General Remarks

Irrigation
The land is supplied with irrigation water from an offsite
borehole and this will be made available to the purchaser
subject to the following provisions to be incorporated

Situation
The land is situated to the west of the small South
Staffordshire village of Bobbington, on the county border
with Shropshire.
Directions
From the A458 Bridgnorth to Stourbridge road, take the
turn onto Six Ashes Road signposted towards
Bobbington past the Six Ashes Pub. Continue along the
Six Ashes Road for just over 1 ½ miles and on entering
the village of Bobbington turn left onto Brantley Lane.
After a short distance the land can be found on the left
hand side as indicated by the Agent’s For Sale Board.
Description
The land comprises of a block of productive grade 2/3
arable land with the benefit of irrigation. The land is
bound by a mixture of woodland edge and mature
hedgerows, with Brantley Brook bordering the land to the
east. The land is relatively flat and benefits from gated
road access and an internal access track. The land has a
land drainage system which has been regularly
maintained.
The land is offered as a whole or in two lots. Lot 1
outlined in blue on the attached plan extends to
approximately 53.05 acres (21.47 ha). Lot 2 outlined in
red on the attached plan extends to approximately 56.39
acres (22.82 ha ).
Sporting & Mineral Rights
The mineral rights are included insofar as they are
owned. The shooting rights are retained by Gatacre
Estate. All other sporting rights are in hand.
Nitrate Vulnerable Zone
The land is located within a NVZ.
Basic Payment Scheme/Stewardship
The land has been registered on the Rural Land Register
and the Basic Payment Scheme Entitlements will be made
available and included within the sale (subject to
approval from the Rural Payments Agency). It should be
noted that the purchaser(s) will be required to ensure
that the Cross Compliance requirements for the land are
met up until the end of the calendar year in which a sale
is agreed so as to preserve the vendor’s claim.

Planning
The land will be sold subject to any development plan,

without obligation on the vendors to specify them.

The purchaser(s) shall be deemed to have full knowledge
of the boundaries and neither the vendor nor their

Method of Sale
We have received instructions from our Client to offer
this property for sale by Informal Tender, with best and
final offers to be submitted in writing by no later than 12
noon on Wednesday 25th May 2016. Tenders are invited
on the enclosed form.
We are inviting tenders and on the following basis:
1. All offers should be for Land at Brantley Lane, as
identified in these particulars of sale.
2. All offers should be submitted in writing and should
be received at either of the selling agents offices by
12.00 noon on Wednesday 25th May 2016.
3. Your offer should clearly identify that you are
intending to offer on the property as a whole or for
either lot.
4. Offers should be submitted in a sealed envelope and
clearly marked “Land at Brantley Lane” FAO: DA
Lovatt (Halls) or FAO: RG McCabe (Nock Deighton)
5. All offers must be made by or on behalf of a named
purchaser with full address provided.
6. All offers should be in pounds sterling and we
recommend that offers are for an uneven sum (i.e.
not round numbers) to avoid identical bids.
7. All offers must be for a fixed sum. We will not
consider any escalating bids or an offer where the
amount depends on another offer.
8. Any condition applicable to the offer (such as a
survey) must be clearly set out in the written offer.
9. When making an offer you should state how you
propose to use the property.
10. If your offer is successful, we will expect you to
exchange and secure contracts with a deposit of 10%
of the purchase price within 14 days from the date
your Solicitor receives the contract documents.
11.Your offer should be supported by a bank reference
or similar as confirmation that finance is available.

must state the amount of mortgage needed and what
progress you have made with the mortgage

12.You must supply the name and address of your
solicitors. It would be helpful if your offer could be
accompanied by a letter from your solicitor stating

13.Completion will ideally be within 28 days from
exchange of contracts. However, if you have an
alternative and preferred date please advise so it can

14.We will put all offers received to the vendors and
