DESCRIPTION
Lympstone House is one of the grandest houses in the
village. The property sits in approximately 2 acres in the
centre of the village with mature gardens and complete
privacy. Over the years, the house has been altered and
divided with the current owners managing to purchase
the once sold off annexe to enable the house to return to
one residence or provide lovely separate annexe
accommodation for an additional income or for a
dependant relative.
The house has been a Care Home for the past 25 years
and has subsequently been divided into many rooms but
care has been taken to leave covings and picture rails to
clearly see how the original rooms were laid out.
Although in tidy decorative order, a new buyer is likely to
redesign and reconfigure the property to create one
beautiful principle residence. To the rear of the property
is a large (c.5000 sq ft) single storey extension which
currently provides approximately 15 bedrooms and wash
rooms.
Again, the buildings are fine and in sound decorative
order but are likely to be redesigned or possibly
demolished to make space for additional buildings or
gardens.
The Annexe is also linked to the house but could easily be
separated, if desired. The living space is generous and
there is a pleasant private garden. The annexe provides
an excellent home in itself and has well proportioned
room sizes which would make it easy for someone to
downsize into (the sitting room is approximately 20'9 x
16'4).
The gardens are lovely and mature with numerous
specimen trees, terraces and lawns which are completely
private.
The current owner has obtained planning
permission to develop the lower part of the garden - the
detailed plans are available from the agent, if desired.
If a buyer was only interested in the house and not the
plot, the house would be left with enough space and land
around it to create a very good sized private garden.
If any of these details need discussing prior to making an
appointment to view, please contact Daniel Wilkinson or
Joel Moore in our Topsham office on 01392 875000.

trees, including silver birch, eucalyptus, bamboo, giant
ferns and palms among others. A large landscaped
terrace provides a super sitting / outside dining space and
a raised and planted beds completes the garden. The
house sits in approximately 2 acres of enclosed private
grounds. There is a level parking area to the front of the
main house and the majority of the garden lies to the side
