We are excited to gather this evening at a new venue for our Gala, The Palace at Somerset Park. The Gala is our main fundraiser annually, and its success is critical to our ability to advocate for our industry. None of what you experience tonight would be possible without the contributions of hundreds of NAIOP New Jersey members and friends of our industry. We are grateful for your personal continued commitment to NAIOP New Jersey, evidenced by your presence here tonight. In this period of slow economic recovery, it is more important than ever that NAIOP members stand together and speak as one voice on behalf of our industry. No other trade group protects your bottom line the way we do. Our staff and volunteer members work tirelessly for your benefit. Advocacy is our core mission. Working with the business and labor leaders that make up the Smart Growth Economic Development Coalition, we achieved major objectives over the past year: the extension of the Permit Extension Act of 2008; the New Jersey Economic Stimulus Act of 2009, which expanded business incentive programs and suspended the Non-Residential Developer COAH Fee, saving developers more than $200 million in fees; and passage of the “Time of Application” bill, which will bring greater predictability to the development process. These important measures are already making a difference, but there is much more work to be done. With your help, in 2010 we can advance NAIOP New Jersey’s key public policy priorities, including: the permanent elimination of non-residential COAH growth share obligations and irrational fees; resolution of the Bayonne Bridge air draft issue; reform of Water Quality Management Planning rules; and stable funding for transportation infrastructure improvements. At our March 25 Chapter Meeting, Governor Chris Christie told us that we now have a governor who is willing to listen. He also asked for our help. We look forward to working with the Christie Administration and the legislature to develop and enact sound public policies that will boost our economy, promote urban redevelopment, make needed improvements to our transportation infrastructure and keep New Jersey working. Hanson Peter Hanson Peter O. Hanson, chairman of NAI James E. Hanson, has been a driving force in keeping his company’s ideals of professionalism, integrity, dedication to the development of the real estate industry, and community service alive and well through three generations of family leadership. NAI Hanson, now entering its 56th year of service, is one of New Jersey’s oldest and most respected full-service commercial real estate firms, and it continues to lead in the New Jersey real estate community. The company has distinguished itself in the business, charitable, political and civic worlds, and has bucked the industry trend by remaining local and independent. “Our family’s name is on the door and that means something today,” Peter once noted. “In an age of tremendous consolidation in the real estate business, where most firms in New Jersey are owned by firms out of state, being locally based and family owned means we are accountable and able to control our own destiny.” James E. Hanson founded the company in Hackensack in 1955, along with 10 sales associates concentrating on industrial development and brokerage. James’s sons Peter, Jon and Donald joined the firm in 1959 to specialize in Northern New Jersey industrial property sales. Over the next 20 years, the brothers expanded the company into multiple disciplines, including office and retail leasing, investment sales and property management. In 1980, with another generation ready to enter the business, the brothers wisely created separate entities with Jon creating The Hampshire Companies, Donald creating Roebling Investment Company, and Peter retaining James E. Hanson, Inc. In 1981, the firm partnered with New America International, now known as NAI Global. Peter’s son, Bill, took the helm as president in 1993. He continues his father’s management style of encouraging and valuing entrepreneurialism. The firm now employs 50 people in their Parsippany, Clark and flagship Hackensack offices. In addition to his dedication to Hanson’s clients and New Jersey homestead, Peter gives of himself to individuals in the community. In the four years between his 1955 graduation from Colgate and joining his father’s firm, Peter served as a captain and pilot in the U.S. Air Force. He serves on the board of directors of the Salvation Army and the board of governors of Hackensack University Medical Center. He has raised funds for the Council for Boy Scouts of America since 1989, serving on the senior council from 1970 to 1976. The Boy Scouts honored him with the William H. Spurgeon Award in 1973. Professionally, Peter has been involved as a broker, advisor or investor in hundreds of transactions. He has held various offices with: NAI Global; the Society of Industrial and Office Realtors; the Industrial & Office Brokers of the New York Metropolitan Area; the National Association of Realtors; the New Jersey Association of Realtors; and the Central Bergen Board of Realtors. He also served as director of the Meridian family of REITs, as an associate board member for United Jersey Bank, and as chairman of Net Lease Capital Advisors, Inc. in Nashua, N.H. In 1993, SIOR honored him with the Howell Watson Lifetime Achievement Award and the Central Bergen Board of Realtors named him Realtor of the Year. In 2008, he received a Lifetime Achievement Award from NAI Global. Peter is a proud supporter of NAIOP and values the tremendous role the organization plays in the industry and local community. Hanson Sherry & Douglas Awards Gala 2010 I M P A C T A W A R D Somerset Development Raphael Zucker Tom Michnewicz Somerset Development is a leading residential, commercial and mixed-use real estate developer based in Lakewood, New Jersey. Regarded as one of New Jersey’s premier builders, the firm has had a significant impact on the state’s commercial and industrial real estate industry. Somerset Development displays a commitment to excellence that characterizes the company’s business model and proves the positive impact of executing the right type of development. By consistently challenging themselves to take on highly complex redevelopment projects that require both creativity of vision and sensitivity to economic, social and environmental implications, Somerset has made a considerable impact in raising the standards for redevelopment in New Jersey. Somerset Development is currently the master developer for several of the Northeast region’s most significant redevelopment projects, adhering to Traditional Neighborhood Development principles to create places where people come together to live, work and play. These projects include three of New Jersey’s largest and most complex Brownfields remediation projects, all of which are stellar representations of Smart Growth development. At Wesmont Station in Wood-Ridge, Somerset Development is developing the former Curtiss-Wright industrial site into a mixed-use, pedestrian-friendly community that includes approximately 800 housing units of various types, commercial and office space, civic space, open space, recreational space and a brand-new NJ Transit train station that will connect with the Bergen Line commuter line to Manhattan, and for which Somerset has partnered with NJ Transit to construct. Somerset has already undertaken millions of dollars worth of environmental remediation for the property, which was considered a significant eyesore for the borough of Wood-Ridge for many years. In Aberdeen, Somerset Development is the redeveloper of the 50-acre Anchor Glass site, a Brownfield project that the company is working to reposition as a mixed-use property with residential, retail and hotel components. Somerset Development is the contract purchaser of the former Lucent property in Holmdel, which includes the roughly two million square-foot Bell Labs building, and approximately 300 acres of open space surrounding it. Somerset is approaching this important redevelopment project with a preservationist perspective, looking to save the historic building from demolition while creating a sustainable, mixed-use destination environment that incorporates several components, including health/ wellness, education, office, retail, residential and civic spaces. Led by President Ralph Zucker, Somerset Development’s principals have more than 40 years of real estate development experience. Members of the firm’s core team also include Vice President of Development Thomas Michnewicz, who is a past president of the New Jersey Chapter of NAIOP. Through the company’s Project Renewal Division, Somerset provides advisory and turnaround services to lenders, investors, owners and corporations faced with real estate assets in need of repositioning to meet market demand. (SC&G), one of the State’s premier law firms, uniquely meshes law, policy and politics, in addition to providing excellent service to its clients. SC&G has been involved in the redevelopment arena from the inception of the “smart growth” movement in New Jersey. As government designated more and more of New Jersey’s greenfields as preservation areas, and development in our state began to shift toward dense, compact, vertical, mixed-use and transit-friendly redevelopment, SC&G’s real estate and land use practice became increasingly multi-disciplinary. Over the last decade, its multi-disciplinary team evolved into a Redevelopment Law Practice Group. The Firm’s concentration on this emerging area of real estate development has earned it the privilege of representing the designated redevelopers of some of the most exciting (and complicated) smart growth projects in New Jersey. In order to enhance and save the rules, laws and government programs required to implement these projects, the Co-Chairs of SC&G's Redevelopment Law Practice Group, Ted Zangari and Kevin Moore, worked at the forefront of efforts to enhance existing pro-development laws and regulations, and to prevent the implementation of antidevelopment laws and policies. In September 2007, Ted Zangari convened the founding meeting of the Smart Growth Economic Development Coalition to develop a “stimulus package” of legislation addressing what he described as the “twin crises” of a near-term demand problem caused by the alarming out-migration of jobs and residents, as well as a longer-term supply problem of housing future residents and businesses caused by New Jersey’s anti-business regulatory environment. Since that time, the Coalition, which now includes 26 statewide trade associations, has seen six of its legislative initiatives become law, and the Coalition is actively lobbying for passage of the remaining bills in its stimulus package. Mr. Zangari recently authored a white paper, Economic Development Recovery Strategy for New Jersey, presented to the Christie/ Guadagno Administration and the 214th Legislature on behalf of the Coalition. Kevin Moore is currently the Co-Chair of NAIOP’s Legislative Committee. He joined the Committee in 2007 and worked with NAIOP’s Legislative Consultant, Anthony Pizzutillo, to prevent the enactment of legislation that would have effectively ended redevelopment in the State. Mr. Moore received a NAIOP President’s Award in recognition of these efforts. Mr. Pizzutillo, Mr. Moore and SC&G attorney Robert Kasuba next worked on NAIOP’s behalf to eliminate COAH’s imposition of payment in lieu and affordable housing construction obligations on commercial development, and to obtain the moratorium on the 2.5% Statewide Non-Residential Development Fee. Mr. Moore has also testified before the legislature on NAIOP’s behalf in support of the “Time of Application” bill, and has worked on NAIOP’s behalf on the ERGG and Urban Transit Hub Tax Credit legislation and regulations. Walsh, P.E., is a multi-service advisory organization specializing in Owner Representation, Tenant Representation, Construction Management and Development Services. Established in 2003, the company has since grown into a successful enterprise of fifty-plus employees based in Morristown, New Jersey, with offices in White Plains, New York, Boston, Massachusetts and the Washington DC area. Awards Gala 2010 C H A I R M A N ’ S A W A R D Jones Lang LaSalle Jon Meisel is the Market Director for one of New Jersey’s leading commercial real estate firms, Jones Lang LaSalle. He and Tom Reilly opened the Parsippany office in 2004 with just three brokers. In only five years he has helped foster growth that has moved them into a multi-million-dollar practice with over 50 brokers in three offices, and more than 300 employees.
