are our private property) have to be repaired and seal coated. There is a specific rotational plan for all the streets established in the
Reserve Study and paid for out of reserve funds.
This summer it’s the turn of roads on the east
side. Paving in front of the homes in Parcel “F”
and “G” plus one street in Parcel “C” are due
for the work over the next two weeks (June 4 14). B&C Paving will perform the work in two
sections (seal one side of a street and then the
other) on each street to allow for pass-through
traffic and parking. Affected residents received a
letter on Friday explaining the procedure and
the exact dates for the work.
When Tanque Verde Road was reconstructed,
the level of the roadbed was raised. Homes
alongside the new road now have an unwelcome view of pedestrians, cars and trucks as
they pass by (and vice versa). HOA President,
Mel Silverman has been in a long running discussion with the Pima County Department of
Transportation officials on how to rectify the
situation. Raising the wall is both expensive and
perhaps difficult given the construction that
would be needed. An alternative under discussion is to plant large Mesquite trees and other
physical barriers along the roadside. Those
homeowners affected will be meeting with the
County officials to find a resolution to this
problem.

some time off in June, we are combining
this issue into a two month edition. The
next issue will be sent out in July and will
include the HOA Board minutes for May
and June.
BINGO No-Go
Who Done It?
We are sorry that Bingo was postponed for the
month of May due to Memorial Day weekend and lots of folks being out of town.
Can you solve the mystery? On April 9th about
3 pm, a Sear’s delivery truck broke the gate.
Sears won’t take responsibility (even though
there was an eyewitness) unless we can tell
them where the delivery was made.
Shirley Henning is looking forward to seeing you
at the next game in our Rec Center on June
22nd. at 6:30 p.m. You can invite a guest to
come with you to share in the fun.
Did you receive an item from Sears on that
Monday? If so, “drop a dime” on Sears so we
can get them to pay for the repair. Please call
our manager, Edna Balko (297-0797). You have
no responsibility… except to your fellow homeowners.

Trash & Recycling
The Memorial Day holiday will be observed on Monday,
May 28, 2012. Residential and commercial trash and
recycling will not be collected on Monday. All City of
Tucson residential and commercial customers will have
their trash and recycling service delayed by one day during the holiday week. For the Lakes, the pick up will be
on Wednesday, May 30th rather than the usual Tuesday.
Holiday collection schedules are available online at
www.tucsonaz.gov/esd
The Los Reales Landfill will be open its regularly scheduled
hours, 6:00 a.m. to 5:00 p.m. City offices will be closed on
Monday, May 28, 2012, however, customers may leave a
message for Environmental Services Customer Service at 791
-3171 or submit a service request at www.tucsonaz.gov/esd
and they will be contacted no later than the next business
day. Customer Service will be available on Saturday, June 2,
2012 from 7:00 a.m. to 3:00 p.m.

Volunteer Now
The Homeowners Association invites you
to participate on one of our several community committees. These committees
help create plans and solve issues in regards to many important projects. Openings include:
Newsletter - gathers, writes and helps publish this new formatted , electronic newsletter.
Design Review Committee - Reviews and
approves requests from homeowners to
make “design” changes to their properties
such as changing their house color, putting
on an addition, putting in a pool, etc.
Landscaping Committee - Addresses issues
with and makes future plans for the landscaping within our community.
Lakes Committee - Addresses issues with
and makes future plans for the lakes
within our community.
Parking Committee - Addresses issues
with and makes future plans for the
parking rules and provisions within our
community.
Security / Gate Committee - Addresses
issues with and makes future plans for
the security within our community,
including issues with the entrance and
exit gates.
Roads / Walkways Committee - Addresses issues with and makes future
plans for the roads and walkways within
our community.
Recreational Facilities Committee - Addresses issues with and makes future
plans for the recreational facilities
within our community including the Rec Center,
Fitness Center, and surrounding areas.
Social / Welcome Committee - Plans community
events, such as the annual yard sale, and coordinates activities for welcoming new homeowners
to the community.
Reserve Study Committee - Determines long-term
budget needs for the community in regards to
capital items.
Many of these committees have only one
or even no representatives. Please contact our Community Manager, Edna Balko
at Cadden Management or one of the
HOA Board Member (see below) if you
are interested in helping in any capacity.
Just a couple of hours a month would be a
great help. Thank you.
Simple Assistance
Are you an elderly or disabled resident who could use some simple assistance occasionally? Do you
know of someone in the Lakes who could use some help with small jobs? We are looking to match
people who could use a hand with neighbors who are willing to be of assistance. Please let us know
if you can use some aid with things such as taking garbage cans out to the street, fixing minor items
in the home, changing smoke detector batteries, some light yard work, etc. To volunteer to help
and/or if you are in need of assistance, please contact us at [email protected] or call our manager, Edna Balko at 520 297-0797.

In Memoriam
Lakes Dangerous to Dogs
We are sad to report the passing of longtime Lakes resident, Lloyd W. Aultman on
Saturday, April 21, 2012. Lloyd joined the
Lakes community in 1998. Born in Los Angeles, CA on July 17, 1930, the family moved,
to Milwaukee, WI, where he grew up. After
serving in the Marine Corps he attended
Columbia University and earned his J.D. at Saint John's University. For many years and at numerous parishes in New
York and Tucson he served as a lector, Eucharistic minister,
teacher of religious education and directed the drama productions of the vacation bible school at Saint Pius X. He also
entertained countless children at Mesquite Elementary
School and the elderly in a number of assisted living homes
in Tucson. He is survived by his beloved wife, Angela and
children, Kathleen MacFarlane, Eric Aultman and J AultmanMoore. He is also survived by six grandchildren.

beautiful lakes and
ponds (or the swimming pools for that matter). Not only is pet swimming against the rules, it could cause them harm.

QUORUM
A quorum was present to conduct a meeting. Board welcomed homeowners.
CALL TO ORDER
Meeting was called to order at 6:33.
HOMEOWNER INPUT
Board introduced themselves.
↸ Homeowner commented that the notices for meetings need a larger font in order to be seen more easily.
↸ Homeowner also informed Board that there are trees in need of trimming and questioned why some of the new plants had
been installed so late in the season.
↸ Homeowner inquired as to the process for complaining about barking dogs. Board informed homeowner that issues with barking dogs need to be reported to the Pima County Animal Control.
LANDSCAPE COMMITTEE
Jon Gibson informed the Board and homeowners that new plants have been installed at the east side of the neighborhood. He also
advised that the landscape company would look into tree trimming. Pump problems have been fixed. Bubblers at Lakes 9 and 14
have been repaired.
APPROVAL OF MINUTES
Motion (Kaselemis/Schuldenfrei) to approve the minutes from March 26, 2012 as amended. MOTION PASSED.
FINANCIAL REPORT
Treasurer read balances from the accounts. At present, the Association is under budget except for pool expenses. Treasurer
believes that charges for chemicals for the pools seem high. Board requested that the Management Representative call the pool
company to determine how much the pool company actually pays for the chemicals. Motion (Schuldenfrei/Baker) to accept the
Treasurer’s Report from March 2012. MOTION PASSED.
Treasurer also informed the Board that there was a CD that matured. Current rates, depending upon how long the Association
decides to invest the money are .45% for one year, .75% for 2 years, and 1.05% for 3 years.
Treasurer also informed Board that when he attended the Board training provided by Cadden Management, an insurance agent
talked about liability insurance for association. He recommends that the Association obtain another quote for the insurance for
the Association.

DRC – The Committee has approved an enclosed porch for one homeowner and replacement windows for another homeowner.
LANDSCAPE – Previously discussed.
LAKES – Invoices are consistent with original bid. A homeowner managed to catch a very large carp at Lake 14, which he then
threw back in the lake.
SECURITY/GATE – – Police were contacted regarding a Sears delivery truck breaking the gate. Police filed a report. Police
recommended that the Association determine which homeowner received a delivery on April 19, 2012, in order to file a claim
with the Association’s insurance company.
ROADS/WALKWAYS – Paving in the neighborhood is due to be completed soon. Management Representative did contact
the asphalt company to find out when they will start and informed them of the need to have ample time to inform the owners of
this project. Company stated he will notify management in plenty of time before starting the project.
RECREATIONAL FACILITIES – Nothing new.
COMMUNICATIONS – Mr. Schuldenfrei informed the Board that one more homeowner is receiving the newsletter via
email.
SOCIAL DIRECTOR – Ms. Henning thanked Mr. Schuldenfrei for assisting with advertising the neighborhood Bingo activity in
the newsletter. Ms. Henning also informed the Board that when she was setting up for the last Bingo session, the cleaning company showed up. After being advised that there was an activity scheduled, the cleaning company cleaned the bathrooms but
nothing else.
Next Bingo session is scheduled for May 25, 2012, and Ms. Henning asked for help from the Board in setting up the tables. Ms.
Henning also provided the application for a Bingo license to the management company for completion.
Ms. Henning also suggested that guest speakers be scheduled for homeowners’ information. She proposed that maybe the landscaper could be one resource for homeowners.
Ms. Henning also suggested that it might be a good idea to host a Board Appreciation Night as well as adding pictures of the
Board members in the Rec Center. Board discussed her idea and will table this until the next meeting for further discussion.
Board had no objection to pictures of Board members being included in the next newsletter.
OLD BUSINESS
Homeowner appealed the DRC’s decision regarding the tennis wall that was installed on their property. Board thanked
homeowner and will make a decision in an Executive Session.
NEW BUSINESS
Fitness Center Maintenance Renewal – Board requested that Management Representative obtain additional bids. Management
was asked to contact the company that did not respond one more time.
Gate Code Issues – After looking at the latest report, Board requested that management contact Antech to delete the code
that is being used frequently at various times and after 6:00 P.M.
Board also briefly discussed homeowner complaint about forgetting their card/clicker and not being able to get in. Board requested that Management Representative contact homeowner and inform the owner they can always use the emergency contact
number in that event.
New signage at Pool – Mr. Silverman will check the present signs for need of replacement.
As brought forth – After brief discussion, and after Mr. Kaselemis excused himself, Motion (Baker/Schuldenfrei) to hire Mr.
Kaselemis son, Andrew, to pick up the garbage at the recreation center and fitness center at the same pay that had been previously paid. MOTION PASSED.
Board reviewed information from homeowner offering his services as a security guard. Board will keep information on file.
Motion (Baker/Kaselemis) to hire an off-duty police officer for 3 weeks, 3 days per week, for security purposes once local
schools are off for the summer, beginning May 21, 2012. MOTION PASSED.

Fireworks
We all love ‘em, but fireworks are banned in the City of Tucson and thus within the Lakes at Castle
Rock. Besides the obvious incendiary devices like firecrackers, any item with the warning label that
refers to "showers of sparks", "flames", "flaming balls", "flaming balls with report", "explosive",
"rocket", or similar is an indication that the device is a firework, and therefore illegal and dangerous.
Given the current, extreme fire danger you are reminded not to celebrate the 4th of July with these
dangerous items. The neighborhood you might save is your own. “Novelty items," are still legal.
These include: "toy pistol caps, snap caps, snappers, party poppers, glow worms, snakes, toy smoke devices, and sparklers."
Novelties are not considered fireworks and are not prohibited under the City of Tucson's law, according to police.
Gate Access
The gates and access control arms at each of the two entrances to the Lakes are
there to limit access to residents and their guests & contractors. Since the arms were
installed and the code numbers limited to working hours only (6 am to 6 pm), vandalism and unauthorized persons on the property have been reduced significantly. These
measures have kept your repair and replacement costs down.
It was recently discovered that one code number that was originally assigned to
“contractors” was being abused by many people (residents and none residents alike).
That number was removed and will not be reissued.
So how should you get into the Lakes? There are two electronic systems available. You should have a push button gate remote (similar to a automatic garage door opener) that opens the resident side of the gates. You can also purchase a gate
card that you can place against a sensor to open the gates. These devices work 24/7. If you need to get another card or remote, please contact our Manager, Edna Balko at Cadden Management. The cost for a remote is: $25 and the card is: $15.
You may send a check and once it is received by management, the device will be mailed. Or you can pick them up at Cadden
Management’s office.
In an emergency (e.g. you don’t have your device and no one is home to answer the squawk box), you can call our security
service on the squawk box. Once they verify your account, they will open the gates.
There is no longer a generic code given to all contractors. Those workers who come to your home on a regular basis, such
as gardeners, should use your specific access code.
Other contractors and guests coming to your home must call you on the squawk box. The box works all the time. Once
you receive the call and verify the person, you simply press the number “9” on your phone and the gates will open. Please
be sure your name is correctly listed on the squawk box by physically checking the listing. If there is a problem with your
listing (e.g. name is incorrect or nonexistent), please email Edna Balko with the correct information and your lot number.
The listing will be changed as quickly as possible at no charge.
If you have renters, please be sure to notify Edna so that the proper name and phone number can be placed on the squawk
box.
