Welcome to February’s issue of Premier Property. Our digital magazine
has been freshly put together and made available online and you may
have even seen a link to it in one of our ESPC emails. This magazine is full

Tell us about yourself
I’m a partner at ZONE Architects, a firm I set up with
Suzanne Ewing in 2002. Before that I worked for
architects in Edinburgh, London, Bombay and Hong Kong.
We set up ZONE Architects to design high quality bespoke
buildings, interiors and landscapes often with low or zero
energy ambitions.
Favourite project
I still really like the house at Hart Street which was the first
one-off house we completed and what was used to
establish the reputation of ZONE Architects. It looks as good
now as when it was built in 2002 and is much loved by its
owners who have been there from the beginning. It
demonstrates that good contemporary architecture can
sit comfortably in a historic setting.
What makes Scottish architecture so appealing
to you?
We have inherited some of the best architecture and urban
design in the world and in Edinburgh it is the
relationship of the city to its landscape and the variety of
building styles that makes it such a rich context. By making
a new building we are adding to this context and it should
be at least as good as its historic neighbours. This doesn’t
mean copying but it does mean showing respect.
What is the one of the most inspiring buildings for you
and why?
For me it just has to be The Scottish Parliament: I consider that
we are really lucky to have a building by Enric Miralles in
Edinburgh, even if it has been flawed by overzealous
security concerns. The committee rooms are the high point
for me; these are individually designed rooms where the
importance of debate and conversation are celebrated.
What is the quintessential component of a modern
and contemporary home in your view?
Glass! We spend a large amount of our time either
designing bespoke glazed structures or looking at the
off-the-shelf options. There is a common theme of opening
houses up to their landscape or gardens and exploiting the
latest in glass technology.
What is your main advice for those wanting to
commission a residential property?
Be clear in telling the architect what you want but try not
to tell them what to do or how to do it. You risk killing the
creative process and could end up with a poor
compromise as they will want to give you what you think
you want instead of what they think is right for you.
The way buildings use energy is becoming impossible to
ignore as a result of climate change and building
regulations. It is essential that your architect understands
this and considers it from the beginning as a fundamental
part of the design process.

Mortgages made clear
At a time when many economic commentators are undecided
on the future of interest rates, now could be the time for
borrowers to consider reviewing their mortgage options,
particularly for those who have a portfolio of properties with
ortgages on the lenders’ standard variable rate. The standard
variable rate is what a client reverts to if they do nothing after a
preferential rate expires. The lender reserves the right, at their
discretion, to increase the rate. This has already been happening
and borrowers have no control over it. If you have a number of
properties on the variable rate and there is a rate increase then
this will impact on the monthly repayments and also how well
any rent is covering your investment. Under this arrangement the
borrower is vulnerable to any increase in rate that the lender feels
the need to make. This would of course result in higher monthly
repayments and in the absence of a corresponding increase in
rents; this could mean the borrower has insufficient income to
meet his or her mortgage commitment.
As confidence is growing lenders are getting more and more
competitive for each other’s business, resulting in good
deals becoming available, particularly for people with low
percentage borrowing. Things to think about before considering
remortgaging would be some of the following. Are there any
penalties for leaving your existing provider? What deals will your
existing provider offer you? Have your circumstances changed
since your original application regarding income and outgoings
for example? Do you have suitable documents prepared such as
proof of payslip, bank statements, identification and so forth.

Existing rental income can also potentially be used, provided you
can evidence your last two years of accounts which can further
strengthen your case.
An option is to contact a mortgage adviser and review your
options to see what else may be available. Remortgage deals can
offer transfer packages with free legals and valuation to new

Another option for multiple property owners is to use any capital
available from their existing property portfolio as deposits to buy
more properties and build the portfolio up further. Typically, you
need a 25% deposit to get a Buy to Let mortgage but this can
be funded by releasing capital from existing properties, which
would involve remortgaging.
