The government and utility charges are due at that time as well. You may begin paying the government and utility charges before that date, but it must be paid in full bv the 1st of lanuarv 2 0 1 6 . Please indicate what you are paying for on your check. The total am ount for the governm ent and utility charge is $ 4 1 6 .2 1 . Residents who have signed the form in the past few years for their taxes to be automatically deducted from their checking/savings account will be taken out again this year in the month of January 2016. If you are not sure if you did, please call the office. BR1GHTHOU5E CABLE As a reminder for the residents coming back to the community, the re-connect fee for cable is $53.25 including tax. The cable fee of $44.50 is due at that time as well. The Cable Fee will increase January 1, 2016 to $46.50. Effective as of Ianuary 1. 2 0 1 6 residents will no longer be able to disconnect their cable while they are away during the summer months and reconnect when they return. The last contract with Bright House discontinued this policy in order to keep the cost at a lower rate for your monthly fee. There will no longer be an installation fee when your cable is connected. If you should have any question, please feel free to give us a call in the office. Football is now very well into season. Come in every Sunday between the hours of 11 AM and 5 PM and enjoy our 50 cent wings. They are served in increments of ten with mild or hot sauce, blue cheese, celery and carrots. Fusion, barbecue and teriyaki will not be included but can be added for an up charge of $1.00 during these times. Happy Hour pricing on beer, wine and well liquors from 1-5pm on Sundays; sorry, game days only. We have the NFL Sunday Ticket, so come into the Roost and root for your favorite team. Fish Friday is very popular. But what's even more popular is our Saturday Prime Rib. Come in and savor the flavor! Sold for $1.00 an ounce minimum 10 ounces) with your choice of two sides, and soup or salad. We have also brought in some new entertainment, which we hope all of you experienced in the month of September. Thank you Randy Siverson for doing a fantastic job. I believe our community loves you as much as we loved having you. Bingo night is huge!! Starting in the month of October, the first card is free. Every additional card is $2.00, and you have to play in all games in order to enter the final black-out-round. Please make your reservations well in advance since Bar Bingo can only be played in our bar area. Tables and bar stools fill up fast. During the month of November, we will be putting comment cards on the tables for approximately two weeks. Your suggestions and input are very important to us, but hey let's keep it civil. The comment card box will be located close to the main entrance/exit. I strongly encourage everyone to take part in this. Halloween will be spectacular this year!! We will have a costume contest on Halloween night with cash prizes. There is a $1.00 entry fee. The night before Halloween we will be having the Crane Lakes glow ball tournament with a party following in the HOA Ballroom. Call the pro shop and make reservations now. Please make reservations well in advance for Thanksgiving Dinner with the Roost. We will be in the HOA Ballroom. This dinner will be reservation based only and we will stop taking reservations on November 22nd. Look for the menu in next month’s courier. The Golf Cart Parade is December 4th!! You should make your reservations soon. Last year we filled up quickly. We will have heaters on the patio for those that wish to sit outside. We will be offering only a select menu consisting of 4 entrees, 2 appetizers and several drink specials. We are looking forward to sharing this event with our community. We missed you this summer. We were pleased to see over fifty people at our September Information meeting. (A good number, considering we were competing with the Patriots and the Steelers!) At the meeting we welcomed several new residents. Thank you for taking the time to attend the meeting and participate in Membership Participation discussions. Your suggestions, questions and commendations are very important to us. We are striving to have an active and informed HOA. The October Information Meeting will feature a guest speaker, addressing internet security. Please join us to learn what you can do to avoid becoming a victim of internet hacking. We will also be looking for your input as we begin to craft the 2016-17 Budget. The 2015-16 Budget is available on our website. Paper copies will also be provided. In addition, if you sign up when you arrive, you will qualify for our drawing in December. We hope to see you there. Our annual membership drive officially begins in October. Applications will be available at the October 8th Information Meeting and Wednesday nights before Bingo October through January. They are also available on the HOA bulletin board. Remember if you renew or join between October 8th and December 31, your name will be entered into our drawing to win one of four $25.00 gift certificates to a restaurant of your choice. Tickets for the 500 Club will also be available beginning in October. Look for details in this issue of the Courier. The HOA will host a “Flu Shot” Clinic on Saturday, October 10, from 8:00am until 12:00pm. Additional details are included on the flyers around the community. At the present time we are working on updating our website. The introduction page and officers will be completed this month and the revised Policies and Procedures are completed and should be on the site next month. We have scheduled a meeting with management to address questions and concerns raised at June through September Meetings. A report will be given at the November Information Meeting. Events scheduled for the Fall include a Halloween Party and Dance, Our craft Fair and a performance by the Del Prados. Details for these events can be found in this edition of the Courier. Last year being 15 sales better YTD than this year. These lower sales numbers for this year are mainly due to having fewer listings available to sell earlier in the year than we had a year ago. Selling conditions in our community have slightly improved this year. Therefore, our average selling prices have also been rising on a gradual and steady pace for about 36 months now. However, the selling prices are significantly below where they were during the peak selling years o f 2003-2007. We continue to have many new clients contacting us with a strong interest in learning more about our community and asking for details about our listings. Our inventory is currently at a very low level o f just eight listings and we could certainly use some additional new listings, especially three bedroom models, to show to our clients. If you might be considering a move in the near future this could be an excellent time for you to call us and get a free market evaluation as to where the market is at right now on your model! In 2015 the buyers have continued to be “value shoppers” looking for homes in excellent condition and generally below the $100,000 level. We are still selling a few garage homes with a golf/water view in the $100 to $ 139k range. However, these buyers are tending to feel very comfortable to wait for a “perfect home” to come on the market before they will spend that amount o f money. Also, don’t forget our referral program. If you do bring a new customer into our sales office that purchases one o f our listings during the month o f October, we will gladly thank you with a check for $100 after the home sale closing takes place.
