Welcome to the 2016 edition of the Sea Island Properties Newsletter.
We hope that you enjoy our new format that is full of information
about the housing market, real estate activity, island events and listed
properties in our Sea Island and St. Simons Island communities. Most
importantly, we hope that you are having a fun and relaxing summer
with family and friends. There has always been a special magic about
Sea Island where traditions have endured and memories are made
every day.
We will be introducing the new Sea Island Properties website this
summer after evaluating some of the top real estate sites in the
country. With over 90% of homebuyers beginning their search for
property online, our goal was to make it easier for the viewer to
find listings and other pertinent real estate information. Our site
will continue to be a work in progress to ensure its aesthetic quality,
functionality, ability to interact, quality of information and search
ability. We also continue to fine tune our marketing tools and strategy
to promote Sea Island and our listings. However, at the end of the
day, it is about building genuine relationships with buyers and sellers
by listening and responding to their needs in a knowledgeable and
professional manner. We take great pleasure in introducing newcomers
to our varied real estate products and to the incredible quality of life,
unsurpassed amenities, and a community that cares and is welcoming.

a good snapshot of the real estate market on the island. We started
2016 with a flurry of activity and sales. This positive momentum has
continued through the first six months of the year. We continue to
have a high inventory of listings; however, the National Association of
Realtors is projecting that this will be another record year for second
home sales. And, once again Barron’s has recognized Sea Island real
estate in their 2015 Top 20 Second –Home Report.
Finally, thank you for your loyalty, trust and confidence in our Sea

counseling on the island. Thanks to you, we continue to remain the

Sea Island Communities
Cottage Colony– Sea Island Cottages date back to 1927 when the original Cloister Hotel was under construction.
Since then over 560 single family residences with nature, marsh, river and ocean views have been built. Like
the history of Sea Island itself, the architectural styles throughout the Cottage Colony tell the story of changing
lifestyles throughout the decades. Charming, quaint smaller cottages and estate size oceanfront compounds are
equally at home on Sea Island.
Ocean Forest– Located just north of 36th Street on Sea Island, this community is home to four distinctive
residential offerings. Views of the Hampton River, Ocean Forest Golf Course, saltwater lagoons, and the Atlantic
Ocean are all possible to view from within Ocean Forest. The Dune, Forest, Ocean and River Cottages are inspired
by the natural surroundings in which they reside, with designs described below:
Dune Cottages– single family home sites where the Owner designs and builds a residence from the ground up
Forest Cottages– patio homes in three clusters, with golf and nature views
Ocean Cottages– ocean front town homes near the Club House and practice area
River Cottages– town homes with views of Little St. Simons Island, the Hampton River and the Atlantic Ocean

Ocean Club Residences– Steps from the Sea Island Beach Club and overlooking the pristine Sea Island beach are

The Cloister Ocean Residences– Located on the southern end of the island yet close to the Beach Club and
The Cloister, the Cloister Ocean Residences are Sea Island’s only fully deeded quarter ownership offered in 22
remarkable residences, most with ocean views. Sold furnished and including a full Sea Island Club membership,
Owners of Cloister Ocean Residences get year round access to all Club amenities. This enclave of 1 to 3 bedroom

Beach Club Suites– An extraordinary selection of Suites located above and adjacent to the Sea Island Beach Club,

River Club– The original Sea Island town homes, River Club residences are conveniently located on 5th Street and
the Black Banks River. These 44 residences offer nature and river views and floor plans from 2200 to 4000 square
feet and 2-5 bedrooms. Close proximity to the resort amenities makes the River Club a desirable and convenient
option for a Sea Island retreat.
Cloister Cottages– The newest of the Sea Island resort offerings, the Cloister Cottages consist of 24 residences with
4 bedrooms and approximately 4000 square feet. All have a gourmet kitchen indoors and an outdoor kitchen with

The Reserve– For the first time in years, Sea Island is unveiling a new offering of unique estate home sites on a
pristine oceanfront peninsula that expands 87 acres. With only eight home sites available on the 87 acres, 90% of
the land will be preserved through a conservation program that protects the environment, sea turtle nesting areas,
and marsh wildlife habitats. Not only will owners have access to the five-star Sea Island resort and amenities,
but the land around their property will never be developed making this one of the most exclusive real estate
opportunities ever offered at Sea Island.
St. Simons Island Communities
