2014 ANNUAL REPORT AND 2015 CALENDAR MOVING DOWNTOWN D R A W R FO PLANNING FOR UNPRECEDENTED DOWNTOWN GROWTH As a long-time supporter of Central Atlanta Progress, I’m honored to serve as the 2014–16 Chairman. Since its inception in 1941, CAP has been viewed among its peers as a convener of ideas and initiatives that spark innovation and positive change for the city. With more than $2 billion of new investment currently under construction or planned for the heart of the city, we are on the cusp of a new and exciting chapter. Over the next two years, CAP will focus its collective efforts on its Be Downtown campaign to catalyze new private investment in support of core infrastructure improvements and enhancements to the business environment and overall quality of life. Now is the time to invest in our future in order to realize the full potential of the heart of the city. —Dave Stockert, CAP Chair Since its formation in 1995, the Atlanta Downtown Improvement District (ADID) has played a significant role in the transformation of Downtown. Today, the central city is a workplace for 118,000 metro Atlantans, a place of learning for more than 62,000 university students, a home to more than 23,000 residents, and a destination for more than 22 million convention attendees each year. With the approach of our 20th anniversary, we launched a detailed survey to understand the impact of safety, attractiveness, convenience, and entertainment on the Downtown experience. APRIL 2 First Thursdays ArtWalk 12 13 14 15 16 17 18 On the first Thursday of each month, experience the beauty of Downtown on a self-guided tour of art galleries. Stroll the vibrant streets, tour historic districts, explore magnificent buildings, and view work created by local artists. APRIL 9 Peachtree Center Green Market 19 20 21 22 23 24 25 Every Thursday through October, stop by the outdoor market at Peachtree Center to stock up on local produce and other offerings—and support area farmers and the local economy. APRIL 17–19 26 27 28 29 30 1 2 Sweetwater 420 Fest Enjoy craft beer tastings and presentations, improv and stand-up comedy shows, and a powerhouse lineup of musical acts, including Snoop Dogg, 311, and Primus, at this popular annual festival in Centennial Olympic Park. MOVING DOWNTOWN FORWARD The DOWNTOWN DAFFODIL PROJECT expanded by 90,000 daffodils in 2014, bringing the total to 110,000. The New York Times got it right last year when it selected Downtown Atlanta for inclusion in its annual round-up of the world’s top 52 Places to Go in 2014. Citing the new Atlanta Streetcar, the opening of the Center for Civil and Human Rights, and the College Football Hall of Fame, the Times heralded the continuing revitalization of Atlanta’s city center. Truly, it was a banner year for Downtown Atlanta and Central Atlanta Progress! In addition to the opening of the streetcar and world-class attractions, initiatives on which CAP worked for several years, Downtown welcomed 2,000 Coca-Cola Company employees, making the move from the suburbs to SunTrust Plaza Garden offices, now known as Coca-Cola Technology Plaza. Our organization assisted with the move, which represents a growing trend of companies choosing to do business in the urban core. Another Atlanta icon, Polaris, reopened to great fanfare, following an extensive renovation that restored the legendary rotating restaurant atop the Hyatt Regency Atlanta to its former glory. The year also saw the groundbreaking for the new Atlanta Stadium, which will host both the Atlanta Falcons and a new Major League Soccer team beginning in 2017. The project will bring more than $2 billion of investment to Downtown and play a major role in attracting large-scale events like the Super Bowl to the district. Other notable real estate news included the redevelopment plans for Underground Atlanta. At Central Atlanta Progress and the Atlanta Downtown Improvement District, we are committed to continuing our work to move Downtown forward, championing a vibrant and economically robust city center at the heart of the metro Atlanta region. MAY 13 Bette Midler Concert Don’t miss the multiple Grammy Award–winning singer and legendary performer when she takes the stage at Philips Arena on her first major tour in a decade. 24 /31 INTRODUCING ATLANTA’S MOST INNOVATIVE FORM OF TRANSPORTATION On December 30, 2014, large crowds packed Woodruff Park as the much-anticipated Atlanta Streetcar officially opened to the public. For the first time in 65 years, streetcars began rolling through Downtown Atlanta, and media outlets, including the New York Times and Forbes magazine, were on hand to cover the historic event. In its first week of service, the streetcar carried 15,000 passengers, and more than 62,000 riders stepped aboard during the first 30 days of operation. The year leading up to the celebration was a busy one for our organization. The first half of 2014 saw the completion of two years of construction and the delivery of the system’s four streetcars, as well as the recruitment of the operations and maintenance team. The conclusion of the system’s construction phase was followed by a testing phase and the deployment of a safety awareness and educational outreach campaign, which included the release of communications materials and a video that teaches viewers how to “Be Streetcar Smart.” In addition to addressing the city’s transportation needs, the Atlanta Streetcar is serving as a catalyst for economic development Downtown. More than $561 million has been invested in streetcar neighborhoods since 2011, and an additional $688 million in construction and revitalization projects is anticipated. CAP/ADID continued to leverage Streetcar investment through monthly Streetcar Socials intended to increase awareness of the project and support business along the route. A successful Pop Up Retail Program was launched to attract new retail outlets to the corridor. The ATLANTA STREETCAR, the city’s most progressive form of transportation, opened in 2014. ENCOURAGING INVESTMENT IN THE HEART OF THE CITY CAP/ADID’s exhaustive efforts to market Downtown and attract investment to the heart of the city are paying off in big ways: Between 2014 and 2015, Downtown Atlanta will see more than $680 million in public and private investment, with an additional $2 billion anticipated before 2017. And it’s not just businesses that are choosing Downtown. Young, talented, and knowledgeable workers are increasingly drawn to the city center by its accessibility and authentic urban environment, as well as the city’s most robust Internet infrastructure and most progressive form of transportation, the Atlanta Streetcar. The streetcar opening capped a year of major announcements, many relating to Downtown real estate development. Underground Atlanta went under contract with South Carolina–based WRS Inc., and Invest Atlanta issued a Request for Proposals for redevelopment of the Atlanta Civic Center site. Other big news included the planned renovation of the iconic Flatiron Building, the relocation of The Iron Yard to the historic M. Rich Building in South Downtown, and the creation of a consumer and design start-up hub by Scoutmob co-founder Michael Tavani that will be housed in the historic Fairlie-Poplar District. CAP/ADID, along with Midtown Alliance and the Buckhead Community Improvement District, released a report demonstrating the economic and fiscal impact of the Peachtree Corridor. While the 8.4-mile corridor contains just 3.7 percent of the City’s total land area, it contains 58 percent of its jobs and represents 37 percent of its real estate value. Its residential growth rate is five times that of the City as a whole, and it attracts more than 28 million visitors a year. The corridor also generates $1 billion in taxes for the state annually. CENTENNIAL OLYMPIC PARK hosts Atlanta’s largest Fourth of July fireworks display. Throughout the week, premier restaurants offer signature $15, $25, and $35 prix-fixe menus. WEDNESDAYS Wednesday WindDown 26 27 28 29 30 31 1 Lounge in the grass and enjoy live music at Centennial Olympic Park. Performances take place on Wednesday evenings from 5:30 to 8:00 through September. PROVIDING ALTERNATIVE TRANSPORTATION OPTIONS During 2014, staff worked to promote Georgia Commute Options, conducting 63 meetings with Downtown employers and hosting or participating in 50 events for commuters. In addition to regular program meetings and events, staff focused on a few larger initiatives. Assistance was provided to the Coca-Cola Company during the relocation of 2,000 workers from their Wildwood location to Downtown, educating them on various commuting options. In partnership with the Georgia DOT, our staff developed creative tactics to inform the public about the Spring Street viaduct reconstruction detour to surrounding properties and event venues. We also worked to educate the community about streetcar construction and system safety, collaborating with Georgia State University, in particular, to ensure that students, faculty, and staff were aware of streetcar testing and operations. CAP/ADID also promoted alternative travel options through a number of innovative programs. Downtown Green Source expanded their Downtown Transit Pass Program (DTTP) to Downtown employers, offering MARTA, GCT, CCT, and GRTA passes for sale. Total sales this year amounted to more than 44,000 transit passes, and DTPP sales resulted in the elimination of 16.78 million vehicle miles traveled in the Atlanta region in 2014. In August, we launched The Choice, a promotion encouraging Downtown commuters to try transit. The Atlanta Bike Challenge took place from September 28 through October 17, with more than 200 Downtown workers, representing 26 different employers, participating; during the challenge, our staff hosted a number of new events, including trya-bike day, bike trains every Friday, a bicycle fix-it class, and a confident city cycling class. SKYVEW ATLANTA, one of the tallest Ferris wheels in the nation, towers 20 stories above Downtown. ANY DAY 30 31 1 2 3 4 5 Beat the Heat at the World of Coca-Cola and Georgia Aquarium Cool off with Atlanta’s signature beverage and splash around with the dolphins at these iconic Downtown attractions located at Pemberton Place adjacent to Centennial Olympic Park. ENHANCING QUALITY OF LIFE DOWNTOWN CAP/ADID supports numerous programs and initiatives aimed at improving the quality of life in Downtown and making the city center cleaner, safer, and more attractive. The Ambassador Force and Clean Team played significant roles in these efforts. In 2014, the Ambassador Force made the deterrence of panhandling a priority, helping Atlanta Police enforce new city ordinances and intervening in more than 8,000 attempted panhandling incidents; as a result, complaints dropped significantly. The Clean Team and Ambassador Force removed more than 1.5 million pounds of trash from Downtown streets; provided more than 5,000 escorts to cars, rail stations, and other destinations; and conducted more than 600 medical and auto assists. They also helped more than 800,000 Downtown visitors, providing directions, recommendations, and other information. Partner for Hope, a collaborative initiative supported by CAP/ADID, other nonprofits, faith-based organizations, businesses, resident groups, and others, helped redirect generosity from public feedings to established service providers such as The Gateway Center. In 2014, media outlets, including the Atlanta JournalConstitution, recognized the program’s efforts in their coverage of public feedings. Matlock Advertising & Public Relations provided pro bono assistance in developing a new website, PartnerForHopeATL.com, to help individuals and groups find organizations with which to partner in serving the homeless. The DRAGON CON PARADE along Peachtree Street Downtown is a Labor Day weekend tradition. SEPTEMBER 25 Creative Loafing’s Best of Atlanta Party 27 28 29 30 1 2 3 Join the staff of Atlanta’s longstanding alt-weekly at this celebration of the city’s best people, places, and things, as featured in its annual issue. ELEVATING THE DOWNTOWN EXPERIENCE The COLLEGE FOOTBALL HALL OF FAME celebrates all aspects of the game, from touchdowns to tailgating. In 2014, CAP/ADID engaged in numerous endeavors aimed at enhancing the Downtown experience. Beautification efforts included the addition of 30 hanging flower baskets along Auburn Avenue, the planting of 5,000 tulips, the expansion of landscaping along the Atlanta Streetcar route, and the designing and hanging of 200 permanent Downtown banners throughout the district. We also expanded the Downtown Daffodil Project in support of the worldwide effort; some 90,000 daffodils were planted around Downtown by year’s end, bringing the total to more than 110,000. CAP/ADID hosted a number of exciting events in 2014, which attracted residents and visitors to the neighborhood. Downtown Atlanta Restaurant Week brought more than 47,000 diners to feast, resulting in more than $1.3 million in sales for the 36 participating restaurants. The inaugural Downtown Steak Week, featuring 25 participating restaurants, also generated extensive exposure for the community, as did the first-ever Run the Rails 5K presented by Siemens, which saw more than 1,000 runners complete the race along the Atlanta Streetcar route. Our organization manages a number of platforms for sharing information about Downtown. In 2014, the AtlantaDowntown.com website received 2.1 million total page views; total traffic increased by 16.67 percent for the year. Social media profiles for Downtown Atlanta, experienced significant growth, as well: The Facebook audience base grew by 15,000 new likes, Twitter followers grew by nearly 7,000, and our Instagram account expanded by 150 percent. Be Downtown, CAP/ADID’s monthly e-newsletter, reached more than 13,000 opt-in subscribers each month, and two Town Hall Meetings welcomed a total of 450 attendees. OCTOBER 24 Taylor Swift Concert Leave a “blank space” on your calendar for the reigning queen of pop as she brings her 1989 World Tour to the Georgia Dome. WEEKENDS IN OCTOBER Spirit of Oakland Soar on SkyView Atlanta See the city from a breathtaking, new perspective during a spin on Downtown Atlanta’s 20-story Ferris wheel. PROMOTING A GREENER CENTRAL CITY CAP/ADID is helping to make Atlanta greener with innovative programs and informative events promoting sustainability. The Atlanta Better Buildings Challenge (ABBC), expanded to include more than 200 participating buildings in 2014; more than 70 million square feet of Downtown building space is now committed to a 20 percent reduction in energy and water use by 2020. The program also reached its halfway point for energy savings and joined the U.S. Department of Energy’s Water Savings Pilot Program to establish a baseline and measurement for water use in Atlanta. ABBC leveraged more than $100,000 in sponsorship and in-kind support in 2014 and was awarded a Turner Foundation grant to establish a robust implementation model and toolkit for program replication. In celebration of Earth Day, the Sustainability team placed new planters at Downtown pop-up shops, and volunteers filled them with flowers. On May 18, Atlanta Streets Alive drew more than 10,000 people to Peachtree Street, which was closed to automobile traffic; the event, produced by the Atlanta Bicycle Coalition with support from CAP/ADID, welcomed humanpowered vehicles and street entertainment to Peachtree. And in November, Downtown Green Source partnered with LiveThriveAtlanta, Recycling Management Resources, and Five Star Shredding to host a twelve-day Clean Out Your Office drive that yielded 7.563 tons of recycled supplies. The CENTER FOR CIVIL AND HUMAN RIGHTS opened to the public on June 23, 2014. Shop for fresh produce and meat, visit the full-service bakery and bookstore, and enjoy delicious dishes at one of eleven popular eateries. FOSTERING A SENSE OF PLACE DOWNTOWN CAP/ADID continued to spearhead a number of notable projects and initiatives in 2014. These efforts, which went hand-in-hand with the marked new investment, encouraged the on-going development of an attractive, vibrant, clean, convenient, and safe central city. CAP/ADID supported the establishment of Sweet Auburn Works, a new organization devoted to revitalizing the historic Sweet Auburn commercial district, while keeping intact its unique character and identity. Following the Main Street program framework developed by the National Trust for Historic Preservation, the nonprofit will serve as a resource for efforts aimed at encouraging smart, sensitive preservation-based community revitalization. Our collaboration with Councilman Kwanza Hall’s office also led to the successful updating of zoning regulations in the Sweet Auburn neighborhood and Martin Luther King, Jr. Landmark District. Adopted in July 2014, the new regulations make building construction and investment in the historic district easier, while continuing to protect the historic fabric of the community. We also provided support to Invest Atlanta in the execution of the Downtown Atlanta Façade Improvement Grant program, which funds private property improvements to enhance the visual appeal of Downtown buildings. The benefits are two-fold: Businesses, both new and established, attract more customers and generate increased revenues; the added appeal of commercial areas, in turn, contributes to the building of safer, more stable, and more attractive neighborhoods. The first round of grant funding, provided by Invest Atlanta’s Westside and Eastside Tax Allocation District program and totaling $1.9 million, is supporting 20 projects leveraging a total of $4.3 million. PERMBERTON PLACE, home to the Georgia Aquarium and the World of Coca-Cola, sparkles during the holidays.
