NEW PROJECTS IN THE EPICENTER
There are many reasons given for our nation’s slow, subpar recovery; the financial crisis, the tsunami and the nuclear
meltdown in Japan, the European debt crisis and our own housing collapse. But we’re starting to see some positive
signs as our struggling economy gains some momentum.
We have been saying that West Chester and Liberty are positioned nicely for continued growth once the economy
started to improve, and we’re seeing proof of that today. Though slower than we would like – national economic growth
has averaged 2.2% a year for the past four years, our landscape is changing with more frequent announcements of
coming attractions. Newsworthy commercial development is occurring throughout West Chester and Liberty Townships
as we begin 2014. Some of our larger projects include;
•
The KB Hotel Group - slated to open a 125-room Hilton Garden Inn this summer on Schulze Drive.
•
Liberty Center - 1.1 million square foot mixed use development located at Liberty Way and I-75. It’s under construction and projected to open by the fall
of 2015.
•
UC Health West Chester Hospital - announced plans for a $135 million dollar expansion project which includes adding a second tower to its hospital
scheduled to be completed within the next two to three years.
•
Tri Health’s Group Health Associates – physicians practice which has broken ground on a 50,000 square foot medical office building on State Route 747
scheduled to open this fall.
•
Butler Tech - announced plans for the construction of a Bioscience Training Facility located at I-75 and Cincinnati-Dayton Road to open late summer

Cincinnati Children’s Hospital Medical Center Liberty Campus - adding 28 beds to a 4th floor addition that will open in 2015. Also constructing a
proton therapy research center that will take three years to complete.

Bass Pro Shops - constructing a 150,000 square foot facility off Allen Road to include an Uncle Buck’s Fishbowl and Grill, a nautical-themed venue for
entertainment and dining, plus a 12 lane bowling alley, set to open in 2015.
The housing market has finally started to rebound both in terms of new construction and pricing. Going forward, the most important factor may be the
continuing improvement in the housing sector. Improving existing home prices and recovering home values are paramount to underpinning consumption and
getting the economy back on track…and a few more jobs in the homebuilding sector wouldn’t hurt either.
The bottom line is this…positive factors at work in our economy should continue to accelerate growth. The string of activity from the aforementioned projects will
create the domino effect and spurn additional development opportunities in both of our Townships and along the I-75 Growth Corridor. West Chester and Liberty
continue to be the epicenter of business activity in our Tri-State Region. By making a commitment to be more active in our Chamber in 2014 you too will benefit
from this additional business activity.

to National 25 Healthcare Leaders
Under 40 List
Kevin Joseph, MD, president and CEO of West
Chester Hospital, has been named as one of
the nation’s “Rising Stars” in the health care
industry, and has been included on the “25
Healthcare Leaders Under 40” list published
annually by Becker’s Hospital Review, a health
care business analysis publication for health
care executives. This is the third consecutive
year that Dr. Joseph has been named to this
prestigious list.
“Rising Stars: 25 Healthcare Leaders Under 40,” recognizes hospital and
health system leaders who have achieved considerable accomplishments
in their professional lives and excelled at their organizations before the age
of 40.
Joseph, age 38, has served as president and CEO of West Chester Hospital
since 2010. He also serves as a vice president of the UC Health system,
of which the hospital is affiliated, and is an assistant professor in the
department of emergency medicine at the University of Cincinnati.

Community First Solutions is pleased

Christy has a unique understanding of

Community Relations from 2007–2011, and managed the successful

“I was introduced to Partners in Prime more than 10 years ago

There’s an organization in town that’s undertaken the Lean Six Sigma
methodology to become more efficient and effective. And surprisingly, it’s…an
accounting firm.

Nearly $80 MillioN iN New iNvestMeNt aNNouNced iN 2013
New ar rivals were announced all year long as West Chester
continued to grow its diverse and sustainable local economy.
Looking back at 2013, companies announced $77,118,500
in new i nvestment in the community with 1,132 new jobs
created and 820 jobs retained through expansions of existing
companies.
The largest investments announced
in 2013 were the first phase of the
Butler Tech Bio Science Campus at
$13 million and the new West Chester
YMCA at $12 million. Neither project
had broken ground by year’s end,
but Butler Tech planned for an ear ly
2014 constr uction star t on i ts 30,000
square foot development that will ser ve as a wor ld-class
training center for future workforce in the area of health and
bio-sciences.
A 400,000 square-foot expansion of Netrada, an e-commerce
distribution facility for fashion and lifestyle companies,
resulted in 166 new j obs, retention of 334 jobs and new
investment of near ly $800,000.
Advanced manufacturer Systecon announced a new $2.1
million expansion in We st Chester with 18 new jobs created.
The health and medical market in We st Chester continued to
thrive w ith the opening of the new $10 million Beckett Springs
facility, announcement of the new $6 million Group Health/
Tri-Health facility on State Route 747 and a $1.4 million
investment by ABC Pediatric Therapy Network. Medical office
space in We st Chester’s Uptown is 100 percent occupied as
West Chester Hospital continues to thrive and expand ser vices.
The year ended with the announcement of Bass Pro building
a $10 million destination retail location in We st Chester’s
Downtown.

GROUNDBREAKING HELD
The Home Builders Association of Greater Cincinnati held a groundbreaking
recently for HOMEARAMA 2014. The show will return to Carriage Hill in Liberty
Township July 12—27, 2014.
Several of the region’s top custom builders have selected lots and plan to
participate in this year’s show including newcomers Arthur Rutenberg Homes,
Clayton Douglas Homes and M/I Homes of Cincinnati, as well as previous
participants Daniels Hicks Homes, Justin Doyle Homes, Hensley Custom

January Luncheon Recap
Chambernomics Wouldn’t it be wonderful for our businesses if we had a crystal ball that could peek into
the region’s economic future?
At The Chamber Alliance’s annual “Chambernomics” luncheon, Dr. Julie Heath, Director
of the Economics Center at the Carl H. Lindner College of Business at the University
of Cincinnati, disavowed us all of that possibility. Her first PowerPoint slide, a twisted,
knotted purple line graph, represented just “how good we’re getting at predicting the
economy,” she joked.
And yet, Dr. Heath’s clear, data-driven examination of current economic indicators
did indeed shine a light on how recent trends might impact future experience. With a
teacher’s skill, she made complicated graphs and information-packed tables tell an
understandable story.

And while the narrative is, unfortunately, one of a long and slow recovery, the resilient
U.S. has reason to be hopeful. Here are the take-aways from Dr. Heath’s speech:

The unemployment rate in our region, 6.8% in Cincinnati and 7.5% in Dayton, is
statistically speaking, on par with the national unemployment rate of 7.0%.
The Ohio median wage has fallen since the recession, because the jobs we’ve
regained pay less than the jobs we lost. This follows a national trend. In the U.S.
nearly half of the jobs lost in the recession were mid-pay positions; but only 2%
of all jobs gained have been mid-pay. Low-pay employment has made up 70% of
jobs gained.
The Cincinnati region specializes in aerospace and aviation, financial services, and
biohealth, making these sectors more influential on our local economy. The health
of these industries directly affects the health of our regional economy.
Ohio’s education and health services industries have added significantly to the
region’s employment. These sectors continue to have a bright job outlook.
Housing starts are up, and this is important because housing played such a role in
the recession.
The S&P 500 is up. Fewer than half of households participate in the stock market,
but it’s a bell weather that tends to make consumers believe brighter days are
around the corner.
Consumer confidence is up. When consumers feel confident and act on it by
making purchases, the country’s current slack in demand will lesson. Significantly
increased demand is an economic event that will trigger employers to hire.
The purchasing manager’s index is also trending up.

Rosemary Haddad, Wealth Management Advisor at Merrill Lynch, emceed
Chambernomics, and noted in her introduction that Julie Heath is passionate about
education. So it is unsurprising that Dr. Heath pointed out that our long-term growth
depends on the education of our future workforce. She indicated that one reason this
recovery has been so slow is because there has been a change in the nature of work.
“The link between skills, jobs and economic growth has become much tighter than ever
before,” she said.

Kristen has been with Liberty Township since 2006, previously serving as
Finance Director. She graduated from Otterbein College with a Bachelor’s
degree in Business Communications. She lives in Liberty Township with
her husband and two sons.

What are the personal tax changes for 2013?
For most people the rates will stay the same in 2013. For higher-income
taxpayers, there will be higher tax rates including:

a new tax rate of 39.6 percent for individuals with taxable income
exceeding $450,000 for married taxpayers filing jointly and
$400,000 for single filers;
the permanent restoration of personal exemption and itemized
deduction phaseouts;
an increased capital gain and dividend income tax rate of 20
percent for taxpayers in the 39.6 percent tax bracket;
an additional 0.9 percent Medicare tax on wages and selfemployment income over threshold amounts (Adjusted Gross
Income of $250,000 married filing joint and $200,000 for singles)
a new 3.8 percent Medicare contribution tax on unearned income
(Rents, capital gains, and investment income);
Medical expense write-offs become more limited.
In 2013, there is an increase in the threshold for deducting
unreimbursed medical expenses from 7.5 percent to 10 percent of AGI
(Unless you or your spouse are 65 or older in which case the new 10%
threshold does not take effect until 2017)
Some tax benefits became permanent.
Although you have to contend with these increases, the following tax
benefits were made permanent by the 2012 Taxpayer Relief Act:
• Marriage penalty relief
• Increased AMT exemption amounts and corresponding threshold
levels used to calculate the exemption phaseout (both will be
indexed for inflation)
• The use of nonrefundable personal tax credits against regular and
AMT tax liability
• Numerous education-related incentives
Other tax provisions were extended through 2013, including:
• Above-the-line deduction for certain out-of-pocket classroom
expenses
• Above-the-line higher education tuition deduction
• Itemized deduction for state and local general sales taxes in lieu of
state and local income taxes
• Mortgage insurance premium deduction
• Tax-free IRA distributions to charity

Update on Lakota Local Schools
With a budget of more than $145 million annually, the Lakota
School District does a lot of business locally, and we have longestablished relationships with many of our fellow Chamber
members.
We work hard to be a good business partner. We want to make it
as straight-forward as possible to do business with the schools,
although we still have to have to follow a myriad of laws and
regulations in our own business operations.
One tool that’s helped is our district website,

links on the left side of the home page, you’ll
see one for “bid opportunities.” That will take
you to the page where there’s information
about any products or services we’ll be
seeking to purchase in the near future. Even
if there are none at the time that apply to your business, you can
also leave your company name and email so you’ll be notified when
there are bidding opportunities in your business line.
Just like any well-run business, we work to get the best price we
can, while still making sure we’re purchasing goods or services of

After growing up on Cincinnati’s West Side she went on to matriculate
at University of Cincinnati where she earned a degree in Marketing.
She has also had IBM Information Management TOP GUN training
which explains why she is so good at finding business solutions for
Chamber members.
Sharon has volunteered for Habitat for Humanity and as a business
volunteer. Sharon has been married for 33 years and in her free
time, she watches tennis and does everything athletic from jogging
to Pilates. Her adorable dog, “Steffie” puts a smile on her face – the
same one we have the pleasure of seeing every day at the Chamber.

Scheduling with the Chamber should take place a minimum of two
weeks prior to the event. This will allow the Chamber time to invite the
Ambassadors to your celebration.
Hors d’oeuvres and beverages are usually served, but it is your
decision. Your plan can be as simple or elaborate as you like, whatever
fits your budget.
The Chamber Staff will help make things go as smoothly as
possible by:
• Putting you in touch with Chamber businesses that can provide
catering, deli and beverage services, publicity and even invitations.
• Bringing the giant scissors and taking pictures at the appointed time.
• Providing the ribbon and bow.
