In late March, the Hiddenbrooke Golf Club Management, Billy Casper Golf,
approached the HPOA Board of Directors proposing that HPOA Members
have access to the Pool, Jacuzzi, Fitness Cent and Tennis Courts and
participate in several club activities at an annual cost of $55.

Later, the Club held three meetings to explain the program benefits to the
community, which generated a lot of community interest, and was later
highlighted at the annual HPOA Meeting June 17th. For those who could
not attend these meetings, the summary of benefits are:

dining events, along with competitive golf rates, and discounts at the
Pro shop.

 Non-Resident Members can designate their Hiddenbrooke Tenants to

 Guests accompanied by Members, or designated Tenants, will also
have access to the facilities for a $5 per day guest fee.

Judging from the initial enthusiasm by those attending the meetings, and
understanding this program would increase Hiddenbrooke property values,
the HPOA Board felt a community vote was appropriate and began
preparation for an Election. The Election will require a voter turnout of
more than 612 Ballots, with at least 50% plus 1, (307 of those Ballots)
voting either "FOR" or "AGAINST" the resolution. If the resolution is
passed, this would raise your total HPOA assessment by $55 per year.
At this point, the Club and the Club Owner are reviewing the final contract
language to make the Access Program a reality. After their review and
acceptance, HPOA's attorneys will review the contact to ensure HPOA
Member's interests are fully protected, and they will receive the complete
benefits of the Access Program. One key element of the contract keeps the
portion of the assessment for the Access Program fixed at $55 for two
years, with any future increases limited to 10% per year.
The timing of the Election depends on when the contract
language is finalized and the HPOA attorneys give their
recommendations. Once the contract is accepted, the HPOA
Board will approve mailing the Election Material explaining the
program benefits along with a Ballot, to all HPOA Members, with
the date to tally to votes at a subsequent HPOA Open Meeting ۩

Hello Neighbors,
The Annual General Meeting Minutes have been posted to the web site.
Our new Board took effect July 15, 2015, and I look forward to carrying on the commitment as
your current President. The community is growing and changing and with that come new
challenges. Following the Annual Meeting in June, we elected our new Board Officers, appointed
Board Liaisons and renewed contracts with our Independent Contractors. Please see the list on
the back page of this newsletter or print out a copy from our web page.
Our goal is to enhance the beauty, livability, property values, and security of our community.
Our Board meetings are open to all homeowners and we encourage you to come and find out
what we do, meet our Board members, and share your input as to how the Board can better
serve Hiddenbrooke residents.
CC&R issues: As everyone knows, one of the main functions of HPOA is to maintain compliance
with the CC&R’s. Common problems include lack of landscape maintenance, weed abatement,
trash cans that are not stored out of sight, and illegally parked vehicles. If a violation is
identified we will first send out a Courtesy Letter to notify homeowners of a problem, a Final
Letter if the problem persists, followed by a fine if there is no corrective action. We do not wish
to fine anyone, so please respond to the Courtesy Notice and contact the CC&R Manager if you
have any questions.
Collections: The annual Association assessments were mailed out in July and continue at the
previous year’s rate of $55 per home. It is unfortunate that some people still do not pay this
modest amount. Please make sure your dues are current, as the Board will be deciding which
homes need to be sent to collection for non-payment.
Financial Statement: The Financial Statement for the fiscal year ending June 2015 is enclosed
in this issue.
It’s Time to Paint: We have noticed that many homes and fences in Hiddenbrooke are in need
of paint and some may be able to get by with just painting the trim. Please take a look at your
home and your yard fences and see what your neighbors see from the street. If you decide to
change colors, you need to get approval from HARC; if you repaint the same color no approval is
needed.
Board Openings: Next year we will have three director slots that will be up for election plus we
currently have one vacant opening. Because our next newsletter will be in March, this is the last
opportunity we have to remind you about the openings. If you would like to be a candidate,

Annual Hiddenbrooke Garage Sale is Saturday October 10th. Please start cleaning out those
garages, and put the cars inside!
National Night Out: We had over 200 residents! Credit the HPOA for face painting,
photographer, Pastor Ted for the music and snow cone machine and especially Marcus Patterson,
General Manager of the Hiddenbrooke Golf Club, for hosting the event and providing the food!
This was truly a community effort.۩

COMMUNITY OUTREACH OF VALLEJO
The Community Outreach of Vallejo (COV) is a group formed by Hiddenbrooke residents to support the
needs of the homeless in Vallejo. Currently, the small COV group is made up of approximately 30 residents
from Hiddenbrooke and American Canyon, who, through their combined efforts provide a weekly dinner
meal on Tuesdays for the homeless. COV volunteers serve a variety of roles: preparation of meals, serving
meals on Tuesday evenings, purchasing supplies and storage of necessary materials, etc.
Our benevolent group effort began late summer of 2014 serving about 15 needy Vallejo homeless
individuals. The opportunity to serve other homeless has increased our meal servings to about 45-50
people on a weekly basis.
Community Outreach of Vallejo is now conducting a fall food drive. We are seeking donations of canned
and dried food to provide meals to the homeless this winter. Specifically, we are seeking donations of
canned tuna or chicken, rice, dried or canned beans and pasta. Donations may be dropped off on the porch
at the home of Randy and Nancy Foo at 1270 Wildwing Lane.
In advance, the shared core leadership team for this benevolent community effort thanks you for helping
us serve Vallejo’s homeless.

Hiddenbrooke Plaza is about to get a new
addition! JD Nails Spa and
Salon is scheduled to open this
October. According to owner
Jessica Tran, the new salon will
be a full service spa featuring
nail care (manicures and
pedicures), spa services
(including facials, waxing, back massage),
and eyelash perm, tinting and extensions.
The full-service salon also includes haircuts,
color, highlights, and hair relaxing. They also
do fancy up-do hairstyling for special
occasions.

has 25 years experience in the
field. She is looking
forward to a great
relationship with Hiddenbrooke
residents and is planning to offer a
Grand Opening sale, with 20% off
of all services during the first
month of business. She also plans
to offer a discount card for certain
services, such as men's haircuts or
eyebrow waxing (e.g. buy nine, get the next
one free).
This is a wonderful addition to Hiddenbrooke
Plaza! ۩

Community-wide Hiddenbrooke Garage Sale. Sign
ups will start in September. In the past years, we
have generated much interest and many
shoppers come to the event. This is a great time
to clean out the closets, garages and back yards
and make some money. (not to mention
reclaiming your garage for your car!)

If you are interested in being involved in the overall
look and maintenance of our Community, the
Hiddenbrooke Maintenance District Advisory
Committee (HMDAC) could use your help, time and
expertise! This committee needs two new members
effective September 1st.
The committee does regular inspections of our
common areas and there are committee meetings
every two or three months. The new chair will also
report to the HPOA Board regularly. The HMDAC
committee is very important to Hiddenbrooke, as they
work with the City of Vallejo to point out problem
areas and help in future planning of landscape
improvements in the common areas, including the
Hiddenbrooke Parkway.
We also have an opening on the HPOA board. The
board does an enormous amount of work for the
community. Board service is a great way to truly be
involved in Hiddenbrooke. Please email the HPOA

COYOTES
Hiddenbrooke is surrounded by open space and as such, has many wildlife inhabitants. Residents have all
seen deer, rabbits, wild turkeys, ground squirrels, and coyotes. The coyotes
may be coming into closer contact with residents as the drought as affected
their food and water sources, and it appears a few pets have fallen victim to
them as well. It seems like a good time to discuss how best to coexist with
the local coyotes.
At a fairly recent HPOA board meeting, a resident expressed concern about
bold coyotes eying small children and wanted to know what eradication
steps could be taken. In fact, in Benicia just a couple of weeks ago hunters
were observed killing a pair of coyotes and their pups in an open space area
of the city. This type of hunting is illegal in Benicia, and in Vallejo as well, and is considered to be the wrong
approach when it comes to coyote control. In fact, temporarily lowering the coyote population through
trapping or hunting actually raises the overall population in a short period of time. Remaining coyotes come
to maturity earlier and have larger litters. These types of eradication efforts it would seem are illegal,
inhumane, and ineffective.
According the Humane Society of the United States there are better methods of coexisting with coyotes and
reducing their interaction with humans and their pets. Here are some tips from their website: http://

A two-part program that combines education about feeding rules and “hazing” is emerging as the most
humane way to resolve conflicts with coyotes. Communities such as Denver, Colorado, have achieved great
success in reducing coyote conflicts with these methods.
Food
Deliberately feeding coyotes is a mistake. You may enjoy hand-feeding animals,
but this is a surefire way to get them accustomed to people and will ultimately
lead to their demise. Here are some other general rules about feeding:
 Avoid feeding pets outside. If you must, feed them only for a set time
during the day (for no more than one hour) and remove the food bowl
as soon as your pet has finished her meal.
 In dry conditions, water can be as alluring as food, so remove water
bowls set outside for pets and make watering cans unavailable.
 If you compost, use enclosed bins and never compost meat or fish
scraps.
 Good housekeeping, such as regularly raking areas around bird feeders, can also help discourage
coyote activity near residences.
 Remove fallen fruit from the ground.
 Keep trash in high-quality containers with tight-fitting lids. Only place the cans curbside the
morning of collection. If you leave them out overnight, they are more likely to be tipped and
broken into.
Bag especially attractive food wastes such as meat scraps or leftover pet food. If it is several
days before garbage will be picked up, freeze temporarily or take to a dumpster or other secure
storage container.
Hazing
When coyotes do not run away when approached or charged by a human, they are probably “habituated” to
people. Habituated coyotes may even approach people, looking for food handouts.

 Hazing is an activity or series of activities conducted
to re-instill the natural fear of humans back into
coyotes. It is often as simple as making yourself loud
(by yelling or using homemade noisemakers) and
large (by standing tall and waving your arms).  Communities including Denver, Vancouver, and Los
Angeles have successfully used hazing to reverse
undesirable behavior in their coyote populations.
Other tips from other sources include spraying wolf urine
around your property. This can be found in granular form or
spray from on-line retailers like Amazon.com. It also repels
feral cats and possibly squirrels. Also, don't leave small pets,
babies or toddlers in the yard without adult supervision when
coyotes have been sighted, which is a pretty regular occurrence
in Hiddenbrooke.
Following these suggestions could make a big difference in how
often residents come into contact with our local coyotes and
hopefully make an actual dent in the local population. ۩
