Manager’s Corner
The 2014 budget season is upon us and for the past several years we have
experienced the challenge of trying to keep the assessments from increasing (or
increasing a minimal amount) yet still providing the services and amenities that all of
you have come to enjoy here at Grayhawk. As you probably know, most municipalities have struggled to continue to operate at their existing service level with reduced
tax revenue, and the Grayhawk Community Association (GCA) is no different. This
month I thought would write about what your monthly assessments pay for and the
services provided by the GCA, as well as some of the challenges the association will be
facing in developing this year’s budget, as well as future budgets.

Your monthly GCA assessments cover, among other items, the following:

Landscape maintenance of the common areas – this includes the maintenance of the greenbelts,
pocket parks located in many of the neighborhoods, the landscaping along the residential streets and
main roadways (Thompson Peak Parkway, Grayhawk Drive, Hayden Road, 76th Street, and parts of
Scottsdale Road and Pima Road), the medians on Thompson Peak Parkway and Hayden Road north
of Thompson Peak Parkway, the Deer Valley Channel, and the 30 mile trail system, among other areas.
Two 24-hour community patrols throughout the entire community.
GCA office staff salaries for six full-time employees and one part-time employee.
Repair and maintenance of the common area walls and fences, mailbox structures, monument signs,
irrigation system, and landscape lighting.
Publication of the Grayhawk Flight news magazine.
Insurance of the association’s property, general liability insurance, Director’s and Officer’s (D&O) insurance, worker’s comp insurance, and fidelity insurance.
Utilities including water and electricity expenses.
Social events including some expenses for community events and programs.
Office operating expenses including office supplies, telephone and data lines, office equipment, and
the monthly lease for the GCA office space.
Professional fees including auditor, design review, and attorney/legal expenses.
Capital reserve funding for future replacement of association assets and common elements.

One of the challenges facing the Grayhawk Community Association and the Retreat Village Association
(RVA) in drafting the 2014 operating budgets is going to be the funding of the capital reserve accounts. Last year,
the GCA and RVA Board of Directors took action to increase the funding of the GCA and RVA reserve accounts
so they are now both maintained at or above the 70% funded level. The Budget/Finance Committee had recommended to the Board of Directors that both associations strive to achieve the goal of being at least 70% funded
because association reserve fund experts and the association’s reserve analyst have indicated that reserve accounts
at or above 70% funded are considered to be in a strong reserve funding position. To continue to maintain this
strong reserve funding position, the GCA and RVA will need to continue to increase the reserve funding levels
annually.
As you can see, the Budget/Finance Committee and the GCA and RVA Board of Directors have their work
cut out for them in drafting the 2014 budgets and future budgets. Your assessments are used to pay for a wide
range of services and expenses necessary to successfully run the Grayhawk Community Association and the
Retreat Village Association. Difficult decisions may need to be made in the future, but you can be assured that
the GCA and RVA Board of Directors are committed to keeping Grayhawk as one of the Valley’s premier communities.

COMMITTEE REPORTS
Development Committee
Linda Shaw reported that there was no Development
Committee meeting in July, and there was nothing new to report.
Operational Review Committee
Don Morse reported that the committee did not meet in
July but does plan to meet in August to discuss the Emergency
Preparedness Plan.
Landscape Committee
Arlene Smith reported that as the years have gone by, the
annual overseeding has diminished the health of the summer
Bermuda grass and that DLC Resources had proposed turf rotation
as a way to improve the future health of the turf.
The Landscape Committee made a recommendation to the
Board of Directors to implement a four-year turf rotation plan for
the community.
A motion was made and approved to do one year of turf rotation as a trial in low-traffic areas that do not include tot lots or
major greenbelts. DLC Resources, committee chair Arlene Smith
and GCA management will choose the locations and revise the
original map that was proposed.
Community Enhancement Committee
Bob Mann reported that the committee did not meet in July.
Programs Committee
Jennifer Sheets reported that the Pool Party and BBQ was a
success. Approximately 70 people had signed up and everyone
seemed to enjoy the laid back atmosphere and opportunity to
socialize during the summer.
There were approximately 20 people in attendance for the
Wine Tasting on June 20. The owner of Phoenix Wine provided
three chardonnays and three pinot noirs, and attendees brought
appetizers to share. Everyone enjoyed learning about differences
between California and European wines, as well as sharing great
conversation.
Upcoming events include a great spa package at The Waldorf
Astoria Spa at the Boulders Resort and Ladies Bunco Night.
Communications Committee
Steve Jesson reported that the committee did not meet in July
but would likely be meeting in August.
Architectural Review Committee
Paul Alessio reported that the July submittals had been relatively routine modifications. Committee members had met with
committee consultants Barry Ebert and Roger Tornow to discuss
the option of both of them continuing to serve as consultants for
the committee at a reduced fee, and both had gladly agreed.
Budget/Finance Committee
Barb Nelson reported that the Budget/Finance Committee was
awaiting the revisions to the draft of the reserve study updates
prepared by Association Reserves. Additional reserve components
were added to the GCA and RVA reserve studies. Also, the beginning balances for the GCA, RVA, and neighborhood reserve studies
supplied to the reserve analyst are being reviewed to ensure that
they are accurate. The committee will tentatively be meeting in late
August to start the 2014 budgeting process.
Executive Committee
Linda Shaw reported that the Executive Committee met
on July 15 and discussed a number of issues. The committee
discussed the current membership on the Architectural Review
Committee (ARC), which includes two paid consultants. The other
members of the ARC recommended retaining the consultants at
a reduced fee and Executive Committee agreed with this recom-

mendation. A motion was made and approved to retain the paid
consultants on the Architectural Review Committee at a reduced
monthly fee which will begin in January 2014.
The Executive Committee also discussed revising the
Community Enhancement Committee charter regarding whether
the committee should be making recommendations for projects that only affect the Retreat Village Association (RVA). The
Executive Committee recommended the Community Enhancement
Committee charter be revised to state that the “Community
Enhancement Committee is not tasked with reviewing and recommending the use of RVA community enhancement funds for
exclusive Retreat Village Association community enhancement projects.” A motion was made and approved to revise the Community
Enhancement Committee charter to include this change.
GCA President Linda Shaw reported that the GCA and RVA
Board of Directors will be holding a Strategic Planning meeting on
September 30. President Shaw reported that the new GCA Lifestyle
Director is anticipated to begin on-site during the first week of
September. President Shaw also reported that the GCA will contact
representatives from the City of Scottsdale regarding hosting a
meeting for Grayhawk residents to discuss various proposed
Scottsdale Bond projects and the upcoming vote on these proposals.
Election Committee
There was not an Election Committee meeting during July.
New Business
Community Manager Michael Fee reported that additional Sof’
Fall manufactured wood fiber is needed in all of the tot lot locations. He also reported that this project is included as a reserve
expense in 2013 in the reserve study, however, the anticipated cost
for this project in the GCA reserve study is considerably lower than
the bids for this project due to the amount of additional wood fiber
needed.
A motion was made and passed unanimously to approve the
proposal submitted by Desert Recreation for $18,346.20 to add
460 cubic yards of wood fiber to the tot lots and this project is to
be funded through the GCA reserve fund.
Treasurer’s Report
Barb Nelson reported that the GCA had taken in over
$60,000 in community enhancement funds last month, and just
under $350,000 for the year through June.
Management Report
Michael Fee reported that the wall and fence painting project
is nearing completion in Coventry at the Park and the painting
crew will then move on to the Los Vientos neighborhood. Mr. Fee
also reported that the new CCMC eStatement program (quarterly
billing statements sent via e-mail) is off to a very good start with
369 homeowners signed up for this program as of July 19, which
saved Grayhawk $938.10 on the 3rd quarter billing statements
through reduced printing and postage costs. The GCA will continue to encourage homeowners to sign up for this program. Finally,
the GCA office has hired a temporary employee to work solely on
the electronic document management program and this program is
getting back on track to be completed later this year.

Arizona Fall League
Arizona Fall League Starts in October at Scottsdale Stadium
Arizona Fall League baseball returns
to the Valley in early October, featuring six
teams comprised of many of Major League
Baseball’s top prospects from every MLB
organization. The season begins on October
8 and concludes with the annual championship game on November 16 at Scottsdale
Stadium.
Teams include the Glendale Desert
Dogs, Peoria Javelinas, Mesa Solar Sox, Salt
River Rafters, Surprise Saguaros and your
home team Scottsdale Scorpions. Each
Major League Baseball team sends six top
prospects to the Arizona Fall League, 180
players in all. The games are played in
the Spring Training stadiums used by the
Giants, Mariners, Padres, Cubs, A’s, Royals,
Rangers, Diamondbacks and Rockies.
How good are the players in the
Arizona Fall League? The 2011 All-Star
Game in Arizona featured 41 AFL alums,
including both starting pitchers -- Roy
Halladay and Jered Weaver. Former Fall
League players include Dustin Pedroia,
Albert Pujols and Derek Jeter.
Head down to Scottsdale stadium and
check out a game during the short seasonit’s a great outing! While at the stadium,

and their concession stands. Individual

Pinnacle Concert Series
PINNACLE CONCERT SERIES 2013-2014
St. Olaf Orchestra
The weekend is here and you’re looking for something
special, but not something you need to be “dressed up” to enjoy.
You’d like to go to an orchestral or choral concert, maybe some
jazz or an instrumental ensemble, but don’t feel like driving
downtown. No problem! The Pinnacle Concert Series at Pinnacle
Presbyterian Church (NW corner, Pima and Happy Valley Roads)
offers good options.
The Pinnacle Concert Series opens on October 18, with
the St. Olaf Orchestra conducted by Steven Amundson. The
92-member orchestra is known for its appearances on Garrison
Keillor's A Prairie Home Companion and famous Christmas telecasts.
Celebration of Christmas ushers in the Christmas spirit on
December 8, with the Pinnacle Chancel Choir, Pinnacle Pealers,
Pinnacle Dancers and special guests combining forces to create
a magical experience. The warm rich sounds of The Orpheus
Male Chorus (founded in 1929, Arizona’s longest continually
performing choral organization) fill the magnificent hall, and The
Phoenix Symphony performs Handel’s Messiah, with its inspiring
Hallelujah chorus (December 13 and 15, respectively).
Bring in the New Year in joyous fashion with the unique
blend of native African rhythms, contemporary gospel music and
ethnic dance of Uganda’s Watoto Children’s Choir (January 9).
The choir, composed of children who have suffered the loss of
their parents through war or disease, has traveled internationally
since 1994, acting as ambassadors, warming hearts and raising
awareness of the more than 50 million orphaned and vulnerable
children of Africa.
The VIDA Guitar Quartet, appearing January 26, is a dynamic
guitar ensemble from the United Kingdom. Sparkling with vitality
and spontaneity, weaving a rich tapestry of color and breathtaking
range, they leave audiences spellbound. “There is only one word
for it: magic,” says Gramophone magazine.
The Four Lads radio, television and live appearances reads
like a veritable “who’s who” of the entertainment industry. Gold
Record hits like Istanbul, will provide many Moments to Remember
as the group delivers their signature songs like Standin’ on the
Corner and No, Not Much, on January 31.

Pinnacle Concert Series
It’s the ultimate in heavy metal: four Steinway grand pianos
on stage at the same time when Piano4, a unique four-piano
quartet, performs selections from Bach to Broadway. It’s not just
the two tons of piano that makes this concert wonderful; it’s the
high level of artistry (March 7).
One of the best organists in the world, James David Christie,
renowned Boston Symphony Orchestra organist since 1978,
appears in recital on March 21. Christie has the distinction of
being the first American to win the prestigious International Organ
Competition in Bruges (Belgium), and the first competitor to win
both First Prize and Prize of the Audience.
April 4 brings a shower of piano and trumpet favorites
at Trumpet Invasion, with Gershwin, Joplin, Piazolla, Heifitz,
Bernstein, and Rossini by pianist Rich Ridenour and his son
Brandon Ridenour, a sensational trumpeter who is the youngest
member of the highly esteemed Canadian Brass.
Jazz Under the Stars, with Cinco de Moio on April 25, is an
intoxicating blend of Cuban and Brazilian music. Bandleader Dom
Moio, who has played and recorded with jazz greats on both East
and West Coasts, is on drums. Brother Bill Moio, who played with
legendary soul band Tower of Power, is on guitar. They are joined
by Todd Johnson, bass; Joe Garcia, percussion; and Jerry Donato,
sax. What a great way to wrap up the 2013-2014 Season at
Pinnacle Concert Series!

at least twice per month from October

The City of Scottsdale McDowell
Sonoran Preserve is a unique geological
location like no other place in the Valley.
It is home to stunning geography, lush
cacti forests and stunning wildlife. It features award-winning trails and facilities
stretched across roughly 27,800 scenic
acres of Scottsdale. Reviewers have touted
the Preserve as the “Best thing about
Scottsdale” and a “true gem”.
The Preserve has found its way into
the weekend plans of many Valley residents, and the hearts of the members of
the Grayhawk Hiking Club. On Saturday,
August 3, the Grayhawk Hiking Club
donated a variety of trail-maintenance
equipment items to the Scottsdale
McDowell Sonoran Preserve. The recent
development and opening of the Brown’s
Ranch area, and the commencement
of trail construction relative to Granite
Mountain, Fraesfield Mountain, and the
north area trails have created a significantly greater need for more hand tools
and equipment. Several typical trail maintenance tools (i.e., picks, shovels, dig bars,
loppers, pruning saws, McLeods, rakes,
brooms). These were among the items
officially presented to City of Scottsdale
Preserve Coordinators, Claire Miller and
Robbin Schweitzer, by members of the
Hiking Club.
With the greater land area and distances between trailhead sites, and the
fact that more than one work project may
be occurring at any given time, it will be
an added benefit that these tools will not
need to be transported between work
areas.

Sure, school is back in session. And technically, we’re not supposed to be wearing white anymore. But summer isn’t officially
over until the first day of “fall” rolls around on September 22, which means that we have just enough time to squeeze in a few
more parties by the pool. Just enough time to highlight summer fruits before we turn our sights to pumpkin and butternut
squash. This cake is the perfect end of summer dessert and a great opportunity to highlight whatever summer fruits might be
lingering at home.
FRESH FRUIT CAKE

Ingredients:
• 1/4 cup (1/2 stick) butter
• grated zest of one lemon
• 1 cup flour
• 2 eggs
• 3/4 cup sugar
• 1 tablespoon brown sugar
• 1 teaspoon vanilla
• 1 pinch salt
• 1 1/2 teaspoon baking powder
• 2 cups diced fruit
• 1/4 teaspoon cinnamon
Preparation:
1. Preheat oven to 350 degrees.
2. Cream the butter and the sugar.
3. Add the grated lemon zest.
4. Add the eggs and vanilla, stirring each to combine.
5. In a separate bowl combine the flour, salt, and baking
powder.
6. Add the dry ingredients to the wet ingredients and stir
to combine.
7. Pour the batter into a greased 8" pan or a skillet. Top
with the fruit.
8. Combine the brown sugar and cinnamon, and sprinkle
the mixture on top of the fruit.
9. Bake for 30 minutes, or until the top is browned.

The Benefits of Not Overseeding

Late September to midOctober marks a major milestone
for turf landscape in the desert.
It’s the time that those who want
to maintain green parks and
lawns through the winter need to
overseed Bermuda grass with winter Ryegrass. It’s also the time to
thoughtfully decide which areas to not overseed and allow to go
fully dormant in the winter in order to have lush, strong Bermuda
grass in the spring.
At the August Board of Director meeting, the Grayhawk
Community Association Board voted to take the recommendation of
DLC Resources and the Grayhawk Landscape Committee and begin
the process of turf rotation and NOT overseeding. They voted to do
this on a trial basis and in areas that are relatively low traffic. This
will not affect any of the large greenbelts near the power line corridor or the turf areas near tot lots.
Beginning this year, some low use turf areas throughout the
community will not go through the overseeding process to see how
not overseeding these areas improves the quality of spring turf. This
will be about a quarter of the turf areas in Grayhawk.
What to Expect
during the time it should be strengthening to withstand the extreme
heat and dryness of a typical Arizona summer. By mid-summer, the
Ryegrass dies out and physically impedes the Bermuda’s ability to
spread. The dead Ryegrass must be removed through dethatching,
which may further injure and set back the Bermuda. In most cases,
the Bermuda does not get the time needed to recover because overseeding starts again in just a few weeks. We recommend suspending
the overseeding process for at least one season to help restore the
root system and nutrients of the Bermuda grass.

Bermuda grass can stay green until the first frost, usually late
November or early December. The grass in the selected non-overseeded areas will start to turn a brown, blonde, straw like appearance. This is the natural dormancy cycle of the Bermuda grass and
is not the result of irrigation problems. Around the middle to end of
March, when nighttime temperatures begin to approach 60 degrees,
Bermuda will start to grow again and will return to a regular mow
and care cycle.
The Science Behind It All
Overseeding in the fall does not allow Bermuda grass to complete its normal growing cycle before winter dormancy approaches.
Much like a bear preparing for hibernation, Bermuda spends the
weeks and months prior to the cold season storing the reserves
it needs to keep its roots and stems alive through the winter.
Overseeding interrupts this process, and often die-back results in
the root system. The effects of interrupting this process are seen
in the spring when weather conditions are right for Bermuda to
begin growing again. The thick, tall Ryegrass will keep the Bermuda
shaded and cool, which prolongs the dormancy period. By keeping
the Bermuda dormant longer, the percentage of Bermuda that runs
out of food before it can begin to photosynthesize increases.
When the Bermuda does come out of dormancy, it must
contend with the Ryegrass for nutrients while the Ryegrass is at
its strongest. Ryegrass is a fierce competitor for all the resources
required for Bermuda to grow: sunlight, water, nutrients and even
oxygen. During early spring, the Bermuda is at a disadvantage

Trident Security
Trident Security: Meet Charles McDonald
Trident Security recently welcomed a few new faces to their
Grayhawk team, one of which was Charles “Shrek” McDonald. If
you’ve already had a chance to meet Charles, you surely haven’t forgotten him. He’s a crazy character with a unique background, and he
seems to have something in common with everyone he meets.
Charles was born in Germany to a Maltese mother and a
Scottish father. He spent enough time in Scotland (9 years) to pick
up a thick accent, and then the rest of his youth he was raised in a
military family. He left home at 16 to join the British army, where he
spent almost 15 years before taking on a couple other adventures,
one of which was becoming a combat medic in the U.S. Army.
“I had a lot of people ask how a man from Scotland ended up
in the United States Army,” he said. “I always tell them, ‘Don’t go to
Disneyland ‘cause you’ll get drafted’”.
Charles said he loved the army because he was lucky enough to
travel all over the country. He has been to 48 states- everywhere from
Montana to Florida. He spends a lot of his time in Arizona as a Drug
Education Counselor, and did two tours in Iraq, where he earned his
“bionic leg” during an injury.
It was during his two year recovery period that he met Trident’s
Pete Day, and the rest is history. Charles loves working at Grayhawk,
but he has a lot that keeps him busy outside of work too. He and his
wife married in 2011 and are raising a 15 month-old in addition to
three older children. He claims to be very “artsy fartsy” and loves to
build everything from model ships to gun trucks to forests. He and
his wife also spend a lot of time on genealogy, and he says that he
might learn to fly.
If you see Charles out and about, be sure to say “hi”. And don’t
worry about trying to keep up a conversation. Some people might
have a hard time understanding that thick accent of his, but Charles
has a great solution. “If you can’t understand me,” he says, “just
pretend I’m green, fat and bald and I’ll sound like Shrek. Everyone
understands him.”

In addition to being able to instantly
apply for jobs online, mobile and tablet

hunt, even on the go. GlassDoor, a job
review website, recently did a study that
suggested 68% of job seekers are now
using mobile devices at least once a week
or more. A full 85% believe mobile devices

The Ladders
This app doesn’t use
a keyword search but

LinkedIn is a great
way to stay connected with
your colleagues, but it will
also make your job searching process a lot less painful. You’ll have
immediate access when someone in your
network posts a lead, and when searching
for positions, you can find job listings and
employees who work at that company to
try to get a referral.
The U.S. Bureau of Labor Statistics
estimated in June that 2.7 million people
were working in temporary jobs, up from
approximately 2.5 million the previous year. But have no fear, technology is
swooping in to save the day! A number
of apps now on the market are aiming to
help users find quick, short-term jobs in
their immediate vicinity.
Field Agent
This app, available for
the iPhone, lists short jobs
such as audits, in-store and
at-home research, opinion
surveys, and checking on-shelf availability.
Most of the jobs are in the United States
and range from $2 for answering a short
survey to $20 for visiting a restaurant and
responding to questions about it. Jobs
usually take less than two hours to complete.

builders, to networking apps, there is
something for everyone. From finding the
job to helping you with interview questions, there’s an app for that.
Gigwalk
An app for Android
and iPhones that lists
short-term jobs that last
anywhere from 30 minutes
to two hours and paying $12 to $15 per
task. Typical “gigs” include taking pictures
of menus and product displays, surveying
salespeople, or making sure that goods are
in-stock and properly displayed. Users can
pick jobs that match their schedules and
location. The app will also notify them
when there's a gig nearby.

Fall will officially arrive on September 22,
and while those of us in Arizona might still
be feeling the heat, we breathe a little easier
knowing that this month is a turning point.
Our nights get a little longer, and we can start letting the dreams
of cool winter air creep back in.
I spent most of my summer weekends away from the Valley
and have been having the time of my life. I started a 30 day precelebration birthday party on July 3 in Show Low, Arizona, and
finished with a special birthday celebration at Quill Creek Café. I
ordered a Skinny Cosmo and the trout (both excellent) and then
Chef Jeff surprised me with a special birthday dessert. He has
always taken care of me and my family through the years. Either
that, or I have just spent enough money at the bar to make me a
VIP member! We were gone a total of 26 days traveling through
six states, including Lake Tahoe for two wonderful weeks and
Telluride, Colorado, for one full week. Imagine being in paradise
for that long! You only turn 70 once and it has been quite the
ride!
September brings with it for many the fast pace of school,
and extracurricular activities for children and grandchildren. It’s
hard enough to keep up let alone get dinner on the table, but
Lifestyle Director Jennifer Sheets and I have found the perfect
solution….Wok Box! Wok Box is a quick service Asian inspired
restaurant franchise that opened on the northwest corner of
Frank Lloyd Wright and 101 earlier this year, and is the first of
five locations planned for the greater Phoenix market in the next
12 months.
Wok Box has a bold interior and all of the meals cooked to
order in plain view of the guests. The menu features flavors from
all over Asia, including delicious noodle dishes, curry, stir fry, and
banh mi sandwiches. Wok Box distinguishes itself from competitors by offering high-quality ingredients, no preservatives, and a
variety of gluten-free, vegetarian and even vegan options.
The staff was very helpful in explaining the menu to us and
giving us suggested entrées to try. I ordered banh mi which is a

Vietnamese sandwich. It was grilled chicken breast with firecracker mayo and Vietnamese barbeque sauce served on a Vietnamese
baguette with pickled daikon and carrot, fresh jalapeño, cucumber and cilantro. I had to remove the jalapeños and almost got
rid of the daikon and carrot, but am glad I let Jenn talk me in to
keeping it on my sandwich. I devoured it in nano seconds!
Jenn ordered the Sweet Mongolian, which is udon noodles
with fresh veggies and sweet garlic sauce. She added chicken and
fiery hot Dan Dan sauce. Her portion was so big, she got to take
some of it home for dinner.
By the time we left there wasn’t an empty table in the place.
A wide range of people were eating there, from the group of
businessmen to the family taking a break from back to school
shopping. It seems to me a great place for a quick meal on a busy
school night or warm “don’t-feel-like-cooking” evening.
