A Message From President & CEO Rick Graf
Our new era has begun. The Pinnacle recapitalization
announcement was released at the beginning of September
and we have had very positive feedback from our clients,
industry professionals and the media. As we approach
the 35th anniversary of our founding in 2015, it is
interesting to reflect on how far we have come
as an organization and visualize where we are
going.
While Pinnacle is still heavily concentrated on
the West Coast, as well as in Texas, we are
on task to further develop our markets
in Atlanta, Houston, Chicago, Denver
and Phoenix. In addition to those five
target markets, our goal is to expand
our footprint in the Northeast in the
coming years. This growth should come
naturally as we nurture existing client
relationships and prospects across the
country. Our service lines are developing
as well. With Hunt by our side, Pinnacle
should see opportunities to team up
in the affordable and student housing
arenas.

FOCUS
For most Pinnacle employees, property management is a
very personal business. Our onsite teams are entrusted
with so much more than the implementation of policies and
procedures at a community. They interact with residents
at their homes and seek to improve lives. When financial
troubles struck the Tolbert family living at Park on Olive in
Peoria, AZ, nine Pinnacle employees pulled together to help.
The team members had just won Second Place and $400
in the “Elevating Excellence” video challenge in June and
wanted to donate their prize money towards a good cause.
They learned about the family from Majorie Trabucco, property
manager of the community.
Majorie explained that the Tolberts were relocated to Arizona
by the father’s employer. Shortly after moving into their
Pinnacle-managed home, he was laid off and diligently began
searching for new employment while working odd jobs.
Despite his efforts, it was a continuous struggle to support
his wife and five children. Majorie was genuinely touched by
their positive outlook in the face of hardship and realized that

they would have a difficult time preparing for the upcoming
school year.
After hearing the story, the team made a collective decision
to assist the Tolberts. They took the family shopping for
new clothes, school supplies and backpacks. It was a very
special day for everyone involved. The mother, who said that
she had been “praying for an angel to help,” was especially
grateful that her prayers had been answered.
We salute our Pinnacle angels for a job well done and for
adding perspective to our own lives.

After Ron Newman passed away in 2003, his wife
Evelyn stayed in the house that they had lived in
since the early 1990s. Lifelong residents of North
Minneapolis, the two of them had raised six children
together and had been active members of the
community. Evelyn was an Administrative Assistant at
the nearby Ascension School for 21 years and Ron was
well-known as the Minnesota Twins organist for 21 seasons.
Now on her own, she needed some assistance with exterior
upgrades to her home.

SPIKES FOR TYKES
In June, Pinnacle participated in the 3rd Annual Spikes
for Tykes volleyball tournament, benefitting the Children’s
Home of Tampa. Sponsored by the Bay Area Apartment
Association, the highly competitive event drew over 28
teams to Hogan’s Beach and raised more than $7,000 for
the worthwhile cause. Pinnacle was represented on the 3rd
Place team by 15-year-old Olivia Ford, daughter of Pinnacle’s
Regional Property Manager, Cecilia Ford.
The Children's Home of Tampa is a child- and family-centered
organization that has offered a safe haven for struggling
families and abused, neglected or abandoned children since
1892. The non-profit company has helped more than 6,000
children realize their dream of a family, and has cared for
more than 25,000 children in the Central Florida region.
Five Pinnacle team members participated in an event
that included IREM, NAIOP and Hearts & Hammers, an
organization providing home improvement assistance for
seniors and the disabled, to help the gracious homeowner.
As with most Hearts & Hammer’s projects, Evelyn’s house
needed exterior painting, moderate carpentry and landscaping
to restore its overall appearance. Our Minneapolis team joined
approximately 70 volunteers to complete the strenuous twoday project in September.
One volunteer was excited to report that “when Evelyn saw
what had been done to her home, she acted like she had won
the lottery.”

Property Marketing Spotlight
Property marketing is vital to the success of an apartment community
by driving traffic to the property, securing new leases, promoting lease
renewals and generating positive reviews. Throughout the year, Pinnacle
Pulse will highlight communities with exemplary marketing strategies.
SERRANO APARTMENT’S PATH TO STABILIZATION
Great accomplishments often result from simple measures.
Machelle Wilson recently proved this to be true at Serrano
Apartments in Spokane, WA. When she took the reign as
Property Manager six months ago, the Class C, 28-yearold property faced several declining factors, a few of which
included low occupancy, poor economic surroundings and an
uncommitted resident base. The vacancy rate was hovering
around 20 percent and she had to find a way to stabilize
the community occupied by a transient clientele. Within
three months, she and her team made some unpretentious
changes that resulted in an occupancy increase to 95 percent
and an enhanced ambiance at Serrano.
Machelle’s first line of action was to put tighter controls on the
intake process. She retrained the staff to read qualifications
differently and to put greater emphasis on employment
reference checks.

“Desperate times did not call for desperate measures,”
explained Liz Gould, regional marketing director. “Machelle
realized that her team didn’t need to go out and recruit warm
bodies, they just needed to follow the rules and seek more
qualified residents.” This revised process initiated a noticeable
transformation.

opened for coffee and conversation,” explained Liz. “It didn’t
cost anything to provide them with the time of day but it
made a world of difference. Residents became engaged and
connected.” Inexpensive quarterly events like tailgate parties

factor. City unemployment was high but Serrano was ideally
positioned within Spokane’s most active job market. In
addition to the corridor of job opportunities within walking
distance, the community offers terrific areas for children to
play and a wonderful pool, explained Machelle. “Because
there is so much pressure on personal budgets, most people
are looking for something close to their job. Serrano is
centrally located in an area rich with retail and easy access.”
All of these attributes were addressed in a straightforward
campaign to nearby businesses and apartment communities,
gaining immediate attention.
“We identified what works best in this market,” said
Machelle. “Through consistent marketing programs, we
generated interest and foot traffic through our office. Then it
was up to our onsite people to close.”

occupancy challenge at Serrano Apartments. Common
industry tools such as Craigslist posts, property flyers and
resident events were all used in the lease-up campaign.
This success story resulted more from the partnership that
Machelle established with her team, a series of modest
revisions and their collective efforts to establish a connection
with residents.

Pinnacle concluded the Wacky World of Wellness
challenge in August, which encouraged company-wide
participants to engage in healthy behaviors. Over 100
team members participated. Five weekly winners were
drawn from among those who reached eight designated

Fourth Quarter Anniversaries
GIVE KIDS THE WORLD
In mid-September, 12 Maitland team
members volunteered at Give Kids
the World Village in Kissimmee, FL,
where they helped with a Halloween
party for visiting families. Pinnacle
participants dressed in costume, gave out candy and
assisted children with Halloween crafts such as mask
and wand decorating.
Give Kids the World exists to provide special children and
their families with a magical, memorable experience that
will live in their hearts for years to come. Give Kids the
World Village is a 70-acre, nonprofit “storybook” resort,
located near Central Florida’s most beloved attractions,
where these children with life-threatening illnesses and
their families are treated to weeklong, cost-free fantasy
vacations. Since 1986, the organization has welcomed
more than 130,000 families from all 50 states and over
75 countries.

Pinnacle Team Member for 3 Years
Describe your role at Pinnacle.
I seek to mitigate risk and reduce losses for
Pinnacle and our clients. My primary focus is
to reduce the incidence and severity of team member injuries
through training, programs, policy and claims management.
Fewer injuries are good for those individual team members
who would have been injured and it is good for the financial
success of Pinnacle. By helping people I also help the
company -- it is a rare and cherished confluence. Additional
important elements of my position include: proper
claims reporting, vendor compliance, media and crisis
communications, regulatory compliance and emergency
operations planning.
While it is challenging to keep all of the balls in the air with the
various aspects of my role, it is fantastically fun to watch this
ship sail. Pinnacle has the right direction, an excellent ethos
and is filled with talented people pushing us forward.
How did you get in the business?
I went to work for Liberty Mutual after earning a degree in
Criminology and quickly advanced to a Field Investigator role.
I worked closely with Risk Managers while investigating
employee, automobile and general liability accidents. At
some point, I jumped the fence and have been on the risk
side for eight years.
What did you want to be when you grew up?
Probably a police detective or an FBI agent, I’m really good at
solving Scooby-Doo before the mask comes off.
Give a brief description
of your family and
where you grew up.
Born in Little Rock,
AR, my mother’s side
of the family was
soybean and cotton
farmers. My father’s
side was subsistence
farmers. Both my parents were determined to get off the
farm, and they both pursued medicine. After many struggles
my father achieved his doctorate in medicine at age 50, and
my mother has been a RN for many years. My mother, brother
and I moved to Memphis, TN when I was 14. I graduated high
school and college in Memphis and will always consider The
River City home.
What has been your favorite accomplishment so far?
I was the first person on either side of my family to graduate
with a traditional Bachelor’s degree, and I put myself through
college. Many family members have since followed that
path.
Who has been your greatest influence in your life?
I am a better cook than plumber. I owe that all to you, mom!
What is the greatest trip you have ever taken?
I went on a spectacular three-month self-supported bicycle
tour through Europe with a friend after college. We performed
with an improv group in The Netherlands, hung out in Munich
beer gardens with Irish summer workers, visited Dachau with
a couple of crazy Australians, watched the Tour de France,
visited Jim Morrison’s grave in Paris, had my bike frame
repaired in a muffler shop in Florence and visited Pamplona
for the running of the bulls.
What would be your ideal vacation if money or time was no
concern?
I want to spend two weeks in Belgium, The Netherlands
and northern France during the Spring Classics, a series of
bicycle races for the hard men of cycling. Both the Tour of
Belgium and Paris-Roubaix are often held in horrible weather
over brutal cobblestone roads laid down by Napoleon. I want
to ride both courses in the public events that occur the day
before each race.
If you could have a discussion with anyone in the world, dead or
alive, who would it be and why?
I would love to converse with Thomas Jefferson on a number
of topics. He and Benjamin Franklin were throwbacks to the
polymaths of the Renaissance like da Vinci and Michelangelo.
Jefferson’s intellect was so vast, mastering many disciplines
and six languages.

SECOND HARVEST FOOD BANK OF CENTRAL FLORIDA
Thirteen team members from the Maitland office volunteered at the
Second Harvest Food Bank warehouse in July. The private, nonprofit
organization collects and distributes donated food to more than
500 nonprofit partner agencies in six Central Florida counties. Their
mission is to create hope and nourish lives through a powerful hunger
relief network, while multiplying the generosity of a caring community.
Pinnacle provides volunteers quarterly to help with their mission.

with Hopelink in July
for a school supply
drive. The non-profit
organization
serves
homeless and lowincome families, children,
seniors and people with
disabilities to help with food,
shelter, family development and
stabilization, transportation and
adult literacy skills. Parents and
their children visited the Hopelink
centers and had the opportunity
to hand-select a filled backpack to
prepare them for their school year.

The Learning and Development team is happy to introduce
Jennifer Staciokas, senior vice president of marketing &
training, as part of the team. With over 15 years of experience,
she reveals her most challenging role to date was as a resident
manager in Washington, DC. “It provided a great learning
experience and taught me to view helping difficult people as
an opportunity instead of an annoyance,” she admits.
Now a well-known industry leader, Jennifer’s original aspiration was to be a
French teacher, which morphed into her love of anything French including food,
filmography, fashion, and even furniture! The desire to help others succeed,
however, translated into her current role at Pinnacle where her goal is to build
a great team and platform. We welcome Jennifer!

CARRY THE LOAD
In mid-July, the Dallas office held a
Jeans Week fundraiser in support of
Carry the Load, a non-profit organization
that connects Americans to the sacrifices of our military, law enforcement,
firefighters and rescue personnel. Team members donated $5 per day or $20
for the week to wear jeans and flip flops to work and raised $550 to support
the program.
