As a benefit to veterans, the Department of Veterans Affairs
guarantees repayment of loans made to veterans with no down
payment in most cases and liberal qualifying guidelines.
This makes it easy for veterans to finance a new home or
refinance their existing home.
What are VA loans?
A VA loan is a mortgage loan in the United States guaranteed
by the U.S. Department of Veterans Affairs.
Who benefits from VA loans?
The basic intention of the VA direct home loan program is
to supply home financing to eligible veterans in areas where
private financing is not generally available and to help veterans
purchase properties with no down payment.
Less up-front funds needed
The VA loan allows veterans 95% financing without private
mortgage insurance.
Flexible qualifications
VA loans are open to anyone who meets VA credit
qualifications, which are more flexible than those for

New Home Tax Credit
Has Been EXTENDED
Buying a home is about to get cheaper for a whole new crop
of homebuyers – $6,500 cheaper. First-time homebuyers have
been getting tax credits of up to $8,000 since last January as
part of the economic stimulus package. The Senate voted to
extend and expand the tax credit to include many buyers who
already own homes. Buyers who have owned their current
homes at least five years would be eligible for tax credits of
up to $6,500. First-time homebuyers – or anyone who hasn’t
owned a home in the last three years – would still get up
to $8,000. To qualify, buyers in both groups have to sign a
purchase agreement by April 30, 2010, and close by June
30. Go to www.southernonline.org to learn more about these
extended tax credits.

they hold for homebuyers and refinancers, among them

Approximately 23 years ago, I was asked to serve in a
vacated position on the Board of Directors of what is now
YOUR TSFCU. At that time, we were the FAA Southern Federal
Credit Union with only three employer groups and about
$40 million in assets. Coincidental with our 2010 Annual
Meeting of the membership, I will be “retiring” from the
board. As I leave this board (I still retain my membership),
we now have $245,529,020 million in assets and over 270
employer groups with 29,259 total members and a very
competent staff and Board; therefore I can leave with a very
good feeling and outlook toward our future. The Board has
allowed me a few minutes on this year’s Annual Meeting
schedule to make a few comments and I look forward to
seeing everyone there.
