The second quarter of 2014 has remained strong in Cammeray with fantastic
attendance numbers at open homes – reinforcing that these are still the strongest
market conditions we have experienced for 7 years. Investors, first home buyers and
those buying with their super funds competed hard for apartments. We had great
success at 1/15 Cambridge Street and 20/331 Miller Street where we broke both
building records and had 5 registered buyers attending the auctions. We then sold
18/331 Miller Street off-market to the under-bidder of #20. Proving the market is
strong at all price points, 5A Cammeray Road and 9 Greens Drive were both hotly
contested, with over 100 parties attending each property over the course of each
campaign.
The news of Cammeray Primary School expanding to the old Anzac Club site and the
continuing growth of good quality establishments along Miller Street has been wellreceived and supported by the community, strengthening Cammeray as the place to
be on the Lower North Shore.

Cammeray statistics
During the second quarter of 2014 (April to June), 17 houses sold for an average sale
price of $1,886,470. Meanwhile, 27 apartments/townhouses sold, with an average
sale price of $787,259.
A total of 44 residential properties sold during the quarter which was on par with
the first quarter, with a marginal increase in the ratio of apartments/townhouses to
houses sold.
Dwelling values in Cammeray have lifted 15.5% over the current growth cycle, with
Sydney increasing 23.1% since the end of May 2012. With interest rates again placed
on hold for the start of the new financial year this may just keep the fire in the market
stoked.

What lies ahead?
As the new financial year kicks off and the warmer weather approaches, the promise of an
enthusiastic Spring beckons and we are already busy planning the path to being on the market
for many of our clients.
However, don’t underestimate selling in Winter. Sydney is not as seasonal as other cities
may be. Its real estate market trades 11 months of the year and there are always purchasers
looking to buy. Admittedly, there is more activity in the market during Spring and Summer
but the number of actual qualified buyers doesn’t fluctuate as much as you may think. There
are also more properties on offer in Spring and Summer, which inevitably gives more choice to
buyers. This winter is a good example of low stock levels and high buyer demand – there are
still many active buyers looking to purchase now and avoid the inevitable Spring rush.
