Room Use Instructions
Here are a few things you need to know.
Casa Da Praia is a Bed & Breakfast not a Hotel so therefore we do not have a reception desk or full time
staff. You are welcome to bring outside food and drink onto the premises because we also do not have room
service or a bar on the premises.
Smoking is not permitted in any of our rooms not even in the bathrooms but of course you may smoke in the
garden or on the terraces.
We provide free fiber optic broadband Internet that you should be able to connect to from anywhere at Casa
Da Praia.
Water bottles have been provided and contain filtered water (7 stage) which is safe to drink and will be
replaced every day or more often if required up to 5pm.
The key fob supplied is for use to operate the air conditioning and will take up to 5 minutes after insertion
into the slot. AC is for use while in your room with doors and windows closed. Please do not remove the key
fob from the key ring.
You have been supplied 2 keys of which one will open your door and the other opens both the front and
back gates of the property. The front gate next to the kitchen will take you to the main road and the back
gate to the beach. You will need to keep your key with you so that you can get back into Casa Da Praia.
Breakfast is served between 08:00 & 10:00 hours and we only serve what is on the menu. We will not
prepare outside food.
Correct swimwear is required for swimming pool use so that the water quality can be maintained.
Towels and linen are changed after 2 days use also keep your pool towels with you and we will change them
after 3 days use but please don’t take them to the beach.
We do not accept cards so payment of outstanding balances will be required in cash and preferably on
arrival.
If you loose your keys we will have to change 3 locks in order to maintain the security of Casa Da Praia and
the charge to you for materials will be 3,500.00 INR

We only have 7 units at Casa Da Praia with all of them designed to have a view of the garden and pool. We will always
give a choice of ground or 1st floor unless there is no option available.
In some rooms we have used Indian slate on the floor and all rooms have antique furniture to create a rustic look that
some guests do not appreciate so we recommend that you study the photos on this website to confirm suitability.
We are a family and couples orientated establishment so we do not accept groups

TERMS & CONDITIONS
Making a booking - In order to confirm your booking a deposit is required (or full payment if the booking is within six weeks of
departure) and must be paid at the time of booking. If we do not receive all payments due (including any surcharge where applicable) in
full and on time, we reserve the right to treat your booking as cancelled by you. In this case the cancellation charges set out, herewith,
will be payable. When you pay for your accommodation with a Credit Card, we reserve the right to levy a 2.50% handling charge.
Payments made by cheque on a foreign bank will incur a charge of £25 to cover the collection charges any additional transfer costs will
be charged locally. We reserve the right to refuse your booking. If we do this we will refund any monies already paid to us.
Our Rates - Rates quoted on this web site are in Rupees. On receipt of your booking form the currency will be converted using Xe.com
an internet based currency converter and an invoice prepared stating the total amount payable.
Changes by you - Should you wish to make any changes to your confirmed booking, you must notify us in writing at least two months
prior to the date of departure. Whilst we will endeavour to assist, we cannot guarantee we will be able to meet any such requests.
Cancellation by you - Should you or any member of your party need to cancel your accommodation once it has been confirmed, the
party leader must immediately advise us in writing. Your notice of cancellation will only be effective when it is received in writing by us at
the office through which you made your original booking. As we incur costs from the time we confirm your booking and may be unable to
re-sell your accommodation, the following cancellation charges will be payable. The cancellation charge is shown as a percentage and
this is calculated on the basis of the total cost payable by the person(s) cancelling excluding any amendment / cancellation charges
which have already been incurred.

Occupying / vacating your accommodation - The earliest check-in time is 12:00 hrs. We try to accommodate earlier arrival times but
this cannot be guaranteed. In order that Casa Da Praia is adequately prepared for new arrivals, we must ask you to vacate the villa by
11.00 hrs on the day of your departure. When making your travel arrangements please consider these timings so as to avoid
unnecessary hours either waiting to enter Casa Da Praia or after leaving Casa Da Praia.
Insurance - We consider adequate travel insurance to be essential. If you decide not to purchase this insurance, then you undertake on
behalf of yourselves and all members of your party to indemnify ourselves and representatives (as applicable) for any costs, expenses
or losses we/they incur which would otherwise have been met had such insurance cover been taken out. It is your responsibility to
ensure that the insurance cover you purchase is adequate for your particular needs.
Property safety - We do not claim that Casa Da Praia is totally child friendly or safe and care should always be taken, we advise you to
fully investigate the suitability of the property before you book. Many terrace walls are 90cms to 1 metre high, whilst others may be less.
There is also a roof terraces with low walls that is not gated or blocked off and a swimming pool in the center of the property. If you have
any concerns about the safety of the villa please contact the manager immediately. Any genuine problems brought to our attention will
be dealt with as quickly as is locally possible, if feasible. The villa has steps inside and the garden has some slight drops or slopes.
Telephone us and ask us as many questions as you want. If something is important to you, then do not assume something but please
ask us. Despite our efforts and advice given, it is ultimately your responsibility for the care and safety of the members of your group. The
Department of Health has a free leaflet on Health Advice for Travelers, available by telephoning 0800 555 7777.
Telephone and Internet access - Telephones are not provided at Casa Da Praia; therefore, we recommend that, if possible, clients
take mobile phones in case of an emergency.
Air Conditioning - The air condition is only for use while in the room and only with the windows and doors closed. The management
reserves the right to withdraw the use of the air conditioning for the duration of your stay.
Breakages - All breakages or damages to the accommodation must be reported immediately and these must be paid for locally before
vacating Casa Praia. We also reserve the right to charge for damage or breakages not reported and found after departure.
If We Have To Cancel Your Holiday - In the unlikely event that we have to cancel your booking through circumstances beyond our
control, we shall make every endeavour to offer you suitable alternatives (without any charge to you). If the alternative is not acceptable
to you, you should notify us by return and we will refund ALL monies paid. The above offer will not apply where the cancellation by us
arises out of non- payment or late payment on any part of the cost of the holiday when cancellation charges will apply.

Force Majeure - Casa Da Praia shall not be liable for any loss or damage arising from any matter outside the reasonable control of the
management, including (but not limited to) Acts of God, War, Civil Disturbance, Strikes or other Industrial Actions, Acts of Government or
failure of public supplies. For example cable TV services, water and electricity supplies and electricity voltage which can fluctuate and at
times may be insufficient to power air-conditioning units, TVs and stereo equipment particularly during peak usage periods i.e. 6-11pm.
Neither is the company responsible for noise or disturbance originating beyond the boundaries of Casa Praia or which is beyond the
control of the management. We do not accept liability where the performance and/or prompt performance of our contract is affected or
prevented by reason of circumstance amounting to force majeure.
Complaints and problems - In the unlikely event that you have any reason to complain or experience any problems with your
accommodation whilst away; you must immediately inform the manager. If necessary, you should call our India number. Any verbal
notification must be put in writing and given to the manager as soon as possible. Until we know about a problem or complaint, we
cannot begin to resolve it. Most problems can be dealt with quickly. If you remain dissatisfied, however, you must write to us within 28
days of your return to your country of residence giving your booking reference and full details of your complaint. For all complaints and
claims which do not involve death, personal injury or illness. If you fail to follow this simple procedure we may not be able to accept
responsibility as we have been deprived of the opportunity to investigate and rectify the problem.
Behaviour - When you book with us, you accept responsibility for any damage or loss caused by you or any member of your party. Full
payment for any such damage or loss must be paid direct at the time to Casa Da Praia’s manager. If you fail to do so, you will be
responsible for any legal costs as a result of your actions. We expect all clients to have consideration for other people. If in our
reasonable opinion or in the reasonable opinion of any other person in authority, you or any member of your party behaves in such a
way as to cause or be likely to cause danger, upset or distress to any third party or damage to property, we are entitled, without prior
notice, to terminate the accommodation of the person(s) concerned. In this situation, the person(s) concerned will be required to leave
the accommodation. We will have no further responsibility toward such person(s) including any return travel arrangements. No refunds
will be made and we will not pay any expenses or costs incurred as a result of the termination.
Building Works - Many hotels, resorts and villa complexes in Goa are continuing to develop sometimes rapidly and often with little or
no advance warning given. General property refurbishment may also go on. If we consider any of this work is likely to affect your holiday
enjoyment we will offer you a discount on the property rental rate.
Special requests and medical problems - If you have any special request, you must advise us at the time of booking. Although we will
endeavour to cater for any reasonable requests, we regret we cannot guarantee any request will be met. Failure to meet any special
request will not be a breach of contract on our part. We regret we cannot accept any conditional bookings, i.e. any booking which is
specified to be conditional on the fulfillment of a particular request. All such bookings will be treated as “standard” bookings subject to
the above provisions on special requests. If you or any member of your party has any medical problem or disability which may be
affected by your accommodation, please tell us before you confirm your booking. In any event, you must give us full details in writing at
the time of booking.
Passports, visas and health requirements - Requirements may change and you must check the up to date position in good time
before departure. Information on health is contained in the Department of Health leaflet T6 (Health Advice for Travellers) available from
your local Department of Health office and most Post Offices. For European holidays you should obtain a completed and issued form
E111 (details in leaflet T6 referred to above) prior to departure. It is your responsibility to ensure that you are in possession of all
necessary travel and health documents before departure. All costs incurred in obtaining such documentation must be paid by you. We
regret we cannot accept any liability if you are refused entry onto any transport or into any country due to failure on your part to carry
correct documentation. You must check passport and visa requirements with the Embassy or Consulate of the country (ies) to or
through which you are intending to travel. If failure to have any necessary travel or other documents results in fines, surcharges or other
financial penalty being imposed on us, you will be responsible for reimbursing us accordingly.
Safety standards - Please note, it is the requirements and standards of the country in which any services which make up your holiday
are provided which apply to those services and not those of your country of residence. As a general rule, these requirements and
standards will not be the same as your country of residence and may often be lower.
Our Liability To You - We are not liable for any claims for emotional or psychiatric injury or distress, loss or damage to your baggage,
and loss or damage or anything occurring from the results of theft or attempted theft. Our maximum liability in any claims will be limited
to the cost of your accommodation. Our obligations is to provide any service or facility, should be to do so with reasonable skill and care.
Standards of, for example safety, hygiene and quality vary. Sometimes these standards will be lower than those expected in your
country of residence. The services and facilities included in your accommodation will be deemed to be provided with reasonable skill
and care if they comply with any local regulations which, or, if there are no applicable local regulations, if they are reasonable when
compared to the local standards and customs. If any international convention applies to or governs any of the services or facilities
included in your accommodation arranged or provided by us, and you make a claim against us of any nature arising out of death, injury,
loss or damage suffered as a result of the provision of those services or facilities, our liability to pay you compensation and/or the
amount (if any) of compensation payable to you by us will be limited in accordance with and/or in an identical manner to that provided
for by the international convention concerned (in each case including in respect of the conditions of liability, the time for bringing any
claim and the type and amount of any damages that can be awarded. If you choose to issue court proceedings against us (subject to
your compliance with our complaints procedure) then you must do so within two years of your return home. Other than that set out
above and as detailed elsewhere in these booking conditions we shall have no legal liability whatsoever to you for any loss, damage,
personal injury or death which you suffer arising directly or indirectly from any aspect of your accommodation.

Location
When coming by car the best landmark to find Casa Da
Praia is the Lemon Tree Hotel. You must take the road
that runs between the Lemon Tree Hotel and the
Candolim Medical Center towards the beach. This road
then turns left around the heritage part of the Lemon Tree
Hotel (there is a small road that turns left into the Lemon
Tree Hotel but this is not the road you want) then you will
find a small row of little shops on the right after which
immediately turn left into a dirt road that will take you to
the back gate of Casa Da Praia.
When coming on foot the best landmark to find Casa Da
Praia is the Candolim Deck Restaurant (Opp the Acacia
Hotel). You must take the road that runs along the side of
the Candolim Deck Restaurant towards the beach. Once
on this road take the second path on the right which will
bend a couple of times for 100 meters past many
congested building before you come to the front gate of
Casa Da Praia.
When coming by boat the entire coastline looks the same
so you have absolutely no chance of finding us unless
you use our geographic coordinates 15*30’48.84” N,
73*46’02.12” E .

is located on the sand in the village of Candolim.
The very short scenic walk to our favourite beach
Shack does not involve crossing any main roads.
Casa Da Praia is set within 1000 sqm of
landscaped walled garden with a swimming pool.
There are 2 locked gates that only allow access to
guests via a key. The front gate is mainly for
walking to and from the many shops and bars that
are only 150 meters away and the rear gate is for
vehicular drop offs and 250 meters from the
Arabian Sea. The rear access, garden and the
pool are all illuminated at night.

Have a nice day getting your Visa - The Indian Embassy no longer issues Visa’s directly; instead, they have out
sourced the job to VFS Global. VFS Global will charge you a fee for checking your application and then forwarding
your passport to the Indian Embassy for processing.
You are legally required to have a valid visa for the duration of your stay and I strongly recommend you to get one. If
you find yourself without a visa the Indian Immigration Authority will happily issue a Landing Permit on arrival,
however, convincing the airline that you should be allowed to travel can be extremely difficult, mentioning that you
are prepared to sign an FOI (Form of Indemnity) may help.
The heads up on flights - If you’re flying out, as a couple or group, on Saturday evening get to the airport at least 4
hours in advance or you’ll not be sitting together on the plane. Some airlines allow check in up to 8 hours before the
flight so you’ll find some people spend the day at the airport in the restaurants and bars.
If your on a charter flight your baggage allowance is probably only 20kg so pack light. It’s likely that you’ll be
purchasing items in Goa. Airlines charge approx. 700 Rupees per Kilo for excess baggage so don’t go mad in the
flea markets.
When leaving Goa make sure you get to the airport at least 3 hours in advance or you’ll find yourself at the back of a
very slow check in queue, created by excess baggage charge ignorant holidaymakers.
Airplane food has a bad reputation and Indian airplane food deserves that status. Be aware that the food served on
your return flight will be prepared at very low cost in India and should not be eaten unless required as an enema.
Instead order sandwiches at your favorite restaurant the night before.
Duty-free in European Airports is overpriced and should be avoided at all costs. Many familiar brands of alcohol and
cigarettes are available in Goa for half the price or less. Conersers of tobacco and alcohol claim that it’s not the
same and I would agree but it’s all going to kill you in the end.
Get the best exchange rate - Don’t exchange money with the bureaus in the Indian airports as high rates of
commission are charged. An ATM machine is available outside the arrivals terminal building in Goa, ask an official for
directions better still wait till you get to your destination and exchange there if the shops are open.
Driving in Goa - If you’re planning on hiring a vehicle take your driving licence with you. The local Police often stop
tourists and fine those that are unable to produce driving documentation. You are permitted to drive in Goa for the
first 7 days of your stay using your own countries Driving Licences. Officially you require an International Driving
Permit.
The Indian Driving Test, basically, involves starting a vehicles engine so a lower level of competence is to be
expected. When driving in Goa always expect the unexpected, especially odd is how right of way is given to vehicle
entering roundabouts or exiting small side roads.
Mosquito Repellent is available in most shops in Goa and I have found it to be more effective on Indian Mosquito
than brands available at home and of course it’s much cheaper. It is always recommended to take Malaria tablets
before, during and after your trip, so it is of course wrong that I have never felt the need to do so.
Bottled Water - If your new to India your sensitive stomach will react to a single microscopic unknown so I
recommend that you drink only the more expensive brands of bottled water. Every year the Indian
government closes bottled water companies due to malpractices.
Phone Call - Discard your home countries chip in favour of an Indian and text your friends the number. The chip will
cost approx. 400 Rupees plus top up charge. Calls to other countries mobiles cost about 20 Rupees a minute see

Medical matters - Medicines are readily available for all your holiday ailments and you’ll find most local
pharmacists are happy and capable of performing an on the spot diagnoses. Many people now come to India for
treatments and operations (especially dental work) mainly because of the lower cost but also because the doctors
look the same as at home.
Gratuity - Gratuity in India is normally not expected, however, In Goa it’s become commonplace due to tourism, in
general 5% should be sufficient but I always give 10% if I intend to return as they always remember who gives a tip.
