SALES | AUCTIONS | LOANS | MANAGEMENT | APPRAISALS 2015 REVIEW Dear Landowner: We are pleased to be in touch with you once again with our annual report to landowners. Some of you will be receiving this by email and others by “snail mail.” For the latter category, I hope you will share your email address with us as this becomes a much friendlier publication in the digital format as it allows you to link to the various items such as land sales. We are using a different format this year whereby we will include a separate year-end report from Mike McDonnell, one of our resident real estate appraisers. Also following this letter is a brief description of the properties that Hall and Hall was involved with selling in 2015. Out of respect for client confidentiality we have shown only listing prices and not selling prices. Real Estate Sales - Briefly summarized, both auction sales and traditional farm and ranch sales continued to be active in 2015. We are once again able to claim that our real estate partners completed over $1 billion in sales over the last three years. As we look ahead, there is increasing evidence of weakening land prices and rents in the farm sector. The ranch sector continues to be good, but late-year cattle prices have taken a bit of “bloom off the rose.” Optimism remains strong, however, and there is virtually no inventory available of operating cattle ranches. The recreational ranch sector was steady to higher on the high-quality end but continues to suffer with excess inventory across the board keeping prices in check. Buyer interest remains strong through the winter so far, and we are anticipating another active year in 2016. Mortgage Loans – Despite the Fed bump in December, we continue to see low rates from a historic perspective. Our lenders have become much more active in seeking loans, and our offices in Billings, Denver, North Platte, Lubbock and now Waynoka, Oklahoma (see below under News) are actively seeking business. Please give us an opportunity to be of service to you in this area. As always, you will find us to be a “say what we do and do what we say” lender. Additionally, you will appreciate the fact that you will see the same faces over the years, as members of our loan team are all substantial shareholders of our company. Management, Consulting and Retained Search – Our management group continues to be in strong demand, with acreage under management growing to 1.25 million acres over the last year. We are particularly excited to have initiated projects in new locations as far afield as Florida. In addition, we have been very active in the hiring of ranch managers and caretakers across the region. Owners increasingly appreciate the benefits of our professional approach that brings numerous candidates to the table and asks the hard questions in the interviews to be sure everyone’s expectations are in line.
