The Bahamas
The Bahamas is a nation of islands, an archipelago that lies in the warm western
waters of the Atlantic, beginning just 50 miles off the coast of Floridas Palm
Beaches and stretching in a great southeasterly arc to the Windward Passage, at
the edge of the Caribbean Sea. There are more than 700 emerald islands
scattered over 100,000 square miles of tourquoise seas, each edged by broad
white sandy beaches and fringed by living coral reef.
The Bahamas are the nearest and most accessible tropical islands destination to
all of North America. Each year the Bahamas attracts millions of visitors from
around the world. Several of the islands are well developed resort centers and offer
a varity of lifestyles.
Each island has its own charm, but all offer superb fishing, internationally
acclaimed diving, unmatched cruising for sail of power yachts.
The warm waters of the Gulf Stream that sweep the western shores and the gentle
tradewinds from the southeast, ensure nearly perfect year around climate.
The Bahamas have a colourful history. The Nina, the Pinta, and the Santa Maria,
from Spain, were destined’ to become the most famous ships since Noah’s Ark.
The small fleet set sail on September 8, 1492, under the command of Christopher
Columbus. On October 12, 1492 Columbus went ashore on the Island of
Guanahani and planted banners of his sovereigns and claimed the island for
Spain. He called it San Salvador in honor of the Holy Savior. He sailed on to
several nearby harbor islands and then on to Cuba. He never returned to the
islands.
In 1629 Britain’s King Charles I claimed the Bahamas for the English Crown. In
1648 the company of Eleuthrain Advertures (Greek for freedom), British dissenters,
settled on the Ceyatoo Island, now known as Eleuthera. Other settlers followed. A
group settled in New Providence Island in the 1670’s. The Pilgrams founded the
Massachusetts Colony in
1620 and settlements on some of the Bahama Islands were in this same time
frame.

Tourism is the most important industry in the Bahamas, accounting for about two—
thirds of the national income and employing almost three-quarters of the
population.
International banking, the second largest industry, has grown steadily in
importance to the Bahamas in the past 25 years due to several major factors: the
political and economic stability of the country; the excellent communications
network linking Nassau to the rest of the world; a favourable investment climate
with no sales tax; and strict bank secrecy laws, similar to those in Switzerland. The
Bahamas boast more that 350 banks and trust companies, representing most of
the worlds largest financial institutions. Nassau has become one of the leading
Eurodollar trading centres, on the level of London, Paris, Geneva, and Tokyo.
The Bahamas are among the most politically and economically stable nations in
the hemisphere, with one of the highest per capita incomes of any third world
nation. A black majority government was elected in 1967, ending 300 years of rule
by the white minority. Under the leadership of Sir Lynden 0. Pindling, Prime
Minister, the Bahamas became independent of Great Britain on July 10, 1973.
However, the Bahamas remain within the British Commonwealth and recognize
Queen Elizabeth II as Monarch. They retain the British style government of
Parliamentary Democracy with freedom of free elections, a court system based on
English law and still offer much of the coloured pomp and pageantry derived from
more than 300 years of British Colonial rule and heritage.
English is the universal language. Currency of the Bahamas is the Bahamas dollar
which is held on exact par with the U.S. dollar. Both currencies are used
inter/changeably in the Bahamas.
Direct telephone dialing is available from U.S. and Canada to many Bahamian
islands.
The Time Zone is Eastern Standard Time.
All Communications to the Bahamas from the U.S. or abroad should be made by
airmail if speed is required. Mail to the Family Island go by weekly mailboat via
Nassau.

CAT Island
Paradise in the Bahamas
Midway down the Bahamas archipelago, 130 miles southeast of Nassau and north
of Long Island, lies Cat Island totalling nearly 150 square miles of land area and
stretching 48 miles from north to south. Cat Island is approximately 300 miles
southeast of Florida.
This island has been described by many as the most beautiful in the Bahamas.
Miles and miles of white, dazzling, unspoiled beaches and giant surf-formed cliffs
provide a panorama of beautiful scenery. The beaches here are some of the best
in the Bahamas, with most being secluded, if not desolate and untouched. This
virgin Out Island destination boasts 2,000 inhabitants, who still thrive on the
agricultural economy. Slightly rolling hills and lush green forests are spread over
the tranquil island. Cat Island is named for a British Sea Captain Catt.
Interesting island sites include the intriguing Pre—Columbian and Arawak Indian
Caves; plantation ruins; and the famous Hermitage located on Mount Alvernia, the
highest point in the Bahamas, soaring 206 feet above sea level. This famous

monastery was built by Father Jerome, and is reached by following the Stations of
the Cross along the winding path that leads to the top of the mountain.
Four excellent landing strips are provided; although only Cutlass Bay, Fernandez
Bay at New Bight and Hawks Nest offer available accommodations at the present
time. The Bridge Inn is served by both Cutlass Bay and New Bight Airports.
The airport at Arthur’s Town, at the extreme north of the island, has recently been
repaved and provides a superb out island runway, however, no accommodations
are presently available. Arthur’s Town is the home of actor Sidney Poitier.
At Cat Island, divers can enjoy miles of virgin underwater wilderness. Tarter Bank
rises one mile from the ocean floor and the fascinating shoal at Columbus Point
starts at 70 feet and drops to nearly four thousand feet. The Lucayan Indian Caves
are located near Port Howe.
Cat Island is ideal for the sophisticated travellers seeking new islands to conquer
as it is relatively untouched by the Twentieth Century.
Cat Island is located approximately thirty miles south of the Island of Eleuthra.
This. island is approximately sixty miles east of Nassau.
Rock Sound, located in the southern part of Eleuthra Island is the largest village on
Eleuthra. It provides a variety of shops in and around this interesting settlement
just two miles south of Rock Sound Airport. A unique Out Island Shopping Centre,
Medical Clinic and bank are located here.
Rock Sound Airport has facilities and services for jets and is a port of entry. When
travelling by private plane to this island or Cat Island most pilots prefer the
uncongested Rock Sound Airport for fuel and for clearing customs.

A Brief History
Windward Island Properties (WIP) was founded in the early 1960’s. Among the
original stockholders was the late TV celebrity Herb Shriner. Wil Shriner, Herbs
son, who is today a TV celebrity still owns property adjacent to WIP.
WIP satisfied all government requirements to acquire a Crown Grant in 197’I. A
portion of land from the Crown was sold to John Muhl, Bob Graf, and to the
children of Herb Shriner. This leaves what is now for sale.
In 1977 WIP was purchased by two Germans and two Iranians. Michael Kennedy
one of the original stockholders remained in the new WIP. Mr. Kennedy ran the
whole renovation and construction planned by the new owners. A budget of 3.5
million dollars to provide more rooms and a marina on top of the 1.8 million already
spent on roads, air strip, and club renovation. Unfortunately, history took over. The
Shah of Iran fled the country and since the new stockholders main business was in
Tehran things went from bad to worse. The new investment group turned to other
projects.
The shareholder’s have now decided to find new investors for the property on Cat
Island, to finish what has become a twenty—five—year long quest to develop a first
class resort on Cat Island.
WIP is located in the central Bahamas. Sport fishing is just now being discovered
as the new hot spot in the Bahamas. The diving is nothing less than spectacular.
These are just a few short minutes from WIP’s dock. Everything is there for having
a great resort.
The club house has been destroyed by a fire in August ’99. Since then, activities in
the Resort have been reduced. Presently there is a resident caretaker watching the
property. The six apartments are being used as guest accommodations.

Description of the Property
The land includes 252 acres (1'020'000 m2) characteristic of the island’s beauty,
with overall more than 6'000 feet (1'300 m) coastline, 5 white sand beaches and
cliffs.
It features an own airstrip of 2'300 feet (700 m) for light planes.
At the south-west end of the estate is a peninsular of 32 acres (130'000 m2) with
4'000 feet (1'200 m) of waterfront alone, known as Frankfort Point. It is the most
picturesque part of the property and as you can see from the attached aerial
photograph, consists of hilly woodland and scattered beaches – in our opinion an
excellent site for building individual homesteads.
Having received the permission from the Bahamian Government for an extension
of the hotel facilities and the approval of land sub-division, the Area at Frankfort
Point was divided into 30 plots of land, ranging from 1’600 to 3'400 m2 in area.
Out of these 30 plots, 9 have been sold.
All 30 plots are connected to an asphalted road system.
