“Secret Beach” on the west side on Ambergris Bay….AND MORE!
First, let’s start with some history and then I'll tell you about what I have available. Below is a picture of
the beach at Ambergris Bay recently dubbed "secret beach" since most people don't know about it but it's
becoming more well known by the week. Here is why.....
Ambergris Caye has long seen development take place on its east coast due to having the barrier reef
just a few hundred yards off the eastern shores. San Pedro Town was established as a fishing village and
then growth slowly took place heading north and south as town became built out. With this growth came
road access to new parts of the island especially along the one main road that heads north.
This northern road has recently been paved making travel time to subdivisions on
north side much shorter. A huge boost to the area!

While the east side was being developed the west side of the island was untouched and unknown.
Ambergris Caye is an island so using logic we realize there must be a “west side” but hardly anyone ever
went over there except for a few fisherman. The beautiful swimming waters, beaches clear of any debris

and sea grass and the most amazing sunsets were never seen by most tourists and the majority of locals
as well.
That all was about to change in 2009 when one private landowner began to develop what will become a
new town center for the island called Grand Belizean Estates. This 1,200 lot subdivision is located just 3
½ miles from San Pedro Town and sits right in between the east coast and the west coast of Ambergris
“BAY”. In carving out and establishing this subdivision he built roads in it and connected those roads to
both the east and west sides giving all property owners not only access to San Pedro Town but also easy
access to the west coast and the beaches of Ambergris Bay.

Other Subdivisions and Property Values: This access road provided access to the 1,200 lot in Grand
Belizean Estates and also to other subdivisions in the area such as Palmaya Woods, Ambergris Woods
and Grand Mayan Estates and for the first time ever road access to Ambergris Bay Subdivision.
In the Grand Mayan Subdivision we still have a few lots left. These lots are not near the west side
beaches but are rather at the northern end of the San Pedro Lagoon Water Way. An area teaming with
wildlife. These lots are priced between $30,000 and $40,000 and come with low down payment developer

Future Growth: Now that a limited number of lots have road access development can start to grow
organically in this area.
From the beaches in this area you have views of several islands off in the distance including Cayo
Rosario and Leonardo DiCaprio’s island called “Blackdore Caye” which he is developing as an eco-resort.

When looking for good deals on Ambergris Caye you need to consider a few things. First is who is selling,
why they are selling, what makes the property a good deal and what is happening in the area to cause
growth.

Who is selling and why? For the most part if you find any properties for sale in Ambergris Bay off beach
they will be locals selling to raise money for various reasons. Depending on those reasons they may offer
lower prices for a quick sale. Access to capital may allow them to immediately build or remodel their home
or make another type of investment.
Lots on the beach front may be owned by locals or by foreigners.
What makes the property a good deal? There are several things but first and foremost is the price in
conjunction with the location and access. These lots are very reasonably priced and are located either on
or within view on the most amazing swimming waters in Belize.
Another reason they are a good value is because power hasn’t quite made it to this part of the island.
That is actually a good thing for early buyers and prices are much much lower before power arrives and
when it does arrive all properties in the area will see a significant price increase.
Buy buying now you are getting in before the curve.
What is happening in the area to boost property values? Three things. First is that you have road access
to the subdivision itself. Not all roads have been installed but this is also another selling feature. Lots that
already have full road access are priced the highest while lots just out of reach of the road have much
lower prices. In my opinion it makes sense if you are buying for investment to buy lots that DON’T have
road access yet but the road is close buy.
Here is where the deals are.
Second, this area is getting a lot of traffic from town and other resorts and is visited by locals and tourists
alike. The secret is out and now every weekend you can see dozens and dozens (if not hundreds) of
people visiting this area to admire it’s beauty, swim in Ambergris Bay and enjoy the sunset. There is even
a food truck that has set up to sell food, beer and rum.

Over the past few years I’ve kept a close eye on this area and have purchased properties myself and also
helped dozens of my clients to take advantage of the best deals as they come up. Lot re-sales tend to be
rare but they make an excellent investment whether or not you have immediate plans to build.
If you build on any one of these lots you have free access to any beach in the area. To take advantage of
the breezes and the views I recommend elevating the house 10-15’ and then building a roof tip living area
with a plunge pool similar to what another one of our clients had built. Here is a rendering of it (but this
was actually built as represented in another subdivision down south of town).
Of course if this is just an investment with no plans to ever build it would give a high return as well.
Below is a list of beach front and off beach lots that I currently have listed. All of these lots have fee
simple title and are free and clear of any liens or encumbrances. Some sellers are motivated and are
open to looking at all reasonable offers including some financing. Let me know if any look interesting and

BEACH FRONT on the WEST SIDE OF AMBERGRIS BAY
Parcel #8250. This is a true beach front lot just a few lots north of where the east / west connection road
dead ends on the beach at the public pier. This is a great price for a beach front lot with road access.
There is also a house already built on the same street. The owner of it lives there with his wife and
daughter several months a year. If you are looking for true beach front and want to be guaranteed
immediate road access this is a very good deal. SIZE: 75’ of Beach Front x 137’ deep.

Parcel #8211. This is also a true beach front lot located just a few blocks north of the public pier. Like all of the
other this lot has unobstructed views of Cayo Rosario and other islands off in the distance. The seller of this lot

OTHER BEACH FRONT AND WATERFRONT PROPERTIES
Costa del Sol is located less than one mile to the west of San Pedro Town on the San Pedro Lagoon
Waterway. The lots in this area have the distinct advantage of being very close to San Pedro Town and
having the Caribbean Sea with its barrier reef just a 5 minute boat ride away. Yes this area is a world
away from all of the hustle and bustle of town. With these properties you get the best of both worlds.
With east side ocean front property on Ambergris Caye becoming more rare and definitely more
expensive, many US and Canadian citizens are choosing vacant water front lots on the west side of the
island (mainly in the Ambergris Bay area) and on the large open waters of the San Pedro Lagoon. These
waters are like a large open bay that leads out to the ocean on the east and the waters of Ambergris Bay
to the west. I have two lots for sale in this area.
Parcel #4859 on Costa del Sol. This lot measures 100’ across and has a full 400’ of depth giving you lots
of room to build your dream home or boutique condo project. To the west of this lot there is a project
consisting of large 5,000 to 7,000 single family homes and a bit further to the north is a custom home
called the Zen Villa. Discerning buyers like the privacy and exclusivity of this area. PRICE: $115,000 US.
Parcel #5605 is located on the Lina Point Peninsula on the San Pedro Lagoon Water Way. This lot is

Parcel #8382. This is a second row lot located just off the main east / west connection road. The views
from this lot are amazing. Some clients of mine are building a small eco-resort right next door on Parcels
#8381 and #8375 and they have busted in a road to their lots giving this lot road access as well.

side beaches (about 1 ¼ mile each way). This is a nice corner lot with road access and the price can’t be
