Property Show boosts markets
T
he old city charm of Hyderabad is fast undergoing a transformation.
From the capital of erstwhile united Andhra Pradesh to its transition
into ‘Happening Hyderabad’ as the joint capital of two states, the
city’s identity has undergone a sea change. Increasing exodus of a
young work force from other parts eager to move in to the city in search of
better jobs and lifestyle, to a place what for long was a laid-back city has
seen the IT exports- the engine of the city's growth-grow to Rs.57, 000 crore
in 2013-14 from Rs.49, 831 crore the previous year to rank among India’s
top four exporter cities. The IT industry employs 300,000 people and adds
at least 20,000 more jobs every year. It also provides the momentum for job
creation in other niches of the service industry.
While the IT industry contributes to a third of Telangana's exports, the city is
also a hub of the pharma industry. The state accounts for about Rs.18, 000
crore of India's total Rs.90, 000-crore export turnover of pharmaceutical
products. To top it, Hyderabad and its suburbs house the highest number
of Special Economic Zones, including two exclusively for the aerospace
industry, among India's cities. The city has more potential as it is equipped
with infrastructure, quality talent and a sound collaboration between
government, industry and academia to create a symphony. And it is this
symphony coupled with such a pleasant climate that makes the city the most
suitable destination to settle and invest in property.
Buying a property requires knowledge and information, and given the
magnitude of investment, one has to be well-aware of the important aspects
related with a transaction. The 5th TREDA Property Show held in Hyderabad
from 17th to 19th October, 2014 was an invaluable opportunity once again
thrown open to those on the lookout for buying a property to empower
them with a compendium of knowledge and information that will help them
to arrive at a decision. The expo showcased a wide variety of projects from
leading developers and enabled them to get first hand information on the
latest goods and services available from stalls of material suppliers, vendors
and real estate consultants. Not to talk of the participation from a sizeable
number of financial institutions and banks that helped the prospective buyers
to know about the prevailing home loan rates, application procedure,
prospects of getting loan on various projects of their choice, besides getting
their loan eligibility assessed.
The layout of stalls with elegantly decorated and well lit up spaces gave a
spectacular view to the onlooker. Thoughtful banners, colourful buntings,
lively model exhibits of flats and villas, informative leaflets, handy pamphlets,
creatively crafted brochures, well dressed up hosts and officials at each
stall, waiting to welcome the passing visitor, told it all. The overwhelming
response from prospective customers made the event a grand success.
This issue is dedicated to the 5th TREDA Property Show and features the
event in the cover story and the TREDA annual conference under the special
report. There is an interesting piece on ‘Mantra of Marketing for Real
Estate’ under the section ‘In focus’ by the legendry advertising guru AG
Krishnamurthy, a special section under TREDA Diary with glimpses of the
property show besides our regular features and dose of realty news. Hope
you enjoy reading as we did wrapping up this edition. Please do send in

HITEX held from 17th to 19th
October in Hyderabad. City’s
much talked about show inaugurated
amidst great fanfare and gusto by M
Venkaiah Naidu, Union Minister of Urban
Development, Housing and Urban Poverty
Alleviation and Parliamentary Affairs has
once again revived Hyderabad’s market
sentiments, reassured the industry and
catalysed the home buyer to arrive at
a decision. He also inaugurated the
conference at HICC that coincided with the
show on the opening day, titled ‘Resurgent
Hyderabad – Tomorrow Beckons”. It was
jointly organised by TREDA and NAREDCO
Telangana while Jones Lang LaSalle (JLL),
an international property consultant was
the Knowledge Partner.

communities, villas, developed individual
houses and residential plots across the twin
cities was a treat to the prospective buyer.
A judicious mix of regional and national
real estate developers, realtors, banks,
financial institutions, insurance companies,
architects and designers, exquisite
furniture, interior designing materials,
product manufacturers, suppliers and
service providers talking about their
exclusive services to prospective buyers
complemented to make it a mega event of
sorts. Some of the key participants included
– HMRL – Hyderabad Metro Rail Limited,
BSNL, GHMC, HMDA and Akshaya

Patra. Leading Banks and housing finance
institutions including LICHFL, SBI, DHFL,
HDFC Ltd, ICICI, SBH, Andhra Bank,
Central Bank of India, Punjab Housing
Finance offered their financial services to
visitors. LIC Housing Finance Ltd was the
Silver Sponsor for the Property Show.
Entry to the exhibition was free. Huge stall
locators were put up outside the halls to guide
the visitors to reach their preferred location.
The TREDA property show accelerated the
realty market further by providing some of
the best real estate options to visitors. This
year the visitor count increased to 60,000.
The crowd was a mix of prospective
property buyers, business leaders, corporate
heads, investors, architects, designers,
consultants, developers, builders, managers,
educationists, academicians, students and
NRIs.
The beautifully displayed and brightly
lit up 180 stalls were spread over 7,000
square meters of exhibition space across
Hall A and Hall B. The layout of stalls with
elegantly decorated and well lit up spaces
gave a spectacular view to the onlooker.
Thoughtful banners, colourful buntings,
lively model exhibits of flats and villas,
informative leaflets, handy pamphlets,
creatively crafted brochures, well dressed
up hosts and officials at each stall, waiting
to welcome the passing visitor, told it all.
Anxious visitors each one with a varied
query left with a contended feel, evident
from their smiling faces at the exit. As
the customers had to drive all the way to
the venue, only serious buyers genuinely
interested in buying a property came to the
show.

corporate houses and individual buyers
as well. Sizeable number of enquiries from
individuals were for flats and villas in the
price band of Rs 35 lakhs -Rs 50 lakhs.
These details are based on the cumulative
data obtained from banks and financial
institutions. The show presented more than
400 projects of almost 150 developers
through the stalls on display. Major
attraction for the visitors was that they could
look forward to latest properties, attractive
schemes and a wide range of projects at
interesting locations, keeping this festive
season in mind. All in all the judicious
mix of participants presented a promising
opportunity to all those on the lookout for
their own ‘Home- Sweet Home’.
Today the realty prices in Hyderabad are
all set to a see a spurt and hence leading
realtors at the show felt that this is the right
time for investing in property in the state of
Telangana and the city of Hyderabad. The
property market is currently stable, showing
signs of improvement. Moreover, as the twin
cities of Hyderabad and Secunderabad
offer world-class infrastructure, the sector is
expected to take a quantum leap.

an overwhelming response from the real
estate fraternity on a positive note. It has
also provided a perfect platform for new
buyers to get abreast with the market and
seek the right advice from industry experts.

and exhibitors for their support that helped
in making this event a success.”

government we are looking at a brighter

Reflecting the Diwali mood, the show
too had a festive atmosphere as families
drove to the venue in their colourful attire.
A wide variety of snacks and delicacies at
the elaborate food courts kept the family
crowd in good humour. The children
rushed to the food courts at the venue,
easing the elders to spend quality time
in between the stalls, gathering all the
information they were on look out for. An
elaborately done up reception counter
for visitors entering the venue enabled
them to register their presence by making
them fill up coupons that made them
eligible for the lucky draw held every day
periodically and prizes given to winners. A
Lalitha got a TV set, Jyothi Maed bagged a
refrigerator, Beena Singh secured an Alto
K10. In the evenings an added attraction
for the visitors was the variety entertainment
programme organised at the event area.
Mimicry, dance, orchestra and other
entertainment programmes kept the crowd
in good humour. On the closing day in the
evening best stalls under various categories
were adjudged by a distinguished jury and
prizes given away to seven stall participants.
Mementos were presented to all stall
participants by TREDA executive committee
members. Jupally Krishna Rao, MLA,
Kollapur, Mahabubnagar district was the
chief guest for the closing ceremony. Mohd
Muqtiyar Basha also one of the winners of
lucky dip received an Alto LXI from Jupally
Krishna Rao and Murali Mohan Maganti,
MP, former president APREDA and veteran
cine star.
It has been a great platform to bring
together the real estate developers and
prospective buyers from all over the state.
The event turned out to be a triumphant run
with even a higher turnout of crowd. And
time fleets by leaving its feathers behind, the
voices of the closing ceremony held on the
19th October night died down, the hustle
and bustle of the visitors faded, the stall
participants withdrew from their three days of
hectic business parley and the anxious office
bearers of TREDA beat a retreat with pride
and élan as the curtains on the fifth TREDA
property show fell, making the grand event a
mega success.

he major attraction of the three
day property show was TREDA’s
Fifth Annual Conference on 17th
October, 2014, the opening
day of the property show. The
conference titled ‘Resurgent Hyderabad –
Tomorrow Beckons’ was jointly organised
by TREDA and NAREDCO Telangana and
Jones Lang LaSalle (JLL), an international
property consultant as the knowledge
partner at HICC. This annual feature
has assumed a national stature turning
into a meeting point for union and state
government ministers and officials,

policy makers, industry bigwigs, realtors,
heads of construction companies, host
of stall participants besides national
and international experts every year to
deliberate on impending realty issues.
M Venkaiaha Naidu, the Union Minister
for Urban Development, Housing and
Urban Poverty Alleviation and Parliamentary
Affairs lighting the traditional lamp,
inaugurated the conference. The inaugural
ceremony was kicked off by P Dasharath
Reddy, president, TREDA welcoming M
Venkaiah Naidu, chief guest, guests of
honour, Bhanu Prasad Rao, MLC, BV Papa
Rao, advisor to Telangana government,
Sunil Mantri, president, NAREDCO,
officials, distinguished speakers and
delegates for the conference, developers
from TREDA and other esteemed guests
present on the occasion.
P Dasharath Reddy hailed the initiatives
of the Telangana government led by
chief minister K Chandrashekhar Rao to
boost the realty sector and expressed his
gratitude on the host of industry friendly
initiatives among others saying, “Having

understood problems of real estate sector,
you have already announced removal of
Nala Tax, fixing of Seignorage charges
on construction activity and continuation

in installments.” He further appealed to

remarked that brand Hyderabad has all
the required ingredients viz. infrastructure,
culture, climate, technical power. But the
keystone that is the law and order has
been missing. Now that the key stone is in
place, bigger and monumental structures
can be erected. He appealed to bring in
the required synergy or the bonding force
called Brand Hyderabad to promote the
city like a Kohinoor among all the smart
cities of the world.
Before resuming his address M Venkaiah
Naidu released a white paper on the
growth opportunities of the Hyderabad
real estate market prepared jointly by Jones
Lang LaSalle (JLL) and TREDA. He said,
“Brand Hyderabad has got a fresh lease of
life with the Telangana government willing
to work in tandem with the private sector
to bring about resurgence in the city’s
realty scenario. The central government’s
proposal to allow foreign investors in
the private sector will go a long way in

is willing to provide utmost support to the

He further said, “The government will
give a final shape to its proposed flagship

scheme on developing ‘100 smart cities’
soon. They will come up by converting
present cities, developing satellite towns
around those cities and combining two
cities into one by building a new city in
between. Housing for All by 2022 draft
has been prepared. We are trying to go
for (providing) interest subvention for
affordable housing. Since at the present
interest rates, people cannot construct
houses. So for the economically weaker
sections and low income groups of
housing, we are planning to have interest
subvention scheme for housing loans.”
Further, the minister reiterated that
the Centre is committed to assist the
government of Telangana in its endeavour
to develop the state in general and
Hyderabad in particular. Therefore it has
been proposed to develop satellite towns
around Hyderabad to decongest the city.
Besides, the Centre was also committed to
assist Telangana government in its pursuit
to provide low-cost 2 BHK housing for the
economically backward and needy. This is
an extension of the Centre’s proposal to
provide housing for all its citizens by 2022.
There is also an immediate requirement to

relax the agricultural land ceiling for urban
land once it is included in the master plan
proposed for non-agricultural use, the
minister added.

addressed the gathering. Sunil Mantri
advocated to the union government
to initiate the system of seeking online
clearances for the developers and to
make the real estate regulatory bill more
comprehensive by bringing in all stake
holders under one umbrella to make the
developer, consumer and the government
agency, all accountable. BV Papa Rao
emphasised on the priority of state
government to develop 33 % green cover
across the state. He appealed to the builder
developer community for integrating their
projects in sync with nature to develop
green dwellings and decentralise their
plans and projects outside Hyderabad to
spread across Telangana. Complimenting
Dr GBK Rao of Pragati group for the
commendable work done by him in this
direction, he informed that the CM has
already sent an engineer to Pragati to study

the green habitat created there. Now the
CM himself is planning to visit the project
to study and evolve a plan to replicate the
model.

Resurgent Hyderabad: Summary of Conference Sessions
What defines "Brand Hyderabad"? Is it its rich history or its culture? Or the success of IT companies and
its positive impact on Hyderabad or a combination of all these factors? Can "Brand Hyderabad" in near
future be as effective and successful as "Brand Bangalore"? What should all stake holders of the city do to
make "Brand Hyderabad" one of the best cities to live in? What should be the role of the state government/
corporates/citizens to make Hyderabad a Global Smart City? How to bring in investments across industries?
How to improve the quality of life, education and health of the citizens? The conference that followed had
two panel discussions aimed to address some of these questions. Session one dwelled into ‘Contouring
Hyderabad – Vision to Reality’ and ‘Brand Hyderabad’ was the theme of the second session. The eminent
panelists shared their knowledge on the positioning of Hyderabad in today’s scenario and the road map to
enhance its presence as a global city by giving the required thrust to various key areas.

t was a brainstorming session on how to create a resurgent
Hyderabad. A power-packed panel was debating the next
steps to restore Hyderabad to its glory of 2004-2007. Vivek
Bhaskar Gadgil, chief executive and managing director, L&T
Metro Rail, Hyderabad, Sandip Patnaik, managing director,
JLL, Hyderabad, Srinivas Chary Vedanta, dean- research and
management studies, Administrative Staff College of India,
Avnish Singh, managing director and country head, India,
Tishman Speyer, Kalyan Chakrabarti, managing director,
Redfort Capital and D Suresh Babu, Film Producer, managing
director, Suresh Productions were the panel of speakers for the
first session.

metro rail along three
lines with 66 stations in
GHMC, that will connect
Secunderabad,
Hyderabad
and Cyberabad with the other parts of the city,
including older areas, would help develop the
city. He felt that the promise of a smart transport
system that is reliable, sustainable, modern,
affordable, predictable, on time and leads to a
better environment in the city would lead to transit
oriented development in 18.5 million sq ft area.
The commercial development in close proximity
would augur well for the success. To this end a
secondary public transport system as reliable and
as efficient as the primary one is being worked
out. The last mile connectivity was extremely
important.

He stressed that
as the
city prepares for a 10
million population, the government should
plan the city’s infrastructure such that the
common people don’t have a problem.
He batted for planning a vision of 15-20
years, with inputs from the government,
real estate stakeholders as well as citizens.
Even as he identified the government
role in pushing Hyderabad’s growth, he
advocated officials of urban local bodies
to switch to planning and execution
facilitation.
Srinivas Chary
Vedanta
maintained
that the city
government
needs people
and institutions
to
cope
with
growth, not just in
terms of population but livability too.
Currently, Hyderabad stands 6th in India
and 97th globally in terms of livability.
The officials need to know how to deliver
services to make citizens comfortable.
If Hyderabad is to step up its current per
capita GDP of 1/15th of Shanghai to even
½ of Shanghai, the city managers have to
know how to work with the private sector
to bring capacities and delivery to hit the
growth trajectory. At the macro level the
government and officers are competent
and on an accelerated trajectory to move
into central government’s smartness zone.
But quality of services such as water supply,
currently provided every alternate day, has
to be stepped up. That cannot be a feature
of a smart city.

Partnerships as a solution to step up
services such as water supply, sanitation
and solid waste management, he said
these impact the livability of a city. To
become an equal partner in PPPs, for the
public sector one has to ensure that what

is promised is delivered. Profit making is
good but not profiteering. The city needs
a strong regulator and a capacity in the
government to move away from service
delivery to managing private sector delivery
well. There is scope for improvement in
managing and regulating private sector
delivery, he said.
Avnish Singh
has
a
lot
riding
on
Hyderabad’s
growth.
As
one of the
earliest investing
multinationals in
the city since 20042005, he is a little disappointed
on the returns, given the potential the city
has. He maintains that Hyderabad has
better road networks and traffic systems
than Gurgaon, Bangalore or Pune. That
resulted in projects coming alive and
the influx of global companies such as
Microsoft, setting up their first base. After
the serious pushback on consolidation in
2008-2011, he maintains that the last
12-24 months things have “dramatically
improved and we see our occupiers
seeking to expand.”
He believes the residential market is now
full of opportunity. “In which city could
you get a good 2-3 bedroom house at
capital values of Rs 2500-3000, almost
equivalent to land plus construction values
in most cities?” The residential market
is currently at a cusp of major growth,
both in terms of capital values as well as
absorptions and this bodes well for the real
estate community and we hope to latch on
to that when our project in Tellapur starts.
We have the appetite to invest more in
Hyderabad and it is one of the three cities
in India that we have identified as the ones
where our next phase of growth will take
place,”
he

what it takes to
bring
investor
confidence back? In 2007 Redfort invested
in Hyderabad when the city was flying high.
It was a great market for entrepreneurship,
especially in infrastructure and construction.
The quality of infrastructure was second to
none. Unfortunately the political uncertainty,
the Satyam fiasco and the global economic
slowdown took place. “In the last six
months there has been positive talk. The
fundamentals are right and we expect things
to improve in the next 6 months to a year.
Political uncertainty is at an end and there is
also an action-oriented leader. This traction
can make Hyderabad pick up speed.” He
cites strong fundamentals as the reason for
the market limping back. Right now the price
of land plus the cost of construction is what
apartments are selling at all over Hyderabad
except a few locations such as Jubilee Hills
and Banjara Hills.
However, for those who acquired land
in 2006-07 and are facing stagnancy or
falling values and paid so much interest
that even profit-making is difficult, he is
looking at some facilitative help from the
government to restore investor confidence.
He would like the government to identify
top 5-10 projects stuck on account of
faulty ecosystem and ensure that those
hurdles are removed. “If people are able
to take out their principle amount, even if
it is not economically justifiable, it would
create a climate for investors to flock back.
Right now I do not see investors flocking
back
inspite of all the right
ingredients.”

city for best talent to pour in. He wants the
government to create high level technology

Asked for a three point agenda from
each speaker, Vivek B Gadgil stated last
mile connectivity, integrated transport policy
with synergy between all modes besides a
single ticketing system and connectivity
at aerial level with skywalks to buildings
to rejuvenate even old districts. Srinivasa
Chary Vedala wanted to create a dialogue
quickly between government and citizens,
core infrastructure investment to change
the game in basic services, futuristic, slumfree growth with housing stock for the
poor with a land pool mechanism. Suresh
Babu advocated to make Hyderabad the
cleanest city with every citizen as a brand
ambassador and called for one singleminded leader.
Kalyan Chakraborty called for land
supply from government in the Noida model

over eight years, focus on hospitality to
promote tourism and sustainability and
lastly to create a construction, real estate
and infrastructure talent pool that can
service the whole country. Avnish Singh
called for specific single window policy of

The message was clear: The city has
great potential. If the government works as
a facilitator and gets projects off the ground
investor interest in Hyderabad would be
revived. Currently existing companies are
expanding operations; to bring newer
investment, civic services have to be
enhanced to make the city more livable.
Manufacturing needs to be actively wooed
so that the number of different types of jobs
at every level could be created. Capacity
building at urban local body levels to
make officers and bureaucrats competent
to facilitate the private sector delivery of
quality services was the underlying theme.
The city needs to engage its corporate
citizens as partners in governance to place
Hyderabad in resurgent mode.

he city of Hyderabad is currently in transition. It
has the unique honour of being the capital of
two states and the seat of two state governments.
Hyderabad’s citizens are in the process of
redefining themselves, while they will always
remain ‘Hyderabadi’ but they are now in the new state of
Telangana; and new state needs to develop a new identity.
What will Hyderabad be known for? With this state of
transition comes a very unique opportunity. Hyderabad can
reinvent itself. Synergised efforts of the state government,
the local administrative bodies, industry and citizens can
reposition Hyderabad as a city of the future that is ready to
offer business and citizens the best in class quality of life,
work and play. It was with this underlying theme the second
session of the day ‘Brand Hyderabad’ unfolded.

was to arrive at a to-do-list for the state
government, the industry and citizens of

Hyderabad”. He noted that it captured
the aim of not just the event but also the
state government and all that it was trying

commitment
from government,
business and community
was required to repair the injured image of
Hyderabad.
Each of the panelists listed out specific
areas of focus that they would like
the administration of the new state of
Telengana to work on. SP Reddy noted
the quality of water as an example of the
slipping quality of life in the city.

The list of focus areas for the government
was long; there was a clear message
for the government – communication.
Every guest on the panel agreed that the
messages and the statements coming out
of the government at a time like this were
crucial to the confidence of citizens and the
response the state hoped to receive from
industry. The ability to engage with citizens
and industry on civic issues and projects
of development is the need of the hour.
This Government would need to increase
its focus on communication to turn ‘Brand
Hyderabad’ into a team effort.
It was then that Jayesh Ranjan made a
series of big announcements. He pointed
out that in order to be a truly modern city
Hyderabad has to offer its citizens quality
of work, quality of living and quality of play.
While the office spaces and campuses in
Hyderabad are of top quality, the city
needs to catch up in the areas of life and
play. In a city that has not managed to
build spaces for weekend recreation and
sports, Jayesh Ranjan announced ‘The
Hyderabad Habitat Centre’. A recreational
centre, designed by Hafeez Contractor,
which will be a prominent and recognised
building that will encourage sports,
hobbies and weekend activates in the city.
He also added that the state government
was in the process of finalising a 100 store
commercial tower in the city that will also

be a marquee building. He also shared
that the state government is working on
new regulations that do away the system
of obtaining permission for industry and
is considering the same for the real estate
sector as well. The members of TREDA
may be allowed to self regulate through
the association and build a system where
no permissions are required for real estate.
The announcement needless to say drew a
hearty applause from the gathering.
S P Reddy then reiterated that
government statements coming out of
current leadership at the state and central
level needs to be very positive making them
feel more inclusive. At times the statements
coming from the leadership are very scary,
probably for the businessman or who
has come and made Hyderabad his/her
home. So that is very critical. People expect
positive statements from the government.
I (Faye) then pointed, “If you can create
a space in the city where women feel safe
to work, travel, to stay out in the late night
social life, gatherings etc, then this is the
city where people will come and live in.”
In the interactive session with the audience,
Phani of Reality One Group remarked,
“We are talking about Brand Hyderabad
and comparing with Singapore, Malaysia
etc. 30% of the small villages like Kokapet,
Janwada have no sanitation facilities.
When you are talking about Smart cities
I would request government, builders to
adopt these sanitation facilities on the
roads for every kilometer in the city.”

the audience observed, “The government
authorities close the restaurants and all
other facilities by 10:30 to 11:00 p.m.
Hyderabad works for 24/7. It works for the
whole world. We want everyone to work
here and expand our business horizons.
We have to treat the people with dignity.
Child labour is rampant in the city.”
To this Jayesh Ranjan quipped, “From
the government point of view one of the
biggest concerns about the people who
are involved in the administration of the
city is the high disconnect between the
government and common man. We need
to tackle child labour and government is
planning in the direction.”
The session concluded with members
of the panel and the audience giving
suggestion on the possible solutions for

the state government to rebuild brand
Hyderabad. Some of them include •
Government needs to instill confidence
among citizens and industry every time it
makes a statement • Details of all plans
and projects being undertaken by the

The city is on the cusp of a great change.
It has all of the ingredients of physical
infrastructure, education, a vibrant history
and a cosmopolitan population, it is
up to the government now to usher this
great city into the future. With time bound
infrastructure development plans and
ongoing commercial space development
to be followed by growth in the residential
sector, Hyderabad seems to be looking at a
more planned approach to development,
wherein the residents have access to all
the comforts before settling in an area.
With the series of announcements from the
government and the enthusiasm shown by
citizens, Hyderabad is ready to write the
next phase of its illustrious history.

Govt relaxes FDI policy
T
he government has eased
foreign direct investment
(FDI)
norms
for
the
construction development sector,
which is expected to provide a
substantial boost to the sector in
terms of greater foreign capital
inflows. Notifying the decision
taken by the cabinet in November,
the department of Industrial Policy
and Promotion (DIPP), the nodal
agency for all FDI policy, said
foreign developers would now be
allowed to exit a project only after
completion or after completing
the basic trunk infrastructure such
as roads, water supply, street
lighting, drainage and sewage.
Earlier foreign developers
were not allowed to take out
the invested amount before
three years from completion of
minimum capitalisation. However,
now the foreign firm can take its

money out or transfer its stake to
another non-resident company
before completing the project on
approval from the government.
“The relaxation of the lock-in
period comes as a major relief for
the industry. The new rules allow
FDI in smaller projects, which
is a big relief. Besides, by doing
away with the lock-in period,
the government has now made
the norms much simpler,” said
Akash Gupt, executive director
at PWC. In a significant step, the
government also allowed foreign
investors to invest in completed
project for "operation and
management." In other words,
100% FDI under the automatic
route can now come in projects
that have been completed by way
of townships, malls and shopping
complexes, and business centres.
This was not allowed earlier.

Office space demand grows 58%: JLL
O
ffice space demand in India saw a net absorption of 9.3 million sqft in
the July-September quarter this year according to a report by property
consultant Jones Lang LaSalle (JLL). This is nearly 58% higher than the
year-ago period. "The Indian monsoon months are synonymous with low activity
in real estate, but this year witnessed considerable amount of activity in the office
sector," said Ramesh Nair of JLL India. Bangalore and Delhi NCR led the revival
with the leasing of almost 3 million sqft and 2.5 million sqft space respectively.
Mumbai, Chennai, Pune and Hyderabad maintained their quantum of leasing
space with minor variation, the report said. Grade A office leasing market is
dominated by US multi-national companies, which account for more than 45%
of leased space. These companies, along with Europe-based MNCs account for
15% of share in office space leasing, are once again very bullish about growing
their businesses in India after the new government took over. "Indian companies,
accounting for 30% of office space leasing, are slightly behind in executing their
growth plans; however, we know that several of them are in various stages of their
property hunt," the report said.

Rs 10,000 crore to fix
Telangana roads
T
elangana roads are soon set to get a facelift
with CM’s recent decision to spend Rs
10,000 crore to renovate roads in all the
10 districts. Each district will be allotted Rs 1,000
crore for repairs and tenders will be called in
shortly. KCR has directed officials to allot the funds
accordingly. The CM held a high-level meeting at
the Secretariat to review the condition of roads in
the state, which was attended by deputy CM Dr
T. Rajaiah and finance minister Etela Rajendar. It
was also decided that four more express highways
in Hyderabad, along the lines of the PVNR Express
Highway, will be constructed.
The CM has also constituted a cabinet subcommittee to study and suggest measures
for development of roads. The committee
will be headed by Dr Rajaiah. "The previous
governments neglected roads in Telangana. All
the roads starting from villages to Hyderabad are
in pathetic condition," KCR said. To overcome
the traffic problem, he asked officials to build
express highways from ORR to Uppal on
Warangal highway, from Jubilee Bus Station
towards Karimnagar highway, from Paradise
Crossroads towards Medak highway and from LB
Nagar towards Nalgonda highway. He also told
officials to build complexes to overcome parking
problems.

companies in the city periphery
will be moving out. Telangana

general manager, Vijay A.
Deshmukh said, "Four sites,
each with land parcels of about
5,500-7,000 acre, have been
identified at Lakdaram Village,
along the Rajiv Rahadari, Medak district, Keesaram, Medak district, Chegunta,
Medak district and Mucherla in Ranga Reddy district for the Pharma City with
the coordination of bulk drug and pharma industries. Once they finalize the city,
we will develop the essential infrastructure there."
Earlier, interacting with representatives of the pharma industry, Chief Minister
K. Chandrasekhar Rao had announced that the state government was drafting
a comprehensive pharma policy. With the Pharma City, the state government is
expecting the industry to create 5 lakh jobs. A higher official of TSIIC said, "The
government is drafting a comprehensive pharma policy. The government will
provide land, water, power and links to the city with well-connected transport
facilities. It will build an environment-friendly industrial sector." The government
is planning to move all the existing pharma industries to the Outer Ring Road
areas of Hyderabad.

fter a detailed study and examination of the places beyond the
ORR of Greater Hyderabad, the Telangana State government
is set to develop 13 urban centres with specific economic
activity generating employment, residential spaces with efficient
transport system linking to main city. The Urban planning body, HMDA
entrusted with the task is set to present the blue print to the government
for further progress. "These can be called as the urban centres or
satellite centres beyond ORR, where all the urban facilities will be
extended creating specific employment areas, residential spaces and
efficient transport system linked to the main city. They are also seen
as solution for
decongestion
of city," said
an
official
with
the

wing of the
HMDA.

as self-contained zones. After studying the existing infrastructure in
the 13 centres are specifically identified for certain economic areasShamshabad (medical hub), Keesara (knowledge hub), Ghatkesar
(IT software city), Gundla pocchampally ( Bio-Pharma city),
Bongluru(IT Hardware, electronics), Shamirpet (recreation), Kokapet
(Finance city), Pedda Amberpet (media/MARKET centre), Patancheru
(innovation), Adibatla, Tukkuguda (aero sense, hardware) and
Medchal, Tellapur-Nagulapally (Inland continental depot). Each of
these urban spaces are to come up on overall 3,813 kms and would
be synchronised along the 160 km stretch of ORR.

T services and consulting firm Cognizant will expand its
facility at Gachibowli in Hyderabad with an investment
of over Rs. 500 crore. The company is looking at
adding an additional area of 1.5 million square feet at
its 11-acre Gachibowli campus. At present, the company
has 2.25 lakh square ft of built-in space at the campus.
The company started operations in Hyderabad in 2002
with 180 employees. Currently, it has 18,000 employees
and five facilities in the city.
"The expanded facility can accommodate around
8,000 employees," Lakshmi Narayanan, Vice-Chairman
of Cognizant, has said. "Besides growing our operations
here, the centre would help us tap the huge talent pool
available here,'' he said, while announcing the expansion
plan. The Hyderabad centre services over 300 of its
global clients in industries spanning banking and financial
services, insurance, retail, hospitality, manufacturing and
logistics, and life sciences.

Valuelabs plans RS 200-CR SEZ

alueLabs, a Hyderabad-based business technology solutions
provider, is in the process of setting up a special economic zone (SEZ)
at Kokapet on the city outskirts with an investment of around Rs 200
crore to be funded through internal accruals, according to Ram Manjeri,
senior vice-president (sales and marketing). "We have already acquired
seven acre of private land. The SEZ will be developed in two phases with
each phase comprising 500,000 sft of office space, and will be completed
within the next five years," he told. The SEZ is part of ValueLabs' plans to
step up its focus on newer business areas and almost treble its headcount
to 10,000 in the next three to four years. At present, the debt-free company
has one self owned and two leased facilities in Hyderabad, with a seating
capacity of 4,500, besides a 200-seater facility in Chennai and one centre
in Kuala Lumpur housing close to 100 professional.

s real estate marketing any different from other
products? Is it complex or more difficult? Does
it need specialists? Before these questions are
answered, let me deal with a few basics. It is said
God is in details. So true! I have experienced
it so many times. Well conceived business
strategies and well defined marketing plans
going awry as details have been ignored. Thesuccess
of any marketing strategy depends not only on sound
strategy but so much more on operational excellence
as well. In other words, focussing on details is
fundamental to doing a great job.
Another basic fact is: a brand is a consumer’s
perception of a product. Brands are built on two
pillars – Identity & Continuity. Yet another basic fact
is: globally over 90% products fail because of poor
marketing, not due to poor product quality. Today,
as technological innovations are easily accessible to
many, several products have good quality built into
them. However they fail due to poor marketing.
Yet another basic fact is: in any product category the
top three brands take it all. Glory, profits, growth etc.
It's a ‘winner takes all' situation. In marketing warfare
too, usually it is the top three that takes it all. And
these are all essentially marketing success stories.

Simplistically – it is match making between
the product and the prospect. In the manner

It is a time tested marketing principle
and practice. In fact I was taught this
some 40 years back when I joined the
advertising profession. This USP offers
the reason why a customer should choose
your brand. Today’s markets are full of
several competing brands in almost all
the categories, it is therefore crucial that
a prospect is well informed about your
brand’s uniqueness, and specific reasons
why it needs to be desired and bought.
l Under promise and over deliver. The
opposite is quite disastrous. A bad word of
mouth can kill a good product in no time.
l Relevant, refreshing and impactful
advertising is a vital need. This can truly
create magic. Product perceptions are
created by relevant advertising, and brands
are products of consumer perceptions.
Advertising is a major source of creating
brand perceptions. The other, is ofcourse,
good word of mouth. With these two
elements in place, a brand can be a winner.
l Make your customer the focal point of
your marketing efforts. It is said ‘customer
is the king’. Treat him like one and see the
results!!
These basic marketing sutras are relevant
and essential to all product categories, be
it a match box or a high end real estate
offering. As a business man, one should
believe that “Success is a process, not an
event”. The process is: good product and
application of right marketing tools.”

Second National Conference
of RWAs
T
he United Federation of Resident Welfare Associations
(UFERWAS), Hyderabad hosted the 2nd National Conference
of Resident Welfare Associations (NCRWA) recently at
2014 at Paryatak Bhavan, Begumpet, Hyderabad. NVS Reddy,
MD, Hyderabad Metro Rail Corporation, while inaugurating
the conference said that the RWAs played an important role
complementing the efforts of the government. He also inaugurated
a photo exhibition showcasing RWA activities and applauded their
role in championing the cause of civic issues.
Representatives from 17 states and 10 districts of Telangana including 100 delegates from Delhi, Bangaluru , Chennai, Chattisgarh,
Maharashtra, Mumbai, Kerala, U.P. and Hyderabad participated
in the conference. Telakapalli Ravi, political analyst, P. Dasharath
Reddy, President and M. Vijaya Sai, General Secretary, Telangana
Real Estates Developers Association (TREDA), Prof. Tirupathi Rao,
Former VC, Osmania University, Padmanabha Reddy, Forum for
Good Governance were the guests of honour on the occasion.
Speaking on the occasion, P Dasharath Reddy assured that builder
developer fraternity will work with RWAs to ensure quality and sus-
tainability in the real estate industry.
NCRWA deliberated on various topics such as Swatchh Bharat,
Role of RWA in community building, Model Apartment Laws, Solid
Waste Management, appropriate urban transport for emerging cities,
building Micro-Communities, political empowerment of RWA’s, RTI,

Congress
T
he city of Hyderabad was the host
to the 11th World Congress of
METROPOLIS recently, as it is seen
as an ideal example of a democratic city
– A City for All. The host city extended the
‘living city experiences’ to delegates and
participants of the World Congress which
was an excellent platform where all city
stakeholders, mayors, decision makers,
practitioners, from leadership to academics
to women and youth groups gathered to
engage in dialogue. Major events and
themes that were part of the event included
Metropolis Hyderabad Urban Hackathon
Vision 2022, Habitat III Agenda,
Metropolitan Governance, urban equity,
financing, Smart Cities Agenda ‘Think
Global Act Local’, Women International
Network Meeting among others.
During this discourse it was evident that
the cities, especially in the developing
and emerging world, wanted to shift their
focus from abstract-based concepts to
action-based projects and evidencebased learnings. The stakeholders strongly

and debate on the broader
vision of sustainable urban
development and focus on
social inclusion, governance,
partnerships and challenges
of cities from developing
regions. The government and
non-government development
agencies and policy makers put emphasis on redefining the urban finances with attention
to local financial resources for long term sustainability of the urban projects. Speakers at
the event included Pranab Mukherjee, president of India, Abdul Kalam, former president of
India, K Chandrasekhar Rao, chief minister, government of Telangana and K Tarakarama
Rao, minister of IT and Panchayat Raj, government of Telengana, Rajendra Pachauri,
Nobel Prize 2007 and chairperson of the Intergovernmental Panel on Climate Change
and Mohammad M. Hussain, mayor of Hyderabad.

ix years old, 86 member strong “real estate consultants and
brokers” body, A.P Realtors Association has been rechristened
as Hyderabad Realtors Association (HRA). On the occasion HRA
organised a curtain raiser event “Brand Hyderabad—A Synergy in Real
Estate” here at Hotel Taj Deccan recently. The event was graced by K.
Pradeep Chandra, the special chief secretary for Industry, Commerce,
Mines and Commissioner for Industrial Promotion and Dr. S. K. Joshi,
principal secretary for Municipal Administration and Urban Development,
government of Telengana as chief guest and guest of honour respectively.
R Vijay Sarathi, President, HRA in his welcome address reiterated his
resolve to continue the momentum of work for the benefit of the realtor
community in Hyderabad with renewed vigor. He also appealed to the
government, “We also request the government to utilise our services when
preparing city and state budgets. No one knows better than us as to what
all needs to be done in every part for betterment of Hyderabad. We can
be quite valuable to the city’s budget making exercise. On a state level
budget we would like to contribute policies and plans for making this
state more attractive to investors.” Two hundred plus realtors, members of
financial institutions, Architects, Interior Designers etc participated.
he Indian Institute of Architects (IIA) celebrated
its Golden Jubilee of South Indian Regional
Conference recently at Chennai on completion
of 50 years of its existence. IIA southern chapters
comprising Karnataka, Kerala, Tamil Nadu,
Telangana and Andhra Pradesh chapters participated
in the event. Quiz, Debate, Drama, Sketching, Poetry,
Photography, Best Architects’ works display etc
competitions were held. The chief guest M Venkiah
Naidu, Union Minister for Urban Development
inaugurated this grand event. The first Rolling
Trophy was shared by Telangana and AP Chapters
for 2014 - 2016.

2014 at Guntur recently. The Show
was inaugurated by Prathipati Pulla Rao,
minister for Agriculture, government of AP.

Dande, district magistrate, Guntur and

guests of honour present at the inaugural
ceremony. Pulla Rao congratulated the
association for successfully conducting the
property show every year. He anticipated
bright prospects for the construction
industry and real estate sector since
the state government has proposed to
develop the new capital city south of
Krishna river in the Guntur district. He
also urged the association members to
adhere to the ethics of the business to get
the appreciation from buyers.The Property
Show was organised for two days. Nearly
60 stalls were exhibited by the builders,
real estate dealers and building material
suppliers. Like previous years the Property
show got an overwhelming response
from the public. The visitors and stall
participants expressed their happiness
over the success of the Show.
