TERMS & CONDITIONS:
CURRENT LEASE: 2015 Farming is open to the new buyer.
DOWN PAYMENT: A minimum deposit of 10% of the final bid/purchase price in the form of a certified check or personal check is required from the successful buyer immediately after the close of the
auction, at which time the successful bidder shall enter into a written purchase contract. The balance of the contract purchase price is due at closing. Closing shall occur on or before, but not later
than 30 days from the date of sale. Possession will be given at closing. Sale of the real estate is not subject to financing and the buyer(s) should arrange for financing prior to bidding. All final bid
prices are subject to the owner’s acceptance or rejection.
TITLE: Seller shall provide an owner’s policy of title insurance in the amount of the purchase price, and shall execute a trustee’s deed conveying the real estate to the buyer(s) at closing.
TAXES: 2014 taxes to be paid by seller-2015 taxes paid by new buyer with a tax credit at closing.
