Background
This project was presented to the Planning Commission for a re-zoning to PUD Planned Unit
Residential on January 25, 2007. The Planning Commission did not approve the PUD request, and
invited the applicant to return with a SR Special Residential request.
NOTE:
• Planning Commission Site Plan approval is not required for a zone change to SR.
• Planning Commission approval is required for the demolition of a residential building
within a residential zone (SR).

Overview 2345 E Paris SE
The proposed project would include the demolition of a single-family house and the construction of
6,100+ sq ft office building for medical or professional uses. Setbacks and other required conditions
of the SR district are subject to Planning Director SPR. Initial review of a revised site plan indicates
the conditions have been met.
Overview of 3990 Camelot SE
The owner of this property (Robert Keizer) asked to join in the rezoning of his property from R-2 to
SR. The proposed rezoning would allow future redevelopment of the parcel for office use. The twofamily home will remain as is for now, which is a legal use in the SR zone district. A change to office
use would be subject to Planning Director SPR.
Rezoning of these two parcels would unify the SR/PUD zoning to the north and south for one
continuous band of office uses.

2345 East Paris applicant is proposing an 8 ft x 6 ft monument sign with 3 internally illuminated
tenant panels for a maximum of 24 sq ft of signage. The remaining portion of the monument sign
will be brick and will have the street address identified.
In an SR zone district, office uses are permitted one sq ft of signage for every 10 ft of linear
frontage with a max. total of 32 sq ft. The street frontage totals 350 ft. 32 sq ft of signage would
be permitted.
Max height for a monument sign is 4 ft. Sign will need to be reduced or a variance requested.
Sign to be located 15 ft from the property line along E Paris, south of the driveway allowing for a
clear vision corner.

Background

RE: Remodel Project at 629 Michigan St NE
PROJECT DESCRIPTION
This project consists of the remodel of the existing one story retail/office building located
at 629 Michigan ST NE. (Corner of Michigan and Benson) The building renovation will
entail the application of 4” face brick on the face of the existing masonry and
construction of new masonry piers to create columns across the front of the building and
along Benson St (see sheet A5). The new tenant storefronts will be set back 13’ 4” from
the existing front face of the building to create a porch for outdoor dinning. The rear
porches will be removed to make room for the construction of a new wood deck. A
drive-thru lane will be added to the west side of the building and will provided ample
view angles and openings in the colonnade to protect pedestrians and to provide motorists
with a view of the westbound traffic on Michigan.
