The BSI Kitemark scheme for insulating glass units is recognised as the best

neo™ Steel achieves a whole window u-value

10077-2:2012. The u-value results are for the
window orientated in the vertical plane.
neo Fortecom® achieves a whole window u-value
(Uw) of 1.3Wm2K in accordance with EN ISO
10077-2:2012. The u-value results are for the
window orientated in the vertical plane.

neo™ Case Studies
Broadclyst Primary School, Devon
When architects at NPS South West were briefed to design five new
classrooms for Broadclyst Primary School in Devon, they knew they were
facing a challenge as the original school building is one of the oldest in the
country - a Grade II Listed Georgian building co-owned by the National Trust
and Devon County Council.
When it came to the specification of the roof windows both clients were most
insistent that they be flush fitting. neo™ roof windows from the Rooflight
Company presented an ideal solution - it lies flush with the roof, and also has
a contemporary appearance. As Project Architect David Price states: "The
neo™ appealed to me as it is completely flush and frameless." Fortunately
the National Trust and both sets of planners concurred.

Residence, Cambridge
A major component in the success of this attic conversion in a Victorian end-of
terrace house in Cambridge was the selection of neo™. As well as providing
light and ventilation, the top-hung neo™ windows can be opened to 600mm.
Some other roof windows stand out from the roof and have exposed opening
mechanisms, whereas neo™ has a totally frameless appearance both inside
and out.
Architectural Designer, Judith Perry says: “I am delighted with the result. The
neo™ roof windows have clean lines and lie completely flush with the slate roof
and their oak linings (available on Fortecom®) compliment the specially designed
oak doors and windows.”

Wheal Friendly Garden, Cornwall
The objective to provide sustainable living accommodation in an idyllic
setting has been achieved for six eco-homes in St Agnes, Cornwall.
Award-winning architects Simon Conder Associates have designed into
the scheme various energy-saving features such as a ground source heat
pump, warm and cooling air distributed through an energy-efficient ventilation
system and super insulation. The decision to specify the largest square size
of neo Fortecom® was based on a desire to maintain a contemporary
appearance and have a completely flush frameless roof window that would
not detract from the timber roof. On the inside it is minimalist in appearance
and finished with simple oak linings.
Les Bardeaux, Guernsey

Les Bardeaux is a newly-built open-plan family home set within a wooded
enclave in Guernsey. Jamie Falla, the Project Architect, was tasked
with creating an elegant, sustainable home for the future - ensuring that
environmentally sympathetic materials were used to meet the Level 4 and
5 Code for Sustainable Homes. High performance glazing, together with the
latest insulating techniques and a renewable energy-heating source, resulted
in a house that far exceeds regulations for thermal performance. The use
of existing site conditions was a key element of the brief, and the Architect
maximised the level of natural light through the use of neo Fortecom®.
Featuring a sleek, contemporary design and flush edge-to-edge glazing, the
neo™ specified by Jamie Falla offers a roof window that combines unique
properties with a frameless, minimalist appearance to complement modern
architecture and interiors perfectly.

Linings
neo™ is available in a choice of two materials; Fortecom® and Steel:

provided with moisture resistant linings which can be
painted on-site to suit the room interior.

Fortecom® is a pultruded fibre-reinforced composite which is slim,
strong and designed to withstand the most hostile environments.
Considered to be in the ‘high-tech’ league of modern materials,
it has a proven track record in demanding environments such as
those found in the oil exploration and aerospace industries. With its
inherent high mechanical strength and anti-corrosive properties it
offers many benefits over traditional materials and the frame comes
with a 12 year guarantee.*
neo Fortecom® meets the requirements of BS 6375-1:2009
exposures category 2000 and the pultrusion process receives and
‘A’ rating in the BRE “Green Guide to Composites”.
Steel
The neo™ Steel frame consists of 3mm steel with a protective
coating plus polyester powder coating and the frame has a
guarantee of 12 years.
An oak lining is available with neo™ Fortecom®.
Openings
neo™ is openable via use of a sleek manual handle for
within hand reach, a telescopic polewinder for out of hand
reach (please check where access and height restrictions
apply), or with concealed motors for electric actuation. For
more information on motors see page 38. neo™ is also
available fixed shut.
Glazing
A typical glazing specification produces a glass centre pane u-value
of 1.0Wm2K for neo™ Steel and 1.1Wm2K for neo Fortecom®.
Within our standard range we offer 8 different glazing specifications
covering the most popular options and purposes. Please ask for

your particular needs

1. Jamb structural supports. neo™ is
installed between rafters in cold roof construction
to maintain its characteristic flush profile.
2. Head and cill structural supports/trimming rafters.
3. Jamb structural bearers. Fixing height: The fixing height of
the top of the jamb structural bearers in respect of the level of the
top of the rooftiles determines the flushness of the rooflight installation.
The top of all of the structural bearers should be set 110mm lower than
the level of the top of the rooftiles to obtain a flush installation. Width:
100mm. Fixing: Structural bearers must be strongly fixed to the jamb structural
supports. We suggest flush through-bolted connections at centres on the rooflight jambs as
shown (3a). Number and size of such connections to be to Structural Engineer's specification.
4. Head and cill structural bearers. Head: similar to jamb structural bearers in dimension and fixings.
Cill: jack bearers are shown at the cill here to allow insulation infill. For landscape format neo™ rooflights
head and cill bearers should be through-bolted to the head and cill structural trimmers through solid packing,
and steel angle connectors considered for the trimming rafter/jamb structural member joints.
5. 12mm WBP ply lining to jambs and head. This provides a clean firm backing for the perimeter silicone seal.
Ensure that the ply is clean, dry and free from grease and loose particles. 5a. 18mm ply cill standoffs. Fix the
rooflight through standoff blocks of 18mm ply at the cill. These space the rooflight away from the cill bearers to
accommodate electrical wiring where required. Infill remaining gaps with insulation material.
6. Cill felt tray. Install a roofing membrane tray under the rooflight cill as shown. This is to pass down from under
the rooflight cill and UNDER the ply cill substrate but OVER the tilting fillet and ends overlapping the general
roofing felt at the cill as shown.
7. Cill flashing (supplied as part of the Flashing Kit). In severe exposures consider clipping down at centres and
consider clipping down rooftiles also. Flashing sits on 15mm WBP or marine-grade ply substrate (7a) on a treated
sw or hardwood tilting fillet (7b) with an internal fillet angle of 15 degrees. Lap the lead flashing over the tiles below
by the rooftile-recommended headlap and welt it under the rooflight cill flashing piece as shown.
8. Lay a continuous thick bead of low-modulus neutral cure silicone across the cill lead flashing for the full width of
the rooflight JUST PRIOR TO installation of the rooflight baseplate. Ensure that the fillet is thick enough to make
continuous contact with the flashing and the cill flashing piece, and wipe away any visible excess.
9. Perimeter seal - to jambs and head. To be a thick continuous fillet of low-modulus neutral cure silicone as
shown. This is laid in AFTER installation of the rooflight.
10. Jamb flashing aprons, part of the jamb flashing assembly (supplied as part of the Flashing Kit). They pass
UNDER the battens but OVER the general roofing membrane. The battens are tacked in position at the rooflight

jambs only until the Flashing Kit is installed and the jamb aprons are slid under them. Then they are
fixed home.
11. Rooflight cill flashing piece. This is part of the rooflight assy.
12. Clay rooftiles. The jamb tiles are dry-bedded on the jamb weathering foam (12a) which is bent over
and compressed under them as they are fixed down. Additional fixing holes or a mortar bed may be
required under some tiles where only one batten fixing is possible.
13. Rooflight baseplate. Rooflight casement (13a).
14. Head flashing (supplied as part of the Flashing Kit). In severe exposures consider clipping down
rooftiles. Jamb flashing assembly (14a) - UPVC soaker upstand.
15. General roofing membrane.
16. Rooflight linings. These are part of the rooflight assembly. The linings (16a & 16b) are preinstalled.
The baseplate linings (16b) must be removed during installation to allow the fixing (17) of the Rooflight.
Ensure the linings are refitted afterwards.
17. Fixing coachbolts (supplied with rooflight). These are screwed to the structural bearers through
yellow-marked holes in the baseplate.
18. General roof insulation. Roof insulation between jack bearers (18a).
19. Internal finishes abutment to rooflight lining. To be specified by project designer. Here shown as a
timber architrave to match the rooflight lining.

installation of the rooflight using a thick continuous bead
of low modulus neutral cure silicone sealant. Ensure sealant to cill 14b is
located in a position where it will be covered by the cill flange of the
rooflight.
15. Roofing membrane to rooflight head. Dress UNDER general roofing
membrane 18, UNDER lead flashing 12 and OVER general roofing
membrane 10 to ensure suitable lap.
16. Jamb flashing assembly - uPVC soaker up stand. Maximum installed
height from top of soaker to top of structural support is 75mm. Trim
soaker to accommodate thinner tile types.

17. Jamb weathering foam which is bent over and compressed under
tiles as they are fixed down. Additional fixing holes or a mortar bed may
be required under some tiles where only

Why specify the original Conservation Rooflight® ?
A roof window range suitable for roof pitches between 17.5° and 65°.
The Conservation Rooflight® remains faithful to its Victorian heritage whilst embracing continual
technical developments to stay ahead of Building Regulations.
With its ultra-low profile, fine lines of steel, glazing bar, and
silicone fronting to replicate putty, the original Conservation
Rooflight® complies with Planning requirements for roof
windows installations for Listed Buildings and buildings in
Conservation Areas including barn and loft conversions
(subject to Planning Permission). The range consists of
sixteen sizes of top-hinged roof windows and two sizes
of side-hinged Egress & Access Rooflights, all of which
replicate specific Victorian models in their sizes and
appearance. Due to its close resemblance to the Victorian
cast-iron rooflight and the fact that it lies flush in the roof, the
original Conservation Rooflight® is frequently recommended
for use in historic property by English Heritage and Local
Authority Conservation and Historic Buildings officers. It is
continuously specified by the National Trust, and has been
specified on such projects as the Roundhouse (Derby
College), the Natural History Museum, Kensington Palace
and the National Library for Scotland.
Flush fitting, glazing bars, slim sections and stepped
glazing detail on the bottom edge give the appearance
of a single glazed traditional unit.
Performance and Quality
The Conservation Rooflight® is CE Marked to EN 143511:2006+A1:2010.
The Conservation Rooflight® achieves a whole window
u-value of 1.5Wm2K in accordance with EN ISO 100772:2012. The u-value results are for the window orientated
in the vertical plane.

by Planning Authorities
The patented Thermoliner® decoupled lining improves
thermal performance and condensation control.
The Rooflight Company operates to the ISO9001:2008
Quality Management System which ensures quality and
consistency in its products, services and processes. The
Conservation Rooflight® has been weathertightness tested
and met the requirements of BS6375-1:2009 exposure
category 2000 and has been tested for air permeability to
EN 1026:2000 and met class 4, the Conservation Egress/
Access Rooflight met class 3.
The Conservation Rooflight® is hand assembled in our
Oxfordshire Workshop.

Why specify the original Conservation Rooflight® ?
the Conservation Rooflight®
Long Life and Low Maintenance
The Conservation Rooflight® is made from 3mm mild steel
with a protective Korroprimer system on shot blasted steel
coating and are polyester powder-coated. No penetrations
are permitted to the coating externally after painting to
maintain the integrity. Consequently there is a guarantee
on the roof window coating of between 5 and 12 years,
depending on location and maintenance (see website
for details). Silicone is used as beading and fronting to
the glazing, which has a minimum service life of 5 years.
It resembles traditional putty in appearance, but does not
require painting or ongoing maintenance. Hinges utilise
all stainless steel components for improved longevity. If
you are choosing roof windows for a property in an
industrial or maritime area or which is subject to a
potentially corrosive or polluted environment call our
Customer Services team and ask about the different
material specifications (eg stainless steel) we offer to
suit your specific needs. Please note that these areas
do not qualify for the same guarantee.
Hoffman Building CR-15s
A 17th and 18th Century former theatre and college
in North London, converted into 41 contemporary loft
apartments by Copthorn Homes and includes over one
hundred Conservation Rooflights® of varying sizes from
the Rooflight Company.
Versatile and Easy to Install
The Conservation Rooflight® is suitable for a pitched roof
construction between 17.5° and 65°. It can be installed in
lead, copper, zinc, standing seam and asphaltic roof types.

roof falls outside of the pitch recommended please contact
our customer services.
The Rooflight Company also offer a flashing kit which is

the Conservation Rooflight®
The unique and patented Thermoliner® thermally
decoupled lining made from UPVC ensures
condensation control. It is integral to the rooflight frame,
inconspicuous and rebated for 12.5mm plasterboard
or timber linings to aid internal finishing. The integral
drainage slots ensure that any condensation that may
occur is drained out of the building. The Thermoliner® is
available in black, white, dark and light grey to match BS
colours detailed below. It is always recommended that
rooms be well ventilated and that the room temperature
be kept as constant as possible particularly in bathrooms
and kitchens. Please ask for further advice.
Glazing
A typical glazing specification produces a glass
centre pane u-value of 1.2Wm2K for the Conservation
Rooflight®. Within our standard range we offer 8 different
glazing specifications covering the most popular options
and purposes. Please ask for details of our standard

Rooflight colour to match any
roof covering
Black (RAL9005) is our standard stocked colour but
white (RAL9010), dark grey (BS 00A13) and light grey
(BS 00A09) are available and can be specified with
matching silicone and Thermoliner®. However any
colour of paint for the Conservation Rooflight® can be
specified according to project requirements.
Please note that black silicone is our standard
colour and black is the single colour choice for
Activ Glass.
Openings
The Conservation Rooflight® is openable via use of
Brass or Chrome ironmongery. Motorised actuation
is also available. For more information on motors see
page 38.
Linings
The Conservation Rooflight® is provided with moisture
resistant linings which can be painted on-site to suit the
room interior.

There are sixteen standard sizes of top-hinged and two sizes of side-hinged Conservation Rooflights® available. The
side-hinged E1 and E2 are fitted with gas struts, which hold the casement open.
All Conservation Rooflights® include glazing bar(s) except CR-6, 2/1, 10/1. However, Conservation Rooflights® can be

For projects requiring a run of finely detailed low-profile roof windows, the Studio Range provides the ideal solution.
The context may be historic or contemporary, but the successful outcome of any project demands excellent design
and performance. That is precisely what you get with the Studio Range from the Rooflight Company. There are three
different ways of linking the Conservation Rooflight® or neo™ Steel. For the jamb section drawing please see page 19.

The Studio-Designer Range
The Studio-Designer range utilises casements from the standard Conservation Rooflight® and neo™ Steel range assembled
on to one single purpose-designed base-plate, casements are only 12mm apart for the Conservation Rooflight® and 21mm
for neo™ Steel. The result is a completely seamless run of roof windows, any or all of which can be opened.
The Studio-Designer range is an ideal method of allowing large amounts of light penetration on a pitched roof while
maintaining an elegant internal and external appearance. Should the need arise for an extended run of Studio-Designer
roof windows, this can be achieved by utilising the Linking ‘T-bar’ detailed on p26. Alternatively for an entirely seamless run
of roof windows, a ‘Type A’ Linking Detail can be specified. This is integral to the base-plate and is detailed on page 27.

There is the possibility of 13 sizes and up to five casements of the same size per base-plate. A simple U-channel links
the casements. Most BS colour and glazing options are available.

Case Study - Wardour Castle,
Wiltshire
Wardour Castle in Wiltshire (pictured right) is a magnificant
Grade 1 Listed Building converted into apartments.
The owner wished to maximize the ingress of natural
daylight into the attic space for conversion into living
accommodation. English Heritage were consulted and
they insisted on maintaining the classical style of the roof,
which boasts an impressive 250 year old dome. The result
was their specification of the Studio-Designer Rooflight
measuring 3m x 1.5m, made up of three CR-15 casements
on one base-plate along with ten standard Conservation
Rooflights®. The outcome is a wonderfully lit space while
enhancing the external appearance of the property.

The Studio-Linked Range
This range offers the possibility of linking standard Conservation Rooflights® or neo™ Steel in a cost-effective way. This
is achieved by means of the Linking 'T-bar', (see page 26 for details) there is no limit to the number of same length roof
windows in a run, where the widths and lengths can vary but all casements can be a mixture of openable or fixed shut.

Case Study - The Coach House,
Cardiff
Acanthus Clews Architects specified Studio-Linked
neo™ Steel for this summer house in Oxfordshire.
The roof windows were fitted with concealed actuation
and an integral, motorised blind system. Steven Myhill
said: “The neo™ Steel is a fantastic roof window, it
complimented our project perfectly. I especially like
the effect the linked neo™ Steel has on the amount of
natural light that fills the property.”
In order to create natural light from above for a converted
Victorian coach house (pictured below), ten linked
Conservation Rooflight® CR-13’s were specified. A special
roof ridge detail was designed with five either side of the
ridge. The architect was particularly pleased with the
slender sight lines on the roof as opposed to the somewhat
“chunky” appearance of modern- style roof windows.

The Plateau Rooflight benefits from fine lines of steel and from
being a minimum of 95mm above the kerb height. This makes
for an aesthetically pleasing appearance when compared to other
roof windows. As with all the other roof windows in this brochure,
the standard colour options are black, white, dark and light grey.

The Plateau Rooflight achieves a whole window u-value (Uw) of
1.4Wm2K in accordance with EN ISO 10077-2:2012. The u-value
results are for the window orientated in the vertical plane.
Long Life and Low Maintenance
The Plateau Rooflight is made from a robust 3mm steel design
with protective layer and polyester powder coating. There is a 12
year guarantee on the rooflight frame and 5 years on the glazing.

Adam Dudley, principal architect of this new build adjacent
to an historic building, commented “The focal point of
this project is the polished granite entrance and terrace
enclosure emerging from the stainless steel roof. Designing
a structure that looks towards the future but doesn't jar
against the existing architectural environment is a fine line
to tread, so the flexibility offered by the Rooflight Company
helped us to achieve the balance we were looking for, while
providing a bright and airy feel to the interior.”

Architects don’t often get the chance to design their own
studio, so when Adrian James did, he wanted to make a
statement - not a simple thing to achieve in central Oxford.

In the first place the site was extremely tight, and the
planners, although supportive on the whole with his ideas,
insisted on the minimum of windows. In order to introduce
light to the office, the solution was to install a Plateau
1200mm Rooflight. The result is a single shaft of light from
above, rather like the Pantheon in Rome.
Castle Drogo, Devon, Harrison
Sutton Architects
Harrison Sutton completed a second addition to the
visitor centre of Castle Drogo in Devon owned by
the National Trust. The building is set into natural
landscape and has principally timber post and beam
construction with glazed openings. The new design
continues on this theme; however the whole building now
has the advantage of large amounts of natural light and
ventilation provided by 16 Plateau 900mm2 Rooflights.
According to project architect Emily Hawker the reasons
for specification of the Plateau Rooflights was firstly the
fact that, internally the effect is a frameless rooflight; as she
states: “You just see the glass”, and secondly the ability to
install at a pitch of between 11o and 13o. The final aesthetic
result is a successful blending of colour between the dark
grey rooflights and the new zinc standing seam roof.

Key:
1. The Plateau Rooflight, with Manual Opening Option 1b fixed to structural kerb 2c using coach bolts fixed through
fixing lugs 1c around the perimeter of the roof window.
2. Structural rafter support at jamb and structural trimmer support at head and cill 2b. Structural kerb upstand 2c to
be a minimum of 150mm high. Ironmongery supportive packer 2d at the cill, fitted around the fixing lugs.
3. WBP Plywood roof deck.
4. Insulation fitted above structural supports and around the perimeter of the kerb upstand 4b.
5. Timber reveal to align with the roof window linings 1d to provide 'frameless' internal appearance. If the roof window

10. Underlay.
11. Softwood roofing battens.
12. Lead sheet roofing. Rolls 12b to run with the angle of Roof pitch, and splay 12c at least
150mm from the kerb upstand to allow water to flow freely around the perimeter and prevent

Blinds
Roller Blinds
Roller Blinds offer a practical solution to light control. They sit
neatly within the roof window casement, and are pre-tensioned
for each size of roof window.
There are two fabric ranges to choose from: Natural Plains
Blinds are made from pure cotton and are excellent for living
rooms, bathroom and kitchens. The Blackout Collection is ideal
for bedrooms as the fabric offers a darkening of the room. In
addition, heat insulating properties help retain warmth within
the room and reflect excessive heat on hot summer days.
Installation of all blinds is best achieved by a builder or joiner,
but could be carried out by a person experienced in DIY.

Pleated Blinds
Pleated Blinds fit precisely within the roof window casement.
There are two fabric options:
Natural Plains Pleated Blinds prevent glare while softening the
light from overhead and provide a wonderfully diffused light.
For situations where a greater degree of light control and
privacy is desired, the Blackout Collection offers a darkening of
the room without total black-out. The fabric used in the Blackout
Collection has heat insulating properties which help to retain
warmth within the room and reflect excessive heat on hot
summer days. In addition, the fabric is treated with Scotchguard
for easy cleaning, and is coated with a fire retardant layer.
For Pleated Blinds out of reach, rod and electronic options are
available.
