Scottsdale Road, Suite 110 Scottsdale, Arizona 85254 480.262.3000 Manager’s Corner At the most recent Grayhawk Community Association (GCA) and Retreat Village Association (RVA) Board of Directors’ strategic planning meeting, both Boards agreed that one of the main priorities for the community was to improve and update the “look” of the community. Grayhawk Community Association The first approach to accomplishing this goal was enhancing the landscaping by expanding the plant palette to include additional species of desert plants, and introducing plants with more color and varying heights. However, prior to installing thousands of additional plants in the association’s common areas, the Board of Directors agreed that the irrigation system needed to be improved so the new plants would be getting the adequate amount of water needed. Last year, the GCA Board of Directors approved a five-year plan to replace the polyurethane irrigation tubing with PVC piping throughout the community. The polyurethane tubing is more than 15 years old in most locations and has begun to deteriorate in the ground, or the lines have been punctured or kinked by tree roots in many instances. By replacing the irrigation lines with PVC piping prior to proceeding with the landscaping enhancements, the association believes the survival rate for the new plants will be extremely high. The first two phases of the irrigation replacement project are almost completed, and the second phase of the plant enhancement project will resume in the fall when the temperatures are lower and the survival rate for the new plants is better. The second project the Board of Directors approved to update the “look” of the community was to change the color scheme used on the common area walls and wrought iron fences throughout Grayhawk. The original “brownish/purpleish” color for the walls and the “blueish/greenish” color for the fences was a popular combination in the late 1990s when Grayhawk was being developed, however, the GCA Board felt that the community common area colors needed to be updated to a color scheme that is more widely used currently and one that will hold up for many years to come. Grayhawk’s oldest neighborhoods will soon be 20 years old, and the Board of Directors does not want Grayhawk to look like a 20 year old community. The Board agreed to use the Dunn-Edwards’ paint color Mesa Tan on both the walls and fences throughout the community. This is a warm, brownish color that Grayhawk’s Architectural Review Committee recommended to the GCA Board as the color that best suits our community. The painting project using the new Mesa Tan color began in the Coventry at Grayhawk neighborhood about two months ago and will continue into the Coventry at the Park and Windsong neighborhoods this summer, and then into the Los Vientos, Firenze, and Serenity neighborhoods in late summer/early fall. Finally, the painting schedule for this project concludes this year with the Talon Fairways, Peregrine Villas, Peregrine Vistas, Crown Point, Talon Point, and Monterey Retreat neighborhoods being completed later this year or early in 2014. The remaining neighborhoods in the community are scheduled to be completed in 2014 or early 2015. If you would like to view the new color, it has been applied on the common area walls in Coventry at Grayhawk on the north side of Thompson Peak Parkway west of 76th Street, along the west side of 76th Street north of Thompson Peak Parkway, and along the south side of Grayhawk Drive west of Grayhawk Elementary School. Board Briefs GRAYHAWK MASTER ASSOCIATION - BOARD OF DIRECTORS MEETING MONDAY, MAY 6, 2013 GRAYHAWK COMMUNITY ASSOCIATION OFFICE 5:30 PM – BOARD BRIEFS COMMITTEE REPORTS Development Committee David Van Omen reported that there should be more information soon on the new luxury apartments being built on the south side of Thompson Peak Parkway east of Scottsdale Road. As soon as the association has more information regarding this development, it will be shared with the Grayhawk residents. There has been no movement that we know of by Grayhawk Development on the proposed resort property near the NW corner of Pima Road and Thompson Peak Parkway. Operational Review Committee Don Morse reported that the Emergency Preparedness Plan draft is scheduled to be presented to the committee at the May 20 committee meeting for review. The plan will address fire, flood, and power outages that could occur in the community. There were no major security incidents in the community in April. Landscape Committee Arlene Smith reported that the committee did not meet in April. Arlene did meet with the management staff and representatives from DLC Resources to look at the tree curbing project. DLC mapped 107 trees within Grayhawk that would merit curbing along with a photo of each area, specifying which ones would be considered a priority. Maps and photos were given to the Community Enhancement Committee for funding consideration. Community Enhancement Committee Bob Mann reported that the committee discussed the Village at Grayhawk’s request to repair erosion in the channel running along 76th Street in front of their community. A motion was made and approved to spend $9,040.00 to repair the erosion in the channel along 76th Street adjacent to the Village at Grayhawk with re-grading and rip rap work, as well as cleaning out the culverts. The committee discussed at length the request for additional funding for tree trimming. Tree trimming was underfunded in the GCA operating budget and the committee made the recommendation to the Board of Directors to fund the additional tree trimming recommended previously be the Landscape Committee from the Community Enhancement Fund. A motion was made and approved to trim an additional 457 trees in the GCA at a cost of $45,700 to be paid for from the Community Enhancement Fund. A motion was made and approved to install tree curbing for 40 locations at a cost of $29,440 to be funded through the Community Enhancement Fund. It was noted that the company located in the other suite in the GCA office building will be moving and that the additional space will be available in June. There was discussion on whether the GCA would be interested in acquiring the additional space and the Board decided that this issue be referred to the Operational Review Committee for review at a future meeting. Programs Committee Jennifer Sheets reported that approximately 75 families had participated in the Community Garage Sale. There were over 500 people in attendance at the Family BBQ and Movie Night and the chef from Armitage/West Addison grilled 600 hot dogs and hamburgers. Kids seemed to love the bungee trampoline and human hamster ball, and considerably more people stayed for the movie (“Rise of the Guardians”) this year than in the past. Communications Committee Steve Jesson reported that the committee did not meet during the month of April. Architectural Review Committee Paul Alessio reported that two meetings were held in April and that the submittals had been relatively routine modifications. Budget/Finance Committee Barb Nelson reported that a draft of the 2012 audit had been presented to the committee at a committee meeting on May 1 and that the auditor stated that the GCA was in a very good financial position. Flight | 5 Board Briefs A motion was made and approved to accept the 2012 GCA audit. Executive Committee Members of the GCA management staff and the Executive Committee met with representatives from the Arizona Silverado Condominium Association recently regarding the Deer Valley Channel Maintenance Agreement. The Arizona Silverado Condominium Association wanted to be released from the agreement and having to pay for maintenance, however, both the GCA and Grayhawk Development must approve releasing them from the agreement. GCA representatives also pointed out that the Arizona Silverado Condominium Association had not been billed for extensive work in the channel that DLC Resources had done in the past six years. The GCA Board agreed not to terminate the agreement and GCA management will be supplying annual updates to the Arizona Silverado Condominium Association regarding maintenance performed in the channel by the GCA. Election Committee There was no Election Committee meeting during April. Treasurer’s Report Barb Nelson reported that the GCA was under budget through March but that there had been no bad debt write offs yet this year. The GCA is awaiting information from Association Reserves regarding the reserve study update and will be scheduling a Budget/ Finance Committee meeting to discuss the updated reserve study when it is available. Management Report Michael Fee reported that Phase I of the painting project is nearing completion in the northern half of Coventry at Grayhawk and painting will now begin in the southern section of Coventry at Grayhawk. Homeowners whose rear yard fences were not able to be painted due to excessive plant material on the fence will be notified by the GCA office to trim the plant material. Pool Safely is a national public education campaign to reduce child drownings, non-fatal submersions and entrapments in public swimming pools and spas. The campaign was developed by the U.S. Consumer Product Safety Commission (CPSC) to carry out the requirements of the Virginia Graeme Baker Pool and Spa Safety Act, federal legislation mandating new requirements for public pools and spas, including a public education campaign. Few people know of the hidden dangers from drain or suction entrapments. What’s more, nearly 300 children under the age of five drown in residential and public pools and spas each year. Many of these incidents can be prevented by following the safety steps outlined below: Staying Close, Being Alert and Watching Children in and Around the Pool • • • • • • Always watch your children when they are in or near a pool or spa Teach children basic water safety tips Keep children away from pool drains, pipes and other openings to avoid entrapments Have a portable telephone close by at all times when you or your family are using a pool or spa If a child is missing, look for him or her in the pool or spa first Share safety instructions with family, friends and neighbors Learning and Practicing Water Safety Skills • • • Learn how to swim and teach your child how to swim Learn to perform CPR on children and adults, and update those skills regularly Understand the basics of life-saving so that you can assist in a pool emergency Having the Appropriate Equipment for Your Pool or Spa • • • • • • • • Install a four-foot or taller fence around the pool and spa and use self-closing and self-latching gates; ask your neighbors to do the same at their pools Install and use a lockable safety cover on your spa If your house serves as a fourth side of a fence around a pool, install door alarms and always use them For additional protection, install window guards on windows facing pools or spas Install pool and gate alarms to alert you when children go near the water Ensure any pool and spa you use has compliant drain covers, and ask your pool service provider if you do not know Maintain pool and spa covers in good working order Consider using a surface wave or underwater alarm What can you do to prepare for an emergency? CPSC recommends that you create a pool safety toolkit to have near your pool or spa to ensure that if the worst happens, you are ready to respond. There are black bears all over Arizona, but that doesn’t mean you are ever going to see one. They aren’t really the type of animals that like to be found. But if you’ve got the itch for a glimpse, head north for cooler temperatures this summer and catch a close-up at Arizona’s drive through wildlife park, Bearizona. Drive along a more than two mile road through 160 acres and view animals like Bison, Dall Sheep, Big Horn Sheep, Mountain Goat, Gray Wolf, Arctic Wolf and the star attraction…. the Black Bear. Opened in May 2010, Bearizona fea- tures a walk through area in addition to a two mile drive through. “Fort Bearizona” features baby and smaller animals, including an interactive petting zoo, snacks and much more. Bearizona is also the home of the High Country Raptors, a nonprofit organization dedicated to promoting raptor conservation through education. There are three scheduled flight shows daily at 11:00 am, 1:00 pm and 3:00 pm. During these shows, visitors come face to face with hawks, owls, falcons and other raptors. Programs have included "on the fist" demonstrations and dramatic "free flight" shows, all with a narrative on natural history, conservation and interesting facts while entertaining audiences of all ages. Bearizona is open seven days a week and the hours vary based on daylight hours (current hours are 8:30 am with the last car being admitted at 6:00 pm). Flight | 11 Recipe Peregrine Villas resident Carol Peters recently shared a longtime favorite recipe of hers with Jan D’Atri, who then published the fudgy favorite recipe in the Scottsdale Republic (April 20, 2013). The Katherine Hepburn Brownies, topped with Carol’s own special icing, were original found by Carol in the “First Gentleman’s Cookbook” that she bought in her hometown on Omaha, Nebraska. The cookbook was written by William Orr, husband to former Nebraska Governor Kay Orr, as she was running her state from 1987-1991. The brownies are easy to make and delicious. It will hopefully be the first of many tastings hosted by residents and provided by Phoenix Wine. Residents will enjoy a wine education, food and great conversation with neighbors (check the calendar and events section for more information). Open for eight years, two in its new location (10820 N. 71st Place), Phoenix Wine is a wine shop owned and run by people who believe wine is all about “what’s in the bottle, not what’s on the bottle”. After he finished college in Chicago, Phoenix Wine owner Tom Hamilton took a job at a wine shop, where he started to learn to love the business of wine. He floated around various states during his “long hair” years building houses, finally landing in Arizona in the mid 70’s. Tom taught a Wine Appreciation Class at Arizona State University for seven years and owned two restaurants before finally deciding that it was time to settle down with his true love, wine. He started the business as a retail broker, pre-selling and delivering cases of wine at great prices, later moving into a store carrying full inventory. The store and the people that work there are laid back but knowledgeable. They really seem to want to help you find what you want and not what they think you should want. Wine has been Tom’s business and his hobby for over 30 years. He would tell you that he has a vineyard, or terroir, based palate. You don’t have to talk to him long to come to the conclusion that he’s not a huge fan of overly manufactured wines, and that he is a huge fan of the simple, vineyard based wines found in Europe. Andrea, who works under owner Tom, has a degree in both Viticulture and Enology (grape growing and winemaking). They know what wine is popular and selling and are willing to work with that, but they are also a great wealth of knowledge for someone wanting to expand their palate. Tom states simply, “we just have to find out where people are going so that we can take them there”. If you aren’t able to make one of the wine tastings being offered in the community (or if that’s just not enough for you!), Phoenix Wine hosts tastings in their store every other Saturday from 12:00 pm to 5:00 pm. The walk through tastings costs $5 and you will have the opportunity to taste seven different wines. To accomplish this, we want the Bermuda to be growing aggressively by mid-June, as we will be drying it out by the end of September. With 100 days of Bermuda growth, it will be healthy enough to withstand another season of supporting the Ryegrass. continue to fertilize every 3-4 weeks to push the Bermuda growth as quickly as possible. Every year these dates change due to the weather. Weather is the biggest variable in the transition of Bermuda grass. Daytime temperatures need to be in the mid to upper 90’s or hotter with night time temperatures in the mid 70’s to help the soil temperature rise. Bermuda grass thrives in humidity. This is the reason you will see us applying water in most areas during the afternoons when the temperatures are the highest. We are creating our own humidity to allow the best environment for Bermuda growth. Below are the steps that we use to transition into Bermuda grass. This is a lengthy process. We are in the middle of the time frame right now. May through the end of June is the transition time. The good news is we will start to see turf green up on a weekly basis from this point on. The following are the cultural practices necessary to accomplish transition: 1. The first week of May we began by lowering the mowing height to gradually remove approximately 50% of the leaf blade. This created a more open canopy for heat to reach the soil surface and start to “wake up” the Bermuda root system. 2. The second week of May we aerified all turf areas. With the use of an aerification machine, small plugs of soil are pulled from the ground. This is another way to get the necessary heat to the root system and encourage Bermuda to come out of dormancy. 3. The first week of June we will de-thatch turf areas where the dead rye grass had formed a mat on the surface. This is the last step in opening the canopy of the Bermuda to allow active growth. We use catching mowers to remove all of the dead ryegrass clippings from the soil surface. 4. The second week of June we will apply a fertilizer high in Nitrogen, 21-0-0. This will supply the Bermuda with the nutrients it needs to continue its new growth. Flight | 23 Bulletin Board Barking Dog Complaints At the Association office, we get quite a few barking dog complaints. To be honest, we wish we could help you more! We have neighbors with dogs too, and we have all been in your shoes. Unfortunately, it’s hard for us to catch Fido in the act, making it really hard to enforce any rules there might be about noise disturbances. So what are you to do when you’re trying to catch an afternoon nap and the pup next door won’t stop yapping? Well, for starters, talk to your neighbor. Maybe they don’t even know that their “perfect” little pooch is so, well, noisy! Dogs bark for all sorts of reasons, one of them being boredom. Maybe the dog is just plain bored out of his mind being home alone and the owner has no clue how unruly his or her seemingly perfect pet is being while he/she is gone. Just a quick conversation might clear that all up! If that doesn’t work, you can certainly let us know. We can attempt to speak to the owner for you, but that’s about as far as we’re able to take it. We have to catch Fido in a fit of barking, remember? Here are a few tips to keep in mind before you go. Camping Safety Tips • • Use flame-retardant tents and sleeping bags if possible, but assume tents and sleeping bags are flammable and be careful with fire. Keep stoves, lanterns and candles out of tents. • • • • • • Place campfires and stoves away from tents or sleeping gear, keep fire downwind. Extinguish fires before going to sleep.
