Chesdin Chatter Developer’s Forum March 2016 Neighbors, I know it has been frustrating to get an exact date for our Verizon Cell Tower and Comcast services. You have been told 30 days for the last few months, sorry! Please do not shoot the messenger. This is what we have been told by the representative’s of both companies again and again. On a brighter note I spoke with Chesdin’s project manager from Verizon and Comcast and they have assured both would be fully operational by the end of April or sooner. Comcast wants to set up a Meet & Greet for our neighborhood on April 2nd and 9th to go over plans and services for Chesdin homeowner’s. We will send out more details in the next few weeks. We are having unsupervised children running throughout the clubhouse and have been damaging furniture and destroying other decorations meant for our resident’s enjoyment. To the parents that stay in the bar as these unsupervised children run wild in and out of the bar area and everywhere else in the building, please make some changes to keep them safe and from damaging property. You are responsible and liable for their actions. The Community Manger will be going around this month to insure there are no ARB or bylaw violations, so please make sure yards, mailboxes and general up keep are in compliance to avoid further actions. As has been experienced over the years the golf club is an integral part of this community and the values of our homes so please support the golf and restaurant in any way you can. This is so important. Thanks to the Chesdin Landing Women’s Association for all you do and for putting on events and planning our social agenda for our community. We have righted the ship with the help of numerous volunteers and look forward to tackling the challenges that lay ahead. With a small membership we need everyone to contribute by being active in the club through usage of the facilities, volunteering and engaging in constructive dialogue to improve our venture. The Board is always looking for new participants or someone with a pet project who is willing to put in the time to see it completed. Our goal moving forward into this season is simple - increase the level of activity at the club. We plan to do this by growing the membership and making the club experience more enjoyable for existing members. The following are several initiatives we have decided to undertake beginning March 1st of this year: 1. Membership Drive – We are undertaking an aggressive program to increase the membership of the club. With slightly over 100 active members the financial strain is too great. The attached flyer explains the particulars of the promotion. There are new, distinct categories based on age and level of play (individual/family). The dues level for new members is lower than the current members but only for the first year. Beginning in 2017 all member dues will be the same based on age and the declaration of family versus individual status. We are placing an emphasis on Junior (19-35) and Senior (65+) golfers in our drive. Current members will not be reclassified into one of the new categories until 2017. We ask for your understanding in believing, as we do, there is a battle for golf members amongst surrounding courses, and we have to be aggressive in our approach. Please do not ask if you can quit then re-sign under the new terms. This in no way benefits the club and would do more harm than good. Everyone will be on equal footing once the promotional period is up. A stronger base will allow us financial flexibility we currently do not have. 2. Small Dues Increase – For the benefit of further simplifying our accounting we are making a small increase to our dues structure (rounding up to nearest five or ten dollar) for existing members. Single monthly green fees will now be $245 and family will be $310. Our goal is not to make significant changes to our existing dues or make involuntary assessments in an attempt to solve financial shortages. We feel increasing the membership is our best avenue to success. 3. New Cart Plan – Beginning March 1, 2016, we will have a monthly cart plan available to all members. There are two categories, single and family. A member can make a selection regardless of your existing status. For example, a family member can select a single cart plan that best suits your needs rather than being forced to choose a family cart plan. For those members not included in a cart plan, the current “pay as you play” policy will remain intact. The monthly plan fee will be in force from March through November. In the months of December through February cart fees will remain on a per use basis. The individual fee is $125/ month and the family fee is $175/month. For 2016, the per play fee will be $20 per 18 holes and $10 for 9 holes. Once again we made slight adjustments (rounding up to the nearest ten) to these charges for the purpose of simplifying our accounting. 4. Food and Beverage – Moving into 2016 we continue to enjoy the benefit of having a restaurant and grill available for our use. Jerry Manning became the manager last May and continues to make improvements to our level of service while working within the financial limitations imposed by the Board. Jerry and the Board appreciate any and all suggestions to improve our current service. We are always willing to discuss potential changes and the ability of the club to implement them. One major item that will be enforced starting March 1, 2016 is the change to a non-smoking clubhouse. We greatly appreciate the patronage of all smoking members and do not wish to lose anyone’s business. Due to the size of our space, allowing smoking within the restaurant is detrimental to the overall success of the club. We can accommodate smoking members in designated areas outside the clubhouse and will do everything within our power to insure your experience is still enjoyable. 5. Maintenance – Last year we started looking at the condition of our equipment and the future replacement on a case by case basis. It certain cases, such as the roller, it made since to make a purchase as the monthly payment was less than we were spending to rent in past years. As we move forward the Board is looking at the maintenance costs to keep our aging fleet operable versus the expense of new equipment. When it makes financial sense, a new piece of machinery will be purchased. The golf carts are currently owned by the club. We do not have the means to replace our fleet with a lease or purchase. Replacing batteries, chargers, windshields and wheels will be the focus to keep us rolling through this next year. Please take extra care when using carts to avoid situations where damage occurs. As a Board it has been a pleasure to serve the membership. Remember we are one of you and desire to see improvements take place as quickly as possible.
