Patrick A. Davis
Vice President, Operations, East Region
ResortQuest Delaware, Wyndham Vacation Rentals
Patrick began his career in 1994 as controller for Sea Colony Realty and
Sea Colony Management in Bethany Beach, Delaware. Over the next seven
years, Patrick assumed greater leadership and operational responsibilities.
He has served as Rental Manager, Director of Operations and General
Manager, ultimately overseeing the company’s vacation rental, real estate
sales and community management divisions.
In 2013, Patrick was named East Region Vice President of Operations for Wyndham Vacation
Rentals North America (WVRNA), ResortQuest’s parent company. He is responsible for the
WVRNA operations in Delaware; North Carolina’s Outer Banks; Myrtle Beach, the Charleston
Islands and Hilton Head in South Carolina; and the Pigeon Forge-Gatlinburg areas in the Smoky
Mountains of Tennessee.
Tom Olson
Area General Manager, Community Management
ResortQuest Delaware
Tom joined ResortQuest Delaware in 2014 with an accommplished
background managing large-scale properties since 1982. He holds master’s
degrees in business and public administration and received his Professional
Community Association Managers (PCAM) accreditation in 1994.
Tom has managed a variety of single family, townhome and condominium
communities on the East Coast featuring extensive amenities, including
golf courses, pools, coastal beaches, food service, health clubs, lakes,
marinas and other recreational facilities.
Prior to moving to the Delmarva Peninsula, he was an adjunct professor at Marywood
University, Pennsylvania, where he taught Organizational Dynamics to graduate students.
He also authored articles on a variety of topics for Common Ground, the community
association industry’s leading publication.
Tom’s strengths include project management, strategic planning and evaluation/consultations
on operating challenges faced by large-scale communities.

Beth Umstead
Community Manager, ResortQuest Delaware
Beth started her career in Community Management in 1993, serving
communities throughout Coastal Delaware with an emphasis on
accountability and customer service. She joined ResortQuest in 2007
and now manages a portfolio of more than 2,000 homes.
Her responsibilities to her communities cover all aspects of property
management including budgeting, contract administration, capital
projects and preparing management reports, as well as working closely
with boards and committees.
Earlier in her career, Beth also worked as a licensed Insurance professional with a large national
carrier, earning numerous local and district honors for her performance. At ResortQuest, Beth
was awarded the Western Frontier Award by her peers and co-workers for her tireless efforts
in building the community management portfolio of business.
Her skill as an accomplished community manager and her extensive knowledge of liability and
insurance risks makes her a key resource for the ResortQuest team and for her community clients.
Beth Ann Steele, CMCA, AMS
Community Manager, ResortQuest Delaware
Beth Ann is a 20-year veteran of the community association industry,
specializing in high rise management. Throughout her career, she has been
responsible for multi-million dollar upgrades to mechanical, safety and
building systems including elevators, fire suppression, HVAC, plumbing
and utility system projects.
She has also managed extensive renovation projects involving roofs,
balconies, facades, parking and other common area upgrades critical to
solid property values. Operationally, Beth Ann’s focus is on providing services that enhance
the quality of life experiences important to owners, renters, visitors and guests. Most
importantly, she serves each client with care and concern using her many years of experience
pursuing cost effective solutions to challenges and positively impacting property values.
Beth Ann holds the Certified Manager of Community Associations (CMCA & AMS) designations,
and is pursuing the advanced PCAM certification, as part of her ongoing pursuit of excellence
in the field of community management. She currently holds a Delaware Real Estate license,
is a National Certificate Pool Operator and also is a Delaware Notary of Public.

Doug Bowden
Community Manager
ResortQuest Delaware
Doug has managed portfolios for ResortQuest for 18 years. He excels at
developer transitions and providing operational structure to communities
that struggle with issues that have resulted from the dependence of
developer control.
Previously, Doug worked in the construction field managing residential
and commercial projects. He has been responsible for millions of dollars in
capital improvement projects, as well as common area maintenance.
Budget development, bidding and project management are among the
many talents Doug uses for the benefit of his clients. His most important
skill however is the “ownership” he takes in every community he manages.
Phil Zampino
Assistant Community Manager
ResortQuest Delaware
Phil began his career in 2006 with broad based experience in single
family, townhome and condominium communities. He joined ResortQuest
in 2015 and assists in managing beachfront high rises along the coast.
He started his property management career with “grass roots” experience
in large-scale communities as part of a security team and was quickly
promoted to covenant enforcement. Later, Phil was responsible for
managing contracts and operations.
Among Phil’s many skills are experience in grounds maintenance,
landscaping, registration systems and contract management.
