days to the General Election on
May 7. Politicians are canvassing
for your votes, but the real
questions everyone would like answered
are: ‘What is really happening in the
sales and rental market?’ and ‘Are prices
going up or down?’
The answer is that sale prices have
peeled off up to five per cent since the
golden period of Spring 2014, however
there still remains a shortage of
properties to buy, across all price ranges,
which is keeping Zone 2 asking prices
robust and our market place moving.
In 2015, we have already seen
an increase in rental prices across
Shepherds Bush and Hammersmith

with activity as the
redevelopment of the BBC’s former
home in White City gets underway.
Developer Stanhope is creating a
2million sqft development of offices,
new homes, cafes, restaurants, shops
and space for other leisure and
entertainment uses.
The firm’s revised plans were
approved by H&F Council in December.
The 14-acre site will be opened up to
the public for the first time, with access
right the way through from Wood Lane
to Hammersmith Park.
The listed buildings, which include
the famous ‘doughnut’, the Helios
statue and fountain and the front wall
with its iconic ‘atomic dots’, will all be
preserved and improved.
With almost 300 people now working
on site, progress is already being made
on ‘soft stripping’ the buildings to
prepare for partial demolition.
Once completed, the development
will include more than 500,000sqft of
offices and 950 new homes – including
some affordable housing.
Soho House will also operate a new
members’ club, 47-bedroom hotel, roof
terrace, swimming pool and restaurants.
Television Centre will provide an
office and commercial hub for the
creative industries with new innovative
and diverse businesses employing
around 4,800 people. BBC Worldwide
has already started its move into its new
home at Television Centre, while BBC
Studios and Post Production will return
in 2017 to start making programmes
again, in newly refurbished studios.
There will be a range of residential
properties for sale at a variety of prices,
from one-bedroom apartments to larger
family townhouses.
There will also be independent cafes
and restaurants, shops, a cinema and a
large health club.
The offices and first phase of the
residential development are planned to
be completed by September 2017.

Then I’ll begin! The former Blue Peter star
Janet Ellis is one of a band of local volunteers
helping to stimulate a love of reading in children»
E
ver opened the door and
found a celebrity standing
there, keen to open up a
storybook and read to any
young inhabitants?
It might sound unlikely,
but that is exactly what television
presenter Janet Ellis does each week.
The former Blue Peter star – and
longtime Hammersmith resident –
may be busy with TV work including
Channel 5 show The Wright Stuff, but
she is determined to share her love of
reading with local children.
Armed with a rucksack full of books,
a small stool and an enthusiasm for
reading, Janet is all set for her rounds
as a volunteer for the Doorstep Library
Network charity.
“It’s always a personal satisfaction if
the children read and enjoy a book I
used to love,” explained Janet, who
has worked with the charity since
2011 and is the mother of singer
and Strictly Come Dancing star Sophie
Ellis-Bextor. “I’ve introduced books
like The Borrowers, The Silver Sword
and Five Children and It.”
Her storytelling role has also seen
Janet start ‘cross-referencing books’
with those enjoyed by her three
grandchildren: Sonny, 10; Kit, six; and
Ray, two.
The fact that Janet’s volunteering is
quite literally on the doorstep – with
her reading to children at their homes
in the Wormwood Scrubs area –
resonates with the rest of her life.
The energetic presenter moved to
Hammersmith 25 years ago, when
daughter Sophie, now 35, started
attending Godolphin & Latymer school.
The whole family is so entrenched
in the area that Sophie’s children now
go to John Betts primary school, while
Janet’s son Jackson, 27, and daughter
Martha, 24, are also close by.

Even husband John Leach has his
office in Fulham Palace Road.
“We just love it,” revealed Janet,
who will celebrate her 60th birthday
this year. “The river is wonderful, and
we are very close to Ravenscourt Park.
I feel we are very spoilt for choice with
restaurants as well, as we have virtually

every type of cuisine within walking
distance. My favourite is L’Amorosa
in King Street, as they do a wonderful
osso bucco.”
Janet admits the area is undergoing
great change, however, and points out
the differences since she was working
on Blue Peter in the 1980s.
For a start, the iconic Television
Centre in White City is about to
undergo a major redevelopment, and
the much-loved Blue Peter garden has
moved to the BBC’s new HQ in Salford.
“I was really sad when TV Centre
closed,” admitted Janet. “It is a shame
not to have that purpose-built centre
with all the offices and production
on site.”
But she is excited about the future of
the arts in the borough, with the Bush
Theatre having settled into its new
home in Uxbridge Road, and the Lyric
about to unveil its multi-million pound
extension in April.
Not only is Janet on the board
of the Lyric, but the theatre is a top
destination for the family, who always
makes sure to get tickets for the panto,
and are excited about the upcoming
Bugsy Malone show, which will be
the performance that launches the
makeover next month.
The project to redevelop the Riverside
Studios is also on Janet’s radar, as she
believed the old site was an ‘underused
resource’.
“Unless you rented a space, from
nowhere in that building could you
see the river, so I hope the new design
will showcase the water much more,”
Janet said. “And anything that wakes
up an area in terms of the arts is a great
addition.”
This love of the arts is a major part of
Janet’s involvement with the Doorstep
Library Network, as it combines her
connection with children and her
passion for books.
And while work may mean make-up
and television studios, there is nothing
Janet likes better than simply sharing a
good book – whatever the weather.
“We go out in all weathers,” she
laughed. As one of more than 50
volunteers, Janet goes out as half of a
pair to read to some of the 350 children
who use the service, which includes
book lending.
“Summer is wonderful, as you might
get a whole group of children crowding
around to hear the stories, so it is
satisfying. I hope we can inspire a love
of reading in more children.”

CHARITY BEGINS AT HOME
Spreading a love of books and reading is
the cornerstone of the Doorstep Library
Network, which this year celebrates its
fifth anniversary.
With Doorstep Libraries running
in five disadvantaged areas across
Hammersmith & Fulham, volunteers
are kept busy heading out to read to
more than 350 children from newborn
babies to those about to head off to
secondary school.
After packing their backpacks full
of books, volunteers head off into
the community to share stories and
celebrate reading with the children.
The charity’s founder, Katie Bareham,
said: “Reading is a fundamental life
skill which children require to reach
their full potential. And we want
to ensure that all children have
the opportunity in their homes to
experience the joy of reading.”
Meeting at 3.45pm on either
Monday, Tuesday or Thursday, the
enthusiastic volunteers – who are all
ages and both male and female – select
books to take out to their families.
Working in duos, the volunteers
visit around 10 families at their homes,
before wrapping up their reading by
6.30pm.

exciting new pub, The Blue Boat,
which drops anchor in Hammersmith
Embankment on March 23.
The new Fuller’s pub is part of the
Fulham Reach project devised by
developer St George in Distillery
Road, Hammersmith.
The Fuller’s builders have been on
site since early this year creating
the rowing-themed riverside pub with
extensive outdoor seating.
The pub’s general manager, Nina
Dahl, has been with Fuller’s for five
years.
Ahead of the opening, she said: “It
is very exciting watching the pub
taking shape and I can’t wait to open
our doors.”
It’s not a second too soon, with
the annual boat race madness coming
soon to Hammersmith’s famous river
banks.
And punters will be able to enjoy a
special barbeque lunch on race day.
The Blue Boat will also help
Fuller’s celebrate its 170th
anniversary this year by launching
a new craft ale – Oliver’s Island – at
the pub, which is sited just 1.3 miles
from the family-owned brewery in
Chiswick.
New head chef John Pellew has
worked for Fuller’s for seven years
and brings his passion for fresh and
seasonal food to the menu, with
more than a passing nod to the
Thames.

Michelin-starred chef Andy Needham brings Italian comfort food
home to Hammersmith. Read about this month’s featured Partner

new chef in town.
Less than a year
after acquiring
the popular Lola
& Simón, Michelin-star winning
chef Andy Needham has quietly
transformed the culinary fortunes of
Hammersmith’s King Street.
Instead of clearing house, he got
his head down in the kitchen and
learned from the existing staff and
customers. And that approach is
working as he’s patiently created
a stunning new restaurant serving
outstanding casual Italian cuisine and
stylish wines at very affordable prices.
“I love King Street,” Andy beams.
“There are loads of good restaurants
here. I especially like eating at Saigon
Saigon,” he says, gesturing just across
the road to the Vietnamese eatery.
But Andy’s dedication to his new
neighbourhood seems less of a surprise
when he reveals he lives around the
corner in Stamford Brook, after moving
from nearby Raynham Road. It was all
part of the plan for the talented chef.
He worked at La Cinzianella in
northern Italy, spent three years as
a sous chef to Giorgio Locatelli at
Zafferano before taking over as head
chef for 12 years. In that time, he
retained the Knightsbridge restaurant’s
Michelin star.
He left to spend more time with his
wife and children, aged 8 and 5, and
admits a large part of his inspiration
at L’Amorosa is to perfect the art of
feeding the family, with big trays of
lasagne gracing the weekend’s menu.
“Value for money is one of the key
aspects that the Michelin reviewers
are looking for,” he says. “It’s not
just fancy towers of food. Everything
from having your coat hung up
to what the puddings are like at
10.30pm on a Saturday night. It
takes discipline, which is what I
learned in spades training in Paris.”

the victory count, with 81 wins to 78 in the men’s race,
and 40 triumphs to 29 in the women’s. The parties
in the park run from noon to 7pm. Free entry.

n Sunday, March 30,
1913, thousands of
spectators lined the
Thames to watch the
stately progress of
HMS Stork as she was
towed by two tugs up the river from
Deptford to a permanent mooring off
Upper Mall, Hammersmith.
The iron framed, timber clad,
450- ton Stork, built at Poplar, was
launched in 1882 and first saw service
as a gunboat and surveying vessel,
mainly off the coast of Africa where
she was the first ship flying the White
Ensign to navigate the Zambesi River.
In 1911, the Admiralty offered HMS
Stork to the Kensington Branch of the
Navy League to be fitted out for use as
a training ship at Hammersmith.
The novel scheme aimed to provide
instruction to working boys aged 12
to 17 who wished to join the Royal
Navy or mercantile marine. There was
accommodation for around 50 boys,
with the long upper deck of the Stork
devoted to drills.
The routine on the Stork was
designed to teach habits of loyalty,
discipline and duty.
The cadets in their smart uniforms
were a familiar sight to Hammersmith
residents especially during the annual
regattas and the church parades at Holy
Innocents in Paddenswick Road.
Having survived bombing and fire
in the Second World War, the Stork was
condemned by dry rot in her timbers.
The last cadet stepped ashore on 21
December 1948. But for more than 35
years she had prepared hundreds of
boys for a career at sea.

As property prices rise, children simply can’t
afford to fly the nest. It means that kitchen
renovation and loft conversion companies are
dealing with a different breed of customer
T
here’s a new type of client
in Hammersmith & Fulham,
says local builder Jason
Briggs. The house owner
having to make alterations
because the kids can’t
afford to leave home.
“We’ve always been converting lofts
for families who need more space for an
extra child, but now we have a new
type of client who is accommodating
children who have not flown the nest,”
said the founder and owner of The
Kitchen & Loft Company.
Jason also sees examples of property
owners who have seen values soar,
and are cashing in some of that rise
by renovating, while some long-time
local homeowners are even buying
houses for their children for cash.
After a decade in business in the area,
Jason’s main work is still what he terms
straightforward loft conversions, with
an extra bedroom plus separate, or
ensuite, bathroom being created.
A noticeable relaxation of once-rigid
planning restrictions, particularly on
rear additions, has given the renovation
business a real shot in the arm.
“I’ve been working in the area for 10
years, and we’re busier than ever,” said
Jason. “All decent construction firms in
the area are very busy.”
Jason recently worked on a house in
Tabor Road, Hammersmith, whose
owners wanted a whole new kitchen/
dining area.
What started out as a small job on
the ground floor quickly got more
complicated when they realised there
was a damp problem stemming form
the church next door that had to be
solved.
Once sorted, Jason’s team tackled
extending the ground floor space and
adding in a modern set of folding doors
leading out into the garden, with new
skylights letting more light into the
previously dark room.
And Jason says, it’s the art of adding
space organically into the area’s
Victorian homes that is the tricky part.
“Recently we’ve done loft
conversions in Benbow Road, Agate
Road and Coulter Road, and we’re
about to start a large kitchen renovation
in Greenside Road, Shepherds Bush,
together with an unusual extension,
with balconies, to the ground floor,
which was a joint application with
their neighbours.”
Jason said that the advantage of loft
conversions was that they are instantly
profitable. “If you can get planning
permission, the profit is in the
permission, and every brick adds to the
value,” he said.
“But a loft conversion instantly adds
value as you’re adding extra square
footage. We didn’t used to talk in
square footage, but it’s relevant today.”
So what has been the biggest
changing trend in local projects in
recent months? Jason has no doubt.
“Audio visual,” he said without
hesitation. “But we don’t do wires!
Everything is hidden, with speakers in
ceilings and even sockets hidden.”

development project gets underway
headteacher in 2000 – added: “I now
feel it is time for me to move on and let
the school continue to go from strength
to strength with a new leader.”
The decision to leave was not easy.
“I have spent some considerable time
deliberating between the joy of leading
St Peter’s and the possibility of pursuing
other careers in education or outside
the world of teaching and learning,”
she said.
She added that she was confident the
governors and the London Diocesan
Board for Schools would find a good
replacement in the next six months to
ensure a smooth transition.

he much-loved headteacher
of St Peter’s CofE Primary
School is saying farewell
to her pupils after nearly a
quarter of a century. Jean
Shipton is leaving the
Hammersmith school in the summer
after overseeing the start of major
development work set to transform the
buildings for the future.
Mrs Shipton joined the school, in
St Peter’s Road, as a Year Six teacher in
September 1991. In a letter to parents
in February, announcing her decision,
she wrote: “It sounds like such a long
time ago, but I can remember my
classroom days, and the children, very
well indeed’.

She praised the partnership between
parents, carers and the school, as well
as the close ties with St Peter’s Church
which have helped make the school so
successful for 165 years.
Mrs Shipton added that the St Peter’s
community had a ‘great deal to look
forward to’ with the school’s ambitious
new development plans which will
create new classrooms, hall, kitchen
and playground, set to be completed by
September 2016.
And the school is also consulting
on its admissions policy to allow a
percentage of places to be allocated
to local children without needing to
demonstrate religious commitment.
Mrs Shipton finished the letter by
saying: “The school was founded 166
years ago in 1849 by Lucy Hannah
Scott, and it has been my immense
privilege to continue her legacy in
educating the children of the local
community.
“I will treasure the memories of the
past 24 years here at St Peter’s and
would like to thank each and every one
of you for all your support, care and
encouragement.”
