Susan Terrell and Don Brode bought a 1956 home from the original owners who were looking for a young family that would honor and love the home as they had. After purchasing the home in 2003, their family grew and soon their home was too small. They decided to renovate the home they loved that had so many wonderful memories. As it happens, Susan and Don had hired CG&S to renovate a small bathroom in the 1990’s, but it wasn’t until they walked through a CG&S home on the 2013 Austin NARI Tour of Remodeled Homes that they could see the full extent of what a whole house renovation looked like. Susan and Don wanted to enlarge the home while keeping its street presence as similar to the original as possible, which proved tricky owing to the home’s unusual offset stacking of its three floors which they were originally drawn to. This provided a straightforward design path. We didn’t need to fundamentally transform the home, but rather enlarge it, provide spaces for more amenities long on the bucket list, and clarify a few aspects of the design and functional patterns. If it’s not broken don’t fix it, right? We needed to make a fairly substantial addition harmonize with the existing look and feel of the house. To accomplish this, the ridgeline was raised and the roofline extended outwards while maintaining its overall shape and angle. The addition flows back from this new roofline. This allowed for the creation of a master suite on the top floor with screened back porch, two separate bedrooms for the children, a guest bedroom, and a hall bath. The lower level—directly below the elevated bedroom wing— features a laundry, extensive multi-purpose room for the kids, and additional screened porch. The mid-level is accessed by the new front entry. The dining space is enclosed to be warm and inviting, while the kitchen and breakfast area are open. The higher ridgeline allows the space to soar, illuminated by banks of new clerestory windows that feature custom oak trim to match the original wood. Red oak floors matched throughout the home run up against a pop of accented color at the kitchen island. With the superior combined expertise of Realty Restoration, LLC and Twelve Stones Designs the trifecta team was able to actualize this young family’s dreams on a realistic budget and timeframe. Key features in this tour home are the clever uses of budget friendly materials, superior craftsmanship and attention to detail. Also note the family friendly kitchen, bathroom and living spaces. The owners wanted to redesign the kitchen and breakfast nook to create an open layout that flows into the living room. Multiple new windows and doors in key locations within the design maximize natural lighting. Implementing solutions such as a blind-corner pull out, spice and pan pull-outs, extra deep pantry roll-outs and a custom kapoosh knife pull-out with a professional range and vent hood, under-counter microwave drawer and stainless steel appliances transformed the space. Finally, a single-level kitchen island with seating for four allows for future expansion for this growing family. One of the goals was to add architectural details while maintaining the character of the house, thus creating a seamless and undetectable transition between the existing and the new or remodeled spaces. Creating a mudroom between the detached garage and the kitchen provided more storage and a covered walkway between the two. New flooring was installed throughout the first floor and portions of the second floor. The homeowners also needed to upgrade the master bath to match the remodeled areas in the home. A custom vanity and specific storage throughout was added. With the use of reflective and transparent finishes, clean lines and light colors, an elegant space was created. Special details, materials, finishes and fixtures throughout the remodel transformed this home on a budget to one of stylish beauty. (512) 745-3750 rrsdesignbuild.com A Project Of Labor & Love For This Family 18308 Flagler Dr Austin, Texas 78738 3 Any remodel can be a labor of love, but this one involved Labor and Love! We met the Sahm family and discovered their daughter Ember, was our son Easton’s girlfriend. As we continued to talk we learned that they were expecting their second daughter in the coming months and that they wanted to remodel their home in part to prepare for her arrival. The overall scope of the project was large, so it was broken into phases in order to have the least impact on their expectant day-to-day lives. An office space and half-bath were reconfigured for a nursery with full ensuite bath (just in time!). Portions of the kitchen cabinetry were re-worked to accommodate new Wolf and Sub-Zero appliances and to increase pantry storage space. Custom cabinets on either side of the fireplace showcase artwork and a myriad of personal items. But most of all, the long precarious stairwell was adapted to add safety and style with a landing, updated flooring and steel work handrails. The lower level of the home was almost completely unfinished. This large space was carved into several smaller zones and rooms to add warmth and visual interest. Family and friends often visit, so the homeowners wanted to transform this underutilized space into a comfortable retreat for guests, as well as for their growing family. In the mother-in-law shower, a custom designed mosaic accent wall was created and frameless shower glass added. A long narrow storage space was repurposed into an indoor gym. A large island was added to the existing cabinetry to create a custom kitchenette space for refreshments and entertaining downstairs. The details from the upstairs living area were replicated in the media room for a consistent feel and a recessed projection screen and LED uplighting were added to the dropped ceiling to add warmth to the large space. In case you are curious, Easton and Ember are still dating. In fact after their first date, 2 year old Ember went to school the next day and told the teachers that she and Easton “went on a date without mommies and daddies”, even though we were there to witness that first playdate. That’s certainly the case for the family that owns this Rob Roy estate. The home is situated on a steep slope, sitting below road grade and with a seasonal creek in the backyard, creating a need for strategic improvements to water drainage with the installation of trough drains, French drains, and specialized gutters and downspouts. This allowed the kitchen area to double in size featuring dramatic high ceiling and clerestory windows. The space includes a home office, walk-in pantry, wine center, sitting area, dining area and adjacent buffet counter. A new Wolf cooktop, a microwave oven combination and a second oven and a drawer dishwasher (for small loads) at the beautiful cherry island add charm and functionality. All of this was designed to reflect their personal old-world European style. Fine detail is evident in the painted and glazed cabinetry which complements the granite countertops and Italian tile backsplashes. The even lines and precise installation of the curved wood ceiling highlights the expert craftsmanship of the project. The new porcelain tile floor seamlessly integrates with wood floor of the existing formal dining room and with the steps leading to the lower level family room. To complete this phase of work, a new covered sitting area with ceiling fans, lighting and outdoor fireplace was designed with access off of the kitchen. Also included is a new grill zone, herb garden and a beautiful limestone fountain inspired by the fountains of Europe. Not to mention a custom shower that finishes off this outdoor space. After some time living in the home and enjoying their new kitchen, the couple was inspired—again!—to make changes, this time focusing on the master suite. The couple’s master bath lacked personality and featured a cavernous space in the center of the room. The closet contained a built-in dresser but lacked shelving and sufficient space for hanging clothes. The original space was reconfigured and now features the needed transition area between bedroom and bath. This area contains custom cherry cabinets and cherry wardrobe. The new bath features a vaulted ceiling with specialized lighting. The warm cabinetry contrasts with the glass tile blend in the tub surround and the glass of the shower wall. Natural tile covers the floor and walls of double shower, creating a light-filled and functional space. Specifically, the kitchen, powder bath close to the pool, and flooring throughout were primary areas in need of addressing. Craving more connection to their newly completed outdoor living space the owners desired a brighter, more sophisticated and functional kitchen that could easily access the outdoor entertaining areas. By redesigning the kitchen space to work in zones–prep, clean up, entertaining, cooking, and breakfast areas–the homeowners achieved their desire for more workspace and better flow. Notable features include a custom pantry with lighting, designer fixtures, Thermador appliances, stunning quartzite countertops, and illuminated display cabinets. Additional banquet seating completed the look in the eating area. This update also included additional natural light and better access to the pool and outdoor entertaining area with the incorporation of a new 8 foot wide sliding door unit. The powder bath would need to possess an equally polished look and be just as efficient for storing pool towels and entertaining guests. Specialized lighting and finishes to complement the nearby kitchen make this more than just another bathroom. Finally, working with the owners to incorporate their ideas of a new color palette and gorgeous hickory floors throughout would marry all of the living spaces together to complete the transformation. (512) 785-7226 adamscompany.biz afte bef before after A Facelift That More Than Fits The Budget 13118 Greybull Trail Austin, Texas 78729 after before 6 This single-story 1980’s home in Milwood was in need of more than a facelift, and of course, there was a budget to consider. Creativity and collaboration with the homeowners proved to be the perfect combination. To begin the process, the popcorn ceilings throughout the home were removed. Energy-efficient windows were added. Interior doors, wood flooring and trim were also replaced. The original fireplace surround was removed and split-faced stone crafted from floor to ceiling to modernize the living room. In the kitchen, the peninsula created a challenge as it was an inch longer than the granite slab that was selected. By installing a matching piece of granite as the backsplash, a perfect fit as well as a design element was created. Glass subway tile compliments the granite countertop and by replacing the cabinet facings, the homeowners saved thousands while achieving a sleek modern look. In the master bathroom, new painted shaker-style cabinets were installed with a functioning drawer below the sink. This was topped with honed Ceasarstone countertops for beauty and durability. New tile for the vanity backsplash continues through the tub surround and into the shower with sliced pebbles on the shower floor and a semi-frameless glass enclosure. A new tub, dual flush toilet, sinks and shower fixtures, new light fixtures and mirrors finished off the master bath retreat. By painting and adding new hardware, the existing cabinets in the hall bath were reclaimed. A granite remnant countertop, new tile, new soaker tub, dual flush toilet, sink and faucet were installed. New light fixtures replaced the old boxed in vanity light and a new framed mirror finished it off. Finally, a total interior repaint with custom colors finalized the remodel of this home—bringing it into 2016 and beyond, for the homeowners to enjoy. (512) 848-1596 mekhomes.com Northwest Hills Classic Transformed 4004 Edgerock Dr Austin, Texas 78731 7 This 1971 classic vintage Northwest Hills Home was originally a 1,951 square foot home with 3 bedrooms and 2 baths. It had been lightly updated over the years, but needed a complete overhaul. The new owners, a repeat client of MEK Homes, brought this home into the 21st century. The main focus of this project was creating an inviting, open floor plan that would allow the new owners to cook and entertain large groups of friends. The interior living room and kitchen walls were removed. A formal entry treatment was added to separate the new teaching studio from the rest of the home. New doors, windows and trim details were installed. The main ceiling was trayed up to 9’, creating an elegant but modern look. A 22’ long island delineates the living area from the kitchen and is the centerpiece of the home. This is a true chef’s kitchen: the island contains two sinks, a microwave and two dishwashers. The main kitchen wall has floor to ceiling cabinets designed to hold their raw cooking ingredients; a 48” Bluestar Range with 60” professional hood; a 30” Bluestar convection oven and matching 30” pizza oven. A 36” Miele refrigerator and matching wine cooler complete the heart of the kitchen. This gathering place is truly one to be admired. In the rear of the home, the original back patio had been poured as part of the foundation, allowing it to be easily incorporated into additional new footage. This area was transformed into a second story private master suite and bath, bringing the square footage to 2,690. The front bedroom was reconfigured into a teaching studio allowing easy access for students and preserving privacy for the family. The original bedrooms and baths were cosmetically face lifted. The plumbing, electrical and hvac systems were all modernized, ensuring years of future use. All finished surfaces throughout the home were upgraded and replaced. The front exterior maintains its original look, protecting the integrity of the neighborhood. The owners’ lives were transformed, as well as their home, into one truly in the 21st century. (512) 692-9212 512homesolutions.com A Full Remodel: Top to Bottom 7518 Downridge Dr Austin, Texas 78731 8 The Downridge project was a two-story whole house remodel with some unique challenges. The homeowner’s desired a more open floor plan with modern amenities and finishes, plus create as much storage space as possible. To begin the process of creating an open and light-filled space, we removed the unnecessary walls that were impeding the flow of the home. We removed a large vertical post in the center of the living room that was supporting the roof line of the vaulted ceiling. To ensure needed structural support, we reinforced the existing horizontal beam spanning across the living room ceiling so it would be self-supported without having to sacrifice any floor space. We enlarged the kitchen to create a space for entertaining and family gatherings. Moving a wall outward gave the kitchen a larger entryway from the dining area and better flow for guests. We removed a portion of the kitchen wall to help integrate the living room which drastically increased the function and openness of the upper floor. The existing stairs were dated and inefficient. Removing and rebuilding modernized the look and provide easy mobility for the family. Throughout the home the bathrooms were updated. We added a bar downstairs in the entertainment room with easy access to the pool for a complete entertainment area. Designer, Kimball Bonamici, did an impeccable job of selecting the new finishes including a butcher block kitchen island and granite countertops to compliment the new appliances. Beautiful new wood flooring and tile were added throughout. We thoroughly enjoyed working with the homeowners to solve their space and structural issues and we were able to provide them with some state-of-the-art ideas to maximize the appeal of this beautiful home. It was important to the homeowners to follow the tradition and historical legacy of the neighborhood.
