S H O R STEVE LIEBERMAN CEO While the U.S. Presidential primaries continue to dominate the airwaves as America tunes in daily for the latest twists, turns, returns and results, The Retail Connection [TRC] team remains totally focused on delivering the optimal connection at every point where retail and real estate come together. Uniting the party[s], navigating our clients and partners through the real estate markets with unmatched knowledge, experience, capacity and commitment to their success, once again led to extraordinary returns and results of its own, with 2015 being our most successful year yet. As we begin our fourth term in office, we are building on our over 110+ teammates in our Dallas, Austin, Houston and San Antonio operations, dedicated to delivering on our promise to provide the end-to-end resources necessary to optimally drive the expansion strategies of our clients across North America. Repeat business and new additions to our client base led to TRC’s transaction volume increasing by 10% in 2015 with the overall consideration topping one-billion dollars for the first time in our history. Our 784 transactions added solidly to TRC’s six thousand plus deals for more than six billion dollars in consideration to date. We expand our tenant rep client base by 70 new retailers, TRC currently represents more than 275 restaurant and retail chains, as we continue to bring new retailers and restaurants to the market. As always, taking care of our existing client base remains order number one and led to 2015 milestones including our 250th deal for VisionWorks, 200th deal for Bed Bath & Beyond, and 100th deals for Dollar Tree and Famous Footwear. TRC’s landlord representation team continued to add high profile listings, taking such assignments to over 300 retail centers totaling over 27 million square feet. TRC’s tremendous return on our return to Village on the Parkway [TRC previously owned the property from 2004-2007] was one of our most notable, whereby TRC and its partners’ redevelopment of the high profile property was 2015’s largest retail property sale in the State of Texas and one of the top 10 retail real estate sales in the U.S. In total, TRC joint ventures monetized 5 shopping centers in 2015 representing over 1.2 million sf of projects and over $325 million in value, achieving strong financial return averages of 39.5% IRR and 3.50x ERM to these partnerships. Further, TRC’s tenant driven developments and acquisitions activated over 5 million sf in new projects in 2015, further extending the reach of our client’s expansion programs. TRC’s Connected Development Services [CDS] broke ground on, added phases to, and grand opened over a million square feet of projects, taking TRC|CDS total amount of shopping centers developed | redeveloped to over 3.5 million sf and more significantly, we initiated another 4.5 million sf of new developments. TRC’s Connected Acquisitions Services acquired over 200,000 sf of shopping centers, taking that total over 2 million sf with another 800,000 sf of tenant driven acquisitions and redevelopments in our current pipeline; TRC’s merchant banking division, Connected Capital, added three more operating investments, Republic Insurance Company, Tiff’s Treats and Diamonds Direct, taking our portfolio to 17 retail related businesses, as we extend our streak of successful private equity investments. TRC’s 2015 accomplishments also included becoming the Chain Links partner for DFW, Austin and San Antonio. ChainLinks is the leading network of retail brokerage companies across North America, adding to our capacity to extend the reach of our clients’ real estate programs and lead their expansion strategies across the country. All external measures reflect positively that new retail and restaurant demand will be with us for a number of years to come. 2015 retail sales were up 2.1%. 1 Housing, which has been a major part of our economic recovery, has slowed slightly but remains strong. The unemployment rate has remained steady at 5.4 %, with Texas even lower at 4.3%. While we anticipate that interest rates will rise slightly, they will remain low for the foreseeable future, which will continue to contribute to our robust real estate market. Additionally, lower oil costs will continue to favorably impact retail sales, freeing up almost $100 billion in gasoline savings to the consumer. The consumer clearly feels very good, with the overall consumer confidence rate well above 90%. ALAN SHOR PRESIDENT Nationwide, we have seen net absorption of retail space total 88 million square feet, far outpacing new construction and driving occupancy to 90%, an all-time high. In addition to the 80,000 stores that have opened over the last 24 months, an additional 80,000 stores are projected to open over the next 24 months and we are clearly in a major new development cycle for retail. Our markets [Texas and the surrounding states] reflect an even stronger position. Texas on its own is the 14th largest economy in the world. Houston, San Antonio, Dallas and Austin are 4 of the 11 most populated cities in the U.S. The State is growing by 2,000 people per day and we lead the nation in job growth. Since 2000, Texas has created 2.1 million jobs, almost a third of all the jobs created in the U.S. The DFW Metroplex itself has consistently added more than 300 residents per day for the last 30 years, 95,000 in 2015 alone. With over 7 million residents, DFW is the fourth-largest metro in the US, behind only New York City, Los Angeles and Chicago – with more residents than 36 states. Houston has a population of 6.6 million with more residents than 33 states. It is the largest city in the southern United States and the 4th largest overall. If it were an independent nation, it would rank 30th in the world’s economy. San Antonio is the 7th most populous city in the nation and the 2nd most populous in the state. It was the fastest growing city of the top 10 largest US cities from 2000-2010, and it is projected to add 2 million residents by 2050. Austin, the state’s political and tech capital, has more people than the whole state of Alaska and 70% of the population of Texas lives within 200 miles. It’s tight, it’s weird, it’s fun and it is an incredible market. Texas continues to lead the country in economic growth, as it ranks #1 in new job creation and population growth. Dallas-Fort Worth, Austin and Houston rank among the top ten markets for commercial property investment and best places to do business. Retail center occupancy rates in Texas’ four major markets are at an all-time high, with Dallas at 92%, Houston at 96%, Austin at 96% and San Antonio at 93%. Our surrounding states, including Oklahoma and Arkansas, are showing strong economic growth as well. Electing a new U.S. President always comes with uncertainties, particularly as to their impact on the economy. We are confident that whoever is elected to the most powerful position in the world, our platform will continue to enable us to optimize the opportunities in front of us. T R C | R E TA I L R E P O R T | S E R V I C E S RETAIL REPORT | DFW CONNECTED DEVELOPMENT SERVICES | CDS DFW: GREAT AGAIN L A ZE R F OC U S By STEVE ZIMMERMAN By DAVID WILSON As the United States has been focusing on the presidential primaries, the primary focus of the DFW brokerage group has been getting deals done for our clients. To that end transactions are up over 17% from 2015 and we see continued strength in all areas of our business. STEVE ZIMMERMAN MANAGING DIR. | Brokerage Our tenant representation platform has grown to approximately 275 of the best retail and restaurant chains in the U.S. Our team completed the first transactions in DFW for Soul Cycle, Shake Shack, Flix Brewhouse, and Costco, while continuing to support our existing clients such as Bed, Bath & Beyond, Party City, Tuesday Morning, Dollar Tree, El Pollo Loco, VisionWorks, TopGolf, Petsmart, Best Buy, Bonobos, Rally House, DSW, Advanced Auto and many others. Our project leasing business also remains very strong as we now represent over 300 shopping centers totaling over 27 million square feet of retail space. Even with big box users such as Sports Authority and The Fresh Market closing their operations, DFW occupancy remains at a near all-time high [+/-91.5%]. Fueling the demand for retail space in DFW is the continued influx of corporations and the demand for a highly-educated workforce. Over the past decade, DFW has been one of the fastest growing cities in America with a population of approximately 7 million people [an increase of 9% since 2010]. This increased population has driven retailers and restaurateurs to DFW in record numbers. Our primary focus continues to be furthering the expansion plans of our clients and we could not be more excited about the future of the DFW market. CONNECTED ACQUISITION SERVICES | CAS The Retail Connection’s tenant driven development platform is clearly focused. For Connected Development Services, that means that, when asked to help, a solution to every locational need of our tenants is pursued. The result of this primary focus is a number of developments and redevelopments in planning or under construction that originated with a need of a TRC represented tenant. Other development and redevelopment opportunities also come along which happen to meet TRC tenant needs as well. La Cascata Retail Village was created because JoAnn’s couldn’t find an acceptable location in Killeen. What will become a 450,000 square foot project commenced based on this 15,000 square foot tenant’s need. A number of our retailer clients wanted to move in Katy, so we found a site and pulled together a wonderful tenant mix of TRC tenants for The Shoppes at Park West including Bed Bath and Beyond, Buy Buy Baby, DSW, Petsmart, DXL, Dick’s, Field & Stream, and Kirkland’s. We have activated additional projects in McAlester, OK, on SPID in Corpus Christi, Rockwall, Longview, Burleson, Pearland, and numerous other markets. At CDS are definitely lazer focused, primarily on meeting the needs of TRC’s retail clients. CONNECTED MANAGEMENT SERVICES | CMS TOTALLY FOCUSED By STEVE HEFNER By CARLA NEEL There are many types of real estate investments, but really only two types of returns. One is a return ON equity and the other is a return OF equity. Said STEVE HEFNER PRESIDENT | CAS another way, yield investors versus value creators. We are the latter. Our focus is to turn a property that has many issues, into a property that will have little issues. From a redevelopment perspective, we want to turn properties from ugly ducklings into beautiful swans, but in a cost-efficient manner. If there is little property cash flow year-over-year [due to changing the tenant lineup for a better group of tenants, as an example], then that’s fine. We will make our returns later when we sell a property. The value to us on the finished product is worth much more than the incremental value along the way. Take for example Village on the Parkway. We knew that we had Whole Foods that would take the hard corner. We also knew we would land a theater to complement the grocer on the other end. Everything in between these anchors would promote a village feel. With a significant capital improvement program, we created a great tenant mix of old tenants and new ones, which worked perfectly. With another acquisition [Willowbrook Plaza], we took a different approach. With just a small capital improvement program, we brought in Bed Bath & Beyond and other great tenants represented by The Retail Connection and we turned at sub-60% occupied center into almost 90% occupied, with a fantastic lineup of tenants that completely reinvigorated the property. In these examples, the properties became “beautiful swans” in two dramatically different ways. So, our primary focus has an oftenchanging direction. But, it should lead us to the same conclusion, which is a much better property than what we started with. These disciplined approaches have worked for us well in the past and we will continue to focus on them for the future. 3 PRESIDENT | CDS Cases in point, The Village at Cumberland Park, a 700,000 square foot power village at full buildout in Tyler met a need for Bed Bath and Beyond to expand their store and add their sister company Cost Plus World Market. Once the location was identified, additional TRC tenant’s needs got met. Studio Movie Grill was a good fit for the market. Gordman’s liked the location for their first Texas location. JoAnn’s DSW, Famous Footwear, Zoe’s, Rotolo’s Pizza, and Anytime Fitness also found good locations in the project. POSITIVE CHANGE Our acquisition team’s primary focus is to be the best at acquiring and reinvigorating properties. But that definition is too simple. In our core business, we acquire retail properties that best suit our overall company model, which is to extend the reach of our retailer clients. DAVID WILSON We are off to a great start in 2016 with new assignments including Mills Point Shopping Center, a neighborhood retail center in Carrolton, West Woods Shopping Center, a core retail center in Austin, and the grand opening of a new construction development, Shoppes at Park West – Phase 1 in Katy. These projects add more than 750,000 sq. ft. to the CMS portfolio. Carla Neel SVP | CMS With over 3.5M square feet under management, our property management team’s focus is on delivering results. Much like an election, after winning the popular vote [the assignment, in the case of property management], the candidate must demonstrate that they will in fact serve the constituents [our tenants and clients], focus on fiscal spending [meeting or exceeding budgets], economic growth [maximizing asset potential] and work towards solutions to the issues at hand. This last point can prove difficult for the typical property manager’s mindset. Yes, most all property managers are problem solvers, however not all are trained to be openminded, creative and flexible when doing so. These traits set us apart at CMS. Many of the other candidates [property managers] have a one-size fits all approach to problem solving. Because our team at CMS continues to work on such diverse projects with diverse ownership goals, we have learned that shopping center assignments cannot be standardized and each requires its own unique game plan. Our focus is on creating and executing that game plan in order to deliver results. With the economy and retail development soaring in Texas, we will continue to collaborate with our clients, developers and brokerage teams to deliver great results and focus on our brand of uniquely tailored property management. TRC | AREA OFFICES RETAIL REPORT | AUSTIN RETAIL REPORT | HOUSTON LEADING THE WAY DEVELOPMENT OPPORTUNITIES RISE IN HOUSTON MARKET By LANCE MORRIS As we continue towards this year’s election, one might liken Austin to a “leader in the polls”. Across the nation, Austin ranks as one of the top cities in which to live with over 160 people moving here daily. The Austin – Round Rock metro area just crossed the 2 million population threshold LANCE MORRIS PRESIDENT | Austin in 2015 for the first time, according to Census Bureau data released in March. The suburbs are continuing to expand outward to accommodate this growth paving the way for additional residential, commercial and retail development. As Pflugerville Mayor Jeff Coleman puts it, the Suburbs benefit more from Austin’s reputation than Austin itself! In 2016, Austin will deliver approximately 450,000 square feet of retail space and retail rent growth continues to climb in the high single digits with a current average in the mid-twenties. Occupancy remains strong at 96%. Although sounding oxymoronic, TRC Austin’s primary focus continues to be diversity. With a booming economy in a smaller footprint, Austin allows for a multi-pronged brokerage strategy. Our tenant representation remains strong with the addition of McDonald’s, Greater Texas Federal Credit Union, Roche Bobois, Dunkin Donuts and Shoe Carnival all looking for sites or multiple sites in the greater trade area, as well as Central Texas. On our project leasing side, we have new assignments such as Parkline Shopping Center, which include several coveted junior anchor spaces in a tight trade area. New development continues with our Patron Plaza which will turn space over to tenants in July, 2016. Groundbreaking has occurred at Crosscreek Market at 1431 & 183A in Cedar Park with space expected to be turned over in October and 45/35 Point and the redevelopment of a former Garden Ridge site at Hwy 45 & IH-35. From an investments sales perspective, the outward Austin sprawl is making entitled multifamily, residential and retail land the hottest commodity right now and we have over 500 acres currently listed or under contract. As we look ahead, there are no signs of slowing down and we will continue to build our platform on the basis on the dynamic synergy created by a “Primary focus of Diversity.” B y D AV I D S T U K A L I N Across the nation, lower oil prices have dominated the headlines everywhere detailing the ‘turmoil’ occurring in Houston. In reality, Houston has continued expansion throughout the relative slump in the economy in nearly all sectors – job growth, residential development, and most importantly, retail development. With net new jobs expected to reach northward of 25,000 in 2016, consumers DAVID STUKALIN continue to need somewhere to shop. As such, retail PRESIDENT | Houston development has maintained its strong focus across Houston, with grocery anchored centers [nearly 30 completed or under construction over the last year] leading the way. As we enter the midway point of 2016, Houston is projected to complete nearly 3.3 million square feet of retail space by year end, making it the No. 1 city in the nation for retail addition. That is on top of the 3.9 million square feet added in 2015. In the last year, The Retail Connection’s Houston office has significantly ramped up its development efforts with a couple new large projects underway – The Shoppes at ParkWest & The Gateway at Pearland – as well as a few more developments currently in the works. The Shoppes at ParkWest is a 450,000 SF power center opening in phases over the course of 2016 and 2017. Phase I – consisting of Bed Bath & Beyond, buybuyBABY, DSW, Petsmart, Kirkland’s and Destination XL – will open this summer 2016; Phase II – including, Dick’s Sporting Goods, Field & Stream, Golf Galaxy, Mattress Firm and Chipotle – is expected to open late Fall 2016; lastly, Phase III will open in the summer 2017. With an expected ground-breaking in the 1st Quarter of 2017, The Retail Connection is pleased to announce the kickoff of The Gateway at Pearland – a 500,000 SF power center. In addition to its retail and restaurant components, the project will also be comprised of multi-family, office and hotel uses. Expected completion of The Gateway at Pearland will be Fall 2018. In tandem with its recent development success, the driving force behind The Retail Connection continues to be its tenant representation and project leasing platforms. With over 80 national, regional and local tenants currently represented exclusively in the Greater Houston market, we are continuing to expand our clients’ footprints across the city of Houston and its surrounding markets. Bed Bath & Beyond, buybuyBABY, Cost Plus World Market, DSW, Nordstrom Rack, LA Fitness, Chase Bank, Starbucks, Destination XL, At Home, Raising Cane’s, Studio Movie Grill and Famous Footwear are amongst the numerous retailers with several deals scheduled for openings through 2016-2017 and beyond. We live in a great city and have a wonderful TRC team in Houston, and I could not be more proud to be a part of it all. Overall, we are excited about the very successful past 12 months and are eager for what lies ahead for The Retail Connection, as we continue to meet the demand for further development, tenant and landlord representation and begin to reach a new level of growth in the Houston real estate market. Job growth in San Antonio MSA for 2016 is projected to be 20,000 to 30,000 tracking at 2% to 3%. The MSA unemployment rate is 3.89 % vs. 5.8% for the United States. The annual amount of new home sales for SHERMAN HINKEBEIN EVP | San Antonio 2015 was 8,742 units. Citywide vacancy for centers over 20,000 SF is 9.3% [ranging from 3.6% in regional malls to 14.5% for small unanchored strip centers 30,000 SF and under] with rents averaging $16.95.
