne Mumm Ladies Day. A major part of Cowes Week is the carnival spirit, when the entertainment spills on to the streets
of Cowes from aerobatic displays to fireworks over the sea.
Isle of Wight Garlic Festival

An event held to celebrate the Isle of Wight’s position as the UK’s premier garlic growing region. The centre of attention is the
Garlic marquee, with many tempting products, including garlic-flavoured mussels, sausages, beer and even ice cream.

WEST WIGHT & COWES
The West Wight is an area of outstanding natural
beauty. Visit Alum Bay’s famous coloured sand cliffs
or take a boat trip to one of Britain’s most famous
natural landscapes, the Needles.
Freshwater offers a good range of quaint shops in
the town centre, and like Yarmouth, is busy all year
round. Freshwater Bay is a good starting point for the
Tennyson Trail - a dramatic walk along towering clifftops. Compton Bay’s long sandy beach is not only a
popular spot for surfing and swimming, but its world
famous dinosaur fossil finds. Yarmouth has some
excellent shops, and several superb restaurants and
pubs. Take time to explore Totland Bay with its pretty
beach and short esplanade, and for bird watching
visit Newtown’s Nature Reserve.
Winkle Street in Calbourne, just west of Newport is
probably the most well know street on the island.

A charming terrace of stone faced cottages with a
stream running past, providing the most picturesque
setting imaginable, as depicted on many a local
postcard or tea towel. Shorwell and Chale are both
quaint welcoming villages to the south east of the
island providing the ideal holiday surroundings with
village shops and friendly pubs/restaurants.
A visit to Cowes is a must, the yachting centre of not
only the island, but also arguably the world, being
most famous for Cowes Week, which usually takes
place in the early part of August. There are narrow
streets and a wealth of chandleries, unique shops,
boutiques, art galleries and eating venues, which
cater for every need. The chain ferry links Cowes with
East Cowes where you can visit the former home of
Queen Victoria, Osborne House.

St Lawrence is a small village situated along the
famed and beautiful undercliff on the south
facing coast between Niton and Ventnor. There
is a post office/general convenience store as
well as a 13th Century church, considered the

Situated on the most easterly point of the Isle of

CONDITIONS OF HIRE - HOME FROM HOME HOLIDAYS - 2013
GENERAL CONDITIONS OF HIRE
1) The contract is made between the Visitor and the Owner of the property
for which the booking is made, and is deemed to be made subject to these
Conditions of Hire and the Booking Conditions and Information contained
herein. Home from Home Holidays act as Agents for the Owners and
are not principals. The acceptance of a booking from a Visitor creates a
contract between themselves and the Owner of the property. Once the
signed booking form and Deposit have been received, the holiday booking
is then firm, and the full rent will be required, even if you have to cancel
your holiday (see clause 3 in these Booking Conditions).
1 (a) When submitting a booking via our online reservation system you will
receive an automatically generated booking summary by email to the email
address you provide in the booking field. This does not form a contract
between us or the cottage owner. A contract shall only arise when your
booking is subsequently confirmed in writing via letter of confirmation sent
by post or email. By submitting an online reservation you are agreeing to
the Conditions of Hire. The Conditions of Hire are available to view on our
website and can be requested in writing from our office. Once the deposit
and booking fee has been paid you confirm that you have read and fully
understand their content and agree to be bound by their conditions.
RESERVATIONS AND PAYMENTS
2) Direct reservations to the office will be held for 7 days and officially
confirmed once a signed Booking Form and /or an online payment of
£200.00 has been received.
REFUNDABLE DEPOSIT (unless otherwise stated) £150.00
BOOKING FEE (non refundable) £50.00
TOTAL PAYMENT REQUIRED £200.00 (inc. VAT)
The Deposit will be held against damage, breakages and extra cleaning
if necessary. The Deposit may also be used to cover cancellation charges
(see clause 3) and any outstanding gas, electricity and telephone charges
calculated at the end of the hire period (as applicable). Home from Home
Holidays will hold the deposit as agents for the Owner and the Owner will
be liable to account to the Visitor for the full sum of the deposit less any
deductions applicable pursuant to the Conditions of Hire and Booking
Conditions and Information contained herein. Home from Home Holidays
will hold all deposits in a client Bank Account and no interest will be payable
to either the Owner or the Visitor.
INSURANCE / CANCELLATION
3) Once the booking fee and deposit has been paid and the booking has
subsequently been confirmed, visitors are liable for all the charges of the
holiday, as a binding contract has been deemed to be made between
the holiday Visitor and the Owner. Any cancellation made by the Visitor
(for whatever reason) shall be in writing addressed to Home from Home
Holidays. The effective date of cancellation is when written notification is
received. Home from Home Holidays will endeavour to re-book the holiday
accommodation but a cancellation charge of £100 (inc. VAT) will be levied on
the Visitor. If we are unable to re-book the accommodation, the Visitor will
be liable for the full amount due even if the accommodation is not taken up
(payment is due six weeks prior to the start date of the holiday). We strongly
recommend Visitors arrange full travel insurance (including cancellation
cover) as soon as they submit payment of their deposit and booking fee.
BOOKINGS
4) All Visitors must be named on the Booking Form. The Visitor must not
sublet the accommodation nor share it except with those named on the
Booking Form. Under no circumstances is it allowed for the maximum
number of persons stated in the property description to be exceeded at
any time. The Agent and/or the Owner reserve the right to terminate the
Contract if the number of visitors is exceeded without notice and without
refund and the whole of the Deposit would automatically be forfeited.
4 (a) Bookings will not be accepted from groups of single people under
the age of 25.
KEYS INSTRUCTIONS
5) The details concerning the access arrangements for each property will
be issued once the full rental payment has been received. The majority
of properties will have a key safe located at the property. A code to gain
access to the key safe will be provided approximately 10 days before
commencement On the day of departure, keys must be replaced in the key
safe, as detailed in your access letter. Please note: failure to replace the keys
may result in a delay and deduction from your deposit return.
5 (a) If the keys are to be sent to the Visitor, they will be posted approximately
10 days prior to commencement of the holiday. On the day of departure,
keys must be returned as detailed in your access arrangements - BEFORE
YOU LEAVE THE ISLAND. Please note: late return of the keys or incorrect
postage may result in a delay and deduction from your deposit return.
2 (a) When a provisional booking has been confirmed, the Visitor is
responsible for the total Rent, and payment is due 6 weeks prior to the
start date of the Hire Period,. Where the agent has not received the balance
by the due date an overdue reminder letter may be issued to the holiday
maker and a charge of £25 will be added to the balance due. If the balance
is then not received within 4 days of that reminder then the agent reserves
the right to treat the booking as cancelled by the holiday maker ( Section
3 will apply ) and the holiday maker shall have no claim against the agent
or the property owner for compensation or reimbursement whatsoever. For
bookings made less than 6 weeks before the start date, the total amount is
due at the time of booking, to include the Rent, Deposit, Booking Fee and
utility charges and/or Pet Charge (where applicable).
5 (b) Home from Home Holidays can not be held liable for any matters
arising from the mis-use or malfunction of the key safe box. All boxes
are checked and deemed to be in a satisfactory working order at the
commencement of all hire periods.
2 (b) A £30.00 administration charge (incl. VAT) will be payable by the
visitor if they wish to change their holiday dates and/or ferry booking after
the Confirmation of Booking has been issued, subject to availability and the
agreement of the owner.
LINEN
7) Linen is generally provided (unless otherwise stated). Where linen is not
provided, please check the property description which will specify what
you will need to bring. Beach towels are generally not provided (unless
otherwise stated).
2 (c) If any items left behind after your departure are to be collected from
a property and/or returned, then a £30.00 handling charge (incl. V A T),
plus postage and packing will be deducted from your returnable deposit.
2 (d) The Deposit, will be returned to the Visitor after departure, providing
that everything is in order and all outstanding charges have been deducted,
within 28 days.
2 (e) Payments can only be made by credit card or debit card as we are
unable to process cheques. Any cheque received will be returned and this
will incur an administration fee of £25 (incl. V A T). Credit cards will be
subject to an additional 3% charge.
2 (f) Visitors may pay by Bank Transfer to our Account at National
Westminster Bank PLC, 107 St James’ Square, Newport, Isle of Wight, Clients
Account Number 05077311, sort code 54-10-34, quoting the booking
reference number as a reference. IBAN: GB54NWBK54103405077311, BIC
number: NWBKGB2L.

ACCESS STATEMENT
6) It is the responsibility of the visitor to satisfy themselves that the property
is going to be suitable for the individual needs of all the members in their
party. A full access statement and specific details relating to each property
can be provided upon request and no claim for compensation will be
considered by the Agent or the Property Owner should a problem arise
which causes the hire period to be cancelled or terminated earlier by the
visitor.
OCCUPANCY
8) Visitors to all properties may take up occupation after 3.00pm (unless
otherwise stated) on arrival and must vacate promptly by 10.00am (unless
otherwise stated) on departure day. Please note: early arrival or late
departure may result in a deduction from your deposit return.
8 (a) Home from Home Holidays can not be held liable for any matters
arising from the condition or cleanliness of the holiday accommodation
upon arrival. Whilst every effort is made to present the property to as
high a standard as possible, it is not always possible to meet everyone’s
expectations.
8 (b) Neither the agent nor the owner can accept liability for problems
outside their reasonable control, such as breakdowns of domestic
appliances, plumbing etc; although every effort will be made to rectify the
problems as soon as possible.

8 (c) Neither the Agent nor the Owner can accept responsibility for work
taking place outside the boundary of the property nor for any noise or
nuisance arising from works or actions over which the Agent or the Owner
have no control.
8 (d) Neither the Agent nor the Owner can accept responsibility for injury
to an occupant, their guests or third parties (except in the case of death or
personal injury resulting from gross negligence) or loss or damage to their
belongings, their car or its contents.
8 (e) For properties hired with the benefit of a swimming pool, lake, pond
or trampoline, the visitor confirms that no one will enter the pool / lake
unless they are a competent swimmer, they will not dive into the pool/lake,
they must check the depth of the water before entering, all children will
be supervised at all times whilst using the pool / lake the pool / lake will
not be used after consuming alcohol, no pets will be allowed to enter the
pool / lake and that they will act responsibly at all times when using these
facilities. Swimming pools, lakes and trampolines are used at the visitors
own risk with no liability on the Agent or Property Owner for any injury
sustained in doing so.
8 (f) The owner or agent can refuse to allow you into the property or
ask you to leave the property with a minimum of 12 hours notice if they
reasonably believe you or any member of your party are behaving illegally or
are causing a nuisance or demonstrating anti social behaviour. Furthermore
if the owner or agent believes that damage has, or is likely to be caused
by any such behaviour then the hire period will be terminated by giving
a minimum of 12 hours notice and will be treated as a cancellation by
you and the visitor shall have no claim for compensation or reimbursement
whatsoever.
8 (g) The visitor must allow the owner or their representative including
workmen access the property at any reasonable time during the hire
period. Whilst the visitor has the right to enjoy the property uninterrupted
the owner and agent retain the right to inspect the property and arrange
essential repairs where necessary in accordance with good estate
management. You would get notice of this if it were required except in an
emergency or if a problem needed to be sorted out quickly and you could
not be contacted. In these situations the owner and agent can then enter
the property at any time without giving you notice.
PROBLEMS
9) We hope that all Visitors booking holidays with us will have an enjoyable
time. In the event of a problem the Visitor must contact their local agent
by 5.00pm on the next available working day and we will do our best to
resolve the problem by referring to the Owner. Please note: complaints will
be not considered unless raised immediately during the course of the hire
period to enable the complaint to be verified.
9 (a) All complaints and requests for refunds or compensation MUST be
made in writing to the ‘Cottage Owner’ c/o Home from Home Holidays,
stating the date of the hire period and property in question. This will
then be forwarded to the Owner of the property for their consideration.
The Agent can not make arrangements for any refunds or compensation
payments with out authority from the Owner. In the event of a dispute
between Owner and Visitor the agent reserves the right to provide each
party with the relevant contact details so that a resolution can be made
between both parties.
9 (b) The Agent is unable to get involved in any dispute regarding the
retention of any/all of the security deposit. The Agent is further unable to
arbitrate deductions between Visitors and Owners and any query relating to
such deductions should be made in writing directly to the Property Owner.
DAMAGE
10) Visitors are asked to please leave the properties as they find them in
a clean and tidy condition. Please note: any damage or breakages are the
responsibility of the Visitor.
Please advise us of any breakages that occur by 5.00pm on the next
available working day.

Home from Home Holidays is unable to accept liability for the accuracy and
content of these advertisements.
PETS
12) All property details clearly state whether or not pets are allowed. Where
permitted, pets should not be left unattended and all visitors must clean up
behind them in a responsible manner. No guarantee can be made that the
gardens or grounds of the hired property are secure enough for an animal
to be left unsupervised and no liability can be claimed from the owner or
agent if your pet suffers an injury or escapes and is subsequently lost. Please
note: failure to adhere may result in a deduction from your deposit. Please
bring pet’s own bedding, and do not allow pet’s to sleep on any furniture or
beds. A small charge of £35 per pet per week will be charged.
ADDITIONAL TERMS
13) If for any reason beyond the Owner’s control the property is not
available on the date booked, all rent and charges paid in advance by the
Visitor will be refunded in full, subject to the visitor having no further claim
against the Owner or their Agent.
14) Whilst every effort has been made to provide accurate property
descriptions and accurate information, some properties are not suitable
for the disabled, infirm or children, and should potential Visitors have any
concerns, they should contact the Agent for further information. No refund
will be given after the holiday has been booked. Any responses to requests
for information are subject to clause 11.
15) The Letting created by this agreement is a Holiday Let within the
meaning given in paragraph 9 of Part 1 to schedule 1 of the Housing Act
1988. This Contract is governed by English Law.
FORCE MAJEURE
16) No liability can be accepted and no compensation will be paid by the
Agent or the Property Owner, where the visitor or his personal property
(and/or any person in the visitors party and/or their personal property) suffer
any loss, damage, injury, disappointment, inconvenience or otherwise, or
where the performance or prompt performance of any obligations by
the Agent or the Property Owner are prevented or affected by any event
which the Agent or Property Owner could not have reasonably foreseen
or avoided including war, treat of war, riot, civil strife, industrial action,
terrorist activity, natural disaster, fire, adverse weather conditions, closure
or international borders, disease, non availability of transport services,
interruption to services/utilities and all similar events outside the control of
the Agent or the Property Owner.
SPECIAL REQUESTS
17) If you have any special requests you must let us know when you make
a booking and confirm them in writing. Although we will try to pass any
reasonable requests on to the owner we can not guarantee that any
request will be met. Confirmation that we have noted a special request
or passed it on to the owner or of the fact it is shown on your written
confirmation or any other document is not confirmation that the request
will be met. If agent or owner fail to met any special requests it will not
mean the hire contract has been broken
FERRY TRAVEL
18) Home From Home Holidays do not act on behalf of any ferry company
and whilst the Agent may make arrangements for you to travel to the
Island via Red Funnel ferries we can not be held liable or responsible for
any problems, damage, cancellations or any other matter which may
arise from making such arrangements. The visitor may become liable for
additional charges levied by the ferry operator as a result of cancellation
or amendment of your original ferry booking. The agent is unable to enter
into correspondence or arbitrate any disputes which may arise as a result
of travel arrangements made with a third party. The agent also reserves the
right to deduct any charges Home From Home may become liable to pay to
a third party travel partner from any funds held prior to being sent to the
visitor including their security deposit.
BROCHURE / MARKETING MATERIAL
11) Whilst every effort has been made to ensure the accuracy of the
description of each property and the details contained within our brochure
and on our website, all information is given in good faith and is believed
to be correct at the time of the brochure’s publication. Neither the agent
nor the owner can accept responsibility for errors or omissions. In respect
