Finally the summer is back again, tourists are
enjoying the beaches and the pools !
Spring was much more quiet than expected,
maybe because of the bad weather…..
There are quite a lot of apartments for sales,
but not many typical “holiday products”, most
foreigners are looking for the same kind of
product; “one or two bedroom apartment with
large terrace close to the sea and the
restaurants, nice residence with swimming
pool and sea view”, so when you find one of
these, better make a quick move…..

ned, samt legge opp til visninger av brukte boliger. Men kun hvis dere ikke allerede har
planlagt visninger med en annen megler, da vi meglere her nede har tilgang til de samme
eiendommene direkte eller indirekte. Hvis dere finner et interesant objekt hos en annen
megler, kan dere sende meg referanse detaljene, sà skal jeg skaffe mer informasjon om det
objektet. Viktig er ogsà at jeg ikke tar noe ekstra honorar, slik mange av de norske
aktörene gjör.
NB: Mye av det som ligger ute pà nett er allerede solgt, meglerkontorene oppdaterer
sjeldent og velger à la objekter ligge som referanser, slik at det virker som de har mye
mer til salgs enn det som virkelig er tilfellet. Nàr det gjelder rivieran generelt er det
for fà objekter I forhold til etterspörsel. Generelt er det ogsà dàrlig/lite informasjon
om de brukte objektene, dette pga at meglerne ikke har eksklusive oppdrag. Utfyldig
informasjon fàes dermed ikke för visning.
Viktig at vi mötes sà rakst som mulig nàr dere kommer ned, slik at vi fàr utnyttet tiden
maksimalt og tid til à booke visninger (pà brukte eiendommer trenger man ekstra tid da
det ikke alltid er lett à fà avtale med eiere pà kort varsel).
Fint om jeg fàr en beskrive av deres krav til eiendom, beliggenhet, fasiliteter, budsjett
osv. MEN som regel ender kunder à kjöpe noe helt annet enn hva de hadde forestilt seg.
Före visninger er det viktig à ta et möte der vi snakker om de ulike prosjektene som er
til salgs, ”hva man fàr for pengene her”, beliggenheter, utleie potensialet i det ulike
omràdene og fasiliteter slik at vi sammen kan finne frem til hva som er interesant for
dere.
Det er mange fine omràder langs hele rivieran, Antibes/Juan Les Pins – Cannes omràdet er
spesielt populaert. Det er viktig at dere före visninger har reist rundt i de
forskjellige omràdene og funnet ut hvor dere liker dere best og hvor dere kan tenke dere
à kjöpe.

BUYING NEW:
1. The buying process:
Step 1: Reservation Contract - "Contrat de Reservation"
A contract where the buyer reserves a property to be purchased off plan. This "contrat de
réservation" is the legal equivalent of a "compromis de vente" used in resale. After signing
this Reservation Contract the buyer will pay 5% as a down deposit, as compared to 10%
on resale. The buyer has a 7 days cooling off period after receiving the signed contract by
registered letter.
Step 2: Legalized deed of conveyance - "Acte de Vente"
2 to 3 months after signing the Reservation Contract, the buyer has to sign the "Acte de
Vente", document signed by the buyer in the public notary's office to make the realestate sale official and legally binding. In France, it is mandatory that the sale of real
property be signed in the presence of a public notary; the only public official empowered
to witness this type of agreement.
The buyer will get a payment plan from the constructor that starts with the 5% on
reservation and then there are stages of payment as the construction emerges. The final
payment is on the day of delivery.
The off plan payment schedule:









5% On reservation
25% Deed completion
5% Completion of the foundations
10% Completion of the floor at ground level
15% Completion of the 2nd level floor
10% Upon roofing in
15% Completion of partition walls
10% Completion of building work in the apartment
5% Delivery of keys
The total building period is usually about 18 months, depending of course on the
size of the development.

2. Advantages
No agency fee, as compared to 6% on resale. The agencies get paid by the constructer.
Since the property is not older than 5 years the notary fee does not exceed 3% of the
purchase price, compared to 7-8% on resale. The first 2 years after the date of completion
you do not pay any property tax, "taxes foncières". By entering into a project on an early
stage, you get to reserve an apartment or villa suited to your needs (view, orientation,
floor etc). The possibility to personalise the interior; choose tiles, carpet or parquet,
bathroom furniture and the opportunity to alter the floor plan. Profit from modern and
strict construction rules, high quality standards, and thermal and phonic insulation.








Increased market value up to the time of completion with minimum cost
On top of this the majority of new constructions are built in sought after areas where the
market value increases with 10% - 15% per year. If you want to resell your new apartment
you can do so within the first 5 years to a new buyer offering him or her a reduced Notary
fee, this ends after the first 5 years or with the second owner. After this the Notary fee will
be the same as resell properties ( 7-8%).
3. Warranties
Total completion warranty for one year, this warranty covers all of the items and any
conditions appearing in the statement that was drawn upon taking ownership. The
companies involved in the construction have to do any work necessary to repair a defect.
Biannual warranty for two years, this warranty covers all building flaws related to
equipment that can be dismantled, such as plumbing equipment, radiators, shutters, and
doors.
Ten years warranty, this warranty covers all flaws which affect the structure of the
buildings, such as walls, roofing, and water resistance, or which make them unsuitable for
their specific purpose.

Financing?
Many foreign clients choose to apply for a mortgage in France. It is advantageous to
have your French home mortgage in France when all the property expenses and
rental income will be in Euros and in France.
You can chose between a normal repayment mortgage or an interest only mortgage,
in any case the interest rates offered to foreigners in France are quite low compared to
